The Cronulla-based developer, Knox Developments, is the latest interstate developer to jump in to the hot Gold Coast market.

They&#39;re set to create their first two apartment projects in Bilinga, just north of Coolangatta.

The group, led by led by Directors Rhys Broom, Josh Crealy, and Daniel Morok, will deliver 20 apartments and six-townhouses that take full advantage of the sites location, with views of North Kirra Beach and the parks the area has to offer.

The development will also sit just a five-minutes drive to Coolangatta Airport, making it ideal for holiday owners.

Cronulla apartment developer expands into Queensland

A show-stopping atrium, luxury retail shopfronts, and a ballroom will be&nbsp;part of the transformational $3.6 billion Queen&rsquo;s Wharf Brisbane development delivered by Destination Brisbane Consortium, a joint venture between parent company, The Star Entertainment Group, and its two partners, Chow Tai Fook Enterprises and Far East Consortium.

Nestled between the newly launched Brisbane apartment tower, Queen&rsquo;s Wharf Residences and the Dorset and Rosewood Hotels, the George Street entrance will be home to a striking atrium spilt over five levels, set to redefine the space for both residents and visitors.

Multiplex Senior Project Manager Rick Woodford said now the structure is formed, the biggest transformation will be in the luxury finishes that will round out the podium structure over the next year.

&ldquo;Above the luxury retail on George Street there will be mirrored soffit, surrounded by a mix of timber and stone finishes,&rdquo; Woodford said.

&ldquo;Fourteen escalators are currently being installed in the atrium which will draw people from George Street and into the restaurants, bars and luxury retail once completed.&quot;

The largest escalator that has been installed was 16 metres long and weighed 12 tonnes.

The fa&ccedil;ade is also being installed along the Grand Ballroom that will have capacity for up to 2,000 guests.

Internationally renowned, home-grown Brisbane artist Lindy Lee has been engaged to create a signature masterpiece for the art installations to be showcased as part of the development.

An Australian painter and sculptor of Chinese heritage, Lee will craft a unique, eight-metre, 8,000-kilogram bronze sculpture for the George Street Atrium, titled &lsquo;Being Swallowed by the Milky Way&rsquo;.

The stunning oblong sculpture will feature thousands of tiny holes puncturing its bronze surface and at night will appear as a shimmering, light-filled galaxy of silver and gold stars.

&ldquo;On a personal level, this is the most significant commission I&rsquo;ve ever been awarded,&rdquo; Lee said.

&ldquo;I am currently working on some prestigious overseas commissions, but the sculpture I have designed for Queen&rsquo;s Wharf Brisbane is an important project to me. It will be a joy,&rdquo; she added.

As the first artwork to be revealed by The Star Entertainment Group as part of its multi-million-dollar public art procurement program, more artists are expected to be revealed in the coming months.

Highly regarded art figure Philip Bacon AO led the specialist Artistic Advisory panel alongside art curator and director of the Institute of Modern Art Liz Nowell, and respected indigenous artist and administrator Avril Quaill to curate the standout collection of artworks.

The artworks will be featured across the 7.5 hectares of public space within the entertainment and tourism precinct, including waterfront areas by the Brisbane River.

The Star Entertainment Group&rsquo;s Managing Director and CEO, Matt Bekier, said the announcement marked a defining moment in Queensland&rsquo;s largest urban development.

The ambitious once-in-a-generation plan to transform Chapel Street’s Jam Factory into a world-class retail, residential, hotel and commercial precinct will soon become reality as the City of Stonnington this week approved the project by proponents Newmark Capital, GURNER™ and Qualitas.

The five-tower redevelopment will deliver 18,500 sqm of new retail space, 20,000 sqm of commercial office and 400 residences across 42,020 sqm of residential space, alongside a 5-star 200-room hotel, a cinema upgrade, and a new public realm. Inside Hannas and Golden Age Group’s The Rocks’ $40 million penthouse 

Eligible homebuyers can now receive a contribution of up to 25 per cent towards the purchase price of their property in Victoria, reducing their minimum required deposit to five per cent and avoiding the need to pay Lenders Mortgage Insurance.

For eligible Aboriginal or Torres Strait Islander homebuyers, this contribution is up to 35 per cent and the minimum required deposit is three and a half per cent.

<h3>What is the fund?</h3>

The Homebuyer Fund is a shared equity scheme, meaning that the financial contribution from the Homebuyer Fund to the purchase price is made in exchange for a proportional interest, or share in the property.

As the value of the property changes, so too will the value of the Homebuyer Fund&rsquo;s interest in the property. This means the Homebuyer Fund will share in any capital gains proportionate to its interest in the property.

Participants can repay the Homebuyer Fund&rsquo;s interest in their property over time, including through refinancing, using savings, and must do so when the property is sold and in other circumstances.

<h3>Who&rsquo;s eligible?</h3>

To be eligible to participate in the Homebuyer Fund, buyers will need to meet a certain criterion, including like having saved the required minimum deposit of your property price, earn $125,000 or less per annum for individuals, or $200,000 or less per annum for joint applicants, and occupying the purchased property as your principal place of residence.

Buyers will need to meet all of the eligibility requirements and have an approved loan from a participating lender to be eligible for the Homebuyer Fund. Eligible participants must become registered owners of the property they buy.

<h3>What property is eligible toward the fund?</h3>

The property purchased must also be in Metropolitan Melbourne, Geelong or another eligible regional location within Victoria.

The property must be a standard residential property such as a house, townhouse, unit or apartment (vacant land is not eligible) and must be $950,000 or less in Metropolitan Melbourne and Geelong, or $600,000 or less in other eligible regional locations.

The purchase can be for an existing or new property, given a certificate of occupancy has been issued prior to the date of the contract of sale.

The property must also be vacant when purchased or, if under a lease, the lease must expire within 12 months of the acquisition date and the tenants must vacate the property.

<h3>So what&rsquo;s next?</h3>

Buyers will need to gather the required supporting documentation and approach a participating lender.

Once approval has been received for a compliant home loan from a participating lender, the lender will lodge an application for the Homebuyer Fund with the State Revenue Office.

If the application is successful, the buyer will then be granted provisional approval for the Homebuyer Fund, which means a contract of sale for an eligible home must be completed within six months. &nbsp;&nbsp;

Once the property has reached settlement, and as with most settlement transactions in Victoria, the contribution from the Homebuyer Fund will be provided via the independent Electronic Lodgement Network Operator (ELNO) workspace for the settlement of the property, unless alternative arrangements have been negotiated and agreed upon.

Since the land use mix was approved in 2017, there has been a change to the anticipated market demand resulting in a higher demand for short-term accommodation and commercial spaces, as opposed to longer term apartment style tenure, in which the proposal seeking to remove multiple dwellings, to accommodate a higher proportion of commercial spaces including office and function facilities.

The group&#39;s South City Square is set to include seven buildings ranging between 15 and 18 storeys, delivering around 1000 residences across the project.

Currently under construction and highlighted in the minor change application is Stage 4C, which will be a podium level incorporating retail tenancies, sitting below the proposed tower scheduled for Stage 5B, comprising a Hyatt Place hotel, residential apartments and indoor sport and recreational space.

The lower portion of the tower will consist of commercial floors, with levels 3-4 dedicated for a retail gym. The facades to these levels will be predominantly glazed, with a mix of solid panels and sun shading where required.

Level 10 will be home to a wellness space, acting as a break to the building and separating the commercial and hotel uses.

Hyatt Place will operate from levels 11 to 18, with landscape integration in the form of stacked planters adding a softness to the fa&ccedil;ade, whilst providing elevated greenery, visual amenity, and sun shading. Level 18 will also house a function room on the northern side.

Subsequent to the original approval, there has been a substantial shift in the market and the current design of the fa&ccedil;ade is outdated.

&ldquo;There has also been a release of the &lsquo;Buildings that Breathe&rsquo; design guide, to ensure development reflects the importance of Brisbane becoming a &lsquo;New World City&rsquo;,&rdquo; said Urbis in their application letter for the minor change approval.

The tower will be capped by an ellipsoid pergola structure, which will house amenities for hotel residents. The tower crown is set to give the 5B tower a unique identity in the city skyline, while&nbsp;capitalising&nbsp;on solar access and panoramic views to the CBD and Inner Southern Suburbs.

The proposed changes also seek to facilitate improved communal recreation spaces for residents/guests associated with the hotel component of the building. The improved communal open space comprises a revised layout for the rooftop, which will include a pool, seating and barbecue facilities, surrounded in lush, deep planting.

Stages 1 through to 3 are already complete in South City Square, comprising towers 1 South City, New Deshon and The Mews, which include commercial and retail space, as well as residential apartments.

Stage 4A is currently under construction in the mixed-use development, set to feature the central square, with basement levels from 1 to 5 and retail tenancies within the podium.

Also under construction is Stage 4B, which will include retail tenancies, a plaza and a cinema within another podium, sitting below a residential tower planned for Stage 5A, comprising a mix of short-term accommodation and multiple dwelling apartments.

The Brisbane developers State Development Corporation, in partnership with City Developments Limited,&nbsp;have redesigned the&nbsp;plans for their&nbsp;new apartment tower in Toowong.

The proposal for 58 High Street seeks to respond to the shortage of quality owner occupier apartments within the Toowong residential market, which was demonstrated by the successful sale of all apartments at the nearby Aviary, SDC note.

Nettleton Tribe have prepared revised architectural plans for the site, known as The Vanda, with approval previously given for 157 apartments.

The change comes as the developers focus shifted from wanting to attract residential investors, initially creating a majority of one and two-bedroom dwelling, to instead complimenting the Aviary, responding to the maturing residential apartment market, attracting owner occupiers.

The landscaping throughout, by AS Design, plays a pivotal part in the development, with three out of four facades covered in deep planting and greenery, as well as creating a garden space on the rooftop terrace.

The proposal provides a distinct lower, middle and upper building form and is well articulated with varied materials, balconies and screening.

The built form of the podium and ground floor plane embraces the subtropical environment of South-East Queensland by providing layered awnings and an articulated landscaped interface to the north and west activating Ebor Street and High Street edges.

Toowong apartment development to become more owner-occupier friendly

Roseville is poised for a wave of new apartment development following the NSW Government's rezoning of land around Roseville Station under its Transport Oriented Development program.

The new planning controls have unlocked significant development potential within walking distance of the station, with a number of sites expected to be amalgamated and redeveloped in the coming years as developers seek to take advantage of the increased density allowances.

Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.

The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.

According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."

"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.

"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.

"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."

The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.

COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.

The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.

Urban Property Group secured the 11,000 sqm Smith Street site in 2022 and has since progressed plans for the broader Keira Place precinct.

Construction recently commenced on the first stage of Keira Place, which will deliver 150 apartments across two residential buildings, including 27 affordable housing apartments and 18 specialist disability accommodation dwellings, alongside activated ground-floor retail and commercial space.

Urban Co-CEO Patrick Elias said the commencement of construction marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."
