While there has been talk around when interest rates will rise again, it appears that, for now at least, low interest rates might just be the new normal for investors.
After the Reserve Bank kept the interest rate on hold on Tuesday, surprising no one, 1300HomeLoan’s managing director John Kolenda has suggested that, despite continual suggestions of where the future rate may be heading, we’re likely to stick with lows for the foreseeable future. This, he noted, would make low rates the “new normal”.
“Prior to the global financial crisis the norm for the RBA's official rate was around the 5% mark,” he said.
“The historical rates over the last 30 years have been much higher than for the previous few years. Consumer confidence is playing a bigger role in determining rate movements.”
Potential increases over the next six to 12 months will still be low compared to historical rates, he noted.
“Based on the sensitivity of consumers to rate rises, we are likely to see medium term rates at historical lows and smaller variances in movement,” he said.
He claimed that anyone trying to predict a rise is “a brave person” until there’s more positive data broadly, rather than just rising house prices that the Reserve Bank has expressed concerns about.
 “In the current economic climate, the RBA has no choice but to keep rates on hold and likely to tread carefully if they raise sometime later this year,” he said, pointing to weak retail results, a slowdown in the resources sector and unemployment growth as counter balances to a strong housing market.

On land owned by the Cronulla Sutherland Leagues Club, Bluestone is developing Woolooware Bay, their first foray into waterfront apartments.
The past Saturday, they launched the apartments to the public and sold $80 million worth of property, pushing them 12 months ahead of what they had stated to be their original sales program.
More than 100 apartments in <a href="https://wooloowarebay.com.au/" target="_blank">Woolooware Bay</a> development's buildings ‘Landings’ and ‘Cove’ sold, to home buyers, downsizers and investors. However, it left some one, two and three bedroom apartments available.
Buyers in the development included former rugby league footballer, Darryl Brohman, who bought a two-bedroom apartment, and Sharks players, including newly recruited Blake Ayshford.
They noted that they believed in supporting the Sharks and the Shire by purchasing into the developments that are well planned and close to the beach.
Architects Turner have optimised the sun exposure, ventilation and views of the residences.
The properties are priced from $485,000 for a one-bedroom apartment, from $700,000 for a two bedroom and from $1.01 million for a three bedroom.
Prior to this, $100 million of property sold at the VIP launch of 226 apartments in the Esplanade, Pavilion and Sea buildings that Property Observer covered in February.
The Landings building is on eight levels and includes 12 one bedroom apartments at 57 square metres plus, 45 two bedroom apartments from 79 square metres and 12 three-bedroom apartments from 114 square metres.
Meanwhile, Cove, on eight levels, includes 40 one bedroom apartments from 59 square metres, 60 two bedroom apartments from 77 square metres and nine three bedroom properties from 108 square metres. This building is slightly more expensive, seeing prices range from $500,000 for a one bedroom, $705,000 for a two bedroom and $1.41 million for a three bedroom.
The entire foreshore is also set to be rejuvenated as a result, with a residential community of a total 600 apartments, the Remondis Stadium and a revitalised Sharks Club. It will also include Bay Central, a retail precinct with a supermarket, restaurants, cafes, health, medical and other facilities.
Locals are a higher percentage of those buying into the development, noted Colliers International residential managing director Peter Chittenden. However, he said that a broader Sydney has been expressing interest.
“Cronulla is the last of the Sydney beaches that in many ways is yet to be discovered,” said Chittenden.

One Saturday in Sydney’s south, one development, $80 million of sales

New development Vivre, a one- and two bedroom apartment complex in Essendon, has seen significant investor attention and expects owner occupiers to follow suit.
<a href="https://www.vivreessendon.com/" target="_blank">Essendon’s Vivre</a>, at 64-66 Keilor Road, from Monson Property Group, has the unusual twist of seeing 90% of the 67 apartments with something called ‘flexible’ floor plans.
Essentially, this means that buyers can re-position a moveable wall to change the size or shape of their living areas – to make a second bedroom, a study or a larger living area, for example.
Architect ClarkeHopkinsClarke has become the mastermind by the flexi-apartment concept that has seen 40% of apartments securing registrations of interest, with 25 apartments reserved, after an expressions of interest campaign was launched on Thursday.
One-bedroom properties range from $375,000 upwards, for 50 square metres. Flexi-one bedroom apartments from 50 to 55 square metres command prices from $399,000 upwards. Meanwhile, two-bedroom apartments from 57 to 72 square metres start from $480,000. Two-bedroom apartments with a study are sized from 74 square metres, at $550,000 plus. The most expensive apartment is a two-bedroom apartment with a study for $575,000.
Each includes access to a lift, and a basement car park.
Currently, <a href="/news">Essendon</a> is commanding a median unit price of $435,000, with median weekly advertised rent at $310 per week, according to RP Data.
Riveren’s Sophon En, the marketing agent for the development, said that this is a leg-up for first home buyers as the flexible floorplans allow investors to buy a one-bedroom and turn it into a two-bedroom for a greater return.
“Essendon as a suburb has strong growth potential, with recent figures showing an average median price growth of 24% for houses and apartments over the last five years.  It is a desirable place to live and ticks the boxes for infrastructure and great access to local facilities, restaurants and other amenities,” said En.
En expects that Essendon will take off with the government’s focus on the area as a growth zone.
Meanwhile, Monson Property Group’s director, Simon Mehegan, said that the name Vivre, French for ‘live’, was in reference to the flexible floor plan concept of the apartments; being somewhere to live, have living space and the capability of adapting the property to suit your lifestyle.
“It’s become common for people to buy two apartments and merge them into one for more space but this is expensive. We’re turning this concept on its head and making added space affordable,” he said.
Apartments include stone bench tops, chrome fittings, timber floorboards, stainless steel appliances and mirrored splashbacks, with similar chrome features in the tiled bathrooms.
The display suite is set to open in early May 2014, with construction to start in September 2014. March 2016 is the current date set for completion.

Investor interest surges for new Essendon apartment development, Vivre

The latest home loan approval figures have found that variable rates have soared 73.92% from the month before, according to Mortgage Choice.
Variable rates accounted for 76.06% of home loans written in March, explained spokesperson for Mortgage Choice Jessica Darnbrough, who said this was unsurprising given the recent period of interest rate stability.
Darnbrough pointed to <a href="/expert-insights/finance/dwelling-prices-have-increased-significantly-rba-governor-glenn-stevens">the RBA’s comments of a prolonged period of interest rate stability</a> at their April board meeting yesterday, where they <a href="/expert-insights/finance/reserve-bank-holds-interest-rates-but-property-prices-make-an-increase-likely">kept the rate on hold</a>.
“With the Reserve Bank indicating that rates could stay on hold for the foreseeable future, borrowers are understandably, becoming increasingly comfortable taking out a variable rate mortgage,” she said.
“Moving forward, we expect demand for this type of product will continue to grow.”
The most popular of the variable rate products available are the ongoing discount rates, accounting for 43.71% of loans written through March.
Victoria saw the most borrowers keen for this type of home loan, at 81.25% of mortgages written. Meanwhile, Western Australia, South Australia, Queensland and New South Wales saw 78.47%, 77.52%, 75.05% and 73.18% of this type of loan written respectively.
“Regardless of what type of product you opt for, you can guarantee the mortgage will have a very sharp interest rate. Australia’s lenders are competing for business at the moment through aggressive borrower incentives and home loan pricing,” Darnbrough said.

Fixed rates no longer favoured as borrowers turn to variable: Mortgage Choice

Underquoting is a hugely tricky topic for many in property, with the “quote [or price] it low, watch it go” mantra said to be the modus operandi of many in the real estate selling business, especially when it comes to auction sales.
Recently, <a href="/news/online-petition-for-mandatory-reserve-price-publishing-launched">EPS Property Search’s Patrick Bright began a petition against underquoting</a>, and encouraging the consideration of early publishing of the reserve price for properties heading to auction. Property Observer covered this petition upon its launch, and <a href="/news/should-auction-reserve-prices-be-published">discussed it with him prior to its inception</a>.

Property Observer recently attended an auction in Sydney where there was around a $200,000 discrepancy between reserve price and the price guide provided by the real estate agent. The property sold at auction just above the reserve, and we have clear reason to believe that the vendors would never have considered an offer around the price guide provided. Certainly, there may have been buyers that were unable to afford this price and that may have spent money on inspections and conveyancing to prepare for the auction, let alone time. As a buyer's agent, Bright says that this is all too common and that he sees underquoting at the majority of auctions he attends.
SQM Research’s Louis Christopher has also expressed his dislike of the practice of underquoting and is vocally backing Bright’s petition.
"I am personally sick to death of underquoting in real estate.  It wastes time, money and breaks people’s hearts once they know they have been deceived. Ultimately it is damaging to the property sector and all those who participate in it,” said Christopher in his recent newsletter.
"One thing Patrick and I share in common is that we have a very strong belief in property market transparency and ensuring people don’t get ripped off in property transactions. Recently, Patrick has gone so far as to get a petition going to make it compulsory to advertise auction reserve prices to stamp out underquoting and dummy bidding,” he said, noting he 100% agrees with the objective, urging others to <a href="https://www.change.org/petitions/the-honourable-stuart-ayres-mp-nsw-government-make-it-compulsory-to-advertise-auction-reserve-prices-to-stamp-out-underquoting-and-dummy-bidding%20%20" target="_blank">sign the petition</a>.
However, Christopher also expressed his dislike at media ignoring the petition.
"Sadly, I can tell you now there are some dark forces out there who don’t want to see this happen. Indeed, Patrick has recently told me of some media outlets who won’t give this petition coverage, even after promises they would! No doubt they are worried they may lose advertising dollars due to these dark forces,” he wrote.
He said he had a message for those outlets: "Please show a bit of spine on this issue and give it the coverage it deserves.”
He told Property Observer that despite the pain some interests may feel in the short term, price transparency will create overall benefits across the market, and it should be given a run and prominence.
Recently, mainstream media outlets went gangbusters writing about Queensland’s potential change to ban price guides from auctions – something<a href="/news/qld/dark-ages-descending-on-queensland-as-auction-price-guide-ban-defies-common-sense-john-mcgrath"> Property Observer also wrote about</a> – and he noted that it is startling to see the contrast between some experts’ exposure and others.
"[Underquoting] does come out in a rising market,” Christopher explained. “Markets can move quickly, but what Patrick has put forward is that the reserve price isn’t provided until a week out.”
Discussing the Queensland potential price guide ban, he noted that he sat on the fence, saying there were many pros and cons. However, he noted that no guide is better than a phoney guide.

While neither would disclose which media outlets said they would cover the petition and since changed their minds, Property Observer notes that online there have been stories from Australian Property Investor magazine. Patrick Bright confirmed that API had been in support of sharing news of the petition.
Bright said that he doesn’t want to criticise individuals as he is sure there are powers above them calling the shots.

He also said that he is getting a lot of support when he personally speaks to sales agents, but finds that many are concerned of ridicule from their peers if they support the petition.

Louis Christopher and Patrick Bright say media outlets are ignoring underquoting petition

You’ve likely heard the term caveat emptor regularly – and the concept should not be taken lightly. But what exactly is ‘caveat emptor’ and how does it affect you?
We’ll keep the linguistics lesson brief; however, caveat emptor is a Latin term that is now understood as ‘buyer beware’. Most who learnt Latin back at school likely would note the arrangement as ‘let the buyer beware’ and would also be familiar with the more frequently taught counterpart cave canem (beware of the dog).
Its first known use is cited in the Oxford English Dictionary, as being in 1523 in reference to a horse that may be tame and used for riding, or that may be ‘wylde’. The gamble that the buyer of the horse will need to take in this situation is the first case of caveat emptor.
The term also had significant legal standing in the past. Cornell University Law School explains that it’s currently: “A doctrine that often places on buyers the burden to reasonably examine property before purchase and take responsibility for its condition. Especially applicable to items that are not covered under a strict warranty.”
Another counterpart, although not so widely used, is caveat venditor. It sounds as it is – beware seller or beware vendor. It’s less likely you’ve heard this phrase and that's because caveat emptor is now undeniably part of our property culture.
The ‘culture’ of caveat emptor
Caveat emptor is more than just a maxim when it comes to property, it’s widely cited as the way you should approach any transaction. The onus is on the buyer when purchasing property and this dictates that there are certain mistakes or performance expectations that are your problem to deal with.
The notion of taking responsibility for your decisions is crucial in property and in generally being part of a civilised society, however this doesn’t mean that you should be financially disadvantaged by others.

The <a href="https://www.ibanet.org/Publications/Real_Estate_Newsletter/Real_Estate_Sept_2011_Australia.aspx" target="_blank">International Bar Association (IBA) explain</a> that the rule has consistently been applied across Australia. They noted the example of Kadissi v Jankovic, a case where the purchaser found serious cracks in the external walls of a flat they had bought. They then looked to void the contract and get their deposit returned. The court ruled that they would not be allowed to escape from the contract, despite the vendor undertaking significant work to stop movement in the foundations that they did not disclose.
Despite this, the IBA note that there are certainly situations where caveat emptor does not apply. In most countries across the globe there are protection measures put in place for buyers to assist them from being ripped off by unscrupulous operators.
The key in Australia is that the vendor, or agent acting on their behalf, must not have acted in a misleading or false manner.
This includes express or implied statements that created a false impression about a property’s characteristics, a vendor knowingly disguising or concealing a physical defect in order to mislead and where a known latent defect, flaw, fault or imperfection is not readily observable or discoverable through the exercise of ordinary care.
In certain situations, the buyer may find themselves able to seek a refund of their deposit and to rescind the contract of sale, explains the IBA, turning the situation into one of caveat venditor.
For instance, here are <a href="/expert-insights/investing/murder-and-mayhem-what-an-agent-should-disclose-if-a-property-has-an-unsavoury-past">some of the things you would rightfully expect a real estate agent to disclose under current law</a>.
In fact, Queensland’s review of property disclosure laws was <a href="/news/qld/property-disclosure-law-up-for-review-in-bid-to-tackle-caveat-emptor-doctrine-queensland">described as a bid to tackle the buyer beware doctrine</a>.
"[Taken] as a whole, the Queensland seller disclosure obligations have evolved over a long period of time without any underlying guiding principles, apart from attempting to address the possible information asymmetry arising as a result of the perceived effect of the doctrine of caveat emptor,” explained a report made into Queensland Property Law.
As is clear through the concept of caveat emptor – you’re not on your own. If someone has broken the law or breached an agreement, then there are avenues you can take. However, if you scrimp on your research, fail to undertake necessary inspections or in some other way under prepare, you’ll find yourself head-to-head with the maxim caveat emptor.

What is ‘caveat emptor’? And how it affects you

Queensland’s Great Start Grant, offered to first home buyers buying or building a new house, townhouse or unit valued up to $750,000, saw 5,200 grants paid out, with 500 more approved and ready to be paid. This grant was announced in the 2012/2013 budget.
Treasurer Tim Nicholls said that Great Start Grants have seen the government pay out $79 million in grants through this scheme.
Of the buyers, almost 50% were in the greater Brisbane area, while almost 20% went those in north Queensland and more than 10% to those on the Gold Coast.
“We’ve had 24 consecutive months of growth in the total number of trend dwelling approvals,” said Nicholls.
“Approvals in January this year were 64.3% higher than in January 2012 in trend terms. 
“We expect that the construction sector will continue to improve in 2014 with sustained low interest rates and stronger household income growth,” he said.
The Great Start Grant offers $15,000 to eligible first home buyers.

Queensland first home buyer Great Start Grant taken up by 5,000

Former Darlington-based company, Mount Tamborine Property Services Pty Ltd has seen its two directors, Ernest Jackson and Corinne Evangeline Jackson prosecuted by the Building Commission and order to pay fines, court costs and compensation totalling $111,000.
The total penalty was for a range of building offences, and occurred as a result of proceedings beginning in the Midland Magistrates Court in December 2012, and finalised in January this year.
Building Commissioner Peter Gow said that the fines and compensation serve as a reminder to anyone breaking building laws that there are serious offences that can attract large penalties.
"In Western Australia, it is an offence to contract for or carry out building work valued over $20,000 for another person for profit or reward without a registration," Gow said.
"The registration system ensures a person with the necessary qualifications, knowledge, experience and insurance carries out work that meets proper standards. When engaging the services of a builder, consumers can conduct an online registration check on the Building Commission website or contact us for assistance,” he said.
"The Building Commission will continue to prosecute and name those who put consumer interests and the reputation of the building industry at risk.”
Both former directors pleaded guilty to 10 charges relating to two home building work contracts that they entered into in 2010.

<li>A $156,000 extension of a Gidgegannup property. Included extending the kitchen, deck and master bedroom, altering the roof and constructing a new carport and en suite.

<li>A $28,891 contract at a Hazelmere property. Included the conversion of existing alfresco area into a bedsit room and a shower and toilet.</li>

The company was unregistered, and therefore unauthorised to contract or carry out the work at these two properties. This resulted in charges against them for unregistered contracting.
There were also further eight charges each relating to failing to provide home owners with prescribed notice, the contract providing an entitlement for the builder to receive a deposit of more than 6.5% of the total amount payable before commencement and failing to ensure the home building work contract was in writing with all the terms, conditions and other requirements.
They also failed to provide the owner with written documentation required for contract verification, they demanded progress payments prior to completion and they did not have home indemnity insurance.
Ernest Jackson was fined $30,700 with $1,800 costs. Corinne Jackson was fined $18,100 with $14,406 costs. They also had to pay $40,000, jointly, to the Gidgegannup property owner and $6,000 to the Hazelmere property owners as compensation.
The owner of the Gidgegannup property has contracted engineering consultants to inspect the structure and they found a number of faults.

Mount Tamborine Property Services penalised $111,000 for range of building offences

It appears that investors may still be struggling in Perth, with Real Estate Institute of Western Australia (REIWA) figures showing a slowdown in sales and a lift in the rental vacancy rate.
REIWA president, David Airey, said that the median house price has increased from $546,000 in the December quarter to $550,000 in March, however this $4,000 lift is unlikely to do much to improve the concerns of investors in the state.
“There was little change in overall sales turnover for the quarter, down by only 2%, however, it’s noteworthy that the March quarter was down by about 6% on the same period last year,” Airey said.
Noting it had been a ‘choppy’ quarter for sales, he said there had been a steady decline in recent weeks as more properties were put on the market for sale.
The biggest slide was seen in the City of Vincent, south east segments of the City of Stirling and Gosnells and Melville areas.
Across Perth, and areas such as Fremantle, Rockingham and northern Joondalup, sales have, in fact, been lifting. Despite this, listings rise and are now at their highest level since December 2012.
This may mean a good time to get in for prospective home buyers, with more choice, however it does make selling prospects somewhat lacklustre.
Similarly, landlords won’t be too impressed with the most recent vacancy rate statistics – with the highest vacancy rate seen in the past four years. It has now lifted to 4.1% for the rate for the three months to February. The last time it was higher was the winter of 2010’s 4.3%.
“It’s now a tenants’ market with much more stock available and median rent coming down a little. It has dropped $15 per week in the last nine months and I anticipate a further fall in the median weekly rent to show up in the data over the next few weeks,” Airey said, pointing to around 5,000 rental properties on the market.
This is an incredible 56% up on the same time last year.
“The March quarter normally experiences a tightening in the vacancy rate, but not so this year,” Airey said.
The biggest jump in rental listings was in Joondalup and Wanneroo, up 26% on December.
He said the absence of first home buyers is being felt with the increase in selling stock on market, with 10,067 homes on the market – a rise of 861 properties from a month ago and 1,600 from a year ago.
“For several quarters the number of listings hovered around 8,500 properties but now seem to be trending back to a more usual 12,000,” he said.
“The biggest jump in listings was experienced through parts of the cities of Joondalup and Wanneroo which saw 28% more stock up for sale”.

Perth vacancies highest in years, rentals on market 56% up on 2013

The much discussed practice of underquoting, or bait pricing, has attracted the interest of Consumer Affairs Victoria, who have announced they will be keeping a close eye on the property market, and specifically auctions, this autumn season.
The practice of underquoting, much-discussed on Property Observer, has director of Consumer Affairs Victoria Claire Noone set to catch out real estate agents misleading prospective buyers. This is timely, considering the potential Queensland change to legislation to stop all price guides at auction in <a href="/news/qld/letter-from-the-editor-more-information-not-less-please-queensland">a bid to solve the issue of underquoting that the REIQ claims is rampant in the auction-heavy capitals</a>.
"In this peak auction period, we are gathering market intelligence through online monitoring and other data collection methods," Noone said. 
"We will be watching for any misconduct during the buying and selling process - from the moment a property is advertised to when deposits are paid and held in trust accounts.”
She also expressed that staff would be attending auctions to ensure they are “conducted according to auction rules”. Property Observer welcomes this attention into the issue, particularly surrounding the announced attention being paid to indicators of misleading price advertising and campaigns.
However, Noone also urged prospective buyers to ready themselves with auction rules, including price advertising and underquoting, prior to attending auction so that they can be prepared.
"Comparing the initial advertised price with the sale price is not evidence of underquoting," Noone explained. 
"Underquoting is when an agent misleads a prospective buyer about the likely selling price of a property for sale.”
She explained that examples of this included when a property is advertised or quoted to a prospective buyer at a price lower than the seller’s asking price or auction reserve price, the agent’s estimate of the selling price or a genuine offer or expression of interest.
Property Observer recently attended a Sydney auction that was potentially a case of underquoting, with a reserve price set some $200,000 above the price guide.
Noone also reminded buyers that, at auction, you will not be able to make a contract subject to conditions and that there is no cooling off period.
Underquoting is a regularly debated topic. Misleading auction price advertising to be targeted by Consumer Affairs Victoria

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

<a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a> Executive Chairman Greg Huxley said the structure offers buyers a level of certainty that is difficult to replicate.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
