With 2018 now in full swing, what better time to check in on the progress of one of the largest developments currently underway not only in Docklands, but in Melbourne - Melbourne Quarter.

Located within the Batmans Hill precinct of Docklands, Lendlease's $1.9b Melbourne Quarter project will deliver seven commercial and residential buildings that will assist in strengthening the connection between the Docklands and the CBD, while also completing Collins Street' the southern Docklands frontage.

In addition to 130,000 square metres of commercial office space, more than 50 percent of the Melbourne Quarter precinct will be dedicated to open space with a Skypark, central plaza and neighbourhood park designed by ASPECT | OCULUS.

Currently progressing onsite at an impressive pace, One Melbourne Quarter, upon completion will contain 25,000 sqm across its 14 storeys.  Public realm frontages on all sides will be activated via retail and café tenancies in addition to a 200 bicycle end of trip facility.  Retail space in small tiered retail pavilions address and mediate the Collins Street hill.

The Skypark - conceived as a timber plank by landscape architects ASPECT | OCULUS - overhangs the Collins Street frontage for 90 metres and will provide significant public space.

Arup and Lendlease will relocate into the building later this year.

The 40-storey East Tower will feature hanging gardens climbing the full height of the building and take advantage of views of the city and bay. The building, along with the other residential buildings is aiming for a 5-Star Green Star rating and will also implement smart technologies such as a Melbourne Quarter app for residents.

The ability to connect our residents to the wider community is something we've been looking to introduce and they'll able to do that via an app. It'll be a project specific app that can be accessed via an iPad or iPhone and allow residents to book the extensive communal facilities which that are in the buildings which comprise 'Club MQ'.

With 'Club MQ' we're looking at setting a new benchmark with the level of amenity that we're providing, and this will be available in the first tower and then the two other towers will share from that.

<figcaption>Melbourne Quarter Tower Image : Lendlease</figcaption></figure>Located at 693 Collins Street to the east of the under construction One Melbourne Quarter, Melbourne Quarter Tower will rise 28-storeys and provide 55,000 square metres of office accommodation when complete. The DCM-designed tower will also feature the second stage of the Skypark, completing the development's Collins Street frontage.

As part of the design the upper levels of the building will cantilever above Collins Street and will feature a rooftop area for tenants. 

Melbourne Quarter Tower was approved in March 2017 and is targeting a 6 Star Green Star rating and a 5 star NABERS energy rating.

Image : Lendlease</figcaption></figure>The  25-storey office tower at 697 Collins Street was granted planning approval just prior to the 2017 Christmas break. The Woods Bagot designed tower will feature 49,000 square metres of office space, accommodating about 4,500 new workers, plus 800 square metres of retail space on the ground floor.

As with the other commercial buildings at Melbourne Quarter, the tower will spill out on to a new public plaza off Collins Street, and will also feature a four-storey public staircase connecting to Aurora Lane.

2MQ seeks to build upon the sustainability credentials of Melbourne Quarter with a strong focus on water consumption, waste management and indoor environment quality. The building is targeting a 6 Star Green Star rating and a 5 star NABERS energy rating.

Site enabling and early works commenced on 2MQ on 15 January 2018.

Lendlease anticipates a 2022 completion date for the entire Melbourne Quarter development.

The current state of play at Lendlease's Melbourne Quarter

Melbourne's off-the-plan apartment market was put to the test last year with July 1 heralding the end of off-the-plan stamp duty savings for investors, with the concession instead redirected towards first home buyers. Additionally, investors were slugged with a tax on vacant properties, while developers were limited to 50% of sales to foreign buyers.

This, combined with tightened lending conditions, raised significant concerns among industry professionals, with many predicting a severe slow-down in off-the-plan sales and even more competition focused at traditional homes, driving prices even further out of reach.

Six months on, Marshall White Projects has instead seen an increase in sales and some unexpectedly positive consequences of the July 1 changes, which include:

<li>Sales in the local market have increased by almost 40% (39.3%)</li>
	<li>Total (local and foreign) sales have increased by a similar amount, 38.7%</li>
	<li>The average sale price has only marginally increased to $885,106 (up 1.9%)</li>
	<li>The number of empty nesters, or those looking to spend in excess of $1.5 M for an off the plan purchase of an apartment or townhouse, has increased by 28%</li>
</ul>
Urban.com.au asked Marshall White Director Leonard Teplin for further insight into specific factors that have had an effect on the apartment market in the last six months.

According to Teplin, 2017 was the year of the downsizer, with a growing acceptance of apartment living in Australia resulting in less reliance on foreign investment. 

Looking ahead to 2018, Teplin notes developers will need to continue to evolve their strategy to accommodate growing demand for off-the-plan.

Urban.com.au: In this new climate, in your opinion what criteria is necessary to ensure a successful project?

Leonard Teplin: In a sea of competition, each developer needs to consider “what’s my point of difference?”

Location is and will always be key – purchasers want to be close to public transport, main roads, shops, parks and within a good school zone.

Beyond that, a successful project today needs to be focused on quality design. Abundant natural light in all rooms, efficient use of space and high-quality fittings and fixtures are essential in this new era. Purchasers will be drawn to projects designed by well-known and trusted architects, that stand apart from every other project on the street.

UM: What have been the most successful projects that Marshall White have been involved in in the past 6 months?

LT: A recent boutique development, Oakdon on Scott Grove in Glen Iris sold 31 penthouse-sized luxury apartments in just six weeks at an average rate of $11,300 per sqm. Designed by Conrad Architects with a prime position on the corner of High Street, it was incredibly popular with local owner-occupiers, especially downsizers.

Another highly successful development was Ashton Park at 338 Burwood Hwy, Burwood which saw 20 townhomes priced from $945,000 to $1,049,5000 sold in two stages of three weeks each.

Do you expect there will be a shift in these areas to more owner-occupier product such as <a href="https://maps.google.com/?q=35+Spring+Street&amp;entry=gmail&amp;source=g">35 Spring Street</a>, 85 Spring Street and Collins Arch for example?

LT: While these aren’t areas Marshall White works within, there does certainly seem to be a trend emerging that indicates that’s the case.

UM: Do you believe this shift to the down-sizer is a correction i.e. balancing the market out or is it cyclical with investment apartments set to make a comeback at some point?

LT: The shift to down-sizers is due to a variety of factors, not just limited to the recent drop in investor activity. While 2017 did see an unprecedented increase in down-sizer buyers, these changes have been many years in the making as apartments lose their reputation as ‘dog-boxes’ and start to become synonymous with luxury living. This kind of shift isn’t cyclical, but rather evidence of a long-term change in the way people are perceiving off-the-plan apartments in general.

Given the demand for high-quality apartments, not just from down-sizers but well-off young professionals and families – even the investors who are still in the market are keen to secure a quality apartment that will appeal to families and rent well into the future - it seems unlikely developers will make another pivot and return to building smaller investor-style stock anytime soon.

UM: Part of the decrease in the demand for investment apartment sales has been the stricter foreign lending criteria and changes in stamp duty. Do you believe developers need to reconsider how this type of apartment is designed and marketed? And do you think the new Better Apartment Standards have a role in making them a more attractive proposition to potential buyers?

LT: The Better Apartment Standards indicate a bare minimum requirement for apartments, any developer wanting to succeed in Melbourne’s competitive landscape will need to be creating well above the bare minimum.

The demand for the investor-style stock is too small and too subject to market conditions to be a focus for developers in 2018 and beyond. It was our experience that many if not all of the top tier and quality boutique developers were already developing projects that exceeded these standards well before they took effect.

Leonard Teplin discusses what's next for Melbourne's property market in 2018

Now complete, Parque is an upmarket residential development on St Kilda Road comprising two glazed towers accommodating 332 luxury apartments. Designed by Fender Katsalidis the towers are connected by a private outdoor area on Level 8, featuring a 25-metre infinity pool.

The level 11 clubhouse has a library, a function room, outdoor terraces and a private dining room and kitchen designed by Shannon Bennett, with expansive views of Melbourne.  

The client, SP Setia, presented the design team with an existing building approval that negotiated the area’s building height restrictions and envelope controls. However, Fender Katsalidis still saw this as a unique project that warranted careful consideration and could take its cues from its natural environmental context.

Image: Supplied</figcaption></figure>This led to a design conceived for placing a building ‘in the round’, with 360- degree views, that absorbed its park environment. The Western tower fronts St Kilda Rd and spans 11-storeys, stepping down to 8-storeys in the centre to preserve views of the Shrine of Remembrance and the city, before rising to 19-storeys at the Eastern tower.

Both towers feature highly articulate, curved glass curtain wall facades with recessed panels providing the facade with depth and capturing light and shadows. 

The neighbouring heritage listed grounds feature 150-year-old elms listed on the National Trust of Australia's register of significant trees, requiring careful site coordination to ensure trees were protected throughout construction.

It’s an incredible location, adjacent to a heritage park, which will always be protected and is in fact part of the development. A truly unique site along St Kilda Road.

The buildings' form is drawn from the contours of nature to create the two curvilinear tower volumes that define Parque. We are in this remarkable spot, so everything about the building is working from the inside out to maximise views for residents.

Literally reflecting the park location, we arrived at an expression that has 100 percent glazing around the two building volumes. The reflective glass facade let us create a beautiful pattern of recessed and flush glazed panels.

It's very different depending on what the environment of the day might be; it changes with the light and the seasons, just as the deciduous trees of the park do.

The entry experience is really quite remarkable. You have two entries into the building at ground level and it is very much a grand lobby experience. It's probably the largest residential lobby we've ever designed and is beautifully clad, wallpapered in travertine stone, so it's quite a stunning environment.

The residences are very luxurious, with a level of amenity and appointment that can be likened to a hotel experience. All of the apartments are terrifically sized.

When we began the development’s design, this was not necessarily what the Melbourne marketplace was generally demanding or offering, so we are very proud of setting an industry standard with Parque.

Urban.com.au: Fender Katsalidis (FK) had to work within an existing approved envelope. What was the brief from SP Setia for Parque? Who was the target market for the development and how did this ultimately inform the design of the apartments and resident areas?

Nicky Drobis: The brief from SP Setia was for FK to design a building worthy of its heritage listed location. They understood the importance of this site within the broader context of St Kilda Road and had the desire to develop a building that would of course succeed commercially but also genuinely contribute to and enrich Melbourne’s built environment.  

FK needed to stay within the restrictions of the Shrine Vista Controls which by their nature encourage buildings that are lower towards St Kilda Road and higher towards the Eastern end of the site which results in two volumes at different heights linked by a podium piece in the centre. However, a key factor in SP Setia’s brief that enabled FK to fully explore the design potentials for the site was their understanding of the value of good design could indeed provide more value to a development than necessarily maximising an allowable building volume.

The brief also responded to SP Setia’s understanding of the lack of supply at the time in Melbourne of apartments which would attract owner occupiers and investors alike. Hence the apartment mix is varied and the apartments were larger than those typically in the market place at the time.

SP Setia is also known internationally as a developer who invests heavily in providing a wonderful amenity offer to residents in their developments, and this is definitely the case at Parque.

UM: Parque is located within a historically and culturally significant pocket of St Kilda Road. What were some of the challenges involved in working in such a sensitive context?

ND: There is wonderful complexity in the immediate built environment surrounding the Parque site, including historically significant buildings such as the former Royal Victorian Institute for the Blind, the Wesley College campus and the heritage listed park in which our building is sited. Our intention was to design a building which would not compete with its heritage neighbour to the south east and was responsive in form and material to its landscaped context.

In so doing the building forms are not directly referencing our context, but rather are a sculptural insertion which very much literally reflect the immediate surrounds in the glazed façade.

Are any members of the project team also residents in the development?

ND: There are indeed numerous members from the Development, Architectural and Construction team that own homes and live in Parque. The purchaser demand for the apartments was very strong and we never got to use the purpose built marketing suite to its full effect as the development sold out so quickly!

UM: SP Setia is obviously very happy with the finished product as FK has also been engaged to design 308 Exhibition Street. Can you tell us a bit about the working relationship with SP Setia?

ND: Our relationship with SP Setia has been an enriching and successful one. The Setia team bring with them a long history of quality developments centred in Malaysia that reaches globally, so there is the wisdom that comes with that.

They have astute local leadership supported by a strong team that work very cohesively. A fantastic part of our experience has been to learn from and enjoy SP Setia’s business culture which is embracing and supportive.

Close relationships across the entire consultant team and industry can be fostered in this environment.

FK's Nicky Drobis on Parque's design credentials

The various spaces and elements which combine to form RMIT's New Academic Street (NAS) have progressively begun to open to students and visitors alike.

 I was recently fortunate enough to be part of an informal group tour through the completed spaces within NAS, led by Harrison and White which had a hand in the project.

Located at the University's City Campus, the $220 million NAS project was conceived and delivered over a period of 6 years, and includes a range of transformative projects with the intent of creating a stronger relationship between the campus and the street. Of course the development also delivers an improved student experience, including new breakout spaces and study spaces.

<figcaption>The NAS Project has opened up the City Campus to the street and the sky.</figcaption></figure>To assist in realising this vision RMIT engaged Lyons Architects, whom also designed the Swanston Academic Building (SAB) directly opposite, to build on some of the conceptual thinking behind the design, particularly in terms of how students engage with the spaces which are dispersed throughout the building.

Lyons instead sought to bring on board another four relatively smaller architectural practices to assist in providing the campus with an eclectic mix of architectural diversity, guided by a single vision. 

MvS Architects, NMBW, Harrison &amp; White (HAW) and Maddison Architects were joined by Landscape Architects Taylor Cullity Lethlean in proposing a series of interventions to penetrate through the fortress-like perimeter of the brutalist 1970's buildings.

Working closely with RMIT to achieve the university’s goals of a future-looking building that has an unprecedented focus on students.

Rather than knock down the existing buildings and start from scratch, the design team embarked on a bold project of adaptive re-use which radically transformed buildings 8, 10, 12 and 14, reconfiguring the heart of the campus.

The design team has successfully rebuilt the centre of the campus for students, and in doing so, enabled the university to continue to retain, attract and grow student numbers. This major project has transformed the scattered RMIT city campus into an interconnected, vibrant collection of buildings. RMIT now offers students a truly vivid, intense city-like experience.

The project also involved the internal reconfiguration and renovation of Buildings 8, 10, 12 and 14, with a greater focus on delivering additional student spaces, improved student facilities and amenities, plus expanding the existing Central University Library.

The work of NMBW within this ensemble focuses on making new entrances and ‘arcades’ through the existing monolithic buildings, with associated new vertical circulation (stairs, escalators, small lifts), reworking specific rooms for casual student use within the library, introduction of mixed-mode and naturally-ventilated student spaces, provision of retail tenancies, toilets and general amenities, and the design of a wholly new 3-level building utilising structural timber.

(The Garden Building) creates a ‘student tower’ and beacon at the centre of the new precinct formed by the wider infrastructural works associated with New Academic Street. At plaza level, the new structure makes a covered public space, permanently open and served by a small café. Two levels above are workshop-studio style flexible rooms that can be linked to the library or operated independently. The top level is a social roof terrace, a lively space as part of the suite of landscape spaces at this new level of major public circulation.

NMBW's Garden Building on Bowen Street was a personal favourite with the 3-storey structure utiliseing  glue-lam timber columns and beams to form a new relationship to the existing buildings via a large staircase which allows pedestrian access from Bowen Street up to the new rooftop, spiraling around the perimeter.

<figcaption>NMBW's Garden Building to Bowen Street.</figcaption></figure>The introduction of five projections along Swanston and Franklin Streets to activate the facades of the Bates Smart-designed edifices, further add to the permeability of the existing buildings and reinforce the vertical circulation up the buildings.

The projections also collectively create a visual relationship between the NAS project and some of the outdoor spaces of the SAB directly opposite, opening the campus up to the outdoors, allowing for passive surveillance and animating the buildings above the street.

Once again each intervention has been designed by a different architecture firm and continues the architectural language from the Bowen Street facade, further reinforcing the connection with Swanston Street; both visually and physically. 

As someone who studied at RMIT, the University's large scale capital works program came well after I had departed, so while I haven't been able to appreciate or utilise the facilities and spaces of the Swanston Academic Building, Design Hub or New Academic Street as a student, I have enjoyed revisiting the City Campus and seeing how it has evolved. 

A visit to the NAS project is definitely recommended, with further areas still to be completed.

The Melbourne Metro project will further enhance the precinct with a new entry to State Library Station to be built on Franklin Street.

A tour of RMIT's New Academic Street

In response to the growing demands to remain relevant and socially progressive in the 21st century, CityLife - a contemporary church located in Wantirna South - engaged DKO Architecture to master plan their campus and design a series of new spaces and buildings.

DKO’s master plan response was to place a collection of buildings around a sheltered, north facing central plaza, which has been conceived as the heart of the church.

Located off the main street, the central plaza provides for before and after church activities, some on-site parking during peak event times and a space large enough to host outdoor events such as the church’s Moonlight Christmas Carols.

CityLife's brief to DKO was for a design which represented the church's inclusive and welcoming culture, with the foyer strategically located on the plaza adjacent to the car parking and major entry road providing legible community access. The foyer has been designed as a double height space with its ground floor providing a permeable interface to the plaza.

Image: Tom Roe</figcaption></figure>The building’s first floor cantilevers to provide shelter and sun shading to ground floor entry foyer, and employs apertures inspired by Le Corbusier’s Ronchamp cathedral, framing key views. Internally a two-storey “urban street” provides circulation and access to all functions rooms including the new Community Care building via an overhead bridge.

The circulation space was combined with social activities like the café and visitor’s lounges to create a social space where"chance meetings are encouraged and new relationships can be fostered."

Urban.com.au asked DKO Principal Koos de Keijzer to provide some insight on the office's growing body of work in the realms of places of worship, and how the idea of what a church is has evolved.

Koos de Keijzer:  I come from a churched background, and spent a lot time in churches when I was young. Most churches are incredibly introverted, dated and slightly kooky. I believe that there is no reason why the spiritual part of a person’s life should not be celebrated in a contemporarily designed environment.

DKO’s first large church project was One Church in Blackburn in Melbourne’s bible belt.

The specific brief was to design a space that the younger teenagers could hang out and feel comfortable in therefore classical ecclesiastical iconography was not considered to be a part of the brief.

And how does this differ from residential or other community projects, for example, that the practice has previously worked on?

KdK: A general theme in our church buildings is an ensemble approach of elements that together make up a neighbourhood that is the church.

The key vision for churches is that we always try to make churches very accessible to the wider community – accessibility is both looked at in form and often providing a retail-like edge to the neighbouring environment. And we are always interested in contemporary spaces that inspire and feel great to be in.

Strong inside and outside connections are always looked for, and outside spaces are always used where people can meet and recreate!

Libraries and churches are similar in a lot of their key features, in particular, the desire to provide spaces where people feel comfortable, connected and can reflect.

UM: We're seeing other community buildings such as libraries evolve from the more traditional model into multifaceted buildings which play a greater role within communities than simply storing books - how do you see the role of the church evolving in the 21st century and how can architecture enrich the experience of those who visit for worship or other purposes?

KdK: Many churches that we work on are in reality multi-use entertainment /music facilities that can be used 24 hours a day – 7 days a week.

Acoustics, interior architecture and theatre staging all make the contemporary church auditorium a relevant and meaningful experience in the future.

Many contemporary churches have had an active role in the music industry. The large Hillsong church in Sydney (recently) won an award at the Grammys.

Discussing 21st Century church design with DKO's Koos de Keijzer

The largest-ever Midsumma Pride March coincided with the unveiling of the design for the Victorian Pride Centre (VPC) in St Kilda.

Minister for Equality, Martin Foley was on hand to announce the winning scheme by St Kilda-based firms Grant Amon Architects and Brearley Architects and Urbanists on their innovative take on the Pride Centre design.

Jude Munro AO, Chair of the Victorian Pride Centre board said the winning design is outstanding and will immediately make the Pride Centre iconic.

With over 18 submissions received, we wanted the winning design to be inspirational and  (the winning design) more than satisfies these criteria. The building is due to open in 2020 and our aim is for the Pride Centre to be a catalyst for the revival of Fitzroy Street and to fit into the St Kilda design vernacular which this design does superbly.

The design features an internal square at ground level complete with bleachers and a central atrium rising the full height of the building with the various programs and spaces arranged around it to ensure adequate access to natural light.

The facility has been designed to showcase LGBTI art and history as well as bringing together advisory, health and support services.

City of Port Phillip Mayor, Cr Bernadene Voss said she is proud the Council’s $13 million contribution that aims to help provide a home with services for the LGBTIQ community and praised the design of the two local architects.

Winning design for Victorian Pride Centre unveiled

The City of Port Phillip has announced the shortlisted entries in its Design &amp; Development Awards for 2018. The jury panel and staff were impressed with the quantity and high quality of entries across all categories creating a welcome challenge during the shortlisting process for all involved. 

The Design &amp; Development Awards encourage and celebrate design excellence within the Port Phillip municipality, and intend to showcase exemplars in the fields of residential and non-residential architecture, urban design, heritage conservation, environmental and sustainable design, public art, interior design and placemaking.

The awards have generally been held biennially since 1998, with the last Awards event being held in 2014.

City of Port Phillip's Design & Development Awards 2018 shortlist revealed

Gamuda Land is set to unveil an impressive collection of artwork for the soon to be completed 661 Chapel St development in South Yarra.

Andy Dinan, Director of Mars Gallery which is renowned for exhibiting and promoting contemporary Australian artists, has been invited to specially curate the art collection throughout the development; included will be some of Australia’s most collected artists.

Image: supplied</figcaption></figure>Dinan's curation for the project adopted a slightly different approach, treating the shared spaces of 661 as part of a 'home' environment rather than as a ‘corporate curation' with the each of the chosen pieces reflecting the spaces which they occupy, as well as the relationship between the artworks themselves.

Andy Dinan recently took time out of her schedule to chat to Apartments.com.au about Mars Gallery's curation of 661 Chapel St's shared public and resident spaces, and the growing demand for artist involvement in property development. 

According to Dinan a number of developers are realising the potential shared spaces have to add value to their projects, and this has in turn created a growing number of opportunities for artists to be brought on for commissioned work in a curatorial, or consulting role.  This growing demand for property development collaborations represents a key new pillar for Mars Gallery.

In commissioning artwork as part of their developments, the more culturally atuned and younger developers are providing a point of difference to their respective development in an increasingly competitive market, creating what Dinan terms as 'destination developments'. 

Dinan says that developers and developments are moving away from just street art to other media such as video and audio art to enhance and compliment their spaces. Marina Tower's artwork which comprises optic fibre light to create a giant glow worm is set to be unveiled in February, with an art installation as part of Golden Age's Opera development on St Kilda Road to be launched mid-year.

Previously Mars Gallery has been involved in creating a sound sculpture as part of an Elenberg Fraser development on Albert Road South Melbourne, which featured sounds that the artist recorded in Japan that was activated when the visitor sat down.

Another project <a href="/news/kennedy-nolan-create-a-new-melbourne-central-video-art-space">previously covered</a> by Apartments.com.au and curated by Mars Gallery is Melbourne Central's Melbourne Art Loop on the lower ground level.

In explaining about how Mars Gallery won the curatorial commission for 661 Chapel St, Dinan says she was invited to submit via a tender process with a brief that called for a more 'homely' experience rather than something corporate.

The process to select the artists and curate the works was slow but considered says Dinan, largely in response to the brief, with each piece chosen for its suitability for a particular space with a lot of negotiating and consultation as part of an open dialogue between architects Bird de la Coeur, Gamuda Land and the builder, Crema Constructions.

This has resulted in a carefully curated experience for both visitors to the building, and its soon to be residents. A stainless steel sculpture in the form of the building address by sculptor Matthew Harding greets residents upon arrival at the porte-cochere, and visually introduces the art project to visitors of 661 Chapel St.

Image: supplied</figcaption></figure>Once inside visitors will find themselves within the high vaulted ceiling Grand Library - a space designed to capture light and create a sense of calmness. 'The Relic' - a cardboard sculpture with an industrial aesthetic by acclaimed artist Daniel Agdag who works entirely in cardboard and is known for his attention to detail, will feature in this space.

According to Dinan it was critical that the artworks selected were 'an appropriate fit for the spaces.' In the context of the Grand Library this extended beyond The Relic to the adjoining wall, which will feature a print of a photo by Agdag while a catalogue of his work will also sit within the space.

Image: supplied</figcaption></figure>Fabrice Bigot, a French-born photographic artist, will have a series of pieces centred around botanical studies located above the concierge desk, and throughout the building’s public spaces and private dining rooms.

Simon Finn has several works curated throughout the building, including a statement piece in the Grand Library, and three framed works entitled Liquid Tower in the meeting room which draw on his practices exploration of the synthesis between artist, environment and technology.

Woven polypropylene sculptures by Emma Davies are featured in the common spaces alongside Jenny Crompton’s acrylic ink on paper frames in the newspaper room.

The artworks will be officially unveiled in February as part of the official building opening.

Gamuda Land engages Mars Gallery to curate 661 Chapel St

Late last year Carta Group and Wulff Projects submitted a planning application for an OLA Studio-designed development at 210 Alexandra Parade East Clifton Hill, which has undergone a number of changes to respond to Council and community feedback.

The proposed development is for a 6-storey building comprising of 26 apartments and a resident’s communal workspace at ground floor. The building's design is highly site responsive and employs carefully considered amenity oriented design principles, coupled with a strong ESD focus, located in a mixed-use zone just north of the Eastern Freeway and within close proximity to both Victoria Park and Clifton Hill train stations.

210 Alexandra Parade is expressed as an articulated form that draws inspiration from the original factory while providing a considered building response to both the existing and future context. Additionally, design proposes the adaptive re-use of existing bricks from the original building on-site for communal workspace, lobby feature walls, courtyard paving and landscaping.

Planters &amp; landscaping will be provided to selected balconies and window boxes to aid in softening the building's exterior, while winter gardens have been designed into south facing apartments. Private open space averages in size at approximately 22 sqm with deep soil planting along the northern and eastern boundary.

The ground floor communal workspace ensures the building provides an active frontage to Alexandra Parade.

The design draws upon the architectural character and materiality of the surrounding area while referencing the site's industrial past. The original building is an old red brick Factory which is used to inform the composition of the building mass. The first 4 levels of the proposed design form a red brick podium interpretive of the original brick factory.

The upper levels and form on the eastern boundary employ a fenestrated dark metal cladding that subtly transitions from solid wall to battened screens when positioned in front of openings. The metal is dark and recessive so as to not distract from the strong form of the lower mass. The change of material from white brick to metal also allows us to read the upper levels as one element resulting in a clean and interesting compositional form.

A breakline of glazing is applied between the podium and fifth level to create the illusion that elements of the top level are floating to provide a sense of lightness.

The proposal for 210 Alexandra Parade represents the Development Partners' continued focus on facilitating positive change to Clifton Hill, via a very robust design-based agenda with the objective of meeting community expectations of the suburb attracting quality, design-focused developments such as Wulff Projects' 122 Roseneath Street project in partnership with Icon Co and Assemble.

To this end the project team have worked closely with Council to refine the design to address feedback relating to privacy, overlooking, height and building mass, and dwelling diversity. This has resulted in a much stronger composition of elements to provide a  positive contribution to the streetscape.

210 Alexandra Parade adds to Clifton Hill's growing design credentials

Late last year Apartments.com.au was invited for a tour of the new offices of <a href="https://capi.com.au/">CAPI</a> in Windsor and a chat with its founder Pitzy Folk. The 1930’s building now known as '151 Albert' had previously housed Telstra and has been refurbished by renowned interior designer and family friend of the Folk family, Tamsin Johnson into 1,400 sqm of office and break out space across two floors and a basement.

Image: Earl Carter</figcaption></figure>Pitzy Folk moved to Australia from his native Austria in 1973 and has gone on to own a number of successful businesses, including Map Coffee in 2002, which was acquired a short 12 years later by global conglomerate, Tata.

In 2010, having accumulated over 40 years of experience in hospitality, Pitzy identified the need for a clean, naturally carbonated refreshment that used only premium ingredients and mineral water that was locally sourced.

So to he founded CAPI, a proudly Australian mineral water brand made in Kyneton, Victoria. 

In addition to CAPI, Pitzy has invested in start-ups throughout his career (under the banner of Folk Investments) and the new building will also serve as an incubator hub for the businesses he is involved with.

The companies co located at 151 Albert will have access to shared services including in-house accountants and lawyers. Pitzy’s vision was for a building that would connect and facilitate shared knowledge, experience and expertise between all of the businesses under the one roof.

This will allow for opportunities to provide additional support, mentoring and advisory that would otherwise not available to other start ups.

The move to a new office was largely necessitated due to the State Government's acquisition of his former office at 2-4 Buckhurst Street which was mooted for a new park as part of the Fishermans Bend Urban Renewal Area. At one stage Folk proposed a two tower apartment building designed JCB, but the site will now make way for the Montague Community Park which is being built directly opposite the new Primary School on Ferrars Street.

Tamsin's brief was to transform the three-level building into a primarily open plan workspace supported by a series of smaller offices and meeting rooms along the perimeter walls.

Tamsin has retained the original red brick fabric of the building and spent months removing the more recent additions and alterations to reveal the layered history of the building including generous 4.5m ceilings and refurbished original steel frame windows while employing a calming neutral palette of materials and finishes which celebrate the character of the building. 

The ground floor has retained the raw finishes of the building's past such as hard plaster and eroded paint stripped back and polished up to become features of the space. These which has been complemented by an open reception space with linen lounges and concrete reception desk with art-clad walls.

Image: Earl Carter</figcaption></figure>The first floor by contrast, is finished with timber floorboards, freshly painted white walls, USM office furniture and European task lighting with feature handmade sculptural wall lights. An open kitchen creates a hub for communal dining for all the workers in the building, encouraging conversation, collaboration and the exchange of ideas. 

The finishing touches were being applied to a bar and lounge area in the basement, which will be named ‘The Albert’. This space will be used by the businesses within 151 Albert, but will also become an invite only space to hold innovative and progressive events.

The design for the space features a blue-and-white-washed Mediterranean underground-style bar with a linen-clad room that can be used for meetings, meditation and other small, intimate events.

Pitzy says he couldn't be any happier with the result and working with Tamsin on the realisation of his vision for the space, and it comes across in the joy in his voice when speaking about the project and the process behind it. Would he do it all again? Pitzy's answer was a resounding yes!

A tour of Pitzy Folks' new Windsor office

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.
