Leading NSW developer, ALAND, is officially launching their $800 million master-planned precinct in Merrylands, in Sydney&rsquo;s west.

There has already been strong demand for the first stage of the project, with the prime 2.5-hectare site, located adjacent to the Merrylands train station, set to deliver 365 apartments across three buildings, up to 20 storeys in height.

With a number of compounding factors influencing the current Sydney property market, including a lack of supply of new housing, ALAND is in a strong position to deliver the majority of apartment stock in Western Sydney.

The apartment market in Merrylands is showing heightened demand according to ALAND, with older residents looking to downsize and working professionals seeking accommodation close to employment.

&quot;The Merrylands suburb is an undervalued pocket in comparison to its surrounds &ndash; which is a huge opportunity for buyers. It is also an attractive suburb to investors because it is only a short distance to Parramatta CBD, world-class education precincts and an array of employment hubs,&rdquo; said Bianca Anton, ALAND General Manager.

With a high proportion of tenants currently renting in Merrylands, investors can expect stable occupation rates and a choice of prospective tenants who hold professional occupations.

&quot;In 2020, approximately 31 per cent of people in households within Merrylands were aged between 25 to 39 which is 25 per cent higher than the Greater Sydney Metropolitan area. The area boasts strong demand drivers for younger singles and coupes, including proximity to jobs, public transport and amenities,&rdquo; Anton commented.&nbsp;

Western Sydney, as a region, is currently seeing declining vacancy rates and increasing rents which provide the ideal environment for investors.

The first stage already has approval for 365 apartments set across three buildings and will include approximately 2,600 sqm of retail and commercial space, plus basement car park. It will comprise 17 studios, 98 one-bedroom, 219 two-bedroom, and 31 three-bedroom apartments.

The Australian Institute of Architects Awards program offers an opportunity for public and peer recognition of the innovative work of Victorian architects.

The Institute also acknowledge the awards as a valuable mechanism to promote architects and architecture not only within Victoria, but across Australia and internationally also.

The Multiple Housing category honours the best architecture in the multi-residential sector, from the striking high-rise towers that define the city skyline, to low-rise projects and townhouses across the state.

It was no surprise to see the likes of Fender Katsalidis make the list. They had three projects featured; Australia 108, Queens Place, and Paragon. Cox Architecture have two nominations They also worked on Queens Place with FK, and were recognised for the designs of the first stage of Melbourne Square.

We&#39;ve taken a look at some of the nominated projects in more detail.

Developed by World Class Global, Australia 108 is one of Melbourne&#39;s most well known, and well regarded, buildings.

Having completed construction toward the end of 2020, the striking tower, offering the highest residences in the Southern Hemisphere, was designed by FK, whose goal was to form a bridge between earth and sky.

With its now signature &quot;gold starburst&quot; on the exterior of the building 60 levels up, no doubt&nbsp;a point to the sky feature from the street, the apartment complex features hotel-quality amenities, including grand lobbies, a ground-floor lounge and porte-coch&eacute;re.

Australia 108, on Southbank Boulevard, sits next to Eureka Tower, also talked about as one of&nbsp;Melbourne&#39;s best buildings. That too was&nbsp;designed by the team at&nbsp;Fender Katsalidis.

The multi-residential nominees for the 2022 Victorian Architecture Awards announced

Peninsula Collection, the final piece of ASF Group&#39;s The Peninsula Hope Island master-planned community, has officially sold out well before the construction completion. 
 
Stage 3 of the gated community development is comprised of 63 three- to five-bedroom apartments (Peninsula Collection) and 22 three-storey terrace homes (Peninsula Terraces). This final stage followed sell-outs&nbsp;of Peninsula Homes and Peninsula Residences, which make up the waterfront community located in Hope Island Resort. 
 
ASF Group Marketing Director Daniel Fang said there was a mix of local owner-occupiers looking to downsize and interstate migrants &amp; investors captivated by the Gold Coast&#39;s lifestyle and value offering. 
 
&ldquo;We saw a lot of demand from southern buyers - particularly from the dense inner-city postcodes of Sydney, Melbourne and also Canberra,&rdquo; Fang said.

Construction kicked off on the final stage of The Peninsula right before Christmas, with the final stage slated for completion around mid-next-year.

Archidiom designed the final masterplan&nbsp;release of Peninsula Collection and the adjacent Peninsula Terraces.

Preceding Stage 3 were Peninsula Homes, which comprised 17 townhomes and Peninsula Residences, another collection of 40 apartments.

Peninsula Collection&#39;s apartments offer spacious backwards or balconies with views of the resort - with residential spaces blending seamlessly with the lush surrounds of the precinct.

ASF Group is well advanced on their next project, The AU - a different proposition to the Peninsula Collection. 
 
The AU, which is development approved, will see just 14 full-floor apartments rising from the Surfers Paradise beachfront. There are only 12 full-floor apartments (spanning 255m&sup2;) and two-three storey penthouses, one of which was snapped up by a local developer earlier this year for nearly $9 million.

ASF Group sell out Hope Island's Peninsula Collection

The first resort and marina precinct in almost 20 years is set to be launched in the Whitsundays.

The approved $350 million Shute Harbour Marina Resort&nbsp;aims to transform Shute Harbour into an extensive foreshore with a&nbsp;resort hotel and a&nbsp;residential precinct featuring restaurants, retail outlets and marine services.

Shute Harbour Marina Resort will be the first major marina and residential development in the Whitsundays since 2006 and will create the ultimate waterfront lifestyle for residents and tourists in one of the world&rsquo;s most sought-after sailing locations.

The multi-use marina, located on a prime 28-hectare waterfront site, will tap into a critical shortage of secure cyclone protected boat moorings in the state&rsquo;s north.

The marina resort will provide a much-needed boost for post-Covid tourism in the Whitsundays region and create 700 jobs during and post-construction.

Shute Harbour Marina Resort will also include a new commercial hub known as Pier 61, as part of a master-planned marina plaza that will create a range of new retail and commercial outlets for the waterfront development.

&ldquo;This is a development of regional and state significance that will deliver enormous benefit to the local economy,&rdquo; said Project Director Mark Daniels, who heads the&nbsp;consortium developing the project.

&ldquo;Shute Harbour is the gateway to the Whitsundays, with an outstanding marina location, and our plans will bring much needed tourism infrastructure to the region and complement the township&rsquo;s existing tourism and marine facilities.&rdquo;

&ldquo;In particular, we&rsquo;ve seen growing demand for marina berths in recent years and this is an exceptional offering that delivers a highly accessible mainland residential marina resort with a superb range of amenities and supporting services,&rdquo; he added.

The Shute Harbour Marina Resort master plan comprises 58 managed resort dwellings, each with their own private marina berths of 25 to 35-metres at their doorstep, along with managed apartments with resort club facilities, and a 100-plus room resort hotel, including function and meeting rooms, bars, restaurants, swimming pool and undercover parking.

The entire precinct will be linked by public boardwalks, lookout spaces and seating throughout, with plans to also establish new public parks and a community cyclone shelter on site.

Shute Harbour Marina Resort is poised to become a popular destination for residents, locals and tourists who will be drawn to the village-style precinct that will host a marina cafe and bar, marina club, supermarket, bottle shop, marina office, chandlery, marine electronics and charter operators.

The project is being undertaken by an Australian consortium headed by Mark Daniels, Mark McLachlan, Greg Phillips and Sam Wade.

The consortium members have a combined 70 years&rsquo; experience in the development industry with a collective delivery of projects to the tune of $1.25 billion, including Encounter Lakes, Encounter Bay SA &ndash; an award winning regional residential development set around a man-made environmentally sustainable saltwater self- flushing lake, Holdfast Shores, Glenelg SA &ndash; an integrated residential, tourism, retail and commercial development involving co-operative action between Commonwealth, State and Local Government, and Seaford, Noarlunga SA &ndash; a major urban &ldquo;Greenfield&rdquo; development comprising the transformation of 730 hectares into an integrated community development with a projected population over 15,000.

Daniels, who has extensive experience in project delivery in the Whitsundays region over the past decade, said the development is a game-changer for Shute Harbour which is set to benefit from the recent reopening of international borders.

Marina berths will range from 10 to 35 metres for mono and multi-hull craft, while the proposed land and berth packages will include marina facilities to accommodate boats up to 35-metres.

Berths are priced between $175,000 and $1 million, with each berth sold on a 99- year lease. Stage one will offer free-hold residential waterfront sites of 440 sqm which are earmarked for two and three-storey design concepts, with the land-and-berth prices starting from $1.75 million.

Expressions of interest are also being taken on future stages which will include marina loft apartments and plaza terrace homes. Development of the first stage of Shute Harbour Marina Resort, which will include the marina and the stage-one release of land and marina berths, is expected to take two years to complete.

Construction is targeted to commence in 12 months.

Shute Harbour Marina Resort has taken 20 years to gain all necessary approvals to proceed and was identified as a project of significance by the Queensland Government in 2006. The project benefits from its accessibility by air with three regional airports located within 30-minutes to 90-minutes drive.

The Whitsundays has a population of more than 35,500 people with tourism among the major contributors to the region&rsquo;s $5.9 billion economy.

The master planned foreshore development will feature a resort hotel alongside an extensive residential precinct featuring restaurants, retail outlets and marine services.



$350 million Shute Harbour Marina Resort set to boost property and tourism market in the Whitsundays

A new 600-plus apartment development is heading for the heart&nbsp;of Sydney&#39;s Box Hill.

The prominent Western Sydney property developer, Bathla Group, is set to create 637 apartments across eight low to mid-rise buildings at 34 Terry Road, which have been designed by WMK Architecture to suit the needs of the future community and to cater for a wide cross section of buyers..

There will be a mix of one, two and three-bedroom apartments, as well as two, three and four-bedroom townhouses. There will also be a selection of four-bedroom sky terraces on offer.

Each apartment is inclusive of views and private open space, with the sky terraces featuring&nbsp;expansive roof terraces, privately accessed, giving views across the Hills Shire region.

WMK said in their design statement that the&nbsp;proposal will provide well-designed housing stock in an area where there is a strong demand for this type of development.

&quot;It&rsquo;s designed to encourage social interaction and engagement through the creation of large common courtyards at the ground level, as well as a community room.&quot;

The project is not only divided into a total of eight buildings, in a bid to reduce the overall massing, but it is further split into precincts with Block A and C dubbed&nbsp;the Green Precinct. They will feature&nbsp;facades along the northern edge defined by a gridded column and beam aesthetic, taking inspiration from the traditional veranda typology.

Blocks B and D will be known as the Heritage Precinct, with facades featuring a horizontal emphasis and&nbsp;a terracotta red, brown and grey palette in response to the existing buildings on the site and the heritage zone to the south. Blocks E and F are within the Urban Precinct, delivering a formal fa&ccedil;ade articulation with a more vertical expression, incorporating strong vertical dividing walls and shading elements throughout.

A pool has been proposed in the courtyard of Block C along with a community room on the ground floor of Block D, which will be accessible to all residents.

The Box Hill development lands in an area with a variety of mixed uses that is undergoing significant change, which when completed will include a new retail centre opposite Terry Road, recently completed apartment developments, and sites making their way through the planning process.

&ldquo;The proposal together with the adjacent Town Centre contribute toward ensuring the future Box Hill area is fulfilling its economic, social and creative potential,&rdquo; WMK added.

The use of simple but articulated detailing of corners, window reveals, vertical grids and feature boxes, with varying scales of detail, are employed to avoid large, flat planes and break the building mass and building height.

First look: Bathla Group to build over 600 apartments in Box Hill precinct

The national property developer, Podia, is expanding its apartment portfolio in Sydney's Lower North Shore area.

They've just lodged plans for their recently acquired block at 96 Ben Boyd Road, Neutral Bay, seeking to create a six-level, 23-apartment development. It will be the group's second in the area, having previously developed Premier&nbsp;Place nearby.

MHN Design Union have put together the plans which will see the&nbsp;two existing residential buildings revitalized with one modern, architecturally designed flat building, which MHNDUnion said in their architectural statement&nbsp;will complement its surrounding context and maximises amenity to all units.

The building is split between two massing blocks, reducing its perceived bulk and scale from the street. Targeting the owner-occupier, the project will have 19 three-bedroom apartments and just four four-bedroom apartments.

“The proposal has been designed with careful consideration to the local character of Neutral Bay through its interpretation of materiality and form. The proposal achieves harmony with its neighbouring context in response to the provisions outlined in the North Sydney DCP,” MHN Design Union noted in their submission.

At the ground floor and level one a highly articulated sandstone base provides sheltered alcoves for residents, serving as outdoor spaces with view aspect whilst maintaining visual privacy from Ben Boyd Road.

The upper level apartments are made up of rendered concrete and off-white brickwork with projecting eaves creating a horizontal language whilst scalloped vertical walls achieve visual privacy.

Entering at the Southern boundary along Ben Boyd Road, residents descend into a naturalistic “sandstone gully”, expressed as a raw escarpment with extensive planting.

The ground floor sits below the natural ground level, providing a sense of enclosure and privacy from the street, while the split building form allows indirect light to penetrate throughout the courtyard.

The main courtyard transitions into expansive private courtyards for each residence. Large blocks of raw stone and native plants are dispersed throughout the quarried courtyard, creating an intimate connection to nature and celebrating the site’s geological heritage.

Neutral Bay is a prime inner-city residential area located on the waterfront of the lower North Shore. The suburb has a rich history and has been home to several industrial transformations, as well as being recognised as a site of Indigenous significance.

Forsyth Park is situated immediately to the West of the Site, which is within close proximity to Neutral Bay shopping precinct, Neutral Bay Wharf and North Sydney Business District.

With a highpoint of 95-metres above sea level, many sites have views across Sydney Harbour, including landmarks such as the Harbour Bridge and the Royal Botanical Gardens. Melbourne&#39;s unit market has continued to hold firm despite a cooling off in the house market.

CoreLogic&rsquo;s national Home Value Index pegged the Melbourne-wide apartment growth at 0.4% over April, the third consecutive month growth in the unit market has outstripped growth in the house market.

The Melbourne unit market (which incorporates both units and townhouses), is now 0.2% since the start of 2022, after posting 0.2% growth across March and 0.1% in Feb. Values started the year poorly, going backwards -0.4% in January.

The median apartment value in Melbourne is now $630,671.

The growth in unit values is a stark contrast to the house market, which is sliding due to the affordability factors brought to more of a head following the RBA&#39;s interest rate hike in May, and expectation of further rate hikes.

Houses Melbourne-wide, on average, have remained flat since the start of 2022, but that was mainly due to a strong start in January. The rolling quarterly growth is now -0.5% after a 0.2% decline across April, CoreLogic data found.&nbsp;

CoreLogic&rsquo;s Research Director Tim Lawless&nbsp;says the weakening state of the market has taken the rolling quarterly trend into negative territory across Melbourne for the first time since these cities were in the midst of extended lockdowns in mid-to-late 2020.

Advertised inventory, at a national level, is tracking almost 30 per cent below the previous five-year average however, in weaker markets like Melbourne, advertised supply levels have normalised, with listings in Melbourne 8.2%&nbsp;higher.

Higher stock levels across these markets can be explained by an above average flow of new listings coming on the market in combination with a drop in buyer demand

&ldquo;With higher inventory levels and less competition, buyers are gradually moving back into the driver&rsquo;s seat. That means more time to deliberate on their purchase decisions and negotiate on price,&rdquo; Lawless says.

Rental markets are also showing multi-speed conditions, with most of the capital cities experiencing an upward trend in rental growth in 2022. Nationally, rents were up 2.7% over the three months to April, taking the annual change in national rents to 9.0%. A year ago, the annual change in national rents was 4.9 per cent. Based on the annual change, house rents (+9.1 per cent) are rising faster than unit rents (+8.7 per cent), however this trend is changing sharply as demand for unit rentals increases.

&ldquo;On a rolling quarterly basis, we are now seeing unit rents rising faster than house rents especially in Melbourne where rental conditions across the unit sector were previously much softer,&rdquo; Lawless says.

&ldquo;The shift in rental demand towards units reflects both rental affordability pressures, which are deflecting more demand towards the &lsquo;cheaper&rsquo; unit sector, and the return of overseas migrants and visitors. Rental demand from overseas arrivals tends to skew towards inner city and higher density precincts.&rdquo;

In Melbourne, unit rents are 3.6 per cent higher over the past three months compared with a 1.2 per cent rise in house rents. Higher yields and long-term prospects for capital growth could see investors comprising a larger portion of housing market activity.

With the cash rate set to move through a rapid tightening cycle, CoreLogic expect this trend towards a gradual softening in the growth rate will become more pronounced over the coming months, before the national index starts to trend lower.

Bellevue Queensland, the Brisbane-based, family-ran&nbsp;construction and development firm,&nbsp;have lodged plans for their next local project.

Dubbed Sofia, on a rare&nbsp;triple-road fronted&nbsp;amalgamated site at&nbsp;35 Swann Road and&nbsp;5 Central Avenue in the leafy Taringa, will comprise just 20 apartments across the predominantly five-level building. One apartment&nbsp;is considered a sixth storey due to the sloping topography of the land.

The apartments will range from 106 sqm to 123 sqm, each with three-bedrooms and two-bathrooms.

Designed by Hayes Anderson Lynch Architects, residences follow an open plan design in the living, kitchen and dining areas, created with a focus on suiting local downsizes and families.

The building design is heavily modulated through the use and incorporation of large, cantilevered balconies, angled and curved walls, curved vertical aluminium feature screening, chamfered slab projections and full height window and door glazing.

Privacy, room for guests and usable living space tend to matter more when an apartment is intended as a permanent home rather than an occasional coastal base.

A typical residential floor at <a href="https://www.apartments.com.au/new-apartments/the-eveleigh-broadbeach-7-9-surf-parade-broadbeach-qld-4218">The Eveleigh</a>, on Surf Parade,&nbsp;contains just four apartments. The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.
