Developer DeGroup will embark on their new $70 million office tower in Melbourne’s CBD despite concerns over rising vacancy rates.

Founder Colin DeLutis said the group was more than confident that the new building would find a ready leasing market.

Located at 263 William Street, in the heart of Melbourne’s legal precinct, the project is set to rise 75 metres above the Metropolitan Hotel which will be retained with a suite of restoration works.

"With nothing new and modern having been built in the legal precinct for over 20 years, we are quite bullish about the market and very confident about the building’s leasing potential”, DeLutis said.

The company’s confidence diverges from commentary by property experts who have expected a lessening of demand for commercial developments in the Melbourne CBD.

“We’re going to see CBD office buildings converted into residential,” Kernel Property’s Steve Urwin said in July.

This has been supported by recent national office statistics for Q3, released by JLL.  

“The extended lockdown in Melbourne has negatively impacted the leasing market with the availability of backfill space and sublease space contributing to the uplift in vacancy”, said JLL’s head of leasing Tim O’Connor.

According to JLL’s insights, the Melbourne CBD recorded -70,100 sqm of net absorption over the quarter and vacancy increased to 11.3 per cent in 3Q20. 

The presumed push away from offices has yet to influence some Melbourne’s commercial developers who are confident that businesses and their clients want COVID safe, hygienic spaces.

The 20-storey, 7,013sqm building, offers 3,799sqm of office space over 17 levels and features an 822sqm multi-level restaurant and bar.

The self-contained office floors will feature kitchenettes, shower facilities, natural light from all sides and views of Flagstaff Gardens and the surrounding CBD.

Crema Constructions have been appointed as builders of the WMK Architecture designed building.

The tower is due for completion in 2022.

The 685sqm site, which presents a residential development opportunity, was purchased by local residential developer Amira Property Investment.

Comprising a vacant residential dwelling, the site will be able to provide three to four townhouses or residential apartments under its current R4 high-density residential zoning.

The NSW Government’s stamp duty change may leave many commercial property owners “worse off”, according to property valuation firm m3property.

Owners of less valuable properties may potentially pay more than double after ten years.

Jennifer Williams, the firm’s national director of research, said it was unclear whether the new property tax would achieve its aims.

“We agree that change is required to make the NSW tax system fairer, simpler and less volatile and a broad-based property tax is a good option to achieve this”, she said.

“The devil is in the detail, however, and it is yet to be seen whether an opt-in system will achieve the simplicity the Government seeks or reduce the current revenue volatility given most commercial purchasers are unlikely to opt-in.”

Many purchasers are likely to be disadvantaged by the proposed new system, given the average length of commercial property ownership in NSW is greater than ten years, mp3property suggested.

A hypothetical case study found that after ten years the owner of a property with a market value of $2 million would pay $144,937 under the current system, and $298,061 under the new system.

Whilst the burden on commercial owner-occupier operators appears to be higher for the proposed property tax, stamp duty must also be taken into consideration.

For investors who buy and sell more often, the choice of which tax route to take may be more complicated.

However, the impact on purchasers is likely to vary on the type of purchaser, the property’s land value, the length of time the investor retains the property, and which option a buyer takes at purchase, property tax or stamp duty and land tax.

Located at 16 &amp; 18 Thanet Street, the site, which didn’t have development potential, comprised of two unrenovated homes formerly owned by Lady Nell Seeing Eye Dog School.

Prestige Homes of Victoria’s Sean Cussell, who marketed the listing, described the result as a solid result for the vendors and a good indicator in the strength if the inner Melbourne property market.

“We had six offers on the properties through the expression of interest process and the buyers are very happy with their new homes”, he said.

Each of the homes featured four bedrooms, multiple living rooms and original features, including open fireplaces, stained-glass bay windows and fretwork-trimmed verandah.

The 631sqm property at 16 Thanet Street is rumoured to have sold for $3.65 million, while the 836sqm property at number 18 sold for $3.2 million.

Situated within a heritage overlay area, the two homes were deemed significant which likely restricted their development potential.

The homes were sold individually to local families and both buyers intend to renovate the homes immediately.

Two Edwardian homes sell in Melbourne's Malvern for over $6.5 million

Given the recent sell-out of Flow Residences, premium Gold Coast off-the-plan buyers are looking at the remaining stock in other recently announced projects. 

Flow Residences was named Australia’s fastest selling beachfront apartments following their $74 million sell-out in late October.

The project is expected to reach completion in 2022.

With summer renovation season upon us, Australia’s national science agency, CSIRO, have shared their top tips on renovating and retrofitting your home for energy efficiency.

Australian homes could see a 30–50 per cent reduction in your heating and cooling needs, with energy-efficient home improvements, saving you money.

The average family spends between $2,000 and $3,000 on energy per year, according to CSIRO’s research lead of building simulation and communication, Anthony Wright.

“Of that, roughly 40 per cent will be heating and cooling energy, 25 per cent will be hot water, and the rest will be lighting and appliances”, he said.

But, whether new or old. You can retrofit your home or apartment, and get results, with minimal cost.

The average existing house is rated 2.2 stars for energy efficiency according to data from CSIRO’s Australian housing data portal – the most energy-efficient houses are 10 stars.

But the average renovation jumps up to 4.9 stars, reducing heating and cooling demand by 40 per cent and saving up to $480 per year. Here are CSIRO’s tips for how to do this:

1. Choose and use your appliances wisely 

CSIRO's research lead of building simulation and communication, Anthony Wright, explained that replacing appliances with energy-efficient ones is probably the first thing to do, especially in apartments where retrofitting proves difficult.

If homeowners upgrade their hot water, heater and air-conditioner, as well as their other appliances, such as the energy-hogging fridge, they could halve their other energy use, Wright told Apartments.com.au. But what about the rest…

2. Install solar photovoltaic (PV) panels

“The rest of their energy consumption could be cost effectively offset with solar panels,” he said.
</blockquote>

As panels reach grid parity, more Australians are choosing to install solar panels to not only reduce their carbon emissions but their energy bills.

According to CSIRO, homes rated at eight stars and above can often generate their own power from a standard solar array over a year.

3. Seal, glaze and insulate 

Draft sealing, including around windows and doors, wall vents and exhaust fans are the best bang for the buck when trying to make your home more energy-efficient. But what about apartment owners?

“Sealing gaps and cracks is also still a good idea in older apartments but not always possible in a high-rise where wind pressure is much higher and façade treatments are shared across multiple apartments”, said Wright.

4. Install external shading 

Heat gain can be a great problem in homes and apartments – however, installing external shading is an easy way to prevent this. This could include awnings, shutters, blinds and landscaping.

For apartments, particularly for those that face west, heat gain can be an even bigger problem and external shading may often not be allowed. For this, Anthony Wright advises residents work with the body corporate to find a solution to find the best way forward.

5. Don’t neglect the small stuff

Making sure all your light globes are LEDs and installing ceilings fans often deliver the best bang for your buck in both homes and apartments.

Whilst expensive, replacing major appliances with five- and six-star new appliances will only save you money in the long-term.

But energy-efficient retrofitting can include anything from ceiling insulation top up, installing heavy drapes and pelmets, installing underfloor insulation or replacing windows with double or triple glazed windows.

Here's Wright's list for retrofitting from the best bang for your buck to the least:

For every additional star under the energy rating scheme, a house or apartment should use approximately 20-30 per cent less energy to heat and cool.

A 10-star house uses almost not energy to stay comfortable year round, yet the average older house in Australia rates at just two stars. The average new house is rated at six stars, the minimum required for newly developed homes.

When getting an energy rating done, Wright advises homeowners to ask your energy rater to show you how the house will perform in a summer heat wave or a winter cold snap.

“Knowing how it will operate without the heating and cooling turned on will give you an idea of how uncomfortable it is likely to be”, he said.

McSweeney says many buyers are long-time Applecross residents looking to transition from large family homes into a luxury apartment without sacrificing space, quality or the lifestyle they've enjoyed for decades.

A major focus for Edge in recent years has been resident amenity. Across its apartment portfolio, from beachfront developments in Scarborough to luxury towers in South Perth, the developer has increasingly invested in the spaces beyond the apartment itself.

The strategy has largely been shaped by downsizer demand. Many buyers are moving from large family homes with swimming pools and established gardens. While they're looking to leave the maintenance behind, they don't want to compromise on lifestyle.

At Rivière, <a href="https://www.apartments.com.au/architects/hillam-architects">Hillam Architects</a> designed the resident facilities as an extension of each apartment. A 25-metre heated swimming pool takes advantage of the north-facing river outlook, complemented by a large gym, sauna and steam rooms, private dining spaces, residents' lounges, a cinema, games room, and dedicated wine and whisky rooms.

The waterfront location has also proved to be a major drawcard. Residents are within walking distance of the Raffles Hotel, South of Perth Yacht Club, the Heathcote Cultural Precinct and the cafés, restaurants and boutiques along Ardross Street.

Beyond the location and amenity, McSweeney says many buyers take confidence from Edge's fully integrated development model.

Having delivered apartments across Perth for decades, Edge now designs, develops and constructs its projects in-house, giving the company greater control over quality, delivery and the finished product.

"What I love is when people walk through their apartment for the first time and say, 'This is better than what we imagined,'" McSweeney says. "We hear that all the time."

Completed apartments in the East and Central buildings are now available to inspect by appointment, while Rivière West, the final stage of the precinct, is expected to be completed in the first quarter of 2027.

Nearly 60 per cent of apartments at McNab Group's $220 million The Tannery development in Brisbane's West End have sold ahead of the project's public launch, including a suburb-record $2.57 million sale for a two-bedroom apartment.

The early sales campaign has secured buyers for 50 of the project's 87 apartments, highlighting continued demand for larger owner-occupier apartments that combine generous floorplans with premium lifestyle amenities in one of Brisbane's most tightly held inner-city suburbs.

McNab Group Executive Chairman Michael McNab said selling more than half the project before launch reflected changing buyer expectations.

"Selling more than half the project before public sales open tells us buyers are actively seeking apartments that offer something genuinely different," McNab said.

"Today's buyers are looking beyond four walls. They want homes that genuinely enhance the way they live, with spaces that support health, connection and everyday wellbeing."

A key point of difference for the project is the adaptive reuse of the heritage-listed Dixon's Tannery building, which will become The Retreat, a residents-only wellness precinct rather than being redeveloped into additional apartments.

The Retreat will feature a sauna and steam room, hot and cold plunge pools, a commercial-grade gym, Pilates studio, cinema, library, co-working spaces and private dining room. Rooftop amenities will include a swimming pool, landscaped gardens, outdoor entertaining areas and dog-friendly spaces.

Designed by Cottee Parker Architects with interiors by Tom Mark Henry and landscape architecture by Aspect Studios, The Tannery comprises 87 two, three and four-bedroom apartments across 11 levels overlooking the Brisbane River.

Cottee Parker principal Dee Passenger said preserving the original tannery building had been central to the project's design.

"The easy option would have been to maximise the site's development potential with additional apartments. Instead, McNab has chosen to preserve the original tannery as a shared wellness retreat, ensuring this important piece of Brisbane's history remains at the heart of the community."

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

"We are seeing more buyers looking for homes in the sky that provide the space and functionality of a traditional home, while benefiting from the convenience and lifestyle that apartment living brings," Cottam said.

She said purchasers included both owner occupiers and investors, with demand coming from local buyers as well as interstate purchasers.

Coinciding with the public launch, McNab also announced a partnership with Queensland Ballet, whose neighbouring Thomas Dixon Centre shares historical ties with the original Dixon family.

Located on a 4,465 sqm site at 439 Montague Road, The Tannery overlooks the Brisbane River and is around 10 minutes from the CBD.

Construction is underway, with completion expected in the second half of 2027.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

The new <a href="https://www.apartments.com.au/new-apartments/yarraville-green-42-stephen-street-yarraville-vic-3013">Yarraville Green</a> development in Melbourne's inner west is showing that landscaping can be just as influential as architecture, with buyers responding strongly to the garden-first approach adopted from the outset by developer Excelon Projects and the project's design team.

Excelon appointed Six Degrees Architects and landscape architects SBLA to work collaboratively on the development, with a brief to create "a sustainable, design-led building with a focus on community."

That approach has resonated with buyers. According to Next Chapter Director Tom Hirini, who is leading the sales campaign, the landscaped communal garden has become one of the project's defining features, alongside its boutique scale and European-inspired cluster housing concept.

Local downsizers, right-sizers and established families already living in Yarraville and surrounding suburbs have accounted for the majority of purchasers.

Sustainability has also been embedded throughout the project, with Yarraville Green targeting an average 7-star NatHERS energy rating through passive design principles, rooftop solar servicing common areas and rainwater harvesting for landscape irrigation.
