I’ve been in the real estate industry a long time, and have seen everything there is to see. I’m constantly amazed and slightly bewildered at some of things I hear fellow real estate agents telling potential clients. In fact, some of these myths that have surrounded the industry have been stated for so long they are almost considered conventional wisdom by everyone – yet they are not true. 
Many things you may have heard in the past are either simply not true, or have been exaggerated to make things easier on the real estate agent. Let me share with you my top 5 industry myths, why people have believed them for so long and why you can take far more control of the sales process when selling your home. I call it ‘real estate stripped bare’.

1. Winter and Xmas are not good times to sell your house.
In today’s digital world anytime is a good time to sell as there are buyers in the market all the time. It is incorrect to think that you really only sell property in the spring, which is roughly 3 months of the year! Great results have been regularly achieved for sellers in both winter and the Xmas periods. The other factor is that a seller often does not have a choice of when they need to sell, for economic or personal reasons. With the rise of online property searching people are always looking, and a property will always sell no matter what time of the year in the prevailing market if it is priced correctly. The question becomes ‘how committed is your agent to sell this property for their client during this time of year’. Agents all like to take long breaks at Xmas and New Year but the market operates 24/7 in today’s world.
The best time to sell your house is when you need or want to sell your house. This notion is perpetuated by a lazy and opportunistic industry, and suggesting that you should sell your house in spring creates an unnatural demand and inaccurate perception in the market that supply and demand is strongest at this time.
2. The agent knows the best time to open your property for inspection.
It has been taken as a given for decades that sellers have to fit in with an agent’s timetable, even if they don’t realise it. Most commonly the key driver to recommended open house times is simply what fits neatly into the real estate agent’s schedule, and is not defined by what is the best time for the client to showcase their property to best effect. Why would a seller be given a 9-10.am open time if their property is teeming with sunlight at 11am? For too long clients have simply accepted the timetable given by real estate agents, beholden to an open house schedule purely designed around the agent being able to show as many properties as possible in as short a time as possible.
3. The best way to sell your home is by auction.
You can quite often achieve a very good result from auction, but to take the position that many agents do - that every property should go to auction - is ridiculous. This approach is driven by the agents desire for larger marketing budgets. When deciding which way to sell whether it be by auction or private treaty each property must be treated individually so as to maximise the properties end value in the market at the time and act in the best interest of the client. The idea of one size fits all is crazy, yet many sellers get pushed towards an auction. There are also some people who are uncomfortable or get very stressed by the notion of going to auction. Unfortunately many agents simply follow a formula, get maximum marketing dollars and ‘move another property’ at auction, but aren’t acting in the best interests of the seller.
4. Only agents know the market value of your home.
The last decade has seen many new avenues open up to sellers, where information that used to be only available to the industry is now available to all. Today, anyone with access to the internet can find out the sales details of a property sold in their area, and get a very good feel for the market and sales expectations. There are various research organisations such as RP Data, APM and Residex who provide this information for a fee. The advice given to potential sellers by many agents comes from these very same resources!
5. The more you spend on marketing costs the better the sale price.
There is no question that the marketing of a property is crucial, but the marketing spend that goes into inefficient advertising channels will not result in a better sales price. All it does is cost the owner more money and reduces the net return of sale proceeds from their sale. When it comes to marketing the most important thing is ensure that the seller is being given the best possible advice. In this day and age, spending marketing dollars in newspaper classified advertising needs to be seriously questioned if recommended by an agent. Much of these advertisements include significant branding for the real estate agency, and we know that 87% of all potential buyers are actively searching online.

Creation Homes director Luke Hartman hopes his company's revenue might jump by 300% this year as the housing and construction group secured a 200% rise in 2012.
The Victorian-based <a href="https://www.creationhomes.net.au/about.php" target="_blank">home building construction company</a> was listed as number 7 in the latest BRW 100 Fast Starter list with its $10.8 million revenue. The company has expanded into South Australia, Queensland and shortly NSW.
<a target="_blank" href="https://www.crawfordrealty.com.au/">Crawford Realty</a>, the high-profile WA estate agency which is on an expansionary program to Queensland,  sat in 17th place with a $6.7 million revenue from the work of its 38 staff. It represented a 56% increase in revenue.
Newground Property in Queensland took 49th place with a 317% increase in revenue to $2.45 million derived from its staff of four.
With a 37% rise to $1.9 millon revenue, Adrian Wilson, the principal of <a target="_blank" href="https://www.wilsonproperty.com.au/">Wilson Property Agents</a>, saw his agency listed as number 62 in the latest BRW Fast Starter list.
For entrepreneurs and start-up businesses to qualify they must have reported revenue of greater than $500,000 in 2011-12.
The BRW editor James Thomson said the group of 100 companies were established in the global financial crisis and have "emerged tougher, smarter and better managed."
With a staff of 170, the online retail rising star, brandsExclusive headed the list, now in its ninth year.
Some 42 of the list came from NSW, followed by 28 in Victoria. The total revenue of the Fast Starters surged 86% to $438?million.
brandsExclusive's revenue was $56.7?million, followed by energy company powerPerfector Australia with $34.1?million and consulting group Granite Consulting with $15.7?million.
Recruitment firm SCO Recruitment was fourth with revenue of $14.4?million and the Perth-based consulting group Velrada was ranked fifth place with revenue of $12.2?million.
The 100 Fast Starters added an additional 525 full-time equivalent jobs to the economy.
The Wilson Sydney CBD based real estate agency with a staff of 11 has also been a finalist and winner at the 2012 Real Estate Institute of New South Wales Excellence awards and a finalist in the 2012 City of Sydney Business Awards. It ranked 91st in the year before on the BRW Fast Track list.
Wilson Property Agents say they have further expansion plans to be announced later this year.

New South Wales and Tasmania have led the states in the the latest new listings activity figures published by RP Data.
New South Wales recorded a 15.4% month-on-month (seasonally adjusted) increase in listings, while Tasmania had a 14.5% increase.

The RP Data listings index provides a lead indicator for the number of residential dwellings that are being prepared for sale across the Australian housing market.
The index, which tracks the flow of metadata across RP Data’s real estate data platform, shows a 75% correlation with the number of new listings about to enter the market.

Victoria's best new architecture will be in the spotlight next month when entries to the annual Victorian Architecture Awards are exhibited.

Mirvac's river homes at Yarra's Edge in Victorian Architecture Awards contention

A-REIT total returns were substantial over the year to 31 March 2013.
Listed property returned 30.7%, outperforming equities by 10.7%. Over three years listed property returned 11.7% p.a. Industrial property was the strongest performing sector over three years at 20.4% p.a.
A-REITs have differences in their composition and their property portfolios. Some specialise in sectors of the property market such as Westfield Retail Trust and Westfield Group in retail, Commonwealth Office Property Trust in office and Goodman Group in industrial.
Diversified groups include GPT, Stockland and Mirvac. They have exposure in combinations of retail, office, industrial or residential development land.
Many of the highest quality assets are owned by these groups.  Operating performance of the assets is strong as indicated in the chart below.

A-REITs deliver strong results and beat equities: Ken Atchison

Units in Brisbane, Hobart and Darwin are spending significantly less time on the market, according to the latest information from RP Data.
Figures for the week ending April 21 show Brisbane units are spending 69 days on the market before selling, down from 80 days the week prior.
Hobart units are spending 62 days on the market before selling, down from 83 days the week prior.
Meanwhile, Darwin units are taking 54 days to sell, down from 77 days the week prior. Sydney and Canberra are the quickest selling cities.

‘Time on market’ (TOM) is the average number of days between when a property is first listed for sale and the contract date.
The rate of vendor discounting is the average percentage difference between the original listing price and the final selling price.
The statistics are calculated across results received by RP Data over the past week and include properties transacted over the past four weeks.
The data is based on private treaty sales only and records without a valid sale price have been excluded from the vendor discount analysis.
The analysis also excludes results where there are less than 10 observations.

Sydney and Canberra the quickest sellers, but Brisbane, Hobart and Darwin units speed up with less time on market: RP Data

Here is a list of ten things not to do when you are trying to buy a home.
1. Buying a home because you're fed up of looking or buying the first one you see.
2. Not going back numerous times to see if the property is affected by external elements such as noise pollution, bad neighbours or their pets, smells etc.
3. Not telling the agent to "keep you in the loop" if the property looks like selling. Ask for a contract for sale and then the agent will have to inform you if another buyer places an offer.
4. Looking at hundreds of homes in your local print magazine or online and not physically inspecting them. Never judge a book by its cover.
5. Not doing a comparable price sold analysis. This goes without saying.
6.  Telling an agent what your top budget is for a property because chances are they will make you spend all of it.
7. Not preparing and planning your property inspection list for the Saturday property run. End up missing a lot of open inspections due to wasted times and non-suitable viewings. Ultimately, missing the inspection of the home you would have bought.
8. Not being able to have some foresight and imagination with what you can do with a home to change it and make it perfect for you. Add some value in the process.
9. Trying to time the property market and to buy a home at its lowest point. Good luck!
10. Not doing a building and pest inspection or strata inspection report.

Ten things not to do when buying a home

The recent ASIC review of SMSF advice revealed a number of areas for improvement in the advice-giving process.
Given the risks associated with a DIY option, ASIC has issued guidelines on the things advice providers and investors should discuss and consider before setting up an SMSF.
They outline some practical tips that advice providers can use to improve the quality of SMSF advice they provide to investors.
ASIC set out a scenario as to appropriate advice when it came to a SMSF with a likely low opening balance:
An AFS licensee conducted its regular review of advice files with a focus on SMSF advice.
The licensee reviewed a file for a couple in their 40s who sought financial product advice on all aspects of their financial situation.
The SOA recommended the investors set up an SMSF by rolling over their existing superannuation balance of $87,000.
At first glance, and based on the investors’ existing superannuation balance alone, the licensee thought the advice appeared to be inappropriate.
However, a thorough review of the advice file and SOA revealed that the investors:• were both professionals, with a combined income of $700,000;
• had multiple trust and company structures established;
• in addition to their family home, had multiple investment properties, including a rural property. They also had debt relating to these investments—however, the value of investments far exceeded their level of debt;
• had lower superannuation balances than expected, given their age and income, because they were self-employed. Accordingly, the investors had not been required to make compulsory superannuation contributions and had only made irregular voluntary contributions in the past;
• had minimal levels of insurance; and
• had a cash flow surplus and were seeking advice to ensure they were making the most of all their financial opportunities.
The SOA had also recommended that the investors fully utilise their concessional contributions cap and transfer their rural property (valued at $600,000 and held in their personal names) into their SMSF.A complete review of the advice file revealed that, although the starting balance of the SMSF was low, the advice was appropriate because:
• the recommendations in the SOA ensured that the fund would quickly build to a cost-effective level;• the investors already had corporate structures and were familiar with arranging their finances in this manner; and
• the SOA covered issues such as information about product replacement, insurance, estate planning, cash flow and efficient debt management.
The licensee was able to efficiently complete its review because the advice file was easy to follow, contained a full fact find and detailed file notes, and the SOA was clear, concise and easy to read.
Commentary:
The advice was appropriate because the investors’ personal circumstances demonstrated they had experience with different assets and investment structures.
They also had the ability to build the SMSF balance quickly and ensure that the SMSF would be cost-effective for them over their lifetime.

Privacy, room for guests and usable living space tend to matter more when an apartment is intended as a permanent home rather than an occasional coastal base.

A typical residential floor at <a href="https://www.apartments.com.au/new-apartments/the-eveleigh-broadbeach-7-9-surf-parade-broadbeach-qld-4218">The Eveleigh</a>, on Surf Parade,&nbsp;contains just four apartments. The 94-residence development by <a href="https://www.apartments.com.au/developers/hirsch-faigen">Hirsch &amp; Faigen</a> is predominantly made up of expansive three-bedroom homes, with a limited collection of half-floor penthouses above.

Across the apartment floors, <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has used the relatively limited number of residences to give each home greater access to natural light and outlook. Living spaces extend towards full-height glazing, while a series of bay windows frame selected views across the Pacific Ocean, city and hinterland rather than treating the building edge as a continuous wall of glass.

“The apartment floors deliver a collection of homes that embrace controlled outlook via a series of bay windows deliberately framing moments of view,” Rothelowman Director Kim Lowman said.

From outside, those projecting forms contribute to the tower’s faceted profile. Strong horizontal and vertical elements establish its proportions, while the changing position of the sun alters the light, shadow and reflection across the façade throughout the day.

The same attention moves inside the apartments, where the material palette combines warm timber, natural stone, metallic detailing and softer curved forms. Kitchens sit within the main living zone, with stone island benches, integrated joinery and European appliances, before the living areas extend towards the glazing and the outlook.

Three genuine bedrooms provide room to accommodate family and guests, while two secure car spaces and storage address some of the practical considerations that can become more noticeable when moving from a larger home. Feedback from the display suite has centred on the warmth and restraint of the interiors, with buyers commenting that the residences feel like homes rather than conventional coastal apartments.

A limited collection of half-floor penthouses occupies the upper levels, increasing the scale of the living spaces and adding private balconies and elevated finishes. From this position, the outlook extends between the ocean and hinterland.

Outside the private residences, The Eveleigh separates its shared spaces between the podium and rooftop. The podium is centred on wellness, with subtropical landscaping surrounding a swimming pool and pool terrace, yoga garden, private gymnasium, sauna and hot and cold plunge facilities. Landscaped retreats and pavilions provide additional places to sit away from the main recreation areas.

“Buyers are no longer just looking for an apartment, but a lifestyle where they can relax, reset, and enjoy a balanced way of living,” Hirsch &amp; Faigen Director of Sales Matt George said.

Interest to date has come from established owner-occupiers and interstate lifestyle purchasers, including buyers planning a future move to the Gold Coast. Many are coming from larger homes and want to reduce ongoing maintenance without giving up space for family and guests, privacy, two car spaces or the ability to entertain at home.

Much of that daily life can also take place beyond the building without requiring a drive. Kurrawa Beach and Pratten Park are an easy walk from Surf Parade, while Pacific Fair, Oracle Boulevard, The Oasis, restaurants, cafés, entertainment and public transport are also within walking distance.

The Eveleigh is Hirsch &amp; Faigen's fourth Gold Coast development since entering the market in 2021, following The Hemingway at Palm Beach, The Emerson at Kirra and Yves at Mermaid Beach. Each of the preceding projects sold out before completion.

“Broadbeach had been on our radar throughout our time operating on the Gold Coast,” the developer said. “Following our projects in Palm Beach, Kirra and Mermaid Beach, Broadbeach represented the natural next step for the business.”

The Surf Parade site brought together proximity to the beach, protected coastal outlooks and walkability to dining, shopping and recreation. Hirsch &amp; Faigen also identified the street as an emerging premium residential address, with enough separation from Broadbeach's busier destinations to retain a quieter environment at home.

The Eveleigh is now under construction by Maxcon, with completion forecast for mid-2028. Three-bedroom residences are currently available from $2.87 million.

The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Campbelltown has been starved of new residential developments in the last decade.

The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.

First Look: Sherlock Construction pitches apartments for low-rise Deception Bay

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.
