Builder-developer ALAND has drawn back the curtain on its first city-focused new apartment development.

The North Sydney development, <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-173-179-walker-street-north-sydney-nsw-2060">The Walden</a>, is the first time the company has ventured this close to the city, having previously completed thousands of apartments predominantly in Sydney's west, and more recently in Gosford.

<a href="https://www.apartments.com.au/developers/aland">ALAND</a> acquired the prime North Sydney site, spanning Walker and Hampden Streets just down the road from the Victoria Cross Metro station, for $240 million in June.

Now they've unveiled the new project, a mix of one-, two-, three- and four-bedroom apartments across a 30-level building designed by Rothelowman.

The Walden will capitalise on the site’s front-row position on the eastern fringe of the <a href="https://www.apartments.com.au/developments/north-sydney-nsw-2060">North Sydney</a> CBD, which offers uninterrupted Sydney Harbour views stretching from the Sydney Harbour Bridge all the way to Sydney Heads.

The main tower will be flanked by a small four-level amenity building known as The Pavilion, offering exclusive resident-only amenities including a dedicated concierge service, a sauna and private wellness studio, a gymnasium and fitness studio, a resort-style rooftop pool and sundeck.

Mirvac has signalled that its launch of its $83m redevelopment plans for the Waverley Bowling Club site is fast approaching.

Mirvac is creating a 55-apartment high-end seniors&rsquo; development with pricing advised as from $2,195,000 to $4,995,000.

Late last year Mirvac opened a display gallery for the development, known as The Langlee, will be centred around the old bowling club, which is to be converted into a wellness centre.

Former NRL star Todd Carney has sold his Waverley investment apartment.
Carney bought the one-bedroom, one-bathroom property for $607,000 in 2011.
It was snappily sold with no disclosed price by Albert Sassoon at McGrath, but buyers were being told $900,000.
It had been a $695-a-week rental in late-2019, having first yielded $550 a week on its purchase.
Located on Birrell St, the apartment offers a modern kitchen, open-plan living and dining, and a private courtyard.

The 39,554 square metre sub-regional shopping centre is on a 106,000 square metre site 25 kilometres south-east of Melbourne’s CBD.
Major tenants account for 56% of total gross lettable area and it is anchored by Woolworths, Coles and ALDI supermarkets, as well as two discount department stores.
The sale was negotiated  by JLL’s Head of Retail Investments for Australasia, Simon Rooney, on behalf of Blackstone.
 “Sub-regional assets continue to appeal to yield-driven investors given the compression in yields in other retail sub-sectors and across other real estate sectors,” said Mr Rooney.
“We continue to see demand for retail assets where investors can progressively add value and drive enhanced returns, either via intensive asset management and/or development.

Joint investment venture snaps up Waverley Gardens Shopping Centre

Waverley's historic Hermansleigh has been listed for sale for the first time in over nearly three decades.
The 1880s Victorian Italianate <a href="https://www.realestate.com.au/property-house-nsw-waverley-126688530" target="_blank">home on Bronte Road</a> last traded for $650,000 in 1990.
Set on 500 square metres, the home has four bedrooms, two bathrooms and a rear courtyard.
A formal lounge and dining area comes with twin marble fireplaces.
The home's upper level opens to wraparound balcony with views of the ocean.
McGrath Edgecliff agent Stephen Morrow is marketing the home for a November 11 auction.

Waverley's 1880s Hermansleigh listed

Retired Wallaby Phil Waugh has sold his Waverley investment apartment for $950,000.
The top floor, 1930s apartment on Bronte Road cost Waugh $335,000 in 2001.
It had been a $500 a week rental back in 2010, with no subsequent rental updates provided by the agent.
The unit in a block of 12 apartment has two bedrooms and one bathroom.
It had been freshly painted.
Waugh, an open side flanker, racked up 79 Test matches for the Wallabies and 124 matches for the Waratah's over his 12 year career.
Showing he retains his passion for property sales, Adrian Bo, a McGrath 22 year veteran sold the small investment unit. It had been widely canvassed Bo could head into the estate agency's executive ranks having gained an MBA in 2014, but the right opportunity has not opened up despite the upheaval at McGrath. 
The listing of his own Randwick home through the highflying eastern suburbs agent, Gavin Rubenstein at rival firm Ray White caused raised eyebrows recently.
It was explained by Bo away as nothing more than resolving potential conflict of interest.
He told The Australian that he had three listings within a 100 metre radius of his place and it 'just didn't feel appropriate.'
No one in the McGrath Group was enlisted to sell the Bo house as a conjunctional agent.
Bo said he had a great experience with Rubinstein when the Ray White agent sold him his new home, a $5.2 million Vaucluse four-bedder.
His Randwick home sold within four weeks of listing with a $3.2 million to $3.4 million price guide. 
Three nearby listings on Canberra, Oberon and King street have all been sold by Bo recently, with Bo having three currently for sale.
