While, increasingly, savvy investors are aware of depreciation and the benefits of it, many have still not attained the highest level of savings property, explains BMT Tax Depreciation managing director Brad Beer.
“The average tax depreciation schedule saves an investor $10,100 in the first full financial year and $73,500 over 10 years of ownership, however recent research we conducted revealed that 80% of property investors may not be maximising the depreciation deductions available to them,” said Beer.
“With so many new property investors in the market, it’s as important as ever for Australians to familiarise themselves with tax depreciation schedules.”
Essentially, as buildings and its fixtures get older they decrease in value and they wear out. Tax depreciation schedules allow you to claim for this.
“Specialist quantity surveyors are able to make a comprehensive assessment of all the depreciable assets, not just the more frequently-claimed items such as carpet, hot water systems and light fittings,” he said.
“Less obvious items such as garbage bins, mechanical exhausts and door closers may seem insignificant by themselves, however cumulatively can make a significant difference to the cash flow generated by an investment property.”
Two years of “back claiming” can also be organized if investors haven’t yet claimed since purchase.

How to use depreciation to assist your cash flow: BMT

Elwood will soon be home to $35 million Canopy, a 58 apartment project at 12-14 Dickens Street, with construction expected to commence this year.
With designs from ROTHELOWMAN, <a href="https://www.canopyelwood.com.au" target="_blank">Canopy</a> will include one- and two- bedroom apartments over four levels from $480,000.
They will be sized from 45 square metres to 80 square metres.

Selling the development is 360 Property Group’s Evan Cathcart, who notes that the area has seen ongoing gentrification for many years.
“Recent changes in planning legislation mean there will be limited opportunities for purchasers to buy property off main roads in Elwood, so we anticipate interest in Canopy will be high,” Cathcart said.
“With Elwood’s forecasted capital growth over the next five years and the low vacancy rate of 1.7 percent, it represents a great opportunity for both owner occupiers and investors.”
In the development will be six penthouse apartments with two-bedrooms and two-bathrooms, including 35 square metre terraces. Meanwhile, each of the one- and two-bedroom apartments will have an individual terrace and ground floor terraces are adjoined by landscaped courtyards from MDG Landscape Architecture.

Each has one basement car park, and in total seven visitor car parks will be included as well as bicycle and storage cages. Security entrances with video intercom will also be included.
The expectation for building completion is late-2015, however other material suggests early 2016.

Construction to commmence soon on Canopy development in Elwood

Terry Ryder’s most recent Price Predictor Index, June to September 2014, looks at Sydney’s fastest rising markets for units and houses across the suburbs.
Within the <a href="https://www.hotspotting.com.au" target="_parent">hotspotting.com.au</a> list, Property Observer selected the 17 opportunities for investors who are looking to enter into the market for $500,000 or less. We have included the suburbs available in alphabetical order over the page, as well as noting whether houses or units were on Ryder’s radar. The price provided is the median for the unit or house market in the respective suburb.
Ryder notes that while Sydney’s metropolitan star remains the inner-city market, the west and south west are continuing their rise to prominence.
The City of Sydney won the overall list, with six suburbs on the Rising Fast list, which numbered some 68 opportunities (some being the house and unit markets in the same suburbs), and seven on a subsequent Rising Steadily list.
The report notes that sales levels in <a href="/news">Darlinghurst </a>have doubled in less than 12 months, with <a href="/news">Chippendale </a>and <a href="/news">Haymarket </a>experiencing a similar result.
<a href="/news">Pyrmont </a>was also a performer, with a 110% sales rise in nine months.
“We are concerned that inner-city Sydney will eventually have a similar issue to inner Melbourne, where far too many apartments are being built, but at this stage Sydney has no apparent over-supply issues and demand for city units continues to rise,” the report notes.
However, beyond the CBD, it’s out west that is rising fast – and providing a more affordable entry point.
“Heading west from the City, the municipalities of Parramatta, Blacktown and Penrith are rising, while in the south-west Bankstown, Liverpool, Campbelltown and Camden all have strong markets,” explains Ryder.
Blacktown LGA continues its strong position, Penrith LGA also recorded good results and Parramatta LGA is a standout on the rising steadily and the consistent list.
Camden LGA, Bankstown LGA and Campbelltown LGA also managed to achieve strong rising market results.

Sydney’s fastest rising markets under $500,000: Terry Ryder

A $50 million hotel in Palmerston’s CBD has been given development approval, as Stage One of the Maluka Views development project.
The 161 room hotel, including 32 suites and 41 short stay apartments, will be behind The Hub on Roystonea Avenue, and is being created by local investors John ‘Foxy’ Robinson and Mick Burns.
Peter Chandler, Minister for Lands, Planning and the Environment, said that with two suburbs currently under construction and the area growing it’s crucial to utilise the CBD.
“This site has sat vacant for many years and the government has released it for development through our urban infill strategy which has identified 70 parcels of Crown land across the Territory which could yield up to 2,700 dwellings,” said Chandler.
“Hotel accommodation is under immense pressure, especially in the Dry, this development will bring online much needed rooms for the developing City of Palmerston.”
Stage Two of Maluka Views will be residentially-focused, with a mix of commercial, retail and alfresco dining to be offered.
Robinson said that they have confident in Palmerston’s growth.
“There are 50,000 people living in Palmerston and the Rural Area and there is nothing of this standard for them to access,” Robinson said of the decision to pour funds into the project.

DA approval for $50 million 161-room Palmerston hotel development

Vacancy rate changes are becoming notable within New South Wales and Sydney, and the the June 2014 Real Estate Institute of New South Wales (REINSW) Vacancy Rate Survey has noted what is occurring across the state.
REINSW president Malcolm Gunning noted that rates above 2% are considered neutral, and that some areas will be seeing an increase in vacancy rate as new rental accommodation is constructed.
Here are 10 locations in New South Wales notable in the survey.

The vacancy rate has dropped by 0.5%, and this is down to levels that the REINSW notes they last saw in March 2003 where they dropped to 0.7%.
“Albury is a vibrant regional centre with lots of activity. It is growing and has solid employment opportunities. Less incentives for first homebuyers see people in the area renting for longer or those from metropolitan areas moving to enjoy a tree-change,” Gunning said.

Vacancy rates to know: 10 New South Wales locations

Property managers are not always seen as important as they are when it comes to your investment properties.
While some recognise the strength of a savvy PM, others will settle for the cheapest option.
There are certain skills that make truly excellent property managers stand out. Here are five of these qualities and skills that Property Observer considers non-negotiable in the individual. However, it’s worth bearing in mind that often multiple property managers will be assisting with your property and each company has a different set up. Be aware of who is truly looking out for your interest in the first place.
Picking a property manager is very important (you can read <a href="/news/how-to-choose-the-best-property-manager">our how to on selecting the best one here</a>).
Here are the four skills and qualities that we suggest you look for:

Negotiation skills The ability to negotiate is second to none for a property manager. Your desires are not always going to line up with those of your tenant, and they are going to need to encourage the tenant to compromise and work with them on your behalf. If the tenant wants you to replace an item, and you’re suggesting a repair, then a good negotiator can seamlessly work this one through with a tenant when the circumstances are reasonable. Negotiators will also give you plenty of assistance to solve problems before they hit tribunal, so you’ll find yourself saving time and money. How to test this: Ask the property manager about a situation when they have had to get a tenant to compromise, or talk them round. They should be able to describe a successful outcome and explain how they did it.

<li>
Friendly/Personable Whether it’s managing a rent increase, or letting a tenant know they are in arrears, a personable property manager has more of a chance of keeping everyone onside. While keeping you, as the landlord, happy is one thing, tenants are also human and it’s important that your property manager is friendly enough that they are respected, but firm enough that you get what you want. Property managers who truly care about their tenants and landlords as well help in the long run – they will ensure the tenant is kept in a well-maintained property, which will assist you from larger repair bills and potential future lawsuits. They should be friendly, but confident, and able to speak plainly. You should get a sense of how personable the property manager is in the way they speak to you, and treat you, and the manner in which they discuss their tenants. Respectful and courteous is key here. 
</li>
<li>
Thorough The best property managers are thorough. Often this has much to do with the paperwork and systems set up for the job to be done – checklists, forms that must be filled out and processes that they go through can ensure that everything is ticked off seamlessly. Rushed and careless people, as in any business, are likely to cut corners or miss important items they should have checked. For instance, if they don’t check every aspect of the property before returning the bond then you’ll find yourself in strife. Ask about the processes they have in place, and how they ensure that they don’t miss anything they need to. If you’re still not convinced, get them to describe to you how they undertake a part of the process – such as an annual inspection or an end of tenancy inspection. 
</li>
<li>
Knowledge of legislation This can be a little trickier to test, but it’s crucial your property manager knows the rules and regulations surrounding their profession. You don’t want to find yourself or your property manager fined for charging the incorrect bond, or giving incorrect notice periods. You also want to ensure that the finer points of the legislation they’re up to date with. Read through the basic legislation yourself and ask them some simple questions that have straightforward answers. For instance, what is the process for if I find a tenant has subletted the property without my knowledge? Or, when a tenant is in arrears, what steps do we take?

The four non-negotiable qualities you want from a property manager

Perth’s construction of apartments and its surrounds has recently increased significantly, says RE/MAX WA managing director Geoff Baldwin.
However, he says that beliefs there is an oversupply coming are overstating the problem and are unlikely to come true.
“The property development industry is now much more regulated and sophisticated than it has been in past cycles and this has come about through hard lessons learned, not only by the developers themselves, but by the lenders that finance these projects,” said Baldwin.
“Prior to the global financial crisis lenders were much more liberal in their financing of prospective developments however today it is almost impossible to achieve financing without the developer having substantial equity in the project and certainly not before a majority of the apartments are sold off the plan on unconditional contracts.”
He notes that without 60% or 80% unconditional presales, the developments will not begin construction, and so, unlike in the past, developments that do not have the associated demand will not come to fruition.
He also noted that with most developments, they are sold out completely prior to construction leaving no flood of new stock to the market.
“It also must be taken into account the massive shift towards high density, low maintenance, secure living that is seeing an increasing number of people move away from the suburbs and into an apartment closer to the city.”

Is Perth’s oversupply of apartments “overstated”?

Daracon Group’s founder, David Mingay, has said that the company is not a property developer, and therefore allowed to make political donations.
Daracon Group is involved in subdivisions and larger commercial projects, however the Newcastle Herald reports that political donations – of $15,000 to Newcastle MP Tim Owens – would be illegal if the company was classified as a property developer. They can make federal donations but not state.
The Newcastle Herald notes that the company lists property development among its skills, such as a 10-lot subdivision in Casuarina Drive, The Vintage, and earth and roadworks for Bovis Lend Lease’s Charlestown Square project.
The company engages "in a broad range of construction activities including road, rail, concrete structures, landscaping, quarrying and mining".
"Supporting these activities is Daracon’s large fleet of machinery and plant which consists of over 230 modern, fit-for-purpose machines that are maintained to the highest standard."

Daracon Group claim they’re not property developers, as political donations revealed

The Reserve Bank of Australia’s meeting minutes for the July monetary policy meeting that saw the interest rate held at 2.5% has made particular note of the increase in dwelling investment.
Pointing to the noticeable increase in the March quarter, and mentioning that over the six months to March investment levels are running close to the fastest pace seen in a decade, it doesn’t appear that the RBA is as yet concerned.
"Dwelling investment increased noticeably in the March quarter and, over the six months to March, was running at close to the fastest pace seen in around a decade," the minutes explained.
“Residential building approvals had declined somewhat in recent months, but they remained at relatively high levels and both work yet to be done and loan approvals for new dwellings pointed to further strong growth in dwelling investment in coming quarters.
“At the same time, there had been signs of a tempering in conditions in the established housing market.
Members were said to have particularly observed that looking past the monthly volatility, housing price inflation was recorded as slowing in recent months, auction clearance rates had fallen from their last year highs and loan approvals were little changed over the past six months.
Overall, they noted that GDP growth was above trend in the March quarter, and resource exports were expected to expand in coming quarters, even if not at such a rapid pace as previously.
A gradual improvement in the non-resource sector, and growth in residential construction was a prospect, “despite some easing of conditions in the established housing market over recent months”.
The exchange rate was also noted as high when compared to historical rates, and therefore offering less assistance in achieving economic growth than might be otherwise expected.
It appears the factors they will are now keeping under close watch is the extent to which the low interest rates offset the decline in mining investment that is anticipated, and the effect of planned fiscal consolidation.
A period of interest rate stability was noted as the most prudent course given current indications.

Dwelling investment close to fastest pace seen in a decade: RBA meeting minutes

Real estate is a competitive business, and there are few people in the industry as competitive as real estate sales agents.
The new <a href="https://www.ratemyagent.com.au">ratemyagent.com.au</a> website, top agent rating and statistics website, platform provided Property Observer a list of the top 10 agents by state and territory across the country for the six months until the end of the 2014 financial year (1 January to 30 June) based on the number of sales recorded over this period (including sales where multiple agents are involved).
In discussing these figures, director and co-founder Mark Armstrong explained that the statistics come from available online listings and information agents can provide themselves.
The information on the website reveals how many sales the agent has been involved in, the total value of those sales and other information to assist consumers in choosing the agent to sell their property.
Agents are able to add information to their profile, however ultimately the strength comes from client-provided testimonials requested by the agent from sellers.

It seems this isn’t slowing down and his ranking might secure him some more honours this year.
Sorensen also made it onto the much-enjoyed trade magazine Real Estate Business lists last year as both a top 100 agent and in the top 50 sales offices.

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

“Ceerose has had a long-standing presence in Leichhardt and the Inner West, giving us a unique understanding of the area’s evolution and future potential,” Doueihi said.

“Having delivered projects throughout the region, we have witnessed the suburb’s transformation first-hand and understand the opportunities for its continued growth.”

Doueihi said that understanding also informed the planning process, with a comprehensive Stakeholder Engagement Outcomes Report prepared before the application was lodged.

The report identified the key issues and concerns raised by neighbouring residents and other stakeholders, allowing those matters to be considered and incorporated into the design where appropriate.

He said the delivery of additional housing would also play an important role in supporting the revitalisation of Norton Street and the Italian Forum.

“By increasing the local residential population, the development is expected to strengthen demand for local businesses, encourage further investment, and help restore the vibrancy that made the precinct a thriving destination in the early 2000s.”

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Doueihi founded Ceerose in 1998 and has grown the business to become one of Sydney's more active apartment developers in recent years, with completed projects including The Alex Collective in Alexandria, Abbie's Lane in Annandale, and the award-winning Munro House in Elizabeth Bay.
