Properties of your dreams: Fictional homes brought to life

There's something stylish about Church buildings, with their striking facades and quickly identifiable shapes. Some even have stained glass windows and other features that anyone with a penchant for property will fall in love with.
In fact, church to home conversions are becoming increasingly common, and when done right they can be absolutely gorgeous and valuable. We'll go through some of the properties you can snap up at present, from the top to the bottom end of the market - and those that are not yet converted.
Top end of the market
On the top-end of the converted market is <a target="_blank" href="https://www.realestate.com.au/property-townhouse-vic-alphington-115347851">8/9 Lowther Street, Alphington, Victoria</a>. Asking for $1,190,000, the townhouse has two bedrooms, three bathrooms and two carspaces.

It has a beautiful cathedral ceiling, a timber ceiling, church windows and doors and really keeps the old church feel, however it brings in the modern conveniences with a Calacatta marble kitchen, powder room, floor-lit staircase and a walk-in wardrobe in the master bedroom.
Similarly, <a target="_blank" href="https://www.realestate.com.au/property-house-vic-portarlington-114552687">27-29 Harding Street, Portarlington</a> in Victoria asks for $1,250,000 for the three-bedroom, three-bathroom, two carspace home.

It has views over the bay, a gas-log fire and a gourmet kitchen. It is named Porthaven, and was originally the Portarlington Methodist Church from the early 1800s.

Middle price range 
Up for auction this weekend is <a target="_blank" href="https://www.realestate.com.au/property-apartment-vic-ascot+vale-115498087">2/18 Rothwell Street, Ascot Vale</a> in Victoria. Without a price listed, but asking for somewhere in the bracket of $620,000 to $680,000, according to RP Data, the two-bedroom, two-bathroom conversion is beautiful.

It has kept some of the most gorgeous aspects of the building, but brought in some contemporary finishes. It also includes a private courtyard. The third level has the original timber ceiling, and a freestanding bath in the bedroom's ensuite.
Another Victorian beauty, <a target="_blank" href="https://www.realestate.com.au/property-house-vic-creswick-112206015">70 Clunes Road, Creswick</a> is a three-bedroom, two-bathroom, two-carspace gorgeous property has an engraving of the original year built (1881), which adds to the charm.

It's noted to have good holiday rental potential or B&amp;B possibilities, and it includes the original timber beams and gorgeously shaped windows. The home appears stately and definitely sticks out as one of the beauties.
It's asking for offers from $695,000 to $725,000.
And for $450,000 to $480,000, <a href="https://www.realestate.com.au/property-townhouse-vic-essendon+north-115611203" target="_blank">3/1C Berry Street, Essendon North</a> is a two bedroom, one bathroom townhouse that has a private courtyard as well.

Low bracket
For $395,000 you could see yourself the owner of circa 1918 property St Jude's.

On half an acre of flood free rise the <a target="_blank" href="https://www.realestate.com.au/property-other-nsw-st+albans-114786351">1231 St Albans Road, St Albans</a>, New South Wales property has an interesting history. There are graves on the site of Reverend Joseph Anthony Baoke (who became the first minister in the area in 1876), and George Fleming (who sold the land to the Bishop of Newcastle for 10 shillings in 1869).
There are seven known heritage protected graves on the land, having been used as a cemetery from 1883 to 1904.

In cottage style, with a fabulous white picket fence, it's the property's grand front door that encapsulates much of the charm.
And then there's this home. For $299,900, a three-bedroom two-bathroom church conversion in Victoria could be just your style. In <a target="_blank" href="https://www.realestate.com.au/property-house-vic-moorilim-114219563">Moorlim, but address withheld</a>, it's currently under contract.

If you want to undertake the conversion yourself, there are definitely opportunities. While not everyone's cup of tea, warehouse conversions and even shipping container conversions have been trendy for a while, so why not get your DIY on and look towards churches?
This one-bedroom, one-bathroom property in Tasmania, <a target="_blank" href="https://www.realestate.com.au/property-house-tas-ravenswood-115262303">345 Vermont Road, Ravenswood</a>, will set you back just $140,000 and is solid double brick. Built in 1956 and in original condition throughout, it has high ceilings with mezzanine potential, a small kitchenette and a study in the vestry.

Renovator's dreams: Church conversions to long for at every price

A former Storm Financial Ltd financial adviser, Walter John 'Wally' Fullerton-Smith faced court this week, charged with making a false or misleading statement to obtain a financial advantage, according to the Australian Securities &amp; Investment Commission (ASIC).
Fullerton-Smith, of Carrara, Queensland, and former Queensland and Australian rugby league player in the 1980s and 1990s, allegedly misled a couple from New South Wales in 2007. It was done with the intent of obtaining a financial advantage for both himself and for his wife, Kim Michele Fullerton-Smith.
He played for the St George Dragons from 1987 and 1992, played 12 State of Origin games for Queensland and eight tests for Australia.
He was <a target="_blank" href="https://www.propertyobserver.com.au/news/former-storm-financial-adviser-and-ex-rugby-league-player-wally-fullerton-smith-handed-permanent-asic-ban/2012120258237">banned for life from the financial services industry in November 2012</a>.
Prosecuting the matter is the Commonwealth director of public prosecutions.
The elderly couple faced this conduct when Fullerton-Smith was procuring their units, valued at approximately $706,436.94 in an MLC MasterKey Unit Trust as security for the trust margin loan account.
The investment was implied to be safe if they signed documents that allowed a third party mortgage over them as security for a loan to either The Young Trust or Fullerton-Smith and his wife. He was the trustee of The Young Trust, with both he and his wife being the primary beneficiaries.
He did not tell the couple of the true nature of the documents.
Fullerton-Smith, who appeared at Sydney's Downing Centre Local Court, did not enter a plea. He was granted conditional bail, and surrendered his passport.
Further mention will be in 11 February 2014.
The penalty for the charge - one count under section 178BB of the Crimes Act 1900 (NSW) - is a maximum of five years in gaol.

Charged: Former Storm Financial adviser, 1990s Australian rugby league player

The City of Perth Council is calling for changes to Western Australia's Development Assessment Panel (DAP) system, saying that the choice of whether applications are assessed by DAP or Council should fall to developers.
Lord Mayor Lisa Scaffidi said, in a submission responding to a Department of Planning report, that inner-city developments should have the $15 million value threshold, where applications for developments are now automatically referred to DAP, should be raised or completely removed.
The Council's analysis found that in 2012/2013, the DAP for the City determined 17 applications with development values from $17.5 million to $380 million, with the length of time to determine these ranging from 74 to 120 days. The target of the DAP is a maximum of 90.
“The DAP endorsed the City of Perth’s recommendations in all instances with only minor modifications to the wording of some conditions in a few cases to clarify requirements rather than to alter the intent,” Scaffidi said.
“It is evident from this assessment that the DAP process has not added any value, efficiencies or effectiveness to the development application assessment process in the City. Instead it has added costs, complexities and administrative burdens to outcomes that are likely to have been arrived at by the Council within similar timeframes."
It is still the Council's planning staff who prepare reports to the DAP, so Scaffidi notes that there is no workload benefit with the current system.
“Neither is there any acknowledgment in the Department’s discussion paper of the part the WA Planning Commission, Department of Planning and developers may play in delays in the planning process. There is no cost/benefit analysis of the DAPs  as compared with the City’s planning system," she said.
The balance between efficiency and sound outcomes needs to be further maintained, she said, with a general belief that the City's processes were efficient prior to DAPs.
“The main focus of DAPs is said to be in determining applications that are considered to be ‘significant and complex’. However, establishing mandatory dollar value thresholds based on arbitrary values of development is not a satisfactory way to determine whether a development proposal is significant or complex," she said.
A $100 million threshold was suggested, if it is decided that a threshold is required.

Big, bold and making a statement: The next big thing for wallpaper

The forthcoming Property Occupations Act 2013 changes to the Property Agents and Motor Dealers Act 2000 (PAMD) have had readers discussing with some fervour lately.
The first area getting a lot of traction in discussion is the deregulation of commissions, requiring no cap to be made on the amount an agent can make. Property Observer recently wrote about the fact that <a href="https://www.propertyobserver.com.au/queensland/qld-agents-no-longer-need-to-disclose-commissions-to-buyers-under-new-laws/2013112066505" target="_blank">commissions will no longer require disclosure to buyers</a>.
Another change that had the Real Estate Institute of Queensland asking for was the <a href="https://www.propertyobserver.com.au/queensland/the-reiq-s-recommendations-for-the-state-s-new-real-estate-legislation-anton-kardash/2013082664164" target="_blank">abolishment of the PAMD 30c warning statement</a>.
While yet another piece of wide discussion was that the <a href="https://www.propertyobserver.com.au/news/new-qld-legislation-make-agents-unable-to-provide-price-guide/2013120466800" target="_blank">legislation could leave buyers without price guides</a>.
Michael Davoren, managing director of RE/MAX Australia, noted the following about two different areas:
Deregulation of commissions
Queensland law currently caps the amount of commission an agent can charge for residential or rural property transactions. That will alter when the State Government deregulates real estate commissions  as one of the changes included in the Property Occupations Bill 2013, which spits the Property Agents and Motor Dealers Act 2000 (PAMDA) into industry specific Acts.
The deregulation process in 2014 will bring Queensland into line with other states and territories. In effect, Queensland is moving to be in step with the rest of Australia.
While many have expressed concern perceiving that deregulation may lead to increases in commissions, the experience in other Australian markets shows that this is not the large scale case.
A percentage of agents will move their commissions downward.
Under a deregulated system, agents will be better placed to negotiate with sellers on the amount of commission to be paid.
The amount charged will only come into question when the customer can’t see the point of difference, when an agent cannot differentiate themselves through the value of their service.
Deregulating commissions can be expected to lead to increased competition in the industry, which should benefit consumers and agents.
Agents have to learn how to address the customer’s questions on the commission fee charged.
Agents have to learn how to truly add value…for example, by sharing their listings with other agents in the market. Agents must be prepared to negotiate the commission charges around such arrangements as exclusives and conjunctions, and consider options such as charging a listing fee.
Many of these things will be alien to practicing Queensland agents so RE/MAX Australia will offer dedicated training in the first half of 2014 to put its people at the front of the game.
Auctions and price disclosure
The Property Occupations Bill 2013 currently before the Queensland Government contains guidelines around price disclosure of properties to be auctioned.
The decision to clarify what the agent can and cannot give a potential buyer by way of price guide is a good one.
The Act proposes that an agent or auctioneer can provide a comparative market analysis in writing with the written consent of the seller and at the direct request of the buyer.
The auction method is the purest form of sale and the proposed Act firms up its transparency.
The auction sale outcome is not influenced by the real estate agents opinions of price and value but can be based around actual substantiated comparative facts presented in writing, which includes via fax or email.
These conditions in the proposed Act also remove any temptation by real estate agents to attract buyers as well as auction listings by quoting price ranges that cannot be backed up in writing.

Property Occupations Act's impacts on Queensland agents: Michael Davoren

REA Group Limited has broadcast that Chief Executive Officer and managing director, Greg Ellis, has given in his notice of resignation for both roles, in order to pursue opportunities outside the company at a non-competitive organisation.
Ellis will remain in the role until a successor is appointed, with a departure date to be advised.
He was appointed to the role in 2008.
Ellis led the development of a clear strategy, said REA Group Chairman Hamish McLellan.
“On behalf of the Board, I would like to thank Greg for his outstanding service to the business. Greg and his team have delivered record results and we believe that our strategy is well-poised to build on our strong market position. We wish Greg the very best of luck with his future endeavours," said McLellan.
A replacement CEO is being sought.

Last but not least in our series, we head to our capital, ACT, to have a look at five of the most gorgeous properties currently listed.
This is a territory with some of the most beautiful property facades, and some A-class neighbours.

Fit for a politician: Five beautiful Canberra residences

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

<a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a> Executive Chairman Greg Huxley said the structure offers buyers a level of certainty that is difficult to replicate.

Equitifund National Sales Director Ben Hamblett said demand in the Hills District continues to be driven by buyers seeking convenience and connectivity.

"Interest from both owner-occupiers and investors in Castle Hill remains exceptionally strong, with buyers consistently prioritising developments in close proximity to the Metro station and Castle Towers Shopping Centre," Hamblett said.

"There is a clear trend in the market, with purchasers seeking convenient access to transport and lifestyle amenities that support a seamless, low-maintenance way of living."

On top of the long-term protection afforded by the remaining $7.2 million bond, Equitifund is offering a limited-time stamp duty rebate on selected apartments.

Why this Castle Hill apartment building starts with a $7 million advantage

For much of the past few years, conversations about Australia's property market have centred on the rapid growth seen in Sydney, Brisbane, Gold Coast, and Perth. <a href="https://www.apartments.com.au/developments/melbourne-vic-3004">Melbourne</a> has followed a different trajectory.

That relative underperformance is now encouraging some buyers to reassess the city, particularly those willing to look beyond short-term market movements and focus on quality property in established locations, along with the long-term growth prospects of a city expected to overtake Sydney as Australia’s most populous.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
