Taouk Architects may be preparing the latest entrant into Box Hill's flourishing apartment tower scene.

The expanding architecture firm is running with detailed images of a substantial residential tower at 34-36 Prospect Street. Whether or not the images form part of a package that will head to planning remains to be seen, but their emergence further reinforces Box Hill's apartment tower credentials.

Currently 34-36 Prospect Street is a nondescript two level office building that is leased to migrant help agency AMES Australia. Knight Frank handled the 1,208sqm plot's sale during 2015, with part of the sales pitch noting that the AMES Australia lease would expire mid 2017, without the prospect of extension.

Listed as a current project, Taouk Architects' scheme involves a 28 storey tower, consisting predominantly of apartments.

A development yardstick for the area comes in the shape of the nearby 9-11 Prospect Street; the approved Artisan Architects-designed tower over 25 levels includes 187 apartments, with commercial and retail spaces in tow. 9-11 Prospect Street is now being marketed by Savills as a prime development site ready to go. 

Should 34-36 Prospect Street head to planning, it will likely be joined by 13 Prospect Street &amp; 31-35 Prospect Street in due course. Both sites were offered for sale during 2016, with the expectation that both will become multi-level residential developments.

Sky One Box Hill's site is clear, with piling set to commence on the 122.8 metre tower created by DKO Architecture; at that height it will become Box Hill's tallest tower, usurping Whitehorse Towers which is also currently under construction.

Last week a ground breaking ceremony was held onsite for Sky One Box Hill, which upon completion will include 438 apartments and amenities such as landscaped gardens, a pool, gym, spa, sauna, yoga studio and lounges.

The tower itself will emerge above ground well into 2017, following the site retention and excavation works for a substantial seven level basement.

Is this Box Hill's next big tower?

Vicinity Centres, operator of The Glen, gained a decisive win last week with City of Monash deciding to issue a Notice of Decision that will allow the operator to considerably boost the number of apartments it has planned as part of its wide-ranging redevelopment of the Glen Waverley shopping complex.

Subject to a number of conditions, the latest version of The Glen's pending $500 million overhaul will see apartment numbers rise from 427 to 539. Post approval of the previously intended redevelopment, Vicinity Centres went back to planning, introducing the proposed amendments during August.

NH Architecture remains the project's principal design driver, with UNStudio also present across planning documents, suggesting that the international design studio has played a part in the design evolution of the project.

The tallest 'Signature Tower' which was initially at 76.51 metres has lost five levels to better meet Council expectations regarding height. The 'Kingsway Axial Building' remains at 13 levels while the 'Urban Building' has been approved at 12 levels, and with considerably increased girth.

The wash up now sees Vicinity Centres able to add 539 apartments across the three approved towers, with configurations including 155 x 1 bedroom apartments, 357 x 2 bedroom apartments, 22 x 3 bedroom apartments and 5 x 4 bedroom penthouses which will crown the 'Signature Tower'.

Included within the revamped centre will be a net total retail floor space of 73,024sqm and 3,540 retail car spaces, plus 674 new spaces devoted to residential and residential visitor use.

The Glen's forthcoming development will also strive to add a degree of placemaking by way of a new public square and pavilion that will dominate the corner of Snedden Drive and O'Sullivan Road.

City of Monash have in recent times made a conscious effort to encourage Glen Waverley's various developments to provide an active and engaging street level outcome. The Glen's public square will eventually sit opposite the new 15 level <a href="/buildings/galleria-glen-waverley-52-osullivan-road-glen-waverley">Galleria</a> apartment development with its active frontages, while Council is also pursuing a redevelopment of the Glen Waverley Central Car Park site.

It in time is likely to feature a new library and community hub, expanses of green public space and a variety of predominantly residential towers, in line with Council's vision for a revamped heart of Glen Waverley.

The Glen redevelopment grows further with more apartments approved

Melbourne is in for another dose of Zaha Hadid Architects.

After the renowned London-based design practice achieved approval for their <a href="/buildings/582-606-collins-street-melbourne">first Melbourne project</a> earlier in the year, developer UEM Sunrise has chosen the firm to spearhead their pending residential redevelopment of the former Victoria Police building at 412 St Kilda Road. The Mayfair as it has been dubbed, will be positioned as one of Melbourne's premier residential addresses.

City of Port Phillip gave approval for the building's rejuvenation earlier this year, although UEM Sunrise in the interim instigated an international design competition in order to attain a "higher standard of design excellence" for their third Melbourne project.

Elenberg Fraser will act as the project's local executive architect.

Externally, The Mayfair takes its design cues in the form of crashing waves and the Lorenz attractor; a mathematical system that when plotted resembles a figure eight or butterfly. Flowing lines aside, open balconies replace enclosed wintergardens under the previously approved scheme. The newly submitted proposal is a demolish and build, as opposed to a refit of the existing structure.

Double glazed window systems will sit between each floor, while metal cladding providing the exterior with its shapely appearance.

To date, Zaha Hadid Architects' sole approved Melbourne project is 582-606 Collins Street. The $300 million tower for developer Landream sees 420 dwellings and 10,000sqm of office/retail space spread over 54 levels; no word has emerged as to when the Collins Street project will become reality.

Seen below right is another recent Zaha Hadid Architects design for 254-260 La Trobe Street, with Landream also behind the project. The stunning design though seems to be little more than an unrealised project.

Zaha Hadid Architects land on St Kilda Road

It has arguably been a long time coming. Key suburbs across Melbourne's western region are beginning to unlock some of their development potential as a raft of new projects come to the fore.

Whether they be commercial or residential, the new projects are a sign that Melbourne's western suburbs are front and square in the collective minds of many developers.

Image: ABD Group</figcaption></figure>The team behind Sunshine's Metrowest development have taken the project's remaining two towers back to planning with the intention of increasing the overall yield. The called for amendments to the existing planning permit and endorsed plans would see 13 and 15 storey buildings created, with a combined 229 apartments in tow; this is an increase of 76 dwellings over the approved plans.

13 retail premises covering a combined 1,040sqm and 232 car parking spaces are expected for the project which fronts Foundry Road. The revised plans see CHT Architects create dual buildings with a similar architectural expression to the initial phase, which is pictured above.

That initial phase consisted of an 8 storey building with 116 apartments, built by ABD Group.

Crestwood Developments is behind the new 7 level complex at 10-14 Clarke Street and 9-13 Withers Street, which will see 7,500sqm of premium commercial space created within a total gross floor area of 13.500sqm. At a cost of $20 million, they Gray Puksand-designed complex also includes capacity for 150 vehicles.

Located at 124-188 Ballarat Road Footscray, Elenberg Fraser has designed multiple towers across the sprawling land holding. The initial masterplan called for developer R&amp;F Properties to deliver approximately 1,400 apartments over various stages.

The project headed to VCAT earlier in 2016 with Maribyrnong City Council electing not to approve the company’s masterplan proposal for the 3.3 hectare site. With an imminent project launch, Kinnears will surpass Growland's <a href="/news/growland-group-readies-joseph-place-as-footscrays-next-super-project">Joseph Place</a> as the suburb's largest active apartment development.

Last week Wyndham City officially signed agreements to develop four separate development sites in the Werribee City Centre.

Project Delivery Agreements have been signed with The Burbank Group and Pelligra, with the latter's intended nine level commercial building already at planning. At 37-43 Cherry Street, Pelligra intend for the building to include 5,000sqm of office space and hundreds of new car parking spaces, within a building spanning 32 metres in height.

The Burbank Group on the other hand now has the ability to create multiple residential towers on key sites facing Werribee River. Towers of up to 20 levels have been envisaged.

Also on the radar for Werribee is a mixed-use project on Watton Street, with the above left image appearing on Probus Built's website. Should it come to fruition, 195 Watton Street could include 49 apartments, 40 offices and three retail spaces within a 12 level building valued at $55 million.

Melbourne's west gathers some development momentum

For differing reasons, City of Port Phillip's planning department is currently handling two highly interesting planning applications.

37-43 Park Street continues to gain height as it cycles through the planning process, with developer Milbex hoping an additional six floors can find favour with Council. 190-192 St Kilda Road on the other hand has stamped itself as one of 2016's more astute small-scale designs owing to its busy yet engaging design.

Both intended developments were lodged for assessment during the third quarter.

Image: Milbex</figcaption></figure>South Melbourne's 37-43 Park Street began its planning process during 2014, with a new design submitted during mid-2015. Elenberg Fraser have remained the project's lead throughout, with the latest design iteration lodged during September.

Relative to the previously approved scheme, the current taller submission seeks the approval of an 18 level tower yielding 201 apartments, or an increase of 49 over the previous design. Additionally the tower's car spaces would expand from 81 to 120, bicycles from 132 to 164 and the overall height from 35 metres to 60 metres.

Although a reduction in ground floor retail space from 453sqm to 410sqm is envisaged, the project's renders depict an activated frontage to Park Street; something which is currently sorely missed. Ground floor will also see the elimination of car parking, with resident's amenities such as a gym, lounge and dining space installed.

Milbex has dubbed the project 39W, and it shapes as their largest residential development to date, nominally superseding the nearby Essence South Melbourne which holds 182 apartments and was completed during 2013.

A six storey mixed use development is called for, with three levels of office space amounting to 675sqm. Set above the commercial floors is a penthouse which carries 218sqm of internal space, including four bedrooms.

Designed by Peddle Thorp, 190-192 St Kilda Road also includes provisions for 22 vehicles across basement and ground levels.

The ground floor cafe is the design highlight, with Peddle Thorp extending the curving interior outward. According to submitted documents, the project's brief was to emulate the project's name through form, and the result is a highly impressive street level activation.

Directly above the arcing and transparent ground level, Peddle Thorp have employed an angular mesh veil across the main commercial levels, with an eye toward distinguishing the project from others in the immediate vicinity. A green wall element will also be introduced across the building's rear.

A curving floor plate rounds out the highly meritorious application. All in all an eye-catching design.

City of Port Phillip deal with the tall and the short of it

The lure of capitalising upon Melbourne's super strong hotel sector has not gone unnoticed at Salta Properties, with the developer's approved plans for a prime Docklands corner reworked to include a hotel component.

A long time at planning, 695-699 La Trobe Street was resubmitted with the Department of Environment, Land, Water and Planning (DELWP) earlier in the year, with the intention of providing 175 hotel suites in addition to 305 residential apartments. The emergence of 695-699 La Trobe Street in its current form adds weight to Docklands' hotel credentials, with a handful of projects planned or at construction.

Planning documents show that for their Docklands venture, Salta Properties were negotiating with InterContinental Hotels Group to bring aboard Hotel Indigo as the operator, although of course any tie-up is subject to confirmation from the respective parties.

Active across all development spheres, 695-699 La Trobe Street shapes as Salta Properties' second mixed-use project which would include a hotel component. As part of Abbotsford's Green Square development, Salta Properties snared serviced apartment provider Quest to manage 93 studio, one, two and three bedroom apartments.

From an exterior design perspective, 695-699 La Trobe Street's shape remains for the most unchanged, with a new facade and ground floor plane in tow.

The redesigned exterior features a facade application that has become somewhat of a Fender Katsalidis trademark in recent times. Vertical timber-finish fins now veil much of the podium aspect of the intended tower, and are similar in nature to other Fender Katsalidis projects such as Ivanhoe Apartments.

A new ground floor layout would see dual lobbies and a combined bar/dining space provide continuous activation to both La Trobe Street and Harbour Esplanade. As part of the revised application, Urban Art Projects have included an urban art strategy with the option of including three major artworks across the tower's ground floor and car park podium section.

Salta Properties' entry into Docklands is in addition to Four Points by Sheraton which is nearing its construction completion, while Quest can expect its second Docklands outlet to begin construction in the new year. Flagship Property Holdings have begun works on a new 331-room hotel at the Melbourne Convention and Exhibition Centre, while Riverlee is eyeing a new hotel an North Wharf as part of its <a href="/news/a-reborn-north-wharf-adds-to-melbournes-swelling-hotel-numbers">pending redevelopment</a>.

The only project that has yet to materialise is Altus Tower; itself a stone's throw from 695-699 La Trobe. PARKROYAL has been signed to Altus Tower, but post its <a href="http://www.hotelmanagement.com.au/2014/10/08/construction-starts-parkroyal-docklands/">official breaking of ground</a> during October 2014, precious little has occurred onsite since.

Melbourne's hotel boom draws Salta Properties into the mix

Brunswick East's latest apartment project to reach sales has hit the ground running, with strong sales notched for the project in a short period of time.

Seamstress at 11-13 Lygon Street is a reference to the site's previous life as a fabric mill. It is also K7 Developments' fourth Melbourne residential project, following on from successful projects in Brunswick West, Surrey Hills and Hawthorn East. With a Footscray development in the offing, K7 Developments has established itself as a locally-based developer capable of tapping into Melbourne's on-trend suburban apartment markets.

Seamstress' selling agent Est8 Agency has seen strong initial interest in Seamstress translated to half of the project's 32 apartments having already been accounted for.

Design conscious buyers have recognised that RotheLowman is the design practice behind Seamstress, with the building employing a woven facade of steel and glass as a nod to the site's past. Seamstress also represents the next step in the successful partnership between developer and architect, with <a href="/buildings/brasshouse-771-toorak-road-hawthorn-east">Brasshouse</a> the duo's most recent collaboration.

Internals too are a reflection of RotheLowman's strong, crafted design stance, with Nic Cuni describing the overall architecture and specifically the living spaces as a great blend of harmonious design.

City of Monash is welcoming feedback on what may become Oakleigh's new tallest building, with a development application spanning Warrigal and Dandenong Roads in the pipeline.

Entity Viapac Australia Pty Ltd which represents a number of land owners, is the driving force behind the project that would create the suburb's largest development to date. In addition to hundreds of apartments, a healthy serviced apartment segment is included within the application, presumably to service the ever-expanding Chadstone Shopping Centre which is a short distance away.

The 106 serviced apartments within the application could join existing operator Punthill Oakleigh and the new onsite Chadstone Hotel which is due to begin construction, in boosting the area's short stay capacity.

The project's end value would be well beyond the nominated $108 million cost of development.

That materiality, for the most part, will be divided between rendered concrete finishes, a variety of glazing and clad/screening, with gold the predominant colour.

For their part, project Landscape Architect Rush Wright Associates have chosen to soften the Dalgety Street facade which fronts traditional low-rise detached housing. This is achieved by incorporating large green spaces into the terraced levels, while the ground level plane will include a mix of private and public green spaces.

The tower itself will include open, north-facing green terraces across a number of levels.

Within the article was mention of Viapac Australia's purchase of 807-811 Warrigal Road, with the then 3,686sqm site sold by CBRE City Sales. Included was an indicative development scheme for 190 apartments. 807-811 Warrigal Road along with the Dandenong Road land parcel have been consolidated into the current planning application.

Prior to 807-811 Warrigal Road's lodgement with City of Monash, Oakleigh's largest development yet to be realised is Pellicano's <a href="/buildings/alke-89-atherton-road-oakleigh">89-93 Atherton Road</a>. After having its initial plans trimmed while at planning, Pellicano are now free to pursue the project which was approved with 95 dwellings included.

The Oakleigh goliath: 807-811 Warrigal Road

The deeper pockets of Southbank continue to tick over as developers line up the next wave of apartment projects in the area.

Most recent to planning is 83-89 Coventry Street, with the large corner site of 976sqm landing with City of Melbourne in recent days. Proposed is a 20 storey reisdential tower with ground level retail and basement carparking.

At the time of sale near on two years ago, the site was offered by Colliers with a "World class scheme for a new iconic tower prepared by one of Melbourne’s best architects." With the passage of time, it likely that a new scheme has been created for the site which abutts the area's tallest building under construction, <a href="/buildings/kings-domain-southbank-68-dorcas-street-southbank">Kings Domain</a> the 24 storeys.

Lodged during July, the development application calls for a mixed use building which would replace a low-rise commercial complex. Although the scheme has yet to be advertised, likely images of the development have appeared on the website of <a href="http://g3projects.com.au/projects/southbank">G3 Projects</a> in recent times.

Its sweeping form and unique exterior finishes make the tower an aesthetically pleasing sight, while its height is lower to that of the diagonally opposite <a href="/new-apartments/248-250-sturt-street-southbank">250 Sturt Street</a>, which won approval at 16 levels.

Across a large Dorcas Street land holding, Xu Hui International Group operating as Landence Group in Melbourne, is expected to launch full retail sales of for the twin towered project in the new year. Designed by Hayball, the project initially gained approval for 492 apartments although it has since been refined by the development team, with 400 plus apartment still expected.

The balance of active apartment projects in this pocket of Southbank is split between Evolve Development's <a href="/developments/southbank-vic-3006">Botanic</a> which is at tender, and the under construction <a href="/new-apartments/coventry-haus-33-coventry-street-southbank">Coventry Haus</a> and <a href="/buildings/kings-domain-southbank-68-dorcas-street-southbank">Kings Domain</a>.

The combination of the above projects would add approximately 1,000 apartments to the areas already healthy population.

Southbank continues to attract development attention

A flourish of construction tender activity toward the year's end is seeing Melbourne's commercial builders lining up to grab some of the city's prime construction contracts.

With a host of tenders emerging in the last two weeks, 2017 is shaping as a year that will continue Melbourne's heightened levels of construction output. While the mega tower builds that have defined recent years may be on the wane, there's no shortage of other projects across a variety of uses that will step into the breach over the course of 2017.

Two serviced apartments projects are lining up for a 2017 commencement. Southbank's 64 Clarendon Street is already subject to early works, with the successful builder tasked with delivering roughly 160 apartments within the Bruce Henderson Architects-designed tower. The 27 level structure gained approval earlier this year.

A long expected addition to Epping Plaza is also close to fruition. Quest has naming rights for a predominantly serviced apartment building at 125 Cooper Street, which also includes 58 car parking spaces and commercial space. Quest will also see its brand in NewQuay, with MAB's Elm &amp; Stone project also at tender.

Among the smaller to medium sized projects on the tender radar are 1-3 Otter Street, Merri Green, the aforementioned Elm &amp; Stone, MontVue, 100 Bouverie Street, 122 Roseneath Street and Holme Apartments.

Within the CBD, two major apartment projects are in the offing. The long-at-sales Wills Tower is at tender, with the successful builder to take on the task of constructing the 35 level building which will include roughly 200 dwellings, on behalf of Shangyi Property.

What shapes as Melbourne's biggest build next year is also at tender. The first phase of West Side Place will see 222,000sqm of Gross Floor Area constructed; 1369 residential apartments, a 263 room 6-star Ritz-Carlton hotel, 12 retail tenancies and four basement levels of car parking will make the build one of the largest ever undertaken in Melbourne.

In addition to sizeable developments across Heidelberg, Preston, Greensborough and Hawthorn, a construction tender is also open for Australian Unity's repurposing of their current headquarters at 114-130 Albert Road, South Melbourne.

A 2017 start date is unlikely for the existing tower over part of the site, given Australian Unity will vacate their current head office for a new Spring Street build due for completion in 2018. The balance of the amalgamated site holds a single storey commercial tenancy which could in theory begin next year subject to planning approval.

Regardless the construction tender is open for the project which at this stage includes a new 19 level tower adjoining Australian Unity's current office. Included are retirement apartments, an aged-care facility, medical centre, retail space and restaurant above basement parking.

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.
