"Creating a sense of community": The rooftop terrace set to bring Orama, Chevron Island residents together

Chapman Gardens, one of the most popular off the plan projects in the $1 billion redevelopment of the Hills Showground Precinct in Castle Hill, is offering a handful of rare terraces as part of its release.

Shant Van Kolck, Head of Sales and Marketing at developer CG, has already sold 70 per cent of the terraces in the stage one release, with the majority of buyers coming from the local area.

Downsizers and upgraders have shown the most interest in the terraces so far as stage two follows suit, with strong interest shown in the two and three-bedroom apartments and terraces.&nbsp;

Plans have been lodged for a 14-storey residential tower in Brisbane's inner-city suburb of Woolloongabba.

The plans were filed by a company tied to former Olympian Edward Fernon, who since giving up athletics has been focused on property development. He is currently the managing director at Freedom Development Group and a development partner of Escarpment Estates, a new development on the grounds of the former Katoomba Golf Course in the Blue Mountains.

Mecone, the Sydney-based town planner who filed the plans on behalf of Fernon, said the intent&nbsp;of the development is to create a mixed-residential building which caters for a range of different housing needs.

39 apartments are set to be delivered across the 61 Regent Street site, along with 33 studio apartments for short term rental and three studios for rooming accomodation, designed by Sydney-based architects, Place Studio.&nbsp;

Malaysian property developer Gamuda Land is continuing to expand it's foothold in the Melbourne apartment market.

Gamuda Land, led by CEO Ngan Chee Meng, have lodged plans for a new mixed-use St Kilda development at 95 St Kilda Road.

Gamuda Land have previously developed 661 Chapel Street in South Yarra and recently secured a 2,600 sqm site in Fishermans Bend, where they are plotting a 200-apartment, mixed-use tower.

The plans for 78 St Kilda Road are for an 18-level building with 78 apartments designed by Bayley Ward Architects. There will be a ground floor co-working space and a cafe tenancy.

Bayley Ward have drawn inspiration from the local heritage of St Kilda.

In their design submission to the Port Phillip Council, Bayley Ward described the proposal as "A living breathing building with a green vertical spine, connecting residents from ground fl oor to a communal landscaped rooftop garden."

The tower will be broken down in 10 one-bedroom apartments, 29 two-bedders and 39 three-bedroom units.&nbsp;

A penthouse is set to spread across the 16th and 17th floors. The lower level will have two-bedrooms, a living area, laundry, and two bathrooms, while the upper level comprises the master suite, as well as kitchen, living and dining areas. The penthouse will also include a private rooftop terrace, with 170 sqm of open space. That will connect to the communal rooftop space.&nbsp;

A central building atrium will be located across the first floor, providing 297 sqm of communal, in addition to a communal rooftop terrace, which will include a community vegetable patch.&nbsp;

The development will boast a fossil-free status, with the sustainable design running on 100 per cent renewable energy supply.

Hip v Hype were in charge of the sustainable elements of the project.

"95 St Kilda Road brings high quality, sustainable apartment living to St Kilda," the planning submission documents noted.

Tract have handled the landscaping of the project, noting their landscape design will aim to provide a green overlay to the built form with an abundance of planting including vines, ferns and trees that are suited to the micro-climate of the various external spaces.

"The planting will cool the innercity urban environment and provide a lush and welcoming environment. The landscape will provide numerous high quality communal spaces that are designed to encourage social connection between the residents of the development."

The project is expected to launch to the market later this year.

New apartments to hit St Kilda as Gamuda Land lodge $78 million mixed-use tower plans

The small Parramatta suburb Dundas is set for a fresh new apartment development.

Plans have been submitted by HVH Investment Pty Ltd, directed by Chinese-born, Pymble-based Hung Shang,&nbsp;for a two-building development on an&nbsp;amalgamated 3318 sqm site across&nbsp;7-7B St Andrews Street &amp; 79-79A Kissing Point Road.

Centred largely around the future Dundas Light Rail Station, which is part of the Parramatta Light Rail project, due to be completed in 2024, the development is the final parcel of land to be consolidated into a residential flat development, set within walking distance to transport, retail, community and green amenity.&nbsp;

Two five-storey buildings will be constructed across the “arrow-shaped” site, with Building A fronting the cul-de-sac on St Andrews St and Building B oriented toward the busy Kissing Point Rd. Due to the topography of the site, Building B’s massing has been reduced, steeping down to allow the rooftop space and subsequent podium to be relatively hidden from the street view.&nbsp;

Designed by the architects at Texco Design, with direction from Hsien Ming Lee, Building A will split 40 apartments into two transportation cores, with a 22-18 split between the western and eastern lift cores, creating a more liveable environment, while Building B will feature just 13 apartments.&nbsp;

Most of the apartments take advantage of the site’s favourable northerly orientation, which allows plenty of natural light into each of the homes, with projecting concrete shelves on each floor consequently incorporated to help to shade the opening from overexposure in the warmer months.&nbsp;

The building massing is also highly articulated, which allows for many apartments to be able to access dual aspects, thus promoting natural ventilation through the units, which helps passive cooling in the summer.

A mix of apartments will be delivered across both buildings, with six one-bedroom apartments penned, along with 34 two-bedroom and 13 three-bedroom apartments.&nbsp;

The design of the apartment layouts is kept fairly functional and efficient, with combined living, dining and kitchen areas created to fill the current market requirements.&nbsp;

Most of the kitchens have been provided with island benches, with sinks facing the living space, to ensure visual connectivity within the living space. The bedrooms, again, are a fairly standard fare for today’s Sydney housing market, with rectilinear layouts, and a wardrobe on one end.&nbsp;

“Where possible, we have expanded either the ensuites to master bedrooms, or the wardrobes into walk-in spaces for the larger units, to add a degree of luxuriousness to these primary bedrooms,” Lee says in the group's design statement."&nbsp;

Some of the apartments - namely the two and three-bedders - have also been afforded study corners, acting as informal extensions of the living spaces.&nbsp;

The proposed development features a neutral colour palette which is at once reflective of its street context, and more sophisticated, perhaps in part due to its cooler tones, in its blending of browns, greys and blacks. The predominant colour of the development is set by the choice of brown-grey bricks for most of the external walls.

“These massing's are occasionally broken up by vertical blocks of dark grey, and blade walls in dark brown.”

Horizontally, the building is broken up by bands of white in the form of projecting slab edges. The slab edges feature rounded corners to soften the many corners and angles of the building mass, and also add a shadow line, under-lining each slab profile, which Lee says will help create a streamlined and almost fluid appearance to the building profile.&nbsp;

A further sense of rhythm and texture is added to the façade in the form of vertical bars for balustrades, and timber-coloured battens for privacy screening.

A six-metre-wide deep soil and landscaping zone will be incorporated along the northern boundary of Building A, which will form the principal communal open space for the development, as well as being a natural divider between Building’s A and B. The decked communal open space will be sheltered by awnings and pergolas to ensure a degree of shelter from the elements for pedestrians crossing between building blocks.

The rooftop of Building B will house further communal space with an open-air space featuring a recessive awning surrounding the lift and stairs lobby.&nbsp;

Combined with the natural amenity of being adjacent to the Dundas Public School, the site will also benefit from proximity to a small business pocket, located adjacent to the future light rail station, along with an abundance of green open spaces, including the Vineyard Creek Reserve to the North, the Winjoy Reserve to the West, the William Reserve to the East, as well as the Crowgey Street Reserve to the South.&nbsp;

The development site is currently occupied by two detached brick dwellings and brick church building, alongside an asphalt carpark.

First look: Apartments slated for final residential site along Kissing Point Road in Dundas

Roseville is poised for a wave of new apartment development following the NSW Government's rezoning of land around Roseville Station under its Transport Oriented Development program.

The new planning controls have unlocked significant development potential within walking distance of the station, with a number of sites expected to be amalgamated and redeveloped in the coming years as developers seek to take advantage of the increased density allowances.

One of the more restrained developments in the precinct, and set among the first to be delivered having commenced well before the recent changes, is Hyecorp's Juliet. Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Alex & Willow, Crows Nest penthouse sells off the plan for $6.5 million

Fresh from launching the first stage of its Wollongong precinct, <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place</a>, builder-developer Urban Property Group has unveiled plans for the next phase of the masterplanned community.

Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.

The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.

Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.

The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.

The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.

According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."

"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.

"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.

"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."

The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.

COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.

The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.

Urban Property Group secured the 11,000 sqm Smith Street site in 2022 and has since progressed plans for the broader Keira Place precinct.

Construction recently commenced on the first stage of Keira Place, which will deliver 150 apartments across two residential buildings, including 27 affordable housing apartments and 18 specialist disability accommodation dwellings, alongside activated ground-floor retail and commercial space.

Urban Co-CEO Patrick Elias said the commencement of construction marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."
