The Civil Aviation Safety Authority has demanded that a real estate agency ground its drones used to take advertising photographs of properties. 
South Australian agency Toop&amp;Toop was using unmanned aerial vehicles, or 'drones', fitted with cameras to take aerial photos or footage of properties. Other real estate agencies, such as <a href="/expert-insights/investing/will-google-glass-change-the-face-of-real-estate-in-australia">Melbourne's Marshall White</a>, do the same.
The Civil Aviation Safety Authority (CASA) notified the company that they were unauthorised to operate the drones on a commercial basis, putting an end to the practice at the company. Despite reports that it is illegal for real estate agents to use drones, the practice is legal as long as the operator has approval.
Managing director Anthony Toop says the company was unaware of any legal issues when they first launched the drones.
“We ordered the first ones from the States,” says Toop.
“Our trials were fantastic – the results were so much better than we could ever have imagined.”

After some initial success with the technology, Toop&amp;Toop started using the drone to advertise more properties, which lead to media attention.
“We did a press release and got a lot of publicity,” says Toop. He says the press attention caught the eye of a former employee who was trying to get an aerial photography qualification.
“That was the first we knew of any issues.
“We got some legal advice, and [the legal team] advised that we talk to CASA. We proactively went to them, and we said, “surely there isn’t a problem, and what’s the deal?”’
CASA told Toop that his company was not authorised to continue flying the drones, and served him with a notice to desist.
“Because we are a very high profile company, we weren’t going to play with that at all,” says Toop. “We just shut it down. But our competitors all started flying.”
According to Toop, his company won’t be reporting any competitors to CASA.
“But it’s incredibly frustrating,” he says.
Peter Gibson, corporate communications manager of CASA, explains that commercial operators must meet certain licensing requirements to use drones.
“If you’re a real estate agent and using a drone to take photographs of clients’ homes, you should either be using an <a href="https://www.casa.gov.au/scripts/nc.dll?WCMS:STANDARD::pc=PC_100959" target="_blank">approved remotely piloted aircraft operator</a>, of which there are about 110, or you need to get an operators certificate and approval from CASA," says Gibson.
He acknowledges that this is a lengthy process for those who wish to operate the drones themselves.
“It takes some degree of work to understand the safety standards you need to meet. You need to develop manuals and undergo training, you’ll need to submit materials for approval,” he says.
Gibson says that the process will cost several thousand dollars, but there is an alternative.
“A simple way of doing it would be to simply engage the service of an authorised operator.”

Since grounding their own drones, Toop&amp;Toop have used an authorised drone operator. 
“But because we do everything in house, it’s not a model we’re keen on. We were looking to use it all the time, because it’s such good imagery. We’re waiting for the legislation to catch up,” explains Toop.
He says that the lengthy training process is an unrealistic measure for most agencies.
“We advertised for a commercial pilot, to try to do this part time. Even the commercial pilot said the requirements were ridiculous. So we’re just waiting for the legislation to get more consistent with reality,” says Toop.

Some may be tempted to dodge the cost of engaging an authorised operator or undergoing the required training. But Gibson warns that those illegally operating drones can face steep costs, including penalties.
“More seriously,” he adds, “there may well be insurance issues as well. If something was to go wrong, they may then have problems with their insurance, given that they have been operating illegally.”
For now, Toop&amp;Toop have come up with an alternative for hard to get shots – ‘Toop Air’. Cameras are suspended on 40 metre high aluminium poles, which can then capture about 80% of the images that drones could, according to Toop.
“But the thing that we’re missing are the video drones, which were incredible.” Toop says that the agency will continue to outsource drone operations, but will have to be more selective with the properties that are advertised with drone imagery.

South Australian real estate agency forced to ground drones: Will others follow?

After being tasked with fixing a zone in their own home, South Australian couple Bomber and Mel were eliminated from Channel 7’s House Rules.
Each team was given 24 hours to return to their house and fix up a zone previously renovated by another team.
Bomber and Mel, who have been dating for the shortest time of the couples, were sent home after fixing up their home’s kitchen, dining room and their daughter Kaitlin’s bedroom.
The zone was originally renovated by Townsville couple Maddi and Lloyd, who installed a teal splash back, complete with black paint splashes in the kitchen, and painted Kaitlin’s room black. Although Bomber and Mel attempted to instil more of their “junk shop chic” sensibilities in their fix up, they couldn’t do enough, with judges Joe Snell and Wendy Moore awarding them just 10 out of 20.
Adam and Lisa were awarded the second lowest score of the night by the judges with a score of just 12 out of 20. They chose to fix up the laundry, hall and guest room that had been previously renovated by eliminated Tasmanian couple Brooke and Grant. Adam and Lisa were the underdogs at the start of the season, but it seemed that their luck had changed after they were awarded the first ever 10 out of 10 score for their renovation of Lloyd and Maddi’s kitchen.
Unfortunately they reverted back to initial form this week, with the judges declaring that they had chosen the wrong zones to fix.
Western Australian couple Russell and Carol took on the laundry and master bedroom of their home, which was originally renovated by Melbourne couple Candy and Ryan. They managed to uphold their house rule of “vintage lux”, tearing down a plywood bedhead that Candy and Ryan had installed and replacing it with an old Balinese door. The judges decided that though they excelled in their master bedroom makeover, their finishing touches weren’t up to scratch. They were given 14 out of 20 for their effort.
Townsville’s Maddi and Lloyd did their best to undo the Brooke and Grant’s work on their master bedroom, walk in robe, and deck. While the judges liked their bedroom and deck makeover, wallpaper woes continued when Townsville presented limited wallpaper options at 24 hour notice. Though the judges were glad the couple had taken down Brooke and Grant’s liquorice striped wallpaper in their walk in robe, their hastily applied mismatching wallpaper wasn’t much better. They scored 15 out of 20.
Previous challenge winners Candy and Ryan, armed with some extra cash, fixed up the zone completed by Adam and Lisa in the first week of the series. The couple tackled the much hated entry, the incomplete study and the family room of their house. They lost marks for barely making a change to the study (beyond purchasing and assembling a desk) but were rewarded for their bright and colourful living room. The judges even liked their glassless framed artwork, with Wendy Moore declaring that the matte finish gave the art an even more contemporary feel – not realising that the couple had accidentally smashed their frame’s glass when transporting the art into the house. Candy and Ryan also scored 15 out of 20 for their makeover.
Next week will see the couples enter the semi-finals of House Rules season two, with each team undertaking garden makeovers. The season’s winning team will have their mortgage repaid in full.

House Rules: Bomber and Mel get the boot after own home challenge

Andrew Nicholson, formerly of Swire Properties Limited, will join CBRE as the head of asset services for Asia Pacific in September.
Nicholson was a portfolio manager, managing a commercial and development portfolio worth more than US$2.5 billion. He handled Hong Kong office investments and major commercial developments on behalf of European and Asian joint venture partners.
Since 2011, he has been a lecturer on asset management at the International Real Estate Business School at Regensburg University, Germany and with the Asian Cities program of the Real Estate Academy in China and Tongji University, Shanghai.
Nicholson, who will remain based in Hong Kong, takes over the position from Sam Cuccurullo, now the executive manager and head of asset services for CBRE Asia Pacific. After 19 years with CBRE, Cuccurullo will retire at the end of 2014.
In addition to Cuccurullo’s work on CBRE’s Asia Pacific activities, he has participated in the company’s fundraising efforts and was involved with CBRE’s Walk for a Wish program for five years.
CBRE  Global president of asset services Tony Long said that Nicholson will build on the Cuccorollo’s work at the company.
“Sam has been a true asset to CBRE since he joined our Pacific operations 19 years ago and we are hugely grateful for his many contributions,” said Long.
“We are equally fortunate to have Andrew coming onboard. His wealth of international experience will continue to drive our world-class Asset Services business. As a global leadership team, we are focused on building a consistent, globally-enabled platform of standards, training and technology that foster best practice generation from around the world. “

CBRE appoints Andrew Nicholson as head of asset services for Asia Pacific

Sandringham’s beaches and village amenities are a major draw card for buyers.
As of 2011, Melbourne’s <a href="/news">Sandringham</a> had a population of 9,309. There are 3,885 private homes in the suburb, with an average of 2.5 people per household. The median weekly income in 2011 was $1,836, with a median monthly mortgage payment of $2,500 according to the Australian Bureau of Statistics.
According to RP Data, the median house price in the suburb was $2,100,500 for May. April saw a median house price of $1,625,000.
The suburb’s median house price dropped in 2012 (by 10.1%), as it did to a lesser extent in the neighbouring <a href="/news">Hampton</a> in the same year. Both suburbs saw a recovery in 2013, with Sandringham’s median house price up 8.1% in 2013. The median unit price was $525,000 for May.

Paul Bond of Hodges Real Estate Sandringham says the suburb offers a diverse blend of properties.
“Sandringham has a variety of housing styles,” says Bond. “Art deco homes, Edwardian properties and Californian bungalows are all well sought after by families.
“In addition, the area has a number of more modern townhouses, semis and terraces as well as luxury apartment blocks and courtyard properties which are popular with the older residents. The area has a number of quiet streets which offer the perfect piece of suburban life.”
With solid year on year growth, Bond believes that Sandringham is a suburb to consider for investors.
“However, there is a high demand for property in the area so it pays to know what you are looking for and possibly consider properties that need some renovation as a more affordable way of gaining a foothold in the area,” he advises. He also notes the rise of rental properties in the area.
“Renters make up almost a quarter of the property market in the area - a number which has increased in the past five years,” says Bond.
“This makes investing in the buy to let market in the area a good decision with average rents yielding $400 per week for a unit and $795 per week for a home.
Bond says that the beachside lifestyle drives demand for the suburb.
“Health and fitness enthusiasts are attracted to Sandringham as it offers a perfect environment for a healthy outdoor lifestyle. With almost a quarter of the area being made up of green space and parkland, residents can often be found running, walking and cycling along the foreshore,” says Bond.
The suburb is also home to golf courses, the Sandringham Yacht Club and the Sandringham Football club.
According to Bond, Sandringham’s village lifestyle also makes the suburb popular with residents.
“The main retail area is around Station Street and offers an array of cafes including the kitsch, Cuppa Cottage, a quirky café popular with the local parents for its babycinos and homemade cakes,” he says.
“The area also has a number of restaurants and takeaway shops as well as independent bookstores, toy shops and speciality food stores which are in keeping with the village lifestyle.”
Located 16 kilometres from the Melbourne CBD, Sandringham has a train station that can get residents to the city in just under half an hour. Schools in nearby suburbs such as Brighton Grammar, Firbank, Xavier, St Leonard's, Star of the Sea, Haileybury College and Mentone Girls' Secondary College are also an attraction for buyers.
Bond advises investors to remember the fundamentals if they are considering an investment property in Sandringham.
“When buying to rent it is important to consider location, location, location to secure maximum return on investment. For example ensuring your property is within a few minutes walking distance to transport and shops and in the catchment area of good schools will make it more desirable than competing properties as these are often fundamental requirements for potential renters,” he says.

Suburb spotlight: Does Sandringham’s lifestyle market stack up for investors?

Some of Australia’s top business people will sleep out tomorrow night to raise awareness and funds to combat homelessness at the <a href="https://www.ceosleepout.org.au/" target="_blank">Vinnies CEO Sleepout</a>.
Since the first Vinnies CEO Sleepout in 2006, the event has raised over $13 million in funds for Vinnies Homelessness Services. Fundraisers are encouraged to wear warm clothing, a sleeping bag and pillow. Vinnies will provide cardboard for them to sleep on or to construct a shelter, and a basic meal of soup, bread rolls, tea and coffee.
Some of the highest fund raisers this year include:

Fundraisers in the Australian Capital Territory, who include Defence Housing Australia boss Peter Howman, will be contending with the coldest conditions. The ACT is expecting a low of 2 degrees Celsius for the night.
This year, fundraisers in Sydney will be sleeping at Everleigh Market at Carriageworks. There will also be a Sleepout event in Newcastle and Wollongong.  Last year, $2.1 million was raised by New South Wales fundraisers. Participants in Victoria will be staying at Etihad Stadium.
Western Australian CEOs will be attempting to sleep rough for one night at WACA.
Northern Territory bosses will be staying at the Fannie Point Gaol in Darwin and the OLSH College in Alice Springs. St Vincent de Paul National chief John Falzon, who will be sleeping in Darwin, says that hosting the event at the Fannie Point Gaol will draw attention to structural inequality.
“This venue holds many stories of dispossession and exclusion. Holding the CEO sleepout at the Gaol highlights the tragic link between homelessness and the prison system,” says Falzon.
“People experiencing homelessness and disadvantage are often more likely to end up in prison and people released from prison are more likely to end up homeless.”
Fundraisers from Queensland are set for the Courier Mail Piazza in Brisbane, with South Australian participants at Government House. Tasmanian bosses will be at the Hobart Showgrounds.

The most expensive sales of the week have been gathered by <a href="https://www.myrpdata.com/" target="_blank">RP Data</a>.
Sydney homes dominated the top end of the market this week, with seven of the top 10 sales taking place in the New South Wales capital.
Two Victorian homes made the top 10, which all sold for $2 million or more. One Queensland home made the list.
While RP Data's top spot goes to 227a Gannons Road in Sydney's Caringbah, which sold for $3,160,000, it looks like it may have been pipped to the post by another $3 million plus home, <a href="https://www.realestate.com.au/property-house-nsw-roseville-117032687" target="_blank">58 Bancroft Avenue, Roseville</a> in New South Wales, pictured below.

The five bedroom house at Bancroft Avenue beat Gannons Road by $200,000, selling for $3,360,000 on Saturday through mcconnell bourn Lindfield.

When you step into your house, you’re greeted by a sea of neutral tones. You’re sick of pretending to care about scented candles.
Perhaps you, like Manhattan resident Chris Kooluris, could do with a trip down memory lane. This used to be his bedroom:

If you’re feeling a little jealous of Chris’s apartment, never fear. You too could one day live in your own video game arcade.
First, you’ll need to get rid of all that timber. Timber floorboards, desk, cabinet, bedhead – there’s no room for organic materials in a 1980s style video game arcade. Out it goes.
Next, paint those sandy beige walls over to dove grey, and move in your first arcade game. This one’s pretty special: it’s a Donkey Kong: Kong Off game.
Chris tells Property Observer that this game used to belong to Donkey Kong champion Steve Weibe himself, and is signed by Weibe and his supposed nemesis (and hot sauce purveyor), Billy Mitchell. For those who aren’t as well versed in their Donkey Kong battle mythology as they should be, it might be time to take a break from the renovations to sit down and watch <a href="https://www.imdb.com/title/tt0923752/" target="_blank">King of Kong: A Fistful of Quarters</a>.

Renovation recreation: How to turn your bedroom into an arcade

As the end of the financial year approaches, self-managed super fund (SMSF) trustees can employ a number of strategies to legally minimise their tax payments.
Graeme Colley of the SMSF Professionals’ Association of Australia says those strategies include after-tax and age-specific tax contribution.
“Making after-tax contributions to super, which could come from your personal savings, transferring personal investments or an inheritance, is one effective way to minimise tax,” says Colley.
While the maximum personal after-tax contribution for this financial year is $150,000, those aged 65 or over can contribute up to $450,000 over a three-year period.
“This allows you to make substantial contributions to super and build your retirement savings,” Colley says. But he warns SMSF trustees not to go over the after-tax contribution caps, with excess contributions attracting tax rates up to 46.5%.
The after-tax contribution cap will rise for the next financial year, says Colley.
“Remember, too, that from 1 July 2014, the after-tax contributions cap increases to $180,000. This means if you can trigger the bring-forward rule that a total of $540,000 can be contributed over the fixed three-year period.”
He explains that SMSF trustees who are aged 60 and over have a maximum tax deductible contribution cap of $35,000.
“These contributions include amounts you make as salary sacrifice, the Superannuation Guarantee or, if you qualify, personal deductible contributions. If you want to maximise your contributions before 30 June, make sure you talk to your accountant, tax agent or professional adviser so that your salary sacrifice agreement with your employer allows the maximum to be salary sacrificed,” says Colley.
Regulations apply to those aged 65 or over who still want to contribute to their SMSF.
“If you are 65 or older you will need to meet a work test to contribute to super in most cases. You will need to work for at least 40 hours during 30 consecutive days at any time during the financial year to make tax deductible and non-deductible contributions to super,” says Colley.
Once you reach 60 years old, all lump sums that you extract from your super fund is tax free, with some exceptions for government funds.
“However, before age 60 any lump sums that include a taxable component can be taxable. The taxable component includes the tax deductible contributions plus any income that has accumulated in your superannuation benefit. No tax is payable on taxable amounts of up to $180,000, in total, you receive before age 60. This amount is indexed annually,” says Colley.
He says that if trustees are eligible to draw from their superannuation, it may benefit them to wait until they are over 60 years old, or a later financial year.

Tax minimisation strategies for SMSF trustees: SPAA

Metal studs installed in an alcove at the entrance of a block of London residential flats have been described as “ugly, self defeating and stupid” by Mayor Boris Johnson.
The so called “anti-homeless” spikes have attracted widespread criticism after a picture of the spikes was <a href="https://www.facebook.com/photo.php?fbid=10154181616760058&amp;set=a.144410400057.227753.700465057&amp;type=1" target="_blank">posted on Facebook </a>and distributed on Twitter. An <a href="https://www.change.org/en-GB/petitions/mayoroflondon-residential-property-partners-remove-the-anti-homeless-spikes?recruiter=107232150&amp;utm_campaign=share_twitter_mobile&amp;utm_medium=twitter&amp;utm_source=share_petition" target="_blank">online petition</a> to remove the spikes has been launched, with 108,449 signatures gathered so far. 
According to the petition, the Southwark building in question is managed by Property Partners. London journalism student Nathan Fitzpatrick visited the building, <a href="https://storify.com/nathanfitz/twitter-reporting-on-anti-rough-sleeping-studs" target="_blank">reporting over Twitter</a> that he spoke to some of the building’s residents. The unnamed residents told Fitzpatrick that the spikes had been installed in “the past three to four weeks”, while Fitzpatrick noted that none of the residents he spoke to had been consulted about the spikes.
Johnson rebuked the spikes and urged the developer to remove them (although it has been noted elsewhere that it was not the building’s developers who installed the spikes).
“Spikes outside Southwark housing development to deter rough sleeping are ugly, self defeating &amp; stupid. Developer should remove them ASAP,” Johnston <a href="https://www.propertyobserver.com.au/https://twitter.com/MayorofLondon/status/475943253406412801" target="_blank">tweeted earlier this week</a>. 
“We've spent £34m on the likes of 'no 2nd night out, reaching 3/4s of rough sleepers, but must do more. <a href="https://www.propertyobserver.com.au/https://twitter.com/MayorofLondon/status/475945644302282752" target="_blank">Spikes are simply not the answer</a>.”
However, Buzzfeed has noted that these are not London’s first “anti-homeless” spikes, with reports of spikes appearing <a href="https://www.independent.co.uk/arts-entertainment/art/news/architecture-making-a-point-with-spikes-and-studs-for-the-homeless-for-weary-tourists-or-anyone-waiting-for-a-friend-london-buildings-have-offered-a-nook-or-windowsill-on-which-to-rest-not-any-more-mark-cole-looks-at-antipeople-adornments-1442470" target="_blank">as early as 1994</a>.

Despite the public outcry against the spikes, they have been defended by some, including <a href="https://imsorrythatimlikethis.wordpress.com/2014/06/07/the-spikes/" target="_blank">one nursing student</a> who claims that “sometimes you have to remove a person’s sleep site in order to engage that person” and prevent further risks to their health that come with rough sleeping.
“That’s why they’ve put the spikes there. Or made the benches single. Or too narrow to sleep on. Look around you. These measures are in place all over London.”
In a widely shared blog post, the student urges readers to worry instead about wider societal issues that contribute to people sleeping rough in the first place.
“If you’re worried about the spikes maybe instead you could worry about the housing shortage, or the lack of good mental health and drug and alcohol services in your area. Worry about how your local area is dealing with antisocial behaviour. Worry about children’s services, worry about decent homeless liaison teams in hospitals. Worry about the lack of shelters. Worry about the benefit cuts,” she writes.
As for the Southwark spikes, they have since been turned into an <a href="https://www.propertyobserver.com.au/https://twitter.com/olivia_solon/status/476050904362536962/photo/1" target="_blank">anti-Boris Johnson protest</a>.

Don't call it a comeback: Five retro design trends that deserve to return

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

First look at MAYD's North Kirra mixed-use precinct

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Nova Rêve arrives as Reve Group bets on Castle Hill's next growth phase

A collection of just 25 large-format apartments and penthouses overlooking Goodwin Park is entering the Coolangatta market, with <a href="https://www.apartments.com.au/new-apartments/marea-residences-coolangatta-27-27a-dixon-street-coolangatta-qld-4225">Maréa Residences</a> combining a low-density, residential-only approach with uninterrupted park and Pacific Ocean outlooks.

Located at 27 Dixon Street, Maréa comprises three and four-bedroom residences alongside a limited number of dual-level penthouses, with the project positioned between Goodwin Park and <a href="https://www.apartments.com.au/developments/coolangatta-qld-4225">Coolangatta</a>’s coastal precinct.

Construction has commenced, with completion currently estimated for late 2027. Three-bedroom residences are priced from $1.8 million.

The project has been designed around its northern outlook across the park, with the building’s architecture, landscaping and material palette intended to establish a connection with the neighbouring green space. Inside, the material palette incorporates timber, stone and brushed brass, complemented by curved detailing and ambient lighting. Kitchens and bathrooms carry the same natural material approach, while residences also include basement parking, storage and lift access.

Maréa’s penthouses are arranged over two levels and include private pools, adding another layer to the project’s focus on larger-format apartment living. Across the development, residences are configured with three or four bedrooms rather than the broader mix of smaller apartment types commonly found in larger projects.

Resident amenity is concentrated at rooftop level, where landscaped entertaining terraces and pools take advantage of elevated views across Coolangatta and the Pacific Ocean.

The project has so far been particularly well received by local owner-occupiers and downsizers, according to Urban Activation Property Sales and Marketing Director Matt George, with the residential-only format, construction quality and northern park outlook among the features resonating with purchasers.

“The uninterrupted northern aspect overlooking Goodwin Park has been a key point of difference, with buyers attracted to the sense of serenity and open space the park provides, while still enjoying easy access to the ocean and being within walking distance of the lifestyle and amenities Coolangatta has to offer,” George said.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;
