If you’re renovation-friendly and not camera-shy then you could have the chance to join in with Channel 9’s The Block next year.
They’re asking whether you: “Think you've got what it takes to turn rooms with no walls into stunning spaces people would pay millions for?”
If, like many of us, you “sit at home on your couch and think, ‘I could do better than that’,” then here’s your chance to take part – applications are now open.
They’re looking for teams of two – long-term couples, family teams and enduring friendships – and note that you must be aged between 18 and 65, be energetic and have a sense of humour. While we're not sure anyone can maintain a sense of humour while camping on a renovation site, it obviously helps to have one to begin with.
You will be unable to work during the shoot period, and you need to be available for 10 to 12 weeks of filming in late-2014 (exact dates, and location, are still to be confirmed). But, as you'd know if you've been watching, don't expect it to be less stressful than your current job.
The first week of filming will see the couples, as usual, whittled down to the final participants.
You don’t need to have previous home renovation experience, but it is an asset, they note. Property Observer recommends questionnaire experience with filling out hefty online dating profiles.
Australia-wide submissions are accepted, and you will be paid a nominal weekly fee during filming to cover your basic living costs and expenses.
You have to apply online, at which time McGregor Casting reviews your applications for inclusion. They then contact shortlisted applicants in September 2014.
So what does the application involve? Get a bowl of popcorn, because it's pretty extensive - and will be amusing to fill out for interested teams (some deep soul searching happening here).
Question and answers
The online application involves putting in your personal details (name, address and the usual mumbo jumbo), your next of kin, your height in centimetres, whether or not you have a criminal record, whether you are able to work in Australia and whether you have children (their ages, and if they live with you full time, plus the arrangements you will make for them if you get on the show). They will also undertake a federal police check.
You are asked about your living arrangements.
You are then asked to describe your team member in one word. Then, explain how they would describe you, again, in one word.
The next discussion, amusingly, is what causes an argument and who the first is to make up. You must then describe the best and worst times in your relationship, what your “theme song” would be and why, and your strengths and weaknesses.
Feeling a little akin to a first date, the application form then continues asking “What is your dream job?” and “What makes you happy/angry?”
Your team mate then fills out the same thing.
If this is feeling a little intrusive, you might not suit the show. The next part asks about you as a “team”. The nature of your relationship, how long you have known each other and how you met.
It wants to know what you do for fun and your plans for the future.
Then we start hearing about design – what is your style, and your influences, renovation experience and the “worst thing for you” when renovating. They want to know the roles you play in a crisis and how you respond when things don’t go well. Television experience is also asked about.
Photographs
You need to upload three photographs of your home that “should indicate your design style and taste” and two “everyday” pictures of your team, not including wedding photographs, and specifically no sunglasses.
Video upload
You are then required to submit one video, which they call your “first challenge” for the show. If you’ve managed to hack through the questionnaire, then you might think otherwise.
They ask you to “Be inventive, show initiative, catch our attention!” and do so in no more than five minutes.
It must include both of you, and suggests that you use the application questions as a guide to discuss. They want one of you in front of the camera at all times.
You are asked to talk about each other, and explain why you’d be ideal Blockheads.
“Please show us your renovations/home, but make sure we can see it clearly. Give an idea of your style and renovation experience,” the guidelines state.
Everything in your application (photos, questions and video), according to the Ts and Cs, must be your own work and you give the rights to Nine Network Australia and McGregor casting.
“In return for my assignment of rights in the Materials, Nine consents to me retaining a copy of the Materials for my personal use on the condition that I do not directly or indirectly offer to sell, hire, distribute, reproduce or otherwise use or authorise the use of the Materials for any commercial purpose or provide a copy of those Materials (or any part of them) to any other media organisation, outlet or platform without Nine’s prior written consent,” it explains.
You’re also agreeing to a release that they can use any of the information throughout the world “in any way in any media” without further consent or payment, regardless of whether you are successful.
“I agree that to the maximum extent permitted by law Nine will not be liable to me for any loss or damage or injury to me, my property or my reputation caused or suffered in connection with the making and use of the Recordings or my participation in the selection process for the Program,” it notes in the ‘release’ section.
After this, McGregor Casting may invite selected participants along to further stages of the process and to answer detailed questionnaires and to sign confidentiality undertakings and releases.
It notes they will not contact unsuccessful parties.
You have until July 6th to apply.

When interest rates are decreasing, property owners paying variable rates are among those who begin to feel a little bit more relaxed about their repayments.
However, the verdict from most economists is that the <a href="/expert-insights/finance/borrowers-warned-of-interest-rate-hikes-by-late-2014">next interest rate movement will be an increase from today’s record lows</a>. While it’s not time to panic quite yet – the general consensus is also that we will have a period of stability – it’s certainly time to put into place some measures if you haven’t thought about the impact of an interest rate increase.
In fact, ME Bank’s latest Household Financial Comfort Report, which noted that a “wait and see” approach is indeed likely from the Reserve Bank, saw 19% of people note that they had not budgeted for any rate increase.
ME Bank’s general manager for asset products Luke Easton told Property Observer that awareness of potential changes is crucial, and then those with mortgages must be allowing for changes.
So, what can you do?
Fixing your home loan
The first thing that jumps to everyone’s minds is fixing your loan while rates are low. While this may be a good solution for some, it can leave you locked in and unable to be as flexible as you may need with your loan.
Easton suggests that splitting your loan into part-fixed and part-variable might actually be a better plan. However, he notes: “Everyone is different. People should be doing what suits their own situation.”
This is good advice – not every investor and home owner will want to fix. While a fixed rate will ensure you have a low rate for a period of time, and regular repayments, it does tend to be higher than the variable rates you can currently achieve. If rates did fall further, you’d be left paying more.
Break costs, such as early repayment penalties, may come into play if you aren’t completely aware of what you’re signing up for with a fixed rate loan.

Creating a buffer
Paying off more now, while you have the opportunity, is a great way to give yourself some breathing space for if rates do suddenly increase, said Easton.
If you put in some extra, then if you suddenly struggle to keep up you will have some space on the other end. Those who pay off the minimum are not necessarily putting themselves in the best situation.
Recently, Smartline suggested that <a href="/expert-insights/finance/now-is-the-time-to-aggressively-make-mortgage-repayments-smartline">now is the best environment in which to be aggressively making mortgage repayments</a> as reduced interest expenses mean you can pay off your principal quickly.
Practice repaying at a higher rate
Consider what might happen to your loan if the interest rate increased. Look to be putting this amount in for each repayment and see how you manage. If you’re struggling, then you need to be looking to solutions quickly – sometimes a visit to your lender, or a financial planner, can assist.

How to: Prepare for an interest rate increase

Everyone likes to hear about the first home owner grants that regularly change and can strongly affect interest in the market. However, there are a number of less-discussed grants that affect other, non-first time buyers.
Here are the lesser known grants  by state and territory.

Property Observer notes that most states and territories do offer other grants for pensioners, farmers and for those in difficult situations, many of which are not mentioned here. Charitable bodies, and prime production land, are also offered numerous concessions. For further information on these grants, the relevant Treasury or Office of State Revenue website should provide more details.

ACT
There is an opportunity for those looking to buy new residential home or residential vacant land in the form of charging stamp duty at a concessional rate. Called the Home Buyer Concession Scheme, it is available until 30 June 2014.
Applicants are required to satisfy a current and previous property ownership test, which requires purchasers to have not hold, or held, an interest in property over the past two years.
There is also a gross income test, that requires those applying (including their partners) to not earn more than a certain amount to be eligible. For those without dependents, this amount sits at $160,000 total gross income, gradually increasing per child until a five child cap at $176,650.
For a new or substantially renovated home, the duty charged looks like the following:
For properties worth $435,000 or less, the charge is $20.
For those worth more than this amount, but less than $535,000, the charge is $20 plus $18.85 for every $100 over $435,000.
After $535,000, no concession is available.
For vacant residential land:
For land worth $260,000 or less, the charge is $20.
For land worth more this amount, but less than $290,000, the charge is $20 plus $25.75 for each $100 over $260,000.
After $290,000, no concession is available.
Northern Territory
HomeBuild Access is a slightly different opportunity for some home buyers, offering a loan product instead of a flat grant. It comes in two variants, either a Low Deposit Loan or a Subsidised Interest Rate Loan, and they must be for new builds.
The former requires you to get a loan with TIO, the only approved financier, for 80% of the purchase price. The Territory Government then loans you 17.5%, leaving you 2.5% to come up with. There is also an Off The Plan Deposit Loan available.
The interest rate loan offers help with repayments for the first five years of the loan, as well as a Fee Assistance Loan of $10,000 to help with associated buying costs, including white goods, and is primarily, although not completely, available to first home buyers.
The price limit on one to two-bedroom homes is $475,000, and three-bedroom plus homes are capped to $550,000.
There are, however, strict eligibility requirements to achieve either of these products, including that you must not currently own other residential property, and have demonstrated satisfactory rental repayments (or loan repayments on previously owned homes). You must also have held employment for 12 months.
Income limits may also apply.
A Principal Place of Residence Rebate is also available on new build homes, which can take up to $7,000 off of your stamp duty bill. You must live in the property for a specified period of time upon completion.

New South Wales
In New South Wales there is a push towards regional relocation – with two grants on offer. One is the Skilled Regional Relocation Incentive, which includes two $5,000 payments.
The other is the Regional Relocation Home Buyers Grant, which is $7,000 paid within 21 days from the receipt of an application. To achieve this grant, you must have purchased a regional property between 1 July 2011 and 1 July 2015, and either use or intend to use it as your principal place of residence.
It must not exceed $600,000 in value – or $450,000 for vacant land.
You must commence living in the property within 12 months from completion of purchase and, if you have purchased vacant land, you must commence construction within six months and live in it within 12 months of the data of purchase.
You must have owned and occupied a metropolitan home as your principal place of residence in the 12 months prior to purchasing the regional property – and it must have been sold in the 12 months after the regional purchase as well.
From May this year, relocations may include properties that are 50 kilometres from the metropolitan home, and that are not in the same LGA or in an adjacent LGA.
The New Home Grant Scheme is also available to non-first timers. This is available to investors and owner occupiers.
Introduced on 1 July 2012, it provides a $5,000 boost to new homes, off the plan purchases and vacant land on which news homes will be built.
The scheme provides a grant of $5,000 towards the purchase of new homes, homes off the plan and vacant land on which a new home will be built. There’s a limit of $650,000 on the value of a new home, and $450,000 in the value of the vacant land.
It is paid as credit against the duty required. There are no restrictions on the number of times you can apply for this grant.
South Australia
The Housing Construction Grant for those purchasing or building a new home to a value of $450,000 was a bonus of up to $8,500 – which can be used in addition to the FHOG for those who are first timers – however this is now no longer applicable (since December last year) unless you entered into the contract between October 2012 and December 2013.
Those buying a new or substantially refurbished apartment may, however, still be eligible for the OTP or Off-the-plan Stamp Duty Concession. RevenueSA says that this is also available in addition to the FHOG, and is an amount up to $21,330 – capped to the stamp duty available on a $500,000 apartment.
Where an apartment is worth that amount or less, no stamp duty is payable. Over that price, and the total concession is available, plus you will need to pay any extra funds.
This is available until 30 June 2014, after which time a “partial concession” becomes available from 1 July 2014 to 20 June 2016.
It only applies to properties within certain areas (see the defined boundaries on the RevenueSA site here <a href="https://www.revenuesa.sa.gov.au/grants-and-concessions/off-the-plan-concesson">https://www.revenuesa.sa.gov.au/grants-and-concessions/off-the-plan-concesson</a>).
Victoria
The Victorian government offers a concession to those purchasing off the plan property, that has been around since 2008.
It also applies to house and land packages and refurbished lots, and allows a deduction from the contract price of the cost of construction or refurbishment, meaning that duty is only payable on the improved value of the land, the non-deductible costs and the completed construction or refurbishment.

Grants for non-first time buyers: A state-by-state guide

Brunswick East’s formerly derelict, heritage listed, Tip Top bakery site is seeing settlement on properties as a $215 million rejuvenation nears completion.
The site, acquired by Little Projects in 2009, is separated out into six buildings, all with bakery-appropriate names: Stables, Seeds, Silo, Rye, Grain and Malt; Rothelowman are the architects behind the design.
Rothelowman have been active across Melbourne recently, shaping South Yarra boutique development <a href="/news/vic/rothe-lowman-designed-lex-crowns-south-yarras-alexandra-avenue">Lex</a>, 29-apartment <a href="/expert-insights/buying/rothelowman-designed-mosaica-apartments-to-launch-in-melbourne">Maribyrnong development Mosaica</a>, the <a href="/expert-insights/buying/jazzed-up-residential-tower-strikes-key-with-melburnians">"piano" facade La Trobe Tower</a> that is set for 2016 completion and <a href="/expert-insights/buying/construction-on-rothelowman-designed-aqueous-kicks-off">Port Melbourne's Aqueous</a> that has an appropriately bubble-themed building.
Heritage elements have been retained for the <a href="https://livebrunswickeast.com.au/" target="_blank">Tip Top site</a>, including the art deco stables and brick façade.
The 1.2 hectare site is now a lifestyle precinct, including a childcare centre with 92 places in the Seeds building, that includes a specially designed rooftop outdoor space.
The base of the Seeds building will also house a new café and an office at its base, and there is a base site available in the Stables building for either a retailer or office.
Many of the buildings include large entertainer’s balconies and city views, while each has a separate street address and private access to their properties. The internal laneways were designed by Urbis.
Little Projects managing director Michael Fox said that the site is located between Edward and Weston Street and had been dormant for close to a decade.
“We have always seen Brunswick East as an up-and-coming suburb and we have now unlocked this potential through this project with settlements already underway. This is an exciting step forward for Melbourne’s North,” said Fox.
“We’re creating a community, so we consider the flow-on impact on the surrounding streets and wanted to create a precinct that adds value to the neighbourhood and that people want to be part of,” he said.
Settlements of the apartments commenced in April, with a few two-bedroom apartments remaining and some commercial leasing opportunities.
Two-bedroom apartments in Silo were selling for $539,000 plus.
Property Observer previously reported that <a href="/expert-insights/buying/a-not-so-little-project-for-brunswick-easts-tip-top-bakery-site">some of the apartments were being offered for rent</a>, with one-bedroom from $300 per week and two-bedroom from $420 per week, with a move-in from May.
The median price for <a href="/news">Brunswick East</a> units is $475,000, commanding a median advertised weekly rental price of $395, according to RP Data.

Brunswick East's $215 million Tip Top bakery redevelopment sees settlements take place

Land tax is on the Property Council of Australia’s radar, as they ask the South Australian government to use the upcoming state budget to look towards a lower taxing, more efficient state.
Property Council acting executive director, Lino Iacomella, said that an urgent tax review is necessary to make the system fairer and more effective.
“This includes, broadening the land tax base and reducing the top rate of land tax, which is the highest in the country,” said Iacomella.
“The budget's difficult fiscal position is clear and with the government's election commitments yet to be factored in to the forward estimates, there is an urgent need to drive savings and initiate reform.
“Before committing to more spending, it is vital that the government initiates a line-by-line review of all existing state programs and projects,” he said.

Property Council of Australia calls for South Australia land tax and stamp duty reform

Mossvale on Manly, an award-winning East Brisbane masterplanned development from Mirvac, has sold out with almost 500 homes developed.
However, the development was launched in 2003 and has taken more than 10 years to completely sell out, with almost $24 million in sales over 2013 and releases staggered over the past decade.
<a href="https://www.mossvale.mirvac.com/vision" target="_blank">Mossvale on Manly</a> is located in Wakerley, 14 kilometres from Brisbane’s CBD, and is bordered by Manly Road and Tilley Road. 
The median house price for Queensland's <a href="/news">Wakerley</a> is $664,000, with median asking rent sitting at $540 per week.
The 64 hectare site includes more than 10 hectares of green open space and 4.3 hectares of waterway corridor in its centre.

The past 12 months in particular have seen strong sales, explained Mirvac Queensland masterplanned communities development director Russell Berlee.
"As the community neared the finish line, we only had a limited number of properties left to sell with the majority of the homes released in the past year selling prior to construction being completed," said Berlee.
"There was sustained interest right up to the very last sale and, in many cases, we had a number of purchasers wanting the same property, with a wait list in case the sale fell through."
A wide demographic of buyers had been attracted, however those with interest were predominantly young families, downsizers and professional executives. Those living in surrounding suburbs, including <a href="/news">Carindale</a>, <a href="/news">Manly West</a> and <a href="/news">Wynnum</a>, dominated sales as they looked to upgrade into their second or third homes.
Properties were being offered from $650,000. In <a href="/news/mirvacs-mossvale-on-manly-community-a-near-sell-out">December, the only properties remaining were those from $705,000</a>.
The project included significantly sized blocks, and houses spanning up to five bedrooms.

Mirvac’s Mossvale on Manly sells out more than 10 years after launch

Sydney-based veterinarian, Yen Wong, the founder and director behind Rent With Pets, wants to match pet-friendly landlords with pet-owning tenants.
<a href="https://www.rentwithpets.com.au" target="_blank">Rent With Pets</a> is the newly launched site that provides pet-friendly listings in a similar manner to other rental websites.
“It’s a tragedy when pet owners are forced to give up their beloved pets due to the lack of pet friendly rental accommodation,” said Wong.
“Animal shelters are full of pets surrendered by people who are struggling to find pet friendly rental accommodation.”
A year ago, Property Observer reported that <a href="/news/vic/terriers-and-terraces-melbourne-pet-friendly-properties-attracting-dog-loving-renters">Melburnian rentals that offer themselves as "pet-friendly" can actually achieve a higher rental return</a>.
However, Wong says that they don’t just match the tenants and the landlords and leave them to it. They work closely with landlords and property managers to set guidelines for the pets that are suitable for the properties.
Pet owners can access the site for free and, in celebration of the launch, the first 500 property managers and landlords to sign up, they can get free listings for a year.

Rent With Pets offers investors a chance to list for free

More than 200 visitors attended an auction for GJ Variety’s Freedom House in Bomaderry on Saturday – a property that was up for sale to help provide a donation to the children’s charity Variety. 
The sale price for the four-bedroom home, of $430,000, will see more than $200,000 go to the charity.
Eighty plus local tradespeople and building suppliers got behind the project, donating time and materials, to build on the Variety block – that had already been provided at a discounted price by local Macdonald family.
The buyers were a couple from Cambewarra, Nathan Smith and Mel Irwin, who said they had been looking for a place “for ages”.
“It was brand new and beautiful and ticked all of our boxes. We are really happy with the price we paid and knowing that the money we’ve spent will also go to Variety to help kids in need, has made buying our first home all the more special,” said Irwin.
It is open plan, with mountain views and a 5.5 star energy rating, and located at 9 Banool Circuit, <a href="/news">Bomaderry</a>, where the median house price is $275,000, according to RP Data.
Construction on the property began on November 1, 2013.
G.J. Gardner Homes Shoalhaven director, Nathan Fay, said that a lot of thought when into every aspect to help maximize the amount of money raised at auction.
“It is located in the elite Meroo Views Estate and has stunning panoramic views across beautiful rural surrounds. Without compromising convenient proximity to Nowra town centre, this house offers family country living at its best,” Fay said.

More than 200 at Bomaderry charity auction, seeing $430,000 sale

It sounds a little bit grotty, but the term ‘sweat equity’ has made its way into common investor usage. This little piece of terminology is relatively simple, but also worth deeper consideration.
On the surface, it’s essentially the alternative to financial equity. Instead of pouring money into a project, let’s take a renovation for simplicity, you instead pour your actual personal effort and energy into the project. For instance, instead of hiring a plumber, you get in there and put your skills to the test.
Upsides
Likely, you’ve added some ‘sweat equity’ to a project without realising it has a name before. Perhaps you’ve painted a property, or tidied it, prior to selling. Likely you’ve added a bit of value, no matter how small, without spending a cent. In this result is the benefit of sweat equity – you haven’t touched your bank account, and yet you’re making money in the form of equity on your property.
If you have a skill, such as a trade, then using this appropriately is well worth while. If you’re a licensed plumber or asbestos removalist, or your friends are, then getting everyone around to work on a project can be immensely useful.
While it’s easier to understand this concept when considering a renovation, “sweat” equity doesn’t have to include activities that make you sweat. If you are willing to undertake your own research, or similar, then you can make some sweat equity upfront by using your computer and sourcing a property and negotiating. Wherever you can ‘DIY’ to add value for your property, such as getting a DA, you’re using sweat equity.

<li>Not understanding your personal limitations</li>
</ul>
If you’re not an expert and get caught up in the idea of ‘sweat equity’ then you may be risking an amateur job. Remember, there are people in the industry that have been managing properties, recarpeting homes and styling properties for years. There’s a demand for certain services for a reason. Don’t attempt to be handy with your investments if you’re not – you could end up making a mess and needing to pay a bigger bill to rectify the issue.

While sweat equity can seem like getting money for free, remember that your time is inherently valuable. If you are taking time off of work, particularly unpaid, to work on your property in any way then you need to make sure you can’t be making more elsewhere. Taking a week off to add $10,000 in sweat equity is obviously worthwhile for most on average salaries, however the majority of the time it’s likely you’ll be attending to small jobs that could cost you a small amount and not interrupt your sleeping schedule.
Similarly, if investing becomes your “full time” job, you want to factor in the concept of a full time salary. If your own cost per hour works out to more than it costs to hire in the experts, you may want to reconsider. If you’re spending your leisure time doing manual labour jobs, you also want to make sure you don’t get burnt out in the process.

The global financial crisis (GFC) caused many investors to re-think their strategies and while property investors managed to protect themselves more than others, property funds require specific attention.
AMP Capital’s Mark Ferguson head of Australian listed real estate and Christopher Davitt fund manager, wholesale Australian property fund, recently identified their three post-GFC lessons that all investors considering parking their money into a property fund can consider.
The hunt for income is as relentless as ever, they noted, recently evidenced by <a href="/expert-insights/finance/number-of-investment-property-loans-jumps-by-37-since-2010-roy-morgan">Roy Morgan’s stunning statistic of a recorded 37% uptick in investment property loans since 2010</a>, the current low interest rate environment and low bond yields, which contrasted with strong forecasts for Australian property, may cause this number to surge even higher.

In fact, they noted that they expect Australian property to continue providing strong, reliable income streams for investors, particularly as the appeal of property is based on the stability of income despite rises and falls in capital values.
The strength of rental agreements in maintaining yield is a very positive factor. "These are generally signed on a long-term basis, so the cash flow of rental income is 'locked in' for a predetermined period,” they explained.
"The housing story keeps improving on the back of lower interest rates and foreign investment,” they said, with <a href="/news/urban-taskforce-warns-against-xenophobic-review-of-chinese-investment-by-federal-government">foreign investment so strong it has now attracted official scrutiny</a>.
"Housing approval rates are up and capital-city auction clearance rates remain elevated despite high-profile company closures and job losses.
“Strong capital into the sector should translate into further price increases, which should support capital appreciation and grow future earnings over the long term."
They provided three investing tips, re-enforcing the concept that property requires a long-term investment outcome focus.

Ensure you conduct research. Look into a property fund's track record and "stick to fund managers with an established reputation and sound history".

Check that the gearing levels are not too high. As some property funds look to borrowing capital as a necessity to boost their potential investment returns, which is a technique known as gearing, it's worth remembering that it magnifies the potential for both gains and losses. Everyone's comfort with this differs, so ensure that the gearing levels are not too high for your risk profile.

Understand underlying risks. Each fund holds different investments that contain a different amount of risk, and you must be aware of the underlying risks of the fund you are considering. Be "mindful that funds investing in a single asset carry more risk than those that invest in a portfolio of properties". They also suggested that investors be wary of properties with complex business models where there is a cross-collateralisation of debt.</li>

AMP Capital's three post-GFC property fund lessons

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

<a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a> Executive Chairman Greg Huxley said the structure offers buyers a level of certainty that is difficult to replicate.

"The $11 million bond established for the Skyview Castle Hill development represents exceptional value, providing genuine financial security for purchasers," Huxley said.

"Unlike a standard insurance policy, this bond consists of real funds held in trust for the Owners Corporation, offering a tangible layer of protection and added peace of mind."

The location continues to be one of the project's strongest drawcards. Equitifund National Sales Director Ben Hamblett said demand in the Hills District continues to be driven by buyers seeking convenience and connectivity.

"Interest from both owner-occupiers and investors in Castle Hill remains exceptionally strong, with buyers consistently prioritising developments in close proximity to the Metro station and Castle Towers Shopping Centre," Hamblett said.

"There is a clear trend in the market, with purchasers seeking convenient access to transport and lifestyle amenities that support a seamless, low-maintenance way of living."

On top of the long-term protection afforded by the remaining $7.2 million bond, Equitifund is offering a limited-time stamp duty rebate on selected apartments.

Eligible purchasers can also secure finance options, including a 3.99 per cent two-year variable rate, loan-to-value ratios of up to 90 per cent, and interest-only lending options through EquitiCredit.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
