It's not often a developer scopes out Melbourne, likes what they see and not only develops projects in the city, but becomes inspired by Melbourne's urban renaissance of the last decade; particularly the successful transformation of streets, the refashioning of laneways, alleys and other spaces into attractive public places.

Mammoth Empire have sought to transpose some of these successful place making qualities, cultural engagement and diversity. Having engaged local architects <a href="http://www.hayball.com.au/">Hayball</a> on their sister tower projects, MY80 and Empire, they have sought to inject a touch of Melbourne into their Empire City development in Kuala Lumpur.

Located in Kuala Lumpur's Damansara and approximately 1km from one of the new and presently under construction <a href="http://www.mymrt.com.my/en/sbk/the-mrt-sungai-buloh-kajang-line">Klang Valley Mass Rapid Transit stations</a>, Empire City is the flagship project from the Malaysian developer, for which Hayball was recruited to develop the master plan. Due for completion next year, construction of the greenfield site is valued at over AUD $1.2 billion. Mammoth's vision for developing the vibrant and cosmopolitan precinct, relied on Hayball's understanding of 'place making' and its importance in creating livable, dynamic and sustainable places, having been active in place making and precinct master planning for more than 30 years.

With 12 towers and medium-rise accommodation, Empire City will cater to the diversity of Kuala Lumpur's population and the market need for typologies to suit their varying preferences. From Studio apartments to luxury residences, Hayball's architectural principles have been adhered to throughout the development. Which is even more amazing when you consider Hayball had no ground presence in Kuala Lumpur during the project which was first conceived five years ago.

Courtesy Mammoth Empire Holdings.</figcaption></figure>Premium tenants including 5-star hotel chains, Marriott and Ritz Carlton have signed lease agreements for Empire City, which is seen as a retail and entertainment destination in its own right with 200,000sqm dedicated to high end fashion brands, lifestyle facilities including an Olympic-sized ice skating rink, 4D cinemas, swimming pool, gym, and hospitality venues.

The project required Hayball to design a mix of housing typologies which responded to cultural preferences and an appreciation and understanding of the differences and expectations in the local market. This meant having an understanding of the financial metrics and rethinking the apartment layouts the firm was traditionally accustomed to designing. To ensure Empire City's success and viability the project was benchmarked against precedent projects in Melbourne and internationally.

Their strategy in Melbourne is to secure sites and build a brand.

Meanwhile Hayball is finalising plans for a "big CBD student housing tower" with projects such as the Lyric Theatre redevelopment in Fitzroy, South Melbourne Vertical School on Ferrars Street and 25 Trent St Glen Iris underpinning the offices strong and diverse portfolio.

A hint of Melbourne in Malaysia: Hayball's Empire City

Kingston City Council recently gave formal approval for <a href="http://www.cedarwoods.com.au/">Cedar Woods’</a> <a href="http://www.jacksongreen.com.au/?gclid=CPz2zer2kMcCFReUvQodDEANVA">Jackson Green</a> urban renewal development in Clayton South, located 19 kilometres south-east of Melbourne’s CBD. The former industrial site is being redeveloped into parklands and a residential community located with frontages along Centre, Haughton and Main Roads in Clayton South. Demolition and site clearing works have been undertaken with a display suite now established on site. The project presents an excellent urban renewal opportunity of opening up Clayton South with infill development with strong connections to its locale.

In late 2014, Cedar Woods submitted an application to transform the former industrial site for residential use, envisaging a boutique community with a minimum of 300 dwellings offering a choice of housing types,with the masterplan and architecture delivered by DKO Architecture who were also involved in Banbury Village for Cedar Woods.

The design of Jackson Green is intended to be contemporary in its architectural offering and is aimed at a relatively broad demographic, looking to cater for smaller households and the family market, to meet the needs of a growing population in the Clayton South area while providing an opportunity for younger families and first home buyers with an opportunity to enter the market within an established suburb. The development takes advantage of its location, with the site well serviced by existing infrastructure such as Monash University, Clayton Shopping Centre, two train stations at Clayton and Westall, major roads, cafes, hospitals, and with large open spaces, golf courses and parks all in close proximity.

The development is also positioned to benefit from the rebuilding of Clayton Station and removal of two level crossings as part of the Dandenong grade separation project along the Pakenham/Cranbourne train line, the addition of high capacity trains and significantly reduced travel times for people living in the south-eastern suburbs.

A significant portion of the Jackson Green site will be dedicated to a central park that will provide an impressive landscaped area comprising of a children’s playground, shelter structure and open space for both residents and the wider community to enjoy. The development takes its name from the large Port Jackson Fig tree, which is positioned at the entrance to the estate.

Cedar Woods has several significant Victorian projects in close proximity to train stations and upgrade transport infrastructure, developing a strong reputation for quality urban renewal outcomes including Williams Landing which features a proposed regional level town centre plus 2400 residential dwellings, the recently rezoned 6.8-hectare residential development in St Albans, and Banbury Village located adjacent to West Footscray train station.

Cedar Woods receives approval for Jackson Green, Clayton South

<a href="/buildings/patch-fitzroy-north-243-queens-parade-fitzroy-north">Patch</a> at 243 Queens Parade is set to become the first project launched under the <a href="/developers/wulff-projects">Wulff Projects</a> brand, when it gears up its sales and marketing campaign during September. Director Adam Wulff's strategy is to target purely local buyers with the project set to be sold via traditional retail means with no marketing offshore; typical purchasers are expected to live with a 5km radius of the project.

Providing 76 apartments over 11-storeys and featuring ground level retail, the <a href="/architects/fieldwork">Fieldwork</a>-designed building is an excellent case-study in small footprint living with the smallest apartment a single bedroom dwelling with an internal area of 45sqm. These one bedroom apartments in particular are aimed at first home buyers looking to enter the market.

Wulff Projects made a conscious decision to target families, and so created a product which caters to that particular demographic while also being an attractive prospect to the down-sizer market from within the locale.

<figcaption>Typical 3 bedroom apartment layout. © Wulff Projects</figcaption></figure>Patch's form is best described as a 'lozenge' in plan with the intended aim to maximise views and natural light to apartments, while simultaneously dealing with setbacks to site boundaries. The main building form or 'tower' element is encased in a white precast concrete skin that features a vertical rib profile with quartz aggregate mixed through that will "shimmer".

Complemented by operable bi-fold screens of white vertical aluminium blades which emphasise the verticality of the development, Patch will also see timber soffits to the recessed balconies. The base employs a charcoal brick with timber clad shutters, drawing upon the local context in reference to the warehouse typology of the area.

One of the inspirations for the project was the <a href="http://www.archdaily.com/70822/new-art-museum-sanaa">Museum of Contemporary Art by SANAA in New York</a>; its simplicity and restrained architecture stood out to Adam Wulff and acted as a point of reference.

The two level podium is designed to subtly reference a warehouse typology of the context while the ground floor pedestrian interface is improved by the addition of a streetscape canopy. The upper form is conceived as a crystalline sculptural form which sits lightly above. A shadowline level is set back from Queens Parade and painted black in order to create the impression the upper form is floating above the podium.

Large private and communal decking draws residents outdoors, while natural timber cladding and planters soften the facade. The design is driven by fundamental principles including a strong emphasis on internal amenity, privacy, light and air access, equitable views lines, and communal outdoor and indoor facilities.

Communal outdoor areas are located atop of Level 8 and on the rooftop, with both providing various landscaping opportunities. These create new vantage points and spaces for gathering for residents. On the podium level (Level 2) there are significant private landscaped terraces.

We appreciate and value good design. Our projects have a strong ESD focus particularly those in the inner urban north - we value internal amenity, so no borrowed light. There's a consistent theme around landscape and generous landscape in our projects. For us it's not about squeezing as many apartments onto a site to maximise the yield, there's other factors which we value and appreciate and aspire to achieve.

Another theme that we aspire towards and is certainly a key driver for Patch is the sense of community and interaction with your neighbours. One of the hallmarks is this large communal terrace on level 8 as well as a common kitchen - so say you have a 1 bedroom apartment and it's 50sqm , you have access to and can book the communal facilities through the body corporate.

Likewise on the rooftop where we intend to have veggie gardens which will hopefully foster a real sense of community.

Adam believes as the apartment market continues to evolve, prospective purchasers have become more savvy and knowledgeable; no longer simply buying a property based solely on a plan on paper. They are placing greater emphasis and value on ESD initiatives and communal areas which has translated in the types of developments Wulff Projects are embarking upon.

A further feature of projects like Patch is the desire to appeal and reach out to predominantly the owner-occupier market, a byproduct of which is that the more sophisticated investors will follow both in terms of off the plan and in future resale values.

Wulff Projects and the design team at Fieldwork have aimed to ensure that Patch remains sympathetic and responsive to the existing context while being mindful of the changing nature of the area and the likely higher density development which will eventually surround it. Ultimately they hope the project is considered as "an exemplar of high quality design and sustainable apartment living which engages with its context in a sensitive and exciting way."

Wulff Projects set to launch Patch, Fitzroy North

Apartments.com.au recently sat down for a chat with Mark Naughton (Founder and Managing Director) and Paul Little (Director) of Planning &amp; Property Partners, in order to profile the practice and discuss their expanding workbook. The multi-disciplinary planning and environmental law firm recently came to prominence with the planning submission for a <a href="/news/1500-new-apartments-slated-for-fishermans-bend">six tower scheme within Fishermans Bend</a> on behalf a pool of owners.

Located within Duckboard House at 91-93 Flinders Lane, the firm was established by Mark Naughton as part of his vision of providing greater value to clients by serving them on a more intimate level.

As one of a select group of accredited legal specialists in environmental, planning and local government law, Mark Naughton has been a lead partner of the planning and environment law groups in both Minter Ellison, and what is now Maddocks Lawyers. Mark also appears regularly as an advocate before VCAT, Advisory Committees, Planning Panels and EES Inquiries.

Paul Little on the other hand joined Planning &amp; Property Partners after extensive experience in a broad range of town planning and environmental approval processes, both in government and the private sector, including a decade with international consultancy Aurecon. Paul's charge is to advise on all aspects of land use and development projects from feasibility to approval.

And it's this point where the firm's expertise was called upon recently to facilitate the mass lodgement of applications for 6 separate freehold sites yielding 1500 apartments along Normanby Road within the Montague Precinct of Fishermans Bend. The multi-disciplinary nature of the practice allowed Planning &amp; Property Partners to deal with the many factors that arise when dealing with separate sites and owners.

On Hawksburn Village for example, Planning &amp; Property Partners were able to successfully navigated complex heritage, VicRoads and DDA issues, enabling building use conversion for a building structure that was in disrepair, had significant heritage constraints, a long history of quasi-retail use, no subdivision entitlement and difficult car parking and DDA accessibility issues. They were able to garner support from Council for the overall project, and ultimately VCAT endorsement of that support.

Another difficult and high profile project saw the Woollen Mills site within <a href="/new-apartments/williamstown-vic-3016">Williamstown</a> successfully navigated through VCAT under the guidance of Planning &amp; Property Partners.

Quite often the simple solution is to deliver a gated, homogeneous housing estate with no connection with the greater community of which it should form a part. Projects such as Huntingdale and their work with <a href="http://www.cedarwoods.com.au/">Cedar Woods</a> on<a href="http://www.dko.com.au/cms_subcat_16/master3"> Banbury Village</a> in Footscray and <a href="http://www.jacksongreen.com.au/">Jackson Green</a> in Clayton South are a departure from the model of housing, featuring a mix of housing typologies aimed at a varied demographic on former brownfield sites within established suburbs.

Koos De Keijzer: We're getting somewhat fatigued of doing projects like that (laughs). But seriously I believe from an architectural perspective the hardest challenge for architects out there is doing curated housing in the outer suburbs. Part of the real kind of issue with urbanity in Australia and a lot of the new world is the sense of our suburbs being incredibly similar and it's probably getting some higher density housing typologies in the suburbs that starts to make it kind of interesting.

What's been really interesting about the Huntingdale project is the site all up is 18.8ha and we've got about 1,000 dwellings, half of which are low-rise apartments and half of which are terraces, detached houses and attached houses. So straightaway it's nice that we've been able to provide a 50/50 mix.

Certainly up on Huntingdale Road we thought a mixture of 4-5 storeys was appropriate, poking above tree tops with views over the golf course towards the east. What we normally do is orientate these 'superlots' north-south so from a solar point of view, from an amenity point of view it becomes quite attractive.

We've also got a little commercial centre planned for the entrance as part of the superlot so it's a separate planning application with the intent of becoming a foca lpoint that will have a supermarket and further retail.

LD: What was the main overarching theme or design driver for the project?

KK: Our kind of big picture story, Laurence was about linking Davies Reserve which sits to the north and Talbot Park to the south-east of the site with a green band. I like the idea that if I lived here I could send my kids to an attractive recreational space and they'd only need to cross two roads at most to get there.

LD: I suppose the other added benefit of introducing additional green open space and then designing apartments with an outlook towards them is the opportunity it provides for passive surveillance of these public areas.

KK: Certainly, and the plan features a couple of east-west blocks which we normally place a couple of cores so we always get through-apartments. Part of our story that's really strong is the whole concept of practical sustainability and not having south facing apartments, which I think is criminal and should be outlawed.

Also it's not just sustainability but also also the fact that we've broken the site up into four precincts comprising two wetland precincts - a boulevard precinct and an urban precinct - which forms part of the story of taking a whole and breaking it into sections.

What we're always keen to push, Laurence, is a whole series of different typologies and what we don't want to do is have these 13m wide by 13m deep single storey monotonous dwellings. The other nice thing about the client group and Brandon and Neil from <a href="http://sterlingglobal.com.au/">Sterling Global</a> is that they were really keen to embrace contemporary architecture, and for us as contemporary architects it was about what a contemporary housing community might look like.

Put very simply we work the corners hard and if you get the corner right the remaineder tends to take care of itself. As we have higher densities some dwellings have underground car parks, some have laneways while others are just front loaded. The otherfactor that keeps us interested is how the built form addresses the public realm.

LD: I think one of the things that stands out most for me is the way materials have been employed.The use of timber and brick while nothing new, appears to have been given plenty of thought in how it is employed creating more rich and diverse streetscapes.

We have this beautiful building in Brighton that was loosely based upon an old Schindler house that I saw in LA; it's got elements of timber and has this notion of trying to weave nature in through natural materials which is what makes it interesting.

LD: How far advanced are you with the designs of the buildings? Speaking with Brandon previously he indicated that the two-storey townhouses along the perimeter were the most advanced.

KK: Yes they were the most advanced largely by way of being neighbour driven as they're at the interface with existing dwellings. They present as courtyard homes with a two-storey portion at the front and single storey portion at the rear. We're big on zero lotting, Laurence, so we like to zero lot the southern boundary so that you maximise the northern space on those east-west dwellings.

Ultimately we really enjoy these kinds of jobs and there are few architects that work in the suburban setting, most prefer to work in more urban environs with the taller stuff. Here it's architectural tinkering. It's about trying to manage diversity and curating streets but not wanting them to look the same. We're very much creating an architecturally interesting setting with a sense of individuality.

The complete interior package is valued at over $400,000, giving the East Penthouse’s lucky purchaser the opportunity to move into the world’s first Megan Hess interior designed penthouse, should they choose to purchase the furniture with the penthouse.

According to John Carfi the remainder of the building was finished to a standard that would rival many penthouses in the city, with the Hess touch raising the bar for the entire project.

The 39-storey tower has been designed by the Mirvac team, headed up by Mirvac’s Design Director Julian Venning, to capture the movement of the surrounding river. A rooftop sculpture crowns the building, creating a strong architectural statement when peering down the Flinders Street axis of the city as it pairs up with Tower V, forming the King and Queen of Yarra's Edge.

A tour of Mirvac's Array at Yarra's Edge

Located along one of Melbourne’s most iconic streetscapes, YOU &amp; I at 450 Smith Street Collingwood consists of 63 apartments designed by Orbit Solutions. Apartments.com.au toured the recently completed building with ICD Property Director of Operations and Development Manager, Sal Quah, who said the team was thrilled to deliver its first project in its expanding development portfolio.

With Collingwood once famed for its local artisan residents during the 60s, 70s and 80s, the project team strived to assemble the best collaborators in order to design a development that would contribute to Collingwood’s unique character.

YOU &amp; I has integrated a selection of artworks from local Melbourne artist, Steve Rosendale, turning what would be an otherwise static and blank façade into a visually interesting storyboard which alludes to and draws upon Collingwood's eclectic and artistic history.

Rosendale has created five custom, larger-than-life stencil-style artworks which adorn the façades, referencing the retro and underground cinematic culture that was once synonymous with the area.

At 7-storeys tall and with significant upper level setbacks, the building features a robust base with timber highlights to soffits with a vertically expressed veil that acts to create "visual ambiguity" for the pedestrian. Residents will have access to the communal terrace located on level three of the development which opens out and holds views over Smith Street and back towards the Melbourne CBD skyline.

The setback was employed to alleviate planning concerns about the height and bulk of the building to the street.

Kitchens feature stone benchtops and Miele appliances with apartment afforded ample daylight coupled with generous ceiling heights, giving even the smaller apartments a spacious feel.

Bathrooms feature concealed in-wall cistern and chevron-patterned tiling that tie in with the contemporary look and feel of the apartments.

Image courtesy ICD Property,</figcaption></figure>Sustainability has been considered and included within the building's design via a grey water harvesting system and solar panels that contribute to the building’s energy needs whilst reduce hot water bills.

A ground floor retail tenancy fronting Smith Street has been reserved for a potential café or restaurant space to be occupied with the option to also accommodate multiple smaller tenancies. The tenancy appears to float above the street with planting beds sitting below the projecting plates. Operable windows allow the space to open up to the street and allow for passive surveillance and visual interaction with the action along Smith Street.

Residents access the building via an entry lobby off Mater Street that also accommodates the mailboxes and can also be accessed from the basement car parking level which features triple height car stackers per parking bay and a bicycle storage area. Storage cages are located within a mezzanine level that has been created as a result of the basement's double height space.

ICD Property delivers its first project: YOU & I

It's not often that a six-storey development in Clifton Hill comes along and excites us, but 122-138 Roseneath Street does just that.

To be delivered by development partners <a href="http://wulffprojects.com.au/">Wulff Projects</a>, <a href="http://www.iconco.com.au/">Icon Co</a> and <a href="http://assembleprojects.com.au/">Assemble</a> the proposal promises to deliver a design outcome and community focused development on par with Six Degrees' Heller Street development. Designed by Assemble's design team, the proposal replaces an earlier approved scheme for the site by ROTHELOWMAN which came with the site purchase.

Located within a pocket of Clifton Hill with immense redevelopment potential, the site comprises a large warehouse and office building complex with a notable and distinct Brutalist office building. The proposed development has a primary northern frontage along Roseneath Street and is flanked by a mix of commercial and residential buildings.

The proposed design consists of three main forms that are oriented in a north-south alignment through the site, separated by two sets of landscaped communal walkways accessed via a series of cascading steps, which raise the ground plane above a single-storey podium resulting in open and accessible yet semi-private alcoves for resident access.

This responds to the site's immediate context which features built form arranged in a similar manner, reinforcing the development's considered approach in its position within the street. Additionally these north-south thoroughfares provide solar access and amenity to dwellings resulting in residences with dual aspects.

The podium beneath the central volume provides a retail streetscape interface that engages with Roseneath Street, with the retail tenancy envisaged to be occupied by a grocer with a cafe element.

The central building has been designed to be a "highly articulated sculptural building" that recedes back into the site as it rises from the street resulting in highly recessive upper forms and a street edge of a human scale.

The choice of materials is a subtle reference to the existing Brutalist building and draws upon the tactile nature of other buildings in the local area resulting in a soft and neutral material palette. Existing building elements have been retained in the podium to the west with the project team citing the offices of Clare Cousins as an inspiration for retention of the Brutalist elements in addition to the structural capability of the existing structure to accommodate additional levels.

<figcaption>Existing and proposed including retained Brutalist elements.</figcaption></figure>As previously stated the ground level includes retail and café tenancies, allowing for a high level of active frontage along Roseneath Street which has been achieved via the strategic placement of services and car park entry.

Street level improvements further help to create a sensitive interface between retail and pedestrian streetscape, these include the sculptural concrete balconies and generous setbacks at the ground floor which create an open undercover pedestrian space.

The design also features activated vertical circulation by incorporating open external staircases which are animated by the vertical movement and transitioning of residents through the building, a welcome departure from static concrete isolated fire stairs. Sliding shutters add a further layer of movement to what could have easily been an otherwise static facade. This also has the added benefit of creating a dynamic climate responsive operable skin.

Coupled with the internal layouts this also allows for flexibility of the internal/external spaces, with the opportunity to increase the living area while maintaining privacy to the residence should the occupier so desire it.

The proposed building is a highly site responsive design with a strong sustainability, quality and community focus. The design is driven by fundamental principles including a strong emphasis on internal amenity, privacy, light and air access, equitable views lines, and communal facilities. Diversity of apartment types offers future owners and occupiers a wider variety of lifestyle options, catering to diverse community needs. The diverse housing options include studios; 1, 2 and 3 bedroom apartments; and 3 and 4 bedroom townhouses.

Large internal and external communal areas, including landscaped terrace spaces and a generous north-facing community room encourage engagement between neighbours and soften the transition between public streetscape and semi-private shared circulation. Significant communal landscaped terrace spaces that occupy roughly one third of the site are accessible from the street below.

Another noteworthy aspect of the project is the development team's desire to engage in a community consultation process to ensure Roseneath Street is embraced by the local community and a project it can be proud of and reflects Assemble's commitment to early engagement with the community and councils.

The town planning application for 122 Roseneath Street has been significantly influenced by lengthy consultation with nearby residents and The City of Yarra. Through this consultation, the team has made a range of design changes to enhance the development, respond to ideas and suggestions, and to improve interface conditions.

<h2>Materiality</h2>

Often easily overlooked externally in favour of a cheaper construct it's generally the materiality of boutique developments such as Roseneath Street which set it apart from the more investor-driven product. Overall the proposal from a material sense is all about texture favouring materials which are more robust and require minimal maintenance for residents.

Employing the use of timber boards and battens to form screens, fences and soffits provides a softer and warmer contrast to the cooler, robust and brutal concrete and metal elements. The precast concrete panels of both the ribbed and smooth variety respond to the Brutalist offices currently on site while the white and charcoal bricks respond to the vernacular of the area's existing housing stock.

Tall buildings are getting all the press but they take time to deliver. With more infill sites being unlocked, smaller mixed-use developments are on the rise and the appetite for high quality inner city boutique apartments continues to grow. So what’s next?

<h2>Stream 1: New Global Trends in Residential Development (Richard Drummond, Knight Frank)</h2>

The first speaker was Richard Drummond who acts as Director of the Knight Frank Project Marketing division in Melbourne. Responsible for campaign development, offshore and local sales and marketing campaigns and operations of the team, Richard has been involved with the sales of more than AUD$5 billion of residential property from Australia to London and New York to Asia.

Richard touched on a number of markets both internationally (namely London and New York) and then focused on the state of the Melbourne market along with the changing needs and desires of prospective buyers. As an example the owner-occupier market has signalled a strong desire for more storage coupled with a particular appetite for larger apartments with generous living spaces.

Looking at the CBD and Docklands, Richard noted that 60-70% of buyers were offshore. As a point of difference Queens Domain has reached 70% sales at the time of the event with 50% considered retail buyers.

<h2>Stream 2: A Planning Formula for Success (Tom Harrington, Meinhardt Planning)</h2>

Next up was Tom Harrington, a qualified Town Planner with considerable understanding and experience in utilising Victoria Planning Provisions. He shared his Planning Formula for Success.

Tom made the point that a successful planning formula was replicable. The three key stages of Planning are as follows:

	<li>Pre-Application</li>
	<li>Application / Post Application</li>
</ol>
1. When developing boutique apartments it is critical that local nuances are understood - boutique apartments cannot be built anywhere.and that planning input ie. due diligence into site purchase is also critical.

2. During the Pre-Application phase Tom emphasised the importance of:

<li>Planning input into concept design development, things like heights, setbacks, parking etc.</li>
	<li>Engaging senior personnel at council for projects of scale</li>
	<li>The planner and architect presenting to council planners together at the pre-app meeting</li>
	<li>Using the meeting as a guide for the key issues council will consider</li>
	<li>Not relying on in-principle approval from the pre-app meeting</li>
	<li>Understanding how to position the application</li>
</ul>
3. During the Application phase it is critical to:

<li>Use the planning system to your advantage</li>
	<li>Consider development contributions</li>
	<li>Consider trade-off's such as increased height in return for open space</li>
	<li>Consider the use of roof space</li>
	<li>Ensure if borrowed light is provided to apartments via saddle back/snorkel bedrooms that detailed drawings are provided which demonstrate how the internal wall is designed, the size of the opening/glazing,and the distance from the external light source</li>
</ul>

<h2>Stream 3: From Structures to Services: Engineering Added Value (Ivano Piubellini)</h2>

Next was Ivano Piubellini - Meinhardt’s new Discipline Leader for Building Services with his session is also straddling building engineering disciplines. He had four new ideas that could help project teams produce better, cost-effective, more saleable apartment solutions.

These initiatives included Green / Blue roofs, Cistern foundations and Geo-exchange systems; each coming with its own associated benefits. For example green roofs result in a reduction in solar load and provision of green space while blue roofs aid in the reclaim of water and stormwater attenuation to the street with a combination of the two resulting in maximum benefits.

Cistern foundations are modular precast concrete cell systems normally employed under car parks / roads /pathways that can be utilised to form a waffle pod type foundation suitable for a typical 4-storey apartment building. The benefits associated with its use include:

<li>Stormwater attenuation of flow to street drain</li>
	<li>Rainwater collection and re-use</li>
	<li>Fire service water storage</li>
	<li>All located under the building and forming a secondary purpose.</li>

<h2>Stream 4: Liveability and Amenity: Return on Green Space (Jon Shinkfield, REALMstudios)</h2>

Last but certainly not least was Jon Shinkfield,founding director of REALMStudios which is one of the nation’s leading urban design and landscape architecture practices. Jon’s portfolio of urban projects is framed by his interest in the relationship between water, people and place, including considerations of productivity, land use and modal transport. He is also President of the Australian Institute of Landscape Architects Victorian Chapter.

Apartment buildings will be limited to the eight 'superlots', three of which are sited along Huntingdale Road and are intended to accommodate buildings up to 6-storeys with views over the adjoining golf course. The remaining superlots will feature buildings of 4 to 6-storeys with all apartments taking advantage of views to existing parks.

It was DKO's previous work on masterplanning projects such as Banbury Village in Footscray and Kew Cottages that led to their engagement on Huntingdale, according to Brandon Yeoh.

Drawing inspiration from the native parklands which flank it, the development will incorporate walkways, cycling tracks, playgrounds and communal facilities such as club houses, barbeque areas and activity pavilions. Additionally, landscaping by REALM has been designed to include wetlands and native gardens while street frontages are set to be activated with cafes and the like with the expectation that the greater community will be drawn into the area and not just residents.

A critical aspect of the master plan is that it is not seen as a gated community rather a part of the greater community at large.

The site currently harvests ground and grey water for irrigation throughout the Huntingdale parklands in an environmental initiative between Sterling Global and Huntingdale Golf Course. Further ESD initiatives being investigated include grey, black and stormwater harvesting for the development, in addition to the potential for solar panels being provided as standard for all dwellings.

Sterling Global intends to begin a formal registration process in October-November with the display suite to launch on site in April 2016. The project will be marketed towards the local Oakleigh community with a target mix of investors, young couples, students, downsizers and retirees in mind. Prices are expected to start at around $550,000 through to $1 million.

The development follows hot off the heels of the success of Sterling Global's <a href="/buildings/ralston-22-toorak-road-south-yarra">The Ralston</a> in South Yarra which sold out and commenced construction just six months after settlement. The $65 million project consists of 53 luxury apartments and three townhouses and is due for completion late next year.

Sterling Global's grand plans for Huntingdale

Longstanding Gold Coast and Canberra developer <a href="https://www.apartments.com.au/developers/morris-property-group">Morris Property Group</a> is continuing to roll on with its Glitter Strip apartment pipeline, seeking to return to Mermaid Beach with a new 68-apartment development.

Morris, founded by Barry Morris in 1978 and one of the Gold Coast’s most prolific apartment developers over the past two decades, has filed plans for a 12-storey mixed-use building at <a href="https://www.apartments.com.au/new-apartments/36-seabeach-avenue-mermaid-beach-qld-4218">34-36 Seabeach Avenue</a>, on the prized eastern side of the Gold Coast Highway.

The 1,227 sqm site occupies a prominent corner position at Seabeach Avenue and the Gold Coast Highway, opposite the Mermaid Plaza retail and office precinct and around 140 metres walking distance from the future Mermaid Beach South light rail station.

<a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser &amp; Partners</a> has designed the project, which will comprise 68 apartments across a mix of 48 two-bedroom and 20 three-bedroom residences.

The building will rise 12 storeys, reaching a maximum height of 36 metres, with the apartments accounting for a total of 156 bedrooms. The development application also seeks approval for short-term accommodation across the 68 apartments, while two office tenancies are proposed at ground level.

The plans show 108 car spaces across the development, with parking accommodated at ground level and within a three-level basement accessed from Seabeach Avenue.

Resident amenity will be concentrated on level two, where Fraser &amp; Partners has designed a recreation deck with a swimming pool, 90 sqm pool terrace, outdoor barbecue area and gym.

The broader communal offering will also incorporate landscaped spaces, with the planning documents noting the amenity has been designed to provide areas for recreation, social interaction and outdoor living.

The proposal would continue the transformation of the Gold Coast Highway corridor through Mermaid Beach ahead of the arrival of the light rail.

The site is zoned Neighbourhood Centre and sits within the Mermaid Beach/Broadbeach Light Rail Corridor neighbourhood plan. While the prescribed building height is 24 metres, the site is identified within an Urban Neighbourhood context providing for a 50 per cent height uplift to 36 metres.

Planning documents describe the stretch of the Gold Coast Highway between Broadbeach and Nobby Beach as increasingly characterised by medium and high-rise development, with the proposed Morris tower joining projects including Ventura, The Alfred, Oceans and Otto.

The development would mark Morris Property Group's latest investment in Mermaid Beach, where it has already delivered two apartment projects.

Otto, at 1 Bondi Avenue on the western side of the Gold Coast Highway, comprises 70 apartments across nine storeys. The project was completed in 2019 and includes a residents' gym, recreation deck and swimming pool.

Morris also developed Oceans at 46 Ocean Street, a nine-storey, 70-apartment build-to-rent development completed in 2019. Oceans was the group's first build-to-rent project and incorporates commercial space at ground level.

The two existing Morris projects sit further north along the same Gold Coast Highway corridor as the proposed Seabeach Avenue development. Fraser &amp; Partners' planning analysis specifically identifies both Otto and Oceans among the established built-form precedents surrounding the site.

Mermaid Beach represents only part of Morris' considerable Gold Coast footprint.

The family-owned developer has been particularly active in neighbouring Broadbeach, delivering projects including Sierra Grand, Eclipse, Synergy, Qube, Koko, Opus and Malo, while its current pipeline includes Maison and the two-tower Crest development.

Further south, Morris has also developed a string of projects in Burleigh Heads, including Element, Boardwalk and Sandbar, while Essentia expanded its footprint north into Surfers Paradise.

The Seabeach Avenue application has been lodged by PMM Broadbeach Pty Ltd and seeks a development permit for a Material Change of Use for multiple dwellings, short-term accommodation and office uses. Zone Planning Group prepared the planning application, with Fraser &amp; Partners commissioned as architect.

The project comes as the developer continues to expand its Gold Coast pipeline while retaining a significant presence in Canberra. Morris now has more than $2.5 billion of development in its national pipeline and has delivered more than 7,000 homes during its near five-decade history

55 William adds to a growing concentration of Fortis projects in and around Double Bay, a market the developer has become increasingly active in over recent years.

Fortis previously completed the nine-residence Marmont on New South Head Road, while it is currently developing a mixed-use residential and retail project at 12 Cross Street. Its wider Double Bay footprint also extends into commercial and retail development.

The developer's broader Sydney residential pipeline is particularly concentrated across the eastern suburbs, with projects spanning Doub​le Bay, Ro​se Bay, Wo​ollahra, Dar​ling Point, Poi​nt Piper and Eli​zabeth Bay.

At 55 William, Fortis has again turned to MHN Design Union, the architecture practice behind several of its eastern suburbs projects, while London-based 1508 London has been appointed to handle the interiors and Wyer &amp; Co the landscaping.

The six-level building will comprise a combination of two and three-bedroom apartments, including a garden residence, full-floor apartments, a sub-penthouse and penthouse. Each residence will have secure basement parking and private outdoor space.

A rooftop terrace for all residents, along with select apartments, enjoys views across Double Bay Harbour and toward the Sydney skyline.

Ceiling heights will reach up to three metres&nbsp;in select residences, while the kitchens will feature natural stone and integrated Gaggenau appliances.

The boutique nature of the project reflects the type of stock Fortis has increasingly targeted across Sydney's eastern suburbs, where larger apartments and smaller buildings are being pitched primarily toward local owner-occupiers and downsizers.

Fortis Group General Manager Ed Eve said the developer continues to see demand from buyers wanting to remain in the eastern suburbs but move into newer, lower-maintenance housing.

“We're seeing continued demand from local owner-occupiers and downsizers looking for high-quality homes that allow them to remain in the eastern suburbs, close to the lifestyle and community they know,” Eve said.

55 William is also one of the early projects to respond directly to the NSW Government's Low and Mid-Rise Housing reforms. Fortis had previously secured approval for just two townhouses on the 599 sqm site before revising the scheme to eight apartments following the planning changes.

Situated one street back from Double Bay's water's edge, the project enjoys an enviable harbourside setting within walking distance of Double Bay Village and the ferry wharf.

Fortis has increasingly made the eastern suburbs a major focus of its Sydney pipeline. Beyond Double Bay, it recently completed the 14-residence Piper in Point Piper and has projects underway or planned across Rose Bay, Woollahra and Darling Point.

The developer recently secured approval for Verano in Rose Bay, a six-level development comprising 21 two, three and four-bedroom apartments, also designed by MHNDU.

Fortis continues eastern suburbs push with 55 William launch

UAE-based developer Arada has unveiled plans for a $2 billion twin-tower apartment development in Broadbeach, marking its first move into Queensland as it continues its rapid expansion across Australia.

Arada will develop 952 apartments across two towers on a prominent site opposite the Gold Coast Convention and Exhibition Centre, with the project targeted for completion ahead of the Brisbane 2032 Olympic and Paralympic Games.

The project represents Arada's largest commitment to the Australian market since arriving in the country in 2024 and significantly expands a local pipeline that has now grown to eight projects and more than 5,000 homes.

It will also be the first major Queensland project delivered by Roberts Co since the tier-one contractor was acquired by Arada Group in 2025.

Plus Studio has designed the Broadbeach development, which will comprise one, two and three-bedroom apartments across two towers connected by a landscaped podium.

A significant resident amenity offering will include lagoon and lap pools, a gym, sauna and steam room, alongside a mist room, infrared room and salt scrub facilities. Communal terraces, private dining areas, a library, residents' lounge and work-from-home spaces are also planned. Around 1,200 sqm of retail and hospitality space will occupy the ground floor.

The site puts Arada in one of the Gold Coast's most active apartment markets, directly opposite the convention centre and within walking distance of Pacific Fair, The Star Gold Coast and Broadbeach's dining and retail precinct.

It also has immediate access to the Gold Coast light rail network and sits just a few blocks from the beach.

Arada Group Chief Executive Ahmed Alkhoshaibi said Broadbeach represented an opportunity for the developer to expand beyond its initial NSW pipeline.

“Broadbeach is a world-class address that gives us the canvas to create a community of exceptional design and lifestyle quality that genuinely enriches the daily lives of the people who call it home,” Alkhoshaibi said.

“This is our first development outside New South Wales, and it reflects our growing ambition to grow in key urban markets around the country.”

Alkhoshaibi said bringing Roberts Co into the project would give Arada greater control over the development and construction process.

“Delivering this project through Roberts Co, our own tier-one construction business, means we can bring the quality, pace and accountability that our buyers expect.”

The move into Broadbeach comes as Arada accelerates its Australian expansion following its entry into the market two years ago. The developer has assembled a pipeline of eight projects comprising more than 5,000 homes, while the acquisition of Roberts Co last year gave the group its own Australian construction capability.

Globally, Arada has a development portfolio valued at $50 billion comprising more than 55,000 homes across the UAE, United Kingdom and Australia.

The Gold Coast is emerging as the next major market for the developer, with strong population growth and infrastructure spending ahead of the 2032 Games continuing to underpin significant apartment development across the coastal strip.

Arada plots $2 billion Broadbeach towers in major Queensland move

Sydney’s downsizer market is changing, with a growing cohort of buyers prioritising the right home over simply finding a smaller one.

Coronation Property Head of Sales Cam Porter says the traditional idea of downsizing does not necessarily reflect what many buyers are now looking for, particularly those moving from established family homes across Sydney.

Instead, he says they are increasingly becoming “right-sizers”, seeking lower-maintenance homes without sacrificing the space, amenity or quality they have become accustomed to.

“We are increasingly seeing buyers who are not motivated by the idea of simply moving into a smaller property,” Porter says.

“They are right-sizers. They want a home that is easier to manage and better connected, but they still expect generosity, quality and a floorplan that supports the way they live.”

It is a subtle but important distinction in a market where apartment developers are increasingly targeting established owner-occupiers.

For many of these buyers, moving from a house to an apartment is not driven by a desire to dramatically reduce their living space. Instead, the appeal is in removing some of the maintenance associated with a larger home while retaining generous living areas, storage and enough flexibility to accommodate family and friends.

Coronation’s sales team is seeing buyers place particular importance on natural light, practical storage and additional rooms that can be used as guest bedrooms, home offices or secondary living spaces.

Kitchens and dining areas are also playing an increasingly important role, particularly for buyers who regularly entertain or have children and grandchildren visit.

“These buyers still want their home to feel generous,” Porter says.

“They may want less maintenance, but they are not looking for less life.”

The challenge for the broader housing market is providing enough of the right stock to encourage that move.

While much of the discussion around Sydney’s housing shortage has centred on the number of homes being delivered, Porter says the diversity of those homes is equally important.

Older homeowners can remain in large family houses for longer when they cannot find an appropriate alternative in the neighbourhoods where they have built their lives.

“The decision is rarely as simple as wanting fewer bedrooms,” Porter says.

“People are weighing up their connection to a neighbourhood, the space they need for family, the quality of the home and whether it will continue to work for them over the long term.”
