Stats from Australian Property Monitors (APM), a supplier of property pricing information, has revealed that if it hasn’t happened already, by 2014 the median price for a house in Sydney will exceed $700,000.

This secures the city as the world’s second most unaffordable housing market when compared to the likes of the USA, Canada, Ireland, New Zealand, the UK and China.

For other states, the numbers are much easier to digest.

But if you’re a prospective first-home buyer wanting to purchase a house in Sydney, these stats mean a $140,000 deposit if you don’t want to incur <a href="https://www.finder.com.au/lenders-mortgage-insurance" target="_parent">Lender’s Mortgage Insurance</a> (LMI), which is generally exempt when your deposit is at least 20% of the value of the property. And add about $50,000 for <a href="https://www.finder.com.au/cost-of-buying-property" target="_blank">upfront costs</a> such as stamp duty, application and valuation fees and removalist services - the list goes on.

While investors and owner-occupiers are clearly the winners, confidence isn’t strong in the first-home buyer corner. But that doesn’t necessarily mean that young Aussies should fear the property market. The trick is that you will need to look at your situation and create a strategy to enter the property market.

The first-home owners grant (FHOG) can be useful if the conditions favour your situation, that is, if you’re buying a ‘new home’. Considering that Sydney is suffering a housing shortage and new dwellings are below the government target, some may not be able to take advantage of these grants.
 
One way to go about this is to take a shortcut and have your parents <a href="https://www.finder.com.au/home-loan-guarantors" target="_blank">go guarantor</a> (but only if your folks are willing to help). This means that your parents’ property will be used as security for your home loan, allowing you to get a home loan with a 5% deposit, plus you can save on LMI. However, you have added pressure to avoid defaulting on the loan because your parents will be liable for your debt.

If you don’t have the luxury a guarantor, then you will have to show the banks evidence of genuine savings.  This means that the banks need to see that you’ve made regular savings to reach your current deposit for a property. The good news is you can add the LMI to your principal, which means that you can borrow up to<a href="https://www.finder.com.au/low-deposit-home-loans" target="_blank"> 95% of the property’s value</a>. The bad news is paying back your LMI throughout the life of your home loan means you essentially pay back double the amount. But whether this is worth getting a home loan early or not is entirely up to you.

Another option that is increasingly popular among first-home buyers is to skip the whole process altogether and go straight into investing. Many Gen Y’ers are renting while their primary place of residence has been rented out for cash flow and an investment. By taking advantage of interest-only loans, they buy time and capital gains. Better yet, some even expand their property portfolio further, paving the way to financial independence.

Regardless of what your decision is, it all comes down to having a <a href="https://www.finder.com.au/saving" target="_parent">savings plan</a> in place, even if you only need to save a 5-10% deposit. If you want greater returns from your savings plan, then you will need to cut back on other living costs.

A deposit is like getting your foot through the door, it’s the first step. Everything gets easier after that, especially with online tools and resources to help you compare, find better deals, and understand the property and home loan market.

A cash rate rise is coming to the Australian property market – experts are confident of that much.
When that rise will come, however, is a little unclear – 30% of respondents in the finder.com.au Reserve Bank Survey predict a rate move before the year is out, while more than half don’t expect any upward movements until at least 2017. In the meantime, we’re seeing out of cycle rate hikes hit the market, just weeks out from Christmas.

New research by comparison website finder.com.au has found that Australians could be preparing for the worst, with preference for people borrowing money for a home against saving money is at its lowest level since the Global Financial Crisis (GFC).
According to the finder.com.au research of the past decade of data from the Australian Prudential Regulation Authority (APRA), the amount of money borrowed from banks for owner-occupied home loans has grown at a slower pace than the amount of money in household bank deposits. In fact, owner-occupied home loan lending by banks has grown by 7.5% – significantly less than household deposits (10.4%) in the past year.
This is despite total owner-occupied home loans across all banks is sitting at an all-time high of $843 billion and total deposits from households is also at a record high of $737 billion.

Graham Cooke, finder.com.au insights analyst says the trend could indicate consumers are preparing for tougher financial conditions.
“Before the GFC, we saw the gap between household bank deposits and owner-occupier home loans widening, which saw a peak of $128 billion more home loans funded than what was being saved by households in bank deposits in early 2008. When the GFC hit by the end of 2008, this gap shrunk to $95 billion," he says.
“From that low point the gap steadily increased again and hit a high of $193 billion in mid-2012.
“While total household deposits has been more consistent in growth, we’ve seen the amount of money banks are lending for owner-occupied home loans take a dive and the gap is currently at $106 billion – close to where it was at the peak of the global financial crisis.
“This narrowing indicates an increasing preference for holding money in savings and reducing outstanding mortgages over borrowing for owner-occupied property.

Property buyers hitting the market this mortgage season can expect tough competition, despite new research by one of Australia’s biggest comparison websites, finder.com.au revealing housing supply will exceed demand.
According to the finder.com.au study of population growth and the housing market over the past 15 years, 72% more properties are expected to be built this year than population growth would consume. However, this is unlikely to affect property prices as we expect property prices could continue to rise.
By the end of this year, a total of 207,970 new properties is projected to be approved for construction, based on the average growth of 3% for the past 15 years. Australia’s population is forecast to increase by 314,952 to 23.94 million people, which means 121,135 households needed. 
In 2014 there were 71% more properties approved than population growth required and property prices increased by 7.90% across capital cities according to CoreLogic RP Data. 
Michelle Hutchison, Money Expert at finder.com.au, said property buyers can expect a continued level of competition and hotter house prices moving into mortgage season. 
“With mortgage season around the corner (starting September 1), competition will remain just as tough as we’ve seen over the past year. Despite more new properties being built, house hunters can expect no relief with properties being snapped up fast and prices rising across many areas of Australia.
“And it’s only expected to get worse. If a 3% growth trend for new properties continues, along with the projected population growth, this oversupply will decrease to 32% next year, and will stay below 40% through to 2018, according to finder.com.au.
“With less oversupply for new properties expected to be built over the next few years, it could lead to a more difficult climate for property buyers as buyers will face a reduced availability of housing stock, meaning more competition and possibly higher prices.

The first tip is to compare home loans on offer, as many lenders have announced their rate cuts this month. With new deals on the market, you may currently be sitting on a home loan that was attractive last year, but not so much this year. Get with the times!
Tip #2: Keep repayments the same
While it might seem counter-intuitive to be forking out the same amount every month, keeping your repayments the same for a variable rate home loan will trim the time it takes to close out your mortgage. This is because your lender will reduce your repayments but asking to keep them higher will top up your surplus.

A crucial strategy is to find the lowest variable rate on the market that you’re eligible for, and negotiating up from there. While it’s unlikely they will be willing to match the lowest rate if you’re with a bigger bank, you’re starting the conversation to get a better deal.

It allows for a 100% offset account, something that is particularly helpful to maximise savings. However it’s a package product, meaning it’s designed to be take up with other products from this provider. Perhaps the biggest drawback of this package is the $375 annual fee, which will come back to visit you every year.

Three tips for maximising the cash rate cut: Michelle Hutchison

Over one-quarter, or 26%, of lenders have now made interest rate cut announcements, including all four major banks, according to <a href="https://finder.com.au/" target="_blank">finder.com.au</a>. 
However, just one of the 30 lenders has passed on the rate cuts to existing and new customers so far, which was BankVic with an effective date of 9 February, 2015. <a href="https://Loans.com.au" target="_blank">Loans.com.au</a> was first to drop its rate for existing customers with its rate-linked home loan while cuts for other borrowers will take effect on 23 February, 2015.
So most borrowers won't receive a rate reprieve until 22 February on average, which means it will be in next month's statement.
The latest to make a rate cut announcement was Aussie, which followed the pack and will drop its variable home loan rates by 0.25 percentage points, effective February 23, 2015.

These lenders that will offer introductory or ongoing variable home loan rates under 4.6% include CBA, <a href="https://Loans.com.au" target="_blank">Loans.com.au</a>, HSBC, UBank, Heritage Bank, Yellow Brick Road, CUA, BankVic, Bankwest, IMB, Aussie, Macquarie Bank, Bank of Sydney, AMP, Citibank, ING Direct and more.
It's a great time for borrowers to find out what rate they will be on once the rate cuts come into effect and compare it to other home loans. Variable rate borrowers shouldn't accept an interest rate over 5% next month and should renegotiate with their lender or switch to a cheaper deal.
For instance, if you have the average variable home loan rate of 5.5% and it falls to 5.10%, switching to 4.60% for a $300,000 home loan could save you $91 per month or over $32,000 over 30 years.
This money is up for grabs and it's up to borrowers to jump online, talk to their lender or switch home loans and take the cash on offer.

Saxon Street by Milieu connects residents to Brunswick’s cultural and civic core

Within <a href="https://www.apartments.com.au/new-apartments/candela-ivanhoe-40-upper-heidelberg-road-ivanhoe-vic-3079">Candela Ivanhoe</a>, <a href="https://www.apartments.com.au/developers/salter-brothers">Salter Brothers</a>&nbsp;takes a different approach to larger residences, moving away from the constraints of a single level.

In Grand Residence 3.05, known as the Lustre, plays out across two levels, with a mezzanine configuration that is uncommon in apartment living.

Lustre is a four-bathroom residence where the layout creates a clear distinction between shared and private zones, with uninterrupted views toward the Dandenong Ranges extending the sense of openness from the main living areas.

Entry is to the primary living level, where the kitchen, dining, and living areas are arranged as one continuous space. Timber flooring runs throughout, with a fireplace set within the living zone. Inside Lustre: Grand Residence 3.05 at Candela Ivanhoe

Located on the former ABC Studios site on Gordon Street in Melbourne’s south-east, the new neighbourhood sits on an expansive 11,740 sqm site neighbouring the heritage-listed Rippon Lea Estate, whose gardens date back more than 140 years.

Rather than positioning wellness as an add-on amenity, the development integrates it into the physical planning of the site. Architecture by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> is arranged across six low-rise buildings set within extensive landscaping designed by <a href="https://www.apartments.com.au/landscape-architect/oculus">OCULUS</a>, with more than 40 per cent of the land dedicated to gardens and green space. Walking trails, pocket gardens, and mature trees are threaded between buildings, creating a network of green corridors that encourage residents to move through the precinct on foot and spend more time outdoors.

More than 16,000 new plants will be introduced across the site, with species carefully selected to protect and complement the area’s ecological significance. The approach focuses on strengthening existing environmental conditions while establishing new habitats that support native wildlife, reinforcing the role of the landscape as both an active ecosystem and a defining element of daily life.

A private resident gate will provide direct access to the historic grounds during opening hours, allowing residents to move seamlessly between the development’s landscaped gardens and the estate’s expansive lawns, lakes, and mature trees. The project’s gardens will also be maintained by the same gardeners responsible for Rippon Lea, reinforcing the visual and ecological continuity between the two landscapes.

Complementing the landscape is a dedicated wellness hub designed to support everyday health and recovery. Residents will have access to a gym alongside yoga and Pilates studios, while mineral pools and infrared saunas provide spaces for relaxation and restorative wellbeing. Environmental performance is another key component of the project’s wellbeing focus. Elsternwick Gardens will be entirely fossil-fuel-free, with homes designed to operate on renewable electricity rather than gas. Passive design strategies, including cross-flow ventilation, high-performance insulation, and thermally broken double glazing, are intended to maintain comfortable indoor temperatures while reducing energy demand. Solar photovoltaic systems will power common building services, while rainwater harvesting will help irrigate the extensive landscaping across the site.

Milieu Founder and Managing Director Michael McCormack says the scale and setting of the project allowed the team to take a different approach to urban apartment living.

“This site represents a once-in-a-lifetime opportunity to build something truly special,” McCormack says.

“Through that process, we arrived at a design that centres on a fully realised natural landscape – a series of private, interconnected gardens that encircle the homes and extend seamlessly from Rippon Lea Estate.”

Elsternwick Gardens will comprise three residential offerings, Gordon Place, Ripponlea Terrace, and The Garden Pavilion, each designed for owner-occupiers and shaped around high-quality interior design by Woods Bagot, K.P.D.O., and Flack Studio. The appointment follows the demolition of the former studio buildings on the Gordon Street site, with construction progressing toward the delivery of the nature-led community.

Having recently launched to market, construction has already been fast-tracked by <a href="https://www.apartments.com.au/builders/5point-projects">5Point Projects</a>, ensuring momentum continues on what is set to become a landmark residential address for the growing Varsity Lakes community.

Located at 22 Lake Street, Varsity Lakes, <a href="https://www.apartments.com.au/new-apartments/como-varsity-lakes-22-lake-street-varsity-lakes-qld-4227">COMO</a> will comprise 156 apartments across 16 levels, comprising one-, two- and three-bedroom residences designed for modern living. Red & Co unveils amenity-rich Como development in Varsity Lakes

Gold Coast developer&nbsp;<a href="https://www.apartments.com.au/developers/big-projects">Big Projects</a> has secured approval for its second Mermaid Beach project.

The developer, currently selling <a href="https://www.apartments.com.au/new-apartments/the-frederick-mermaid-beach-2265-gold-coast-highway-mermaid-beach-qld-4218">The Frederick in Nobby Beach</a>, has secured approval for its next project just 1.5 kilomnetres up the road.

The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

The approval comes as the City of Gold Coast continues to plan for significant population growth, with regional targets requiring more than 100,000 new high-density dwellings by 2046.
