Strengthening first home owner incentives should be towards the top of the political agenda for the Palaszczuk government in 2015 ahead of the year’s first state parliamentary sitting.
This is an important issue out there in the community, with so many Queenslanders wanting to see first home owner grants made available to all buyers.
We believe it was a short-sighted move to restrict first home owner grants to new home purchases, but there’s a real opportunity now to put that right.
We’ve already held some very positive discussions with Treasurer Curtis Pitt on this issue and we’ll continue to make the case for this important economic reform.
Reinstating the full spectrum of first home owner incentives would unlock of millions of dollars in investment, delivering an important boost to the Queensland economy.
It would also greatly assist Queensland’s residential housing recovery and help thousands of extra Queenslanders to realise their dream of home ownership.
There was no sound basis for the preferential treatment which currently exists for purchasers of newly built properties.
There needs to be a level playing field for all first home buyers in Queensland.
When grants for existing housing were abolished in 2012 first home owner rates experienced a marked decline, but this could be reversed with the reinstatement of a more even-handed scheme.
The current two-tiered system favouring one class of home buyer over another has simply resulted in thousands of Queenslanders being locked out of the residential real estate market.
We acknowledge there is a need to create more housing supply, but first home owners shouldn’t be limited in their choice as they are under the current system.

The REIQ’s Queensland Market Monitor (QMM) for the June quarter, released last week, provides enormous encouragement to property buyers and sellers heading into the spring selling season.
The QMM reveals sales across Queensland are up 7% for houses, 13% for units and an impressive 37% in vacant land sales.
This increase in sales activity was predominantly recorded in the south eastern corner of the state. The Brisbane Local Government Area led the charge with an increase of 19%, closely followed by Logan, which was up 18%.
On the Gold and Sunshine Coasts, sales activity remained relatively stable over the quarter; however the house market in the new smaller council area of Noosa saw sales activity strengthen, up 22%.
Meanwhile in regional Queensland, Toowoomba continued in its stride, with sales activity up five%. Our other two major tourism centres of the Fraser Coast and Cairns also fared well, up 7% and 4% respectively.
And while the state’s total house sales were up across all price points, the upper end of the market continued to perform strongest. Sales in the million dollar plus price point were up 28% across Queensland, along with an increase of 20% in the $500,000-plus range.
Million dollar sales in the unit market also strengthened, with preliminary sales numbers across Queensland up around 10%.
Some of the best news to emerge is that we are beginning to see markets stabilising in Rockhampton, Gladstone and Mackay.
These three regional centres saw their house markets peak between late 2011 and early 2012. However, sales activity has been slowly decreasing ever since - except for a brief spike in sales when the stamp duty exemption for principal places of residence was reinstated in September 2012.
Rockhampton is faring best of these three regional centres, with its rural sector helping to insulate the local economy from the resources downturn.
While sales volumes are currently sitting at around 50 to 60% of those recorded at the height of their respective cycles, the signs moving forward are positive.
Gladstone agents report that conditions maybe be “normalising” as they begin to resemble those experienced prior to the mining boom, when investors played a much less active role in the market.
Meanwhile in Mackay, local agents believe the market may have finally bottomed out and they remain positive about the rest of the year and 2015.
Other signs that these markets may be starting to turn the corner are reflected in stabilising average days on market and average vendor discounting.
While median prices over the June quarter eased further, these indicators suggest better times aren’t too far away for Rockhampton, Gladstone and Mackay.
As confidence grows, these key regional centres seem destined to join the real estate renaissance underway in Queensland’s other major real estate markets.

Regional cities set to join in Queensland's real estate renaissance

Within a few minutes’ walk, Sydney Road delivers one of Melbourne’s most recognisable streets, known for its long-running mix of independent retailers, international dining venues and everyday convenience. Curved balcony forms reference nearby heritage architecture, while the development’s public realm improvements include a widened footpath along Saxon Street to strengthen pedestrian connections between the precinct’s civic sites.

Sustainability also underpins the project’s approach. The building is designed to operate entirely on electric infrastructure supported by rooftop solar, with an average 7.5-star NatHERS energy rating and EV-charging readiness across the development. Shared resident amenities will include a landscaped rooftop terrace with barbecue and covered dining areas intended to encourage informal interaction between residents.

Within <a href="https://www.apartments.com.au/new-apartments/candela-ivanhoe-40-upper-heidelberg-road-ivanhoe-vic-3079">Candela Ivanhoe</a>, <a href="https://www.apartments.com.au/developers/salter-brothers">Salter Brothers</a>&nbsp;takes a different approach to larger residences, moving away from the constraints of a single level.

In Grand Residence 3.05, known as the Lustre, plays out across two levels, with a mezzanine configuration that is uncommon in apartment living.

Lustre is a four-bathroom residence where the layout creates a clear distinction between shared and private zones, with uninterrupted views toward the Dandenong Ranges extending the sense of openness from the main living areas.

Entry is to the primary living level, where the kitchen, dining, and living areas are arranged as one continuous space. Timber flooring runs throughout, with a fireplace set within the living zone. Full-height glazing brings in natural light, supported by double glazing that improves thermal performance.

Milieu Founder and Managing Director Michael McCormack says the scale and setting of the project allowed the team to take a different approach to urban apartment living.

“This site represents a once-in-a-lifetime opportunity to build something truly special,” McCormack says.

Brisbane-based developer <a href="https://www.apartments.com.au/developers/red-co">Red &amp; Co</a> has made a striking debut on the Gold Coast, officially unveiling its $250 million COMO development in Varsity Lakes, a lifestyle-driven residential project anchored by an extensive rooftop wellness and activity precinct.

Red & Co unveils amenity-rich Como development in Varsity Lakes

Gold Coast developer&nbsp;<a href="https://www.apartments.com.au/developers/big-projects">Big Projects</a> has secured approval for its second Mermaid Beach project.

The developer, currently selling <a href="https://www.apartments.com.au/new-apartments/the-frederick-mermaid-beach-2265-gold-coast-highway-mermaid-beach-qld-4218">The Frederick in Nobby Beach</a>, has secured approval for its next project just 1.5 kilomnetres up the road.

The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

The approval comes as the City of Gold Coast continues to plan for significant population growth, with regional targets requiring more than 100,000 new high-density dwellings by 2046.
