Listed property group Dexus has entered into an agreement to acquire the landmark heritage office building in Sydney’s Pyrmont for $327.5 million, the largest office transaction in the suburb’s history.
Dexus agreed a 100 percent freehold stake in <a href="https://www.realcommercial.com.au/property-offices-nsw-pyrmont-502222974" target="_blank">100 Harris Street</a> at a fully leased yield of 5.4 percent. Among its tenants are co-working platform WeWork and Fairfax’s Domain. 
Originally a wool store from the 1890s, the refurbished heritage property comprises 26,879 sqm of A-Grade office space over six levels. 
The property sits on a 7,791 sqm site with frontages on both Harris Street and Pyrmont Street.
The sale was negotiated on behalf of Citi 100 by JLL’s James Aroney along with Karbon Property’s Joshua Watts. The property is owned by Ukrainian born property developer Michael Teplitsky.
Included in the offering is 130 Harris Street, to the south of the existing building, with new office and retail space and car parking.
The development will provide retail space fronting Harris Street is expected to be completed by October. 
The agents said demand for 100 Harris Street reflects an international movement to refurbished unique assets, with creative locations such as South of Market in San Francisco attracting a higher rate per sqm and tighter yields than their counterparts in the CBD.
The movement is following the trend of the tech industry that value brick and timber large floor plate workspaces, they said.

Karbon Property’s Joshua Watts said that Pyrmont is viewed as an extension of the CBD. 
100 Harris Street offered buyers an attractive weighted average lease expiry (WALE) of 7.6 years, he said.
“As a significant contributor to the Sydney fringe market, Pyrmont has been experiencing continuing strong rental growth, outperforming other office markets around the country,” Aroney said.
The Ukrainian-born property developer Michael Teplitsky listed its with expectations it could fetch $330 million.

Pyrmont is the technology hub of Sydney mirroring many international technology hubs including San Francisco’s South of Market, New York’s Meatpacking District and London’s Shoreditch where WeWork also has a presence.

Meanwhile the listed property group Dexus will raise $500 million for the purchase of a stake in Sydney's tallest office tower. 
Dexus will take a 25 stake in the MLC Centre at 19 Martin Place for $361.3 million with its wholesale property fund taking the other quarter share. 
The 68,289 square metre MLC tower at Martin Place was placed on the market by QIC Global Real Estate in March.

The gap between average incomes and average home prices in Australia continues to widen, according to a new report by PowerHousing Australia and CoreLogic. 
According to the report, The Australian Affordable Housing Environmental Scan 2017-18, the outlook for low-income earners will remain bleak while property prices continue their double-digit growth march while wages can’t keep up. 
The report, by PowerHousing Australia and CoreLogic, looks at the key metrics for housing affordability across the country and presses upon the urgency to implement new measures, such as those announced in the recent Federal and NSW state budget to improve access to the housing market. This is especially important for those on lower incomes such as first home buyers, key workers, seniors and social housing tenants.
“The indicators of housing affordability in Australia show that there is an increasing gap between average incomes - particularly those in the lowest two quintiles - and the price of an average home,” PowerHousing Australia CEO Nicholas Proud said.
Even RBA Governor Philip Lowe said earlier this year that the combination of record high household debt to income when wages were growing slowly was a “sobering combination”.

“The report shines a light on just how acute the housing market participation challenge is for low- income earners, for both renters and those looking to become homeowners. The situation for first home buyers is particularly dire today,” said Proud. 
First home buyer rates have continued their two-decade-long downward trend. Over the past five years, the average loan they take out has increased by less than $9,000, while the average dwelling price has gone up by $120,000 nationally and $317,300 in Sydney over this period, she added.

However, CoreLogic head of Research Tim Lawless noted some encouraging indicators on the affordability front but said risk factors remain. 
“Low interest rates, strong lending finance, a surge in building approvals and subsequent record high dwelling commencements and completions are all positive signs for affordability,” Lawless said. 
“Australia has never built as many homes as the number being built today, however there needs to be a sustained level of building over and above the 10-year average rates for there to be a consistent and meaningful improvement in housing affordability, particularly in Sydney.”
Sydney incomes are on average higher than other parts of the country but home prices are more than eight times the median income in Greater Sydney, he said. 
For a mortgage with an 80 per cent loan to valuation ratio, families need to set aside 45 per cent of their annual gross household income to service the loan. 
In Sydney, only 3.5 per cent of houses sold over the 12 months to February 2017 transacted for less than $400,000 – this figure was 25.8 per cent of all annual home sales in Sydney five years ago. 
He attributed strong population growth, driven by high net overseas migration and the ongoing strength of household formation rates has created strong demand for housing which contributes to price rises.
“In Sydney, it is now almost 13 times more likely for a house to sell for more than $1 million than to sell under $400,000 and it is 2.3 times more likely for a unit to sell for more than $1 million than to sell for less than $400,000. For houses, there are also more sales over the past year above $1 million than below $400,000 in Melbourne and Canberra. Sydney has more units selling above $1 million than those below $400,000,” Proud said.

The report indicates that policy levers available to governments can and do have a major impact. The Federal Budget measures for housing announced in May promise to provide some respite for those in rental stress or struggling at the higher percentage end of the mortgage-to-income ratio scale. 
“In the late 1990s we saw negative gearing and capital gains tax changes drive investor activity, first home owner grants in 2009 saw first home owners reach 30 per cent of all lending finance and foreign investment changes in countries such as Canada contributed to record levels of foreign investment into countries such as Australia,” said Proud. 
“It is clear that housing policy can influence and drive activity into areas of the housing market and boost the provision of housing.”

Income and home price growth disparity to continue, says new report

The Sydney CBD office market has a strong supply pipeline lined up with 470,000 sqm expected to be added by 2022, which will also bring a churn in office ownership levels, according to new analysis by commercial real estate firm Colliers.
The new supply in the next 5 years will push up some landlords up the ranks. 
Lendlease and Investa are expected to surpass Dexus, becoming the first and second largest office owners within the market, respectively, says CBRE report author Kristina Mastrullo.
Lendlease’s Darling Square is due for completion late this year and Circular Quay Tower is slated for completion in 2021, while Investa’s 151 Clarence Street (Barrack Place) is due late 2018 with 60 Martin Place shortly after in the first half of 2019. 
Taking into account withdrawals, such as 39 Martin Place which will make way for the Martin Place Metro Station Precinct, Dexus will slip to no. 3 position among largest office owners.

Sydney CBD’s Core precinct will take on 51 percent of total office development activity over the next 5 years, says the analysis. 
 
“The Core will remain the most sought after precinct once 60 Martin Place, Wynyard Place, Circular Quay Tower and Quay Quarter Sydney are completed, driving future rental growth,” says Mastrullo in the note.

Lendlease, Investa likely to surpass Dexus as largest Sydney CBD office owners: Colliers

The Gold Coast is about to witness a spate of developments ahead of the Commonwealth Games in 2018.
More than 3,000 development applications have been made to the Gold Coast City Council this financial year, including several multimillion-dollar projects, according to the Gold Coast Bulletin.
Developments either approved or dumped in 2016-17 by city council: 
Imperial Square 
A multibillion-dollar superpower city which would feature a 108-storey building at its centre awaits approval. It has been put forward by developer Azzura.
Aquis Pacific Point 
A $440 million, 48-storey tower proposed by Hong Kong billionaire Tony Fung’s Aquis has won approval. Construction is set to begin later this year.
The current tower at Main Beach Parade, Surfers Paradise will be demolished to make way for the new complex.
Spirit 
The 89-level tower will be the Southern Hemisphere’s tallest tower upon its completion. The beachside project is being built by Chinese developer Forise.
Construction has started on the $1.2 billion project and it is expected to be completed by 2020.
It will reach a height of 297 metres, soaring above Q1’s 245m roof.
The Mariner 
A $600 million, two-tower development proposed by developer Sunland Group, has been temporarily shelved after it faced opposition from locals and city leaders but is expected to resurface later this year.
Orion 
A 103-story tower project in Surfers Paradise has been granted approval. The development will consist of two towers, one 76 storeys high and the other reaching up to 103 storeys.
It will sit just metres below the maximum allowable height under the flight path.
Star Of The Sea 
A multi-tower development complex proposed for a Marine Parade site in central Surfers Paradise. It is expected to have at least three towers and its developers are searching for a partner for the project.
Midwater
A hi-tech 47 storey tower, including a seven-level car stacker has been given the go ahead by the Gold Coast City Council’s planning committee.
The project was proposed by York Property Holdings for Main Beach. 
Unnamed Main Beach Tower 
A 50-storey project planned by developer Hapsburg for a site on the corner of Main Beach Pde and Woodroffe Ave has been rejected. It was refused by the council because of the density and design of the project.
ASF Integrated Resort
A $3 billion, five-tower project put forward by ASF. The state government is expected to take a decision to approve it later this year.
The Star Towers 
Approved in 2016, one tower is already being built and is due to open by Christmas. Construction of the second, larger tower will begin next year.
One Marine Parade
Construction is expected to begin next year on a $136 million, 35-storey residential tower planned by developer Sunland for the Labrador KFC site on Marine Parade. It will go to market before Christmas.
Queen Street Village
Work has started on an eight-tower residential and retail precinct to be built on the old Gold Coast Hospital site in the heart of Southport. Developer Nerang St Pty Ltd’s multi-billion project targets retirees and students.

Construction spree in Gold Coast ahead of Commonwealth Games

Home prices in capital cities fell by more than one% in May, including falls in Sydney and Melbourne, but experts say it is too early to call a housing downturn.
In Sydney, home prices fell 1.3% while Melbourne’s dropped 1.7%, according to Corelogic's latest Hedonic Home Value Index.
Hobart had the steepest fall at 4.8%.
National house prices fell 1.1%, driven mainly by the declines in Sydney and Melbourne, Corelogic said.
The property analytics firm’s head of research Tim Lawless said the jury was still out on whether the housing market had peaked given previous strong rebounds in 2015 and 2016 following dips.
“The May home value results should be viewed in the context of demonstrated seasonality; values have fallen during May in four of the past five years. Reading through the seasonality indicates that value growth in the market has lost momentum, particularly in Sydney and Melbourne where affordability constraints are more evident and investors have comprised a larger proportion of housing demand,” Lawless wrote in his blog on CoreLogic.
"I wouldn't be surprised if things bounce back," Lawless was quoted as saying by The Australian Financial Review.
However, SQM Research's Louis Christopher warned the fundamental driver of housing, population growth, was still very strong, The Australian Financial Review reported.
"When the ABS population numbers came out recently, they were higher than anyone had expected. That is why oversupply has not happened," he said.
"Prices could still rise in the second half, if nothing further happens."

Year on year was a different story though, with Sydney prices increasing 11.1% while Melbourne rose 11.5%, CoreLogic data showed.
Real estate agents said it was too early to call a downturn as demand is still strong despite softer auctions clearances and sales. But they also attribute the price fall to a seasonal rise in stock, after a drought of low listings earlier in the year, the AFR said.
"People have more choice, and we haven't had that for quite a while. A little bit more stock, and interest rate chatter. People are rethinking and not pushing too hard," The Agency chief executive Matt Lahood said.
"We need a quarter to score it … it's just a bit early.
"An RBA cash rate cut could again push up prices, but Lawless said there were enough counter measures to stop that for now.
"If the cash rate falls, we are already compensated by mortgage rates pushing up higher. Already we see are higher mortgage rates for investors. If there is a rate cut, it would be followed by further macroprudential changes. They [regulators] would do their best to avoid 2015."
He added that a fall in consumer confidence has also dented the market a little. 
"Consumer sentiment towards housing, as measured by Westpac and the Melbourne Institute, has shown a marked downturn in May."
Other market indicators suggest a slower pace of growth such as a reduction in market activity, a moderating trend in auction clearance rates and rising advertised stock levels, Lawless said.
But even if there was a "permanent" correction, McGrath founder John McGrath said any downturn would not be "major".
"What I do know is there is no crash coming that resembles the ones that have been speculated. I've heard about this mythical crash for over 30 years and prices just keep going up over time. But I'm equally confident that this market cycle is close to its peak," he said.

Sydney, Melbourne home prices fell in May, but experts not calling downturn yet

A historic pub in Macarthur region’s Picton on the south-western edge of Sydney, has sold for an undisclosed sum through Ray White Hotels.
The George IV Inn was scheduled for auction on May 31.
The 174 Argyle Street property is one of the oldest pubs in NSW, built by convict labour in 1835. It is one of the only two pubs in town.
It last changed hands for $1.2 million in 2011, according to RP Data.
It was recently damaged by floods and needs repairs, according to its description by selling agency Ray White Hotels.
The freehold property has multiple bars, micro-brewing facilities, kitchen, function space, gaming room &amp; nine PMEs.
It has a land area of 7,174 sqm with ample parking &amp; enormous upside

One of NSW's oldest pubs in Picton changes hands

Childcare centres in Melbourne are hot property with five off the plan centres up for sale through Savills.
The five centres are being offered as a portfolio or individually, through expressions of interest closing June 15 with promises of stamp duty cost savings before July 1.
The listings come soon after five fully leased Melbourne childcare centres sold earlier this year for more than $44 million – an average of $8.8 million each — setting new national benchmarks for the sale of individual centres, according to Savills.

Consumer is king when it comes to Australian retail, according to new research by Colliers International that says disruption is driving down prices and bricks and mortar retailers are focusing on customer experience.
The highly anticipated entrance of Amazon along with the entry of other offshore retailers such as TK Maxx and JD Sport mean there is more choice for Australians, says Colliers’ latest Retail First Half report.
“The Australian retail sector is undergoing immense change and disruption, forcing retailers and landlords to refine their strategies and align better to consumer preferences,” said Daniel Lees, research director at Colliers International. 
New platforms such as Amazon Marketplace will provide more depth to the current online offerings, and also deliver end to end online sales infrastructure that was previously out of reach for many small to medium-sized domestic retailers, said Lees.

The wealth effect delivered through the housing market has created a strong spending environment, and there is a wide range of products to choose from, says the report.
While the battle between online and stores will effect Australian retail, unlike the US, which has seen major store and mall closures, Australia is well placed to integrate disruptors into society, it adds.
“Compared to their American counterparts, Australian landlords realise that they cannot compete with online retail on price alone and have therefore invested heavily in experiences and place making to create an experience for consumers available exclusively in-store,” said Michael Bate, head of Retail at Colliers International.  
“Australian landlords are also exceptionally good at developing an engaging tenancy mix and creating environments where retailers can reach optimal performance.
“We’re now starting to see some of the best tenancy mixes we’ve ever seen in Australia. Landlords are seeing new opportunities to capture shopper attention with increased food and beverage options and providing unique in-store and in centre experiences.”
Although retail sales figures have been trending lower over the past three years, much of this can be explained through supermarket wars, turnaround strategies within department stores and corporate failures within the household goods sector, says the research report.

Sentiment levels have been remarkably resilient in the wake of several recent geopolitical events and the composition of the labour market has been improving in recent data releases. Price increases of major items such as food and fuel have also been subdued. 
“Although there is perceived general shift in the market towards online retailing, there are certain sectors of the market where a physical retail presence is and always will be essential,” said Julian Demetrovics, director of Retail Tenant Advisory at Colliers International. 
“Retailers who specialize in the higher end of the market, particularly in food, fashion and jewellry are now spending more time and capital on their fitouts to focus on maximizing the customer experience.”
From an investment perspective, retail remains an attractive asset class, with transaction volumes only restricted by market stock levels, it said.

Sydney CBD
The average Sydney CBD gross face rents are forecast to increase to 1.9 percent to $10,966 per sqm by the first quarter of 2018, according to Colliers. Sydney CBD retail floor space supply will peak at almost 80,000 sqm in 2020 due to the refurbishment of the Harbourside Shopping Centre.
The CBD office market is in the midst of a development phase that commenced with Barangaroo in 2015 and will continue out to 2021 and beyond with projects from Brookfield, AMP and Lendlease. As these projects reach completion, the standard of retail on offer improves, with Sydney consumers reaping the rewards in the form of laneway activation, new brands and more sophisticated dining experiences. 
Melbourne CBD
In Melbourne, offshore purchaser interest continues to strengthen, with tenant demand for central locations driving up prime face rents with limited prime grade support volumes. 
Changing demands of the consumer in the fashion world has seen a shift particularly in choice towards casual sportswear. The rise in popularity of active wear has not only put pressure on retailers to create a segment of sport apparel but struck as a game changer in the footwear industry, says Colliers.
Brisbane CBD
In Brisbane, prime grade high street retail gross face rents head northward, placing the Brisbane CBD as the third most expensive region across Australia, according to Colliers.
Improved business conditions, strong population growth and record tourism numbers are assisting retail trade turnover across the South East. Strong population growth along with increased tourism numbers is driving rents in Brisbane’s CBD and assisting retail trade within the city’s centre.
Adelaide 
South Australia has seen sustained growth in retail sales, with vacancy on Rundle Mall falling. Sales activity is primarily driven by private investors. Retail sales have primarily been driven by strong growth in café and restaurants, Food and other retail categories. 
Perth
Major centres in Perth are undertaking works to reposition assets, with CBD rents adjusting as demand softens. Over the next decade Perth’s retail sectors landscape could look distinctly different than it does today. Consumers emerging the winners of retail wars: Colliers

For first time industrial property investors, the entry point into Brisbane’s industrial markets is typically strata-titled industrial units and small freestanding properties, according to valuation firm Herron Todd White’s May commercial update. 
In more recent times, the development of workstores (very small industrial units) has enabled market entry at very low price points. These are emerging in the market with units in the vicinity of 60 to 100 square metres with entry-level pricing of sub $300,000. 
This compares to industrial units and freestanding properties which now typically start at above $500,000. 
Workstore developments are emerging throughout Brisbane’s industrial precincts and include locations such as Enoggera, Tennyson, Geebung, Tingalpa, Eagle Farm and Northgate. 
Price points for workstores and small strata titled industrial units generally range from $2,200 per sqm to $3,300 per sqm. Investment opportunities also exist for astute investors to acquire B or C grade properties within core locations and value add through refurbishment or reconfiguration. 
The industrial investment market has been relatively strong in contrast to the flat leasing market. The prime leasing market is, however, improving slowly although incentives are expected to continue to rise, say HTW.
“Future rental growth will largely depend on economic conditions, future supply and business confidence,” says the note.
Lease up periods for secondary assets are now up to 12 months. Across Brisbane, prime grade net face rents are ranging from $104 per square metre in the southwestern corridor to $115 per square metre in the Trade Coast precinct. Incentives for prime grade products are averaging 15.7 percent. 
Demand for prime grade stock has been strong with yields across Brisbane reflecting between 6.25 percent and 7.25 percent. Prime yields have tightened by circa 100 basis points over the past 12 months, whilst secondary grade yields have tightened by circa 25 basis points. Yields for secondary properties reflect a range of 7.95 percent to 8.6 percent. Approximately 241,500 square metres is expected to be added to the industrial market by the end of 2017 in the Trade Coast precinct and the southern precinct. 
“We see 2017 as a good time to invest in Brisbane’s industrial property market,” say HTW.  
It outlines a range of factors including: 
• The limited pipeline of new supply, limiting competition and providing price stability; 
• The low interest rate environment at present, which is supporting loan serviceability; 
• Brisbane’s expected growth both in infrastructure investment and economic productivity – the duplication of the runway at Brisbane Airport is one example. This will bolster the productive capacity of the region and will have flow on effects for Brisbane’s industrial property markets; 
• High land values which limits speculative activity; and 
• Brisbane’s relative affordability compared to other capital cities (particularly Sydney and Melbourne). 
Location and building quality are critical in the current market. In terms of location, precincts offering ease of access to major arterial roads and highways throughout 2017. Prime investment opportunities are scarce indicating that further yield compression is possible in 2017. 
“We do however consider that we are getting towards the bottom of the yield compression cycle. Nonetheless, there is ongoing strong demand from investors across all price levels and we anticipate on the whole that value levels are likely to hold firm for the foreseeable future,” say HTW.
On the quality measure, prime buildings offering modern tilt panel construction, higher internal clearances (above nine metres) and drive through or around access are more appealing to occupiers and investors compared to sheet metal buildings with lower clearances and inferior access. 
For investors, the third critical element is the quality of the leasing covenant, including tenant strength, lease term and rent review profile. There is very strong demand when investments tick the right boxes. A low interest rate environment will continue to support sales and leasing activity within the sector.

Brisbane’s industrial market, strata-titled units provide good entry point

Two years after completing one of the newest developments in North Sydney, developer <a href="https://www.apartments.com.au/developers/aqualand-australia">Aqualand</a> is turning its attention to the rapidly evolving St Leonards apartment market.

The developer, which completed AURA by Aqualand on North Sydney's Walker Street, has lodged plans for a 5,918 sqm site at <a href="https://www.apartments.com.au/new-apartments/33-37-herbert-street-st-leonards-nsw-2065">33-37 Herbert Street, St Leonards,</a> seeking approval for a pair of residential towers rising above a shared podium opposite Royal North Shore Hospital.

The proposal forms part of the broader transformation underway across the St Leonards-Crows Nest precinct, where former industrial and commercial sites are increasingly being redeveloped into high-density mixed-use projects tied to major transport infrastructure.

According to the planning documents, the site sits “within the St Leonards–Crows Nest Strategic Centre, identified by the NSW Government as a key area for accommodating future jobs and housing across Sydney.”

The proposal has been designed by fjcstudio, formerly FJMT Studio, and is being progressed through the State Significant Development pathway due to its scale and affordable housing provision.

The scheme would comprise 413 apartments, including 46 affordable housing units, alongside retail and commercial uses fronting Herbert Street. The project would also include communal open space, landscaping, a swimming pool, gymnasium, children’s play areas and podium-level resident amenities.

Planning documents show the development would consist of a part-13, part-39 storey tower form positioned above a four-storey podium.

“The development comprises a unified podium that activates the street interface, and two setback towers to accommodate new housing supply while maintaining an appropriate human scale at ground level,” fjcstudio noted in its Design Report.

The northern and southern towers have been shaped to respond to the surrounding skyline while also limiting overshadowing impacts to nearby public open space, particularly Talus Reserve.

The design report said the differing tower heights were intended to “contribute to a varied skyline while responding to the surrounding built form context and solar access considerations.”

The site sits directly opposite Royal North Shore Hospital and within walking distance of both St Leonards Station and the new Crows Nest Metro station.

While the site itself sits just outside the formal Crows Nest Transport Oriented Development boundary, the planning documents repeatedly reference its alignment with the broader TOD objectives reshaping the Lower North Shore.

“The site is located adjacent to St Leonards Station and in close proximity to Crows Nest Metro which is within the Crows Nest Transit Orientated Development Accelerated Precinct which has been identified by the NSW Government to support housing delivery,” the Design Verification Statement noted.

According to fjcstudio, the project has been designed to respond to the broader transition occurring across St Leonards, where increasing residential density is being concentrated around transport infrastructure and employment hubs.

“The broader precinct is undergoing significant change, with a mix of existing mid-rise buildings and newer high-density developments,” the report stated.

“Recent and approved projects indicate a consistent shift toward taller built form, typically organised as tower-and-podium typologies with more active ground levels.”

The proposal includes close to 6,000 sqm of retail and commercial space across the ground floor and podium levels, designed to create a more activated street edge along Herbert Street.

Aqualand’s plans would also introduce a landscaped podium shared between the two towers, with communal open space in the form of a podium rooftop designed to support resident interaction and improve urban greening outcomes. The scheme would also introduce pocket parks at the northern and southern ends of the site, including a landscaped area at the corner of Herbert and Ella streets designed to improve pedestrian amenity and soften the streetscape.

The proposal is being progressed through the NSW Government’s Housing Delivery Authority pathway, which was introduced to accelerate housing supply across the state. The application was declared State Significant Development in April 2025 following an expression of interest process.

St Leonards has been particularly active with new developments in recent weeks. Developer SP Setia’s <a href="https://www.apartments.com.au/news/nsw/first-look-sp-setia-targets-st-leonards-skyline-with-40-storey-tod-tower">plans for a new 42-storey tower</a> recently went on exhibition through the same pathway, while <a href="https://www.apartments.com.au/news/nsw/first-look-stockland-plans-52-storey-538-apartment-st-leonards-tower">Stockland’s 52-storey tower proposal</a> was also recently unveiled.

Aside from the St Leonards project, which is expected to take around nine months to move through the approvals process ahead of a potential 2027 launch, Aqualand is also preparing to launch Boronia, a new apartment project in Roseville comprising around 111 apartments on Larkin Street.

The developer also has approvals in place for the next stage of the Barangaroo precinct, which will feature new residential, retail, hospitality and community uses, alongside a new metro entry across the five-hectare site.

More than 50 new retail destinations are planned for Central Barangaroo, alongside a 270-metre-long boulevard connecting Hickson Park to Nawi Cove. Together with Harbour Park, more than 50 per cent of the precinct will comprise public open space and parkland.

The Marlborough House proposal, lodged for the <a href="https://www.apartments.com.au/new-apartments/marlborough-house-47-97-marlborough-street-surry-hills-nsw-2010">47-97 Marlborough Street</a> site, would see the adaptive reuse of the heritage-listed warehouse building alongside the construction of new residential additions and a separate apartment building on the northern portion of the site.

The proposal seeks approval for 172 apartments across three buildings, including 15 per cent affordable housing managed by a community housing provider for at least 15 years from occupation.

The redevelopment is planned for the prominent 3,413 sqm site bounded by Marlborough Street, Goodlet Street and Lansdowne Street, directly opposite Eddie Ward Park and around 200 metres from the Surry Hills light rail stop.

Time &amp; Place acquired the former David Jones building in 2024, marking the first time the property had changed hands in around 50 years.

Designed by Wardle, the proposal centres around the adaptive reuse of the former David Jones factory, originally constructed between 1913 and 1935 in the Inter-War Chicagoesque architectural style.

Wardle noted in its Architectural Design Report that the building “occupies a significant place in the industrial and cultural history of Surry Hills” and at its peak was “the largest department store manufacturing facility in Australia, employing over 800 people and fuelling the growth of Sydney’s fashion and retail industries.”

The practice said the project positions itself “not as an isolated intervention, but as a contributor to the civic, social, and architectural grain of the precinct.”

The proposal would deliver 75 apartments within the retained southern heritage building, 59 apartments within the central addition, and a further 38 apartments within the new northern building fronting Lansdowne Street.

Planning documents show the scheme would comprise a mix of heritage apartments, new-build apartments, townhouses and penthouses.

The development would also include a ground-floor retail tenancy on the corner of Marlborough and Lansdowne streets, rooftop communal open space, a landscaped pedestrian link along the western edge of the site, and basement parking accessed from Lansdowne Street via a car stacker system.

The scheme emerged from a competitive design process run by Urbis, with Wardle ultimately selected as the winning architect ahead of FJC Studio, TZG, Architectus and Wilkinson Eyre.

The Design Integrity Panel later described several aspects of the Wardle scheme as fundamental to the project, including “the stepped character of the new addition to the north of the site”, the landscaped western pedestrian link, and the “garden arrival” experience separating the original Marlborough House from the heritage addition.

Wardle’s design heavily references the site’s industrial and heritage history, while also responding to the surrounding Surry Hills streetscape.

The Architectural Design Report describes Surry Hills as “a finely grained neighbourhood with beautiful and expressive brickworks throughout the suburb,” with the proposal introducing a material palette intended to sit comfortably alongside the existing warehouse fabric and neighbouring terraces.

The report also outlines the project’s relationship with Eddie Ward Park and the broader landscape context of the area.

“Marlborough House occupies a site of deep cultural memory and the neighbouring Eddie Ward Park is of local ecological significance, where natural systems, topography, and stories have long shaped human experience,” Wardle noted in the report.

The architects said the proposal sought to “rebind built form to Country” through landscape, materiality and the adaptive reuse of the heritage structure.

The project is also being progressed under the NSW Government’s in-fill affordable housing provisions, allowing developments that include affordable housing to access additional height and floor space incentives.

Under the plans, 2,593 sqm of the project’s floor space would be dedicated to affordable housing, slightly exceeding the required 15 per cent threshold.

In its Design Excellence Strategy, Urbis said the project aimed to “sensitively adapt and enhance the heritage-listed building on site through alterations and additions that preserve its historical significance” while delivering “high-quality market and infill affordable housing development in Surry Hills.”

Time &amp; Place has been one of the most active developers nationally in the last 12 to 24 months. Late last year they completed&nbsp;The Queensbridge in&nbsp;<a href="https://www.apartments.com.au/developments/southbank-vic-3006">Southbank</a>, a mixed-use tower with 353 apartments and a hotel. They are currently selling Park Modern, 246 apartments near the famous Botanic Gardens in&nbsp;<a href="https://www.apartments.com.au/developments/south-melbourne-vic-3205">South Melbourne</a>, and have future projects, <a href="https://www.apartments.com.au/new-apartments/the-wilmot-173-burke-road-28-hope-street-glen-iris-vic-3146">The Wilmot</a>&nbsp;in&nbsp;<a href="https://www.apartments.com.au/new-apartments/glen-iris-vic-3146">Glen Iris</a>, the redevelopment of the Northcote Plaza, and another tower in South Melbourne.

The developer broke into Sydney just a few years ago with Two Tides in Manly. They have another project nearby, which is at the ultra-luxury end of the market on&nbsp;<a href="https://www.apartments.com.au/buildings/shoreline-manly-beach-89-90-north-steyne-manly">North Steyne</a>, fronting the beach.

First look: Time & Place unveils Marlborough House redevelopment designs for former David Jones warehouse in Surry Hills

The residential transformation of St Kilda Road is set to continue into with more new apartment plans for the sought-after boulevard.

Wing Tai Asia has lodged plans for a major residential tower at 464-466 St Kilda Road, replacing the former VACC House with an 18-storey mixed-use development designed around a retained heritage podium and a sculpted contemporary tower.

The proposal, prepared under Victoria’s Significant Residential Development with Affordable Housing pathway, would deliver 325 apartments and ground-floor retail across the prominent 4,653 sqm boulevard site in Melbourne’s St Kilda Road North Precinct.

The project centres on the adaptive reuse of the site’s heritage-listed VACC Building, an eight-storey office designed by Bernard Evans that has occupied the address for decades. Planning documents state the development would involve “carefully dismantling and conserving off-site the original metal fabric of the podium visible from St Kilda Road,” before reinstating it as the defining frontage of the new scheme.

Above the restored podium, Wing Tai is proposing a curvilinear residential tower. The scheme includes 172 one-bedroom apartments, 63 two-bedroom apartments, 66 three-bedroom apartments, and 24 four-bedroom apartments, alongside two ground-floor food and beverage tenancies fronting St Kilda Road.

The tower has been designed with substantial articulation and variable setbacks to minimise perceived bulk and maintain view corridors along the boulevard. Urbis, which prepared the planning report, said the design “has been significantly articulated through a curvilinear design” with “an interplay with materials, façade expression and depth” to create visual separation and visual interest.

The proposal also includes 254 basement car spaces, landscaped pedestrian links connecting St Kilda Road and Queens Lane, and a biophilic landscape strategy featuring canopy trees, raised planters, cascading greenery and a glass oculus pool overlooking the eastern frontage.

Planning documents confirm the $270.1 million development will contribute 3 per cent of project costs to the Social Housing Growth Fund as part of the application process.

Wing Tai acquired the St Kilda Road property in 2018 alongside Abacus Property Group for $95.38 million, before later consolidating ownership of the site. The property previously served as the Victorian Automobile Chamber of Commerce headquarters for around 60 years.

The transformation of the St Kilda Rd boulevard is already beginning to materialise, with a number of high-profile projects recently completed, launched, or approaching launch as developers continue to back the long-term appeal of the precinct.

Among the most notable recent completions is Louise by Samuel Property Group, just off the strip on Queens Lane, the same pocket Hirsch &amp; Faigen recently launched The Queensbury. Mirvac is too on the same street with The Albertine, which is approaching completion.

Dexus recently secured approval for its slice of St Kilda Road, while Gurner also has approved plans for the precinct.

Wing Tai unveils 325-apartment St Kilda Road tower on former VACC House site

Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

First look: SP Setia targets St Leonards skyline with 40-storey TOD tower

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.
