The development wave of new apartments in Macquarie Park is showing no signs of slowing down.

The latest to secure approval is Legacy Property and&nbsp;Billbergia, who has been given the green light to deliver two towers opposite Macquarie Shopping Centre.

The joint venture is planning 255 apartments across <a href="https://www.urban.com.au/new-apartments/15-21-cottonwood-crescent-macquarie-park-nsw-2113">two 21 and 19-level buildings on Cottonwood Crescent</a>. The apartments will sit above a four-level podium, ground-floor retail, and several levels of basement parking for 288 cars.

More than 2,400 sqm of communal landscaping will be integrated through the scheme, designed by Place Design Group. The open space connects with neighbouring green corridors including Elouera Reserve and Shrimptons Creek.

The $182 million project, designed by&nbsp;<a href="https://www.apartments.com.au/architects/ajc-architects">AJC Architects</a>, will rise from a large 5,130 sqm site, currently occupied by&nbsp;four older low-rise apartment blocks.

The towers are designed as slender vertical forms with stepped elements to introduce variation to the skyline. At street level, the podium has been configured to create an activated frontage and generous resident lobbies.

Apartment layouts emphasise two and three-bedroom residences, aligning with demand from owner-occupiers in the Macquarie Park corridor.

Macquarie Park is going through a wave of new development to keep up with the growing demand for new housing on Sydney's expanded metro line.

TOGA is currently building <a href="https://www.apartments.com.au/new-apartments/macquarie-rise-122-herring-road-macquarie-park-nsw-2113">Macquarie Rise</a>, its fourth project in the suburb well known for its reputable university. They have around 268 apartments across their buildings, that will be anchored by&nbsp;1,200 sqm of retail space, opening onto landscaped communal areas.

Billbergia and Legacy Property secure approval for Macquarie Park towers

Prolific developer Billbergia is teaming up with&nbsp;Legacy Property&nbsp;for a two-tower development in Macquarie Park.

The $181 million plans at&nbsp;88 Waterloo Road, in the heart of <a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a> next to the town centre, are for two towers, at 21 and 19 levels, dubbed Cottonwood and Waterloo.

Cottonwood and Waterloo will home 255 one, two and three-bedroom apartments above a shared mixed-use podium with car parking and retail.

Over 2,400 sqm, almost half of the total site area, will be dedicated to communal open space, while a further 30 per cent of the site will be covered by tree canopies.

The project prioritizes reconnecting landscaped areas to the surrounding Sydney Turpentine Ironbark Forest ecosystem, particularly contributing to the Waterloo Road Linear Park, a green spine running through the city centre. &nbsp;&nbsp;

Billbergia Development Director of Planning and Development,&nbsp;Saul Moran, said Macquarie Park is a rapidly evolving suburb that is well-positioned to benefit from increased density.

Macquarie Park is the largest non-CBD office market in Australia and home to the Macquarie Park Innovation Precinct, a group of organisations centred around Macquarie University.

The suburb was identified as an accelerated precinct under the NSW Government’s Transport Oriented Development (TOD) program in 2020. Developer <a href="/developers/landmark-group">Landmark</a> has unveiled its newest apartment development, <a href="/new-apartments/the-macquarie-collection-5-halifax-street-macquarie-park">The Macquarie Collection in Macquarie Park</a>, a suburb is undergoing a full transformation led by some of the state's largest developers.

Developer Lindsay Bennelong has appointed Ultra Building Co to build Delano Crows Nest, their apartment and townhouse development on the outskirts of <a href="/developments/crows-nest-nsw-2065">Crows Nest village</a>.

Stepped forms and landscaped terraces ensure they do not overshadow neighbouring structures, while providing a seamless transition between the bustling commercial centre and the conservation neighbourhood.

Construction commences on Delano in Crows Nest

Drawing on the success of revered Sydney projects such as Advanx and Advanx Eastin, Rushcutters Bay, and Whitton Lane and Vue in Bondi Junction, Lindsay Bennelong Developments has brought together a team of award-winning leaders in their respective fields to collaboratively bring together their inspiring vision for their latest residential release.

Multi-award winning Australian architecture firm, Allen Jack+Cottier designed both the exterior and interior of Delano, which comprises three boutique low-rise buildings that&nbsp;gradually transition in scale and height from the nearby residential area, to the lively and energetic Crows Nest town centre.

Set amid private landscaped gardens, Delano offers a collection of one, two and three-bedroom apartments, some with studies, along with seven townhomes fronting Hayberry Lane. The distinct curvature and detail of the façade, with its contrasting tones of steel and face brickwork, adds to the project's timeless design that ties in with the surrounding context, whilst still maintaining a contemporary feel.

The apartments and townhomes boast of Art Deco-inspired elements that are seamlessly woven into the design, with natural stone, metallic touches, and decorative flourishes to create a sense of harmony and refinement throughout the spaces.

The kitchens form the heart of each home, with top-quality Miele appliances, natural stone benchtops and splashbacks, balanced by cabinetry in complimenting tones. Delano apartments pay homage to their Crows Nest context 

Sydney developer JQZ has paid $110 million for the South Quarter site in the heart of Parramatta, the former project mooted by now collapsed developer Dyldam.

They've secured the former Auto Alley at 57-83 Church Street, which has plans in place for a mega development with over 750 apartments and around 40,000 sqm of retail and commercial space.

Five towers were part of the original application, one of which was set to home an international branded hotel. No word from JQZ if they'll be pushing on with the $876 million project exactly as Dyldam had intended. The plans had towers ranging from 10 levels to 42 levels.

They'll no doubt stick to Dyldam's application to weave community parks throughout the huge 1.4 hectare block which is just&nbsp;450 metres from the Parramatta Rail and Bus Interchange and 260 metres from Westfield Parramatta.

CBRE, Colliers International, and Moxham Commercial, sold the site to JQZ recently.

They marketed the project as an "outstanding opportunity for an incoming developer to secure a large scale, approved, mixed use development site at the southern gateway into Parramatta CBD."

Allen Jack + Cottier designed the plans for Dyldam, noting in the submission that the concept design reinforces the “gateway” location and provides a distinct sense of arrival from the south to the Parramatta city centre through the scale, form, and architectural design of the development.

They said the residential component of the development, which is over 64 per cent of the total gross floor area, will support the economic viability of the retail uses and the viability of local businesses beyond the subject sites.

JQZ, who recently completed 88 Christie in St Leonards, are soon to launch stage two of Lidcombe's $560 million Vivacity project which will have nearly 600 apartments.

Their website says they've&nbsp;successfully completed 18 residential projects across Sydney.

The&nbsp;Peter Campbell-led development group, Lindsay Bennelong is one step closer to bringing their Crows Nest development, Delano to fruition, appointing a builder to the project.&nbsp;

The group has sought the work of Bondi-based construction company, Ultra Building Co, with the group behind a number of residential and commercial developments across the Eastern Suburbs, including the 1788 Residences and North Shore in Double Bay, as well as The Balmoral Collection in Mosman.

Located on the fringe of Crows Nest village, Delano pays homage to the Art Deco architecture that is prolific in the area while showcasing contemporary innovation.

They'll also be just a 400 metre walk to Woolworths and just three-minutes from Crows Nest Village's lively cosmopolitan culinary scene.
