International contractor Brookfield Multiplex has been hired by Greengate to build an $80 million aged care and retirement village in Sydney’s southern suburb of Kogarah.
The new St Patrick’s Green Aged Care and Retirement Village at 42- 48 Chapel Street will be a 21,000 square metre development and have three buildings. 
It will comprise 105 independent living units and a 92-room residential aged care facility that can fit in 100 beds. 
The village will have a communal lawn, café and terrace, lounge, theatrette, dining, hair salon and gym. 
Construction is scheduled for completion by late-2017. 
The site neighbours St Patrick’s Catholic Primary School and is on the former Bethany College site, where the old college buildings were recently decommissioned for the new project.
David Ghannoum, regional managing director NSW at Brookfield Multiplex, said the St. Patrick’s Green Aged Care and Retirement Village was another addition to its experience in building aged-care facilities. 
The contractor is already working on two others — The Terraces in Paddington and the Mark Moran seniors living village in Vaucluse, said Ghannoum.

The 34 Moreland Street property has a permit for building 22 apartments over five levels and a ground floor commercial tenancy.

Warehouse in Melbourne's Coburg North sells prior to auction

An off-the-plan Bunnings Warehouse in Victoria’s Yarrawonga is being offered to the market by developer Pellicano Group through CBRE.
The property on 1.46 ha will be located within the Kaiela Business Park.
The sale is being handled by CBRE’s Justin Dowers, Mark Wizel, Kevin Tong and Joseph Du Rieu and according to them, it is expected to attract both local and offshore investor interest.
“Bunnings investments are always highly sought after, for a number of reasons. The net lease structure and fixed rental increases are favourable; along with the strength of the fundamental real estate given the strategic site allocations from Bunnings,” Wizel said of the home products retailer.
In late 2015, a similar Bunnings Warehouse in Swan Hill sold to an interstate private investor on a sharp yield of 5.11 percent.
Renato Pellicano of Pellicano Group said the developer had completed several projects within Yarrawonga and surrounds.
This is the first Bunnings Warehouse site offered for sale in Victoria in 2016, said CBRE’s Justin Dowers.
“We are finding that the lack of available investment grade properties for sale in metropolitan Melbourne has had a direct effect on the continual compression in yield differentiation between regional and metropolitan investment assets,” said Dowers.

Yields for Australian student accommodation likely in downward cycle: Savills

Melbourne's inner-eastern fringe suburb of Cremorne is seeing brisk tenant activity, with six new leases in the last eight weeks and more in the pipeline, according to real estate agency Teska Carson.
The tiny suburb is suddenly the flavour of the month, said Teska Carson's Fergus Evans.
"Cremorne has for a long time lived in the shadow of its more famous and more popular neighbour Richmond, but the number of businesses who are now making Cremorne home are challenging that dominance," said Evans.
"We have leased six properties recently and have several more tenants looking at what’s available." 
Evans and his colleagues have sold, leased and marketed more than 25 properties in the suburb over the last 18 months,

Some tenants were now looking to avoid the queue by securing space prior to or during construction, including a new lease at 44 Gwynne Street and significant interest at a six-level office building under construction at 13 Cremorne Street, Evans said.
 
The former industrial suburb, famous for its Rosella factory which was established on Balmain Street in 1905, is bordered by Punt Road, Church Street, Swan Street and the Yarra River, and at 0.7 square kilometres, is one of the smallest suburbs on Melbourne’s fringes, but it is now punching above its weight.
"Cremorne is such a great location and that has been the key to this trend we are seeing now. It has access to everything that neighbour Richmond offers, including trains and trams, shops, restaurants, cafes and fashion on Bridge Road, Swan and Chapel streets," he said.
Cremorne was identified in the Victoria government’s Plan Melbourne document as one of a number of new urban renewal precincts to help accommodate a surging Melbourne population which is forecast to exceed Sydney’s population by 2050.
According to the City of Yarra and ABS data, Richmond’s population has grown from 22,789 in 1991 to 31,262 in 2014, a rise of 37 percent, and is expected to rise another 38 percent to 43,105 by 2036. The lion’s share of that growth is expected to occur in Cremorne and Burnley.

Melbourne's Cremorne the new black as tenants move in

All but one of the units at a 2+ plus business park at Kirkham Road in Melbourne’s Keysborough have sold ahead of completion of the 8,350 square metre development later this month.
The project was a joint venture between commercial developer Elite Property Group and Bayport Group.
Thirty-four units were on offer at the 2+ business park and sold for on average $1,800 per square metre to local businesses and investors, said a media release.
This follows Elite Group’s recent construction of the $25 million Port Melbourne Industry Park – a joint venture with the Spigelman family. The development has attracted occupiers such as Lorbek luxury cars and Reece, with selling rates topping $3,000 per square metre.
Elite’s managing director Leo Iazzolino said the group looks for locations with access to arterial roads and freeways.
“There’s no doubt the proximity to good transport links is an important factor for would-be purchasers,” says Iazzolino. “Extra kilometres means extra dollars for businesses.”
The 2+ business park is adjacent to EastLink and Port Melbourne Industry Park next to West Gate Freeway.
The leading agent for the 2+ Business Park is Renato Daniele from Collins Commercial &amp; Industrial.
Established in 1994, Elite has designed and built a number of commercial buildings in Melbourne’s south-east where the construction of EastLink has helped drive investment.

Most units sold as Melbourne's $15 million Keysborough business park nears completion

Construction company Hindmarsh recently completed the Dutton Lane retail development in Sydney’s Cabramatta, funded by Fairfield City Council.
The three-storey complex comprises ground floor retail shops and commercial offices. In total, the project delivers nearly 4,300 sqm of retail space and features a mix of around 30 retailers and 275 car spaces. 
Hindmarsh was appointed construction contractor for the circa $16 million project and finished it on schedule, said a media release. 
“This has been a rewarding project for everyone at Hindmarsh and we’re proud to have partnered with Fairfield City Council to revitalise a prominent site in Cabramatta,” said Hindmarsh CEO Rowan Hindmarsh. 
Over the course of the project, Hindmarsh inducted over 900 workers on site. 
In addition to the retail spaces, the development also has community rooms, community kiosks, improved footpaths and landscaping.

The property will be sold subject to a short-term lease to Lifeworks Relationship Counselling &amp; Education at an annual rental of $67,090 net.
It is suitable for various uses subject to council approval, according to a media release.

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Fresh from launching the first stage of its Wollongong precinct, <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place</a>, builder-developer Urban Property Group has unveiled plans for the next phase of the masterplanned community.

The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.

The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.

According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."

"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.

"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.

"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."

The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.

COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.

The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.

Urban Property Group secured the 11,000 sqm Smith Street site in 2022 and has since progressed plans for the broader Keira Place precinct.

Construction recently commenced on the first stage of Keira Place, which will deliver 150 apartments across two residential buildings, including 27 affordable housing apartments and 18 specialist disability accommodation dwellings, alongside activated ground-floor retail and commercial space.

Urban Co-CEO Patrick Elias said the commencement of construction marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."
