Banks have recently moved to increase broker commissions, however the Finance Brokers Association of Australia (FBAA) have warned that some banks’ branch managers are trying to take the business away from brokers.
Peter White, chief executive of the FBAA responded to media reports regarding the latest J.P. Morgan Australian Mortgage Industry Report that says banks are increasingly reliant on brokers as a pipeline for new business.
“We’ve had a number of members telling us that bank branch managers have intentionally tried to influence their clients to switch to bank products directly, bypassing the broker who introduced the client to the bank in the first place,” said White.
“If the banks truly believe what the surveys are saying – that brokers are more regarded by consumers than banks – and they want to increase broker business, then they must educate their branch managers to support our clients,” he said.

The new Masterplanned community Valley Park was launched yesterday by Australand, City of Hume mayor Casey Nunn and the Victorian Minister for Housing, Wendy Lovell.
The new <a href="https://www.australand.com.au/Our-Properties/Apartments-Homes/Jumpin-Valley-Park" target="_blank">Valley Park</a> development in Westmeadows will provide new homes, with the entire final development valued at approximately $160 million. It is a partnership between Australand and the Victorian Government, with the state government providing $56 million.
“With the establishment of brand new, quality housing, this development will provide further opportunities for locals in Westmeadows and nearby suburbs,” said Lovell.
“The Napthine Government invested $56 million in the Valley Park redevelopment, which will help provide 354 high-quality homes as part of our focus on supporting vulnerable people, while also creating a more diverse community in Westmeadows,” she said.
Australand general manager Rob Pradolin said that the key objective is to use the multi-use centre to get residents to interact and meet each other.

Construction is currently underway, with 320 lots expected on completion. During your property buying experiences it’s very likely you’ll come across two terms more commonly than others.
The first: Caveat emptor. The second: Due diligence.
They have a lot in common. The first, <a href="/expert-insights/what-is-caveat-emptor-and-how-it-affects-you">which means ‘buyer beware’  you can read about in this quick explanation here</a>. It essentially puts the onus on you to do your research and be wary about your property purchase.
This is where due diligence, or the act of doing your research and checks prior to purchase, comes in.
Doing your due diligence means that you must exercise care before buying, including researching important facts and numbers, and undertaking your own thorough analysis before buying. Initially due diligence was a business term that has spilled over into real estate as investing in property grew in popularity.
But what does that entail?
Unfortunately, the term is intentionally vague. Just as the word diligence means “careful and persistent work or effort”, it’s unsurprising that this varies from person-to-person. Being told “make sure you do your due diligence” is useless if you haven’t got an established system and process for verifying what you are told. Consider this to be like building a ‘checklist’. For instance, the Queensland government has <a href="https://www.business.qld.gov.au/business/starting/business-startup-options/due-diligence-checklist" target="_blank">a due diligence checklist that those looking to buy businesses can follow</a>, which can give you an idea of how systematic you can make this.

Investors usually come up with their own research or ‘due diligence’ system that explores the potential downsides and uncovers the facts about their purchase, and you can definitely borrow from other peoples’ experiences.
Observer <a href="/expert-insights/investing/the-three-stages-of-due-diligence-to-conduct-before-buying-an-investment-property">Mark Armstrong has a three-part due diligence system</a>:
<ol>
<li>The first concerns structural integrity, and ensuring that you get the necessary checks (such as a building inspection, a pest inspection or a strata inspection) to ensure that the building is sound. 
</li>
<li>The second relates to the vendor’s statement, where you can double check exactly what it is your buying. 
</li>
<li>The third is ensuring you have the sufficient funds to meet your contract on the agreed date.</li>
</ol>
However, arguably, due diligence also extends to getting a property at the right price – meaning that research and paid-for valuations may be a part of this – and ensuring the suburb itself is a good area to purchase in, either as a home or for an investment property.
There may be documents to ask for from council, and your own due diligence may even go down to minor details such as checking appliances. Each investor is interested in different aspects of the home. While some will be concerned that all of the kitchen is in perfect working condition, renovators may be less inclined to spend time on this aspect of their research. Instead, they may want to know if the property is nearby the necessary tradespeople and suppliers (this is particularly an issue for regional areas) and the location of the load-bearing walls. Some home buyers may be concerned with proximity to schools, others more interested in the commute to work and some wanting to research who the neighbours are. Everyone’s version of due diligence will be a little different.
Consumer Affairs Victoria has <a href="https://www.consumer.vic.gov.au/duediligencechecklist" target="_blank">a checklist for home buyer due diligence here</a>. You can easily learn from their steps and add them to your own list. This includes crucial steps like considering if the property may be subject to fire or flood, looking to see whether you’re in a growth area with upcoming infrastructure, and even consider lifestyle aspects.
For instance, for rural property buyers, they prompt them to ask these questions as part of their due diligence:

<li>Is the surrounding land use compatible with your lifestyle expectations? Farming can create noise or odour that may be at odds with your expectations of a rural lifestyle. 
</li>
<li>Are you considering removing native vegetation? There are regulations which affect your ability to remove native vegetation on private property. 
</li>
<li>Do you understand your obligations to manage weeds and pest animals? 
</li>
<li>Can you build new dwellings? 
</li>
<li>Does the property adjoin crown land, have a water frontage, contain a disused government road, or are there any crown licences associated with the land?</li>
</ul>

This is just a selection of what you should be considering asking before entering into a substantial property purchase.

What is 'due diligence'? Investment terms explained

Rockbank North, a joint venture between Jayaland Corporation Victoria Investments &amp; Properties and Mirvac, will be the largest masterplanned community in Melbourne’s Western Growth Corridor. It is located between Melton and Caroline Springs.
The approved site in the Rockbank North Precinct Structure Plan is a major landholding of 711 hectares, 29 kilometres from Melbourne’s CBD. It was approved in June 2012 through amendment C120 to the Melton Planning Scheme.
On completion, it is expected to include 7,100 residential lots, three primary schools, a secondary school, health and education precinct, an indoor sports facility and open park spaces. It will also include a major and local town centre of 36,500 square metres and 5,700 square metres of floor area respectively.

Property Observer understands that the total value of the project will exceed $2 billion when considering construction and civil activity, with some placing the figure as high as $4.5 billion.
It will be serviced by existing infrastructure including Rockbank train station, the Western Highway, Deer Park Bypass and Melton Freeway. The proposed Outer Metropolitan Ring Road would also benefit the new suburb.
Rockbank North will be provided an internal bus network linking the residents to the train station and main bus stop.

The majority of housing will be conventional residential, with medium density residential around the local town centre. Much of the high density offerings will be near passive, unencumbered open space.
Previous Mirvac data, from a 2011 ASX release, suggested that 19,000 residents are expected to call new suburb home.
Mirvac managing director Nick Collishaw at the time noted that the acquisition was in line with their residential strategy, ensuring they stay “at the forefront of community development in Australia”.
Collshaw said that the region expected to deliver significant growth and become a pre-eminent masterplanned community.
The site will be announced by Minister for Planning Matthew Guy this Wednesday.

Western Melbourne's largest masterplanned community to be launched this week

Australia and New Zealand have been given the title of the world’s greenest real estate markets by the latest Global Real Estate Sustainability Benchmark list.
As in previous years, Australia/New Zealand was crowned the “leading region”, with Australian companies ISPT and Lend Lease named “global sector leaders”.
The report found that 70% of Australian and New Zealand participants were in the highest quadrant. In North America and Asia this figure dropped to 32%, while in Europe this totalled 35%.
Green Building Council of Australia chief executive Romilly Madew said that green building is the world’s fastest growing industry, with Australia leading the way.
“The report underscores our regional leadership in sustainability, and serves as a reminder of why Australia is one of the best real estate markets in which to invest,” said Madew.
“Australia's real estate sector is demonstrating that it has a long-term commitment to sustainability that stretches far beyond this financial year or this electoral cycle,” she said.
The sustainability report was established in 2009. The latest analysis looked at data from 637 listed property companies and private equity estate funds. This covers 56,000 buildings valuing a total US$2.1 trillion.

Australia the world’s “greenest” real estate market

Australia may be building 150,000 on average each year, including 180,000 over the next year, but these figures are not coming close to bridging the housing shortage, according to a new report.
The Australian Residential Development Outlook, from RP Data and the Residential Development Council, report shows a strong forecast over the 2014/2015 financial year with 180,000 dwellings expected – 30,000 up on previous forecasts.
Residential Development Council executive director Nick Proud said that 150,000 each year on average is not enough to even meet current demand, let alone reduce the shortage.
“These increased construction rates are expected to continue for the next 12 to 18 months – but the challenge is to keep up this level of activity to meet undersupply,” said Proud.
Meanwhile, RP Data national research director Tim Lawless said that residential development activity has been the “litmus test” for the economy. He said that strong dwelling starts and sales indicators are positive signs.
“Beyond current dwelling activity, we do see some of the inputs that include continued house price growth, demand for housing credit and lending finance that will feed into activity over the next 18 months,” he said.
“Factors such as rising unemployment rates and falling terms of trade could lead to a drop off in the number of new starts from 2016 and this would not only worsen housing affordability, but put greater pressure on state budgets around the country,” said Lawless.
Proud suggested removing policy roadblocks, such as planning system delays and stamp duty costs, would help maintain higher construction rates and improve affordability.
He said that state governments should be driving these policy changes.

More than half of the project's 36 dual key apartments have already sold, helping drive COMO beyond the 50 per cent sold mark within the first month of launch.

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens, rooftop open space and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Ceerose, founded by Edward Doueihi in 1998, has become one of Sydney's more active apartment developers, with completed projects including The Alex Collective in Alexandria, Abbie's Lane in Annandale, and the award-winning Munro House in Elizabeth Bay. They are currently delivering Belgravia, 17 luxury apartments in Potts Point.

Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

The completed apartments feature open-plan living and dining areas which extend onto private balconies and terraces, while full-height glazing maximises natural light throughout the interiors.&nbsp;

Hybrid timber-look flooring, stone benchtops, Miele appliances, porcelain-tiled bathrooms and generous storage feature throughout the building which also features landscaped communal areas, expansive shared terraces, lift access and secure on-grade parking.

Drawing inspiration from its bayside setting, Voyage adopts a restrained palette of warm neutral tones and textured finishes. Many of the apartments take advantage of views across Port Phillip Bay, while the indoor-outdoor living spaces have been designed to make the most of the coastal outlook.

Voyage was developed to address what Spacious Group identified as an undersupply of higher-quality apartment product in Altona, with a focus on owner-occupiers looking to remain within the bayside community.

"Voyage responds to very strong local buyer demand for quality, owner-occupier-focused product," says Barry Plant Projects Director Jarrod Farey, who has handled sales since the project's launch.

"The project delivers an elevated lifestyle proposition, with its design and quality of finish far exceeding anything previously produced in the area, as well as its proximity to Pier Street Village and the beach."

The majority of purchasers have been local downsizers and owner-occupiers looking to stay within the Altona community but who previously had limited opportunities to buy a brand-new apartment.

Homecorp has secured approval for a $360 million apartment development at Budds Beach, paving the way for one of the Gold Coast's most amenity-rich residential projects to launch later this year.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

"Budds Beach represents one of the most unique and sought-after pockets of the Gold Coast, and Lýon Residences has been designed to reflect that sense of rarity and refinement," Bakir said.

The project arrives as wellness continues to become a defining feature of new residential developments both in Australia and internationally.

The latest Global Wellness Institute figures show wellness real estate remains the fastest-growing segment of the global wellness economy and is forecast to exceed $1.8 trillion by 2030. Australia continues to rank among the world's 15 largest wellness real estate markets, with developers increasingly integrating health, recreation and community facilities into apartment projects.

Queensland is also experiencing strong population growth, with the Gold Coast continuing to outperform many other Australian cities as demand for new housing remains elevated ahead of the 2032 Olympic and Paralympic Games.

Bakir said the project had been designed to respond to that shift in buyer expectations.

Each apartment has been designed to maximise views across the coastline, the Nerang River and the Gold Coast hinterland.

Located just minutes from Surfers Paradise beach and the Broadwater, the development also offers easy access to the light rail network, Broadbeach and Burleigh Heads.

Early site works are underway, with construction expected to commence later this year.

Beyond the location and amenity, McSweeney says many buyers take confidence from Edge's fully integrated development model.

Having delivered apartments across Perth for decades, Edge now designs, develops and constructs its projects in-house, giving the company greater control over quality, delivery and the finished product.

"What I love is when people walk through their apartment for the first time and say, 'This is better than what we imagined,'" McSweeney says. "We hear that all the time."

Completed apartments in the East and Central buildings are now available to inspect by appointment, while Rivière West, the final stage of the precinct, is expected to be completed in the first quarter of 2027.
