Builder-developer Urban Property Group (UPG) is continuing to expand into new markets. UPG is heading to the Hills District, where it is planning a 40-storey mixed use building near Castle Hill Metro Station.

They've gone down the favoured developer route of a State Significant Development Application, which should see developments approved within the space of nine months.

The tower will comprise 371 apartments, 42 of which will be affordable housing, above a ground-floor retail precinct at 16-20 Old Castle Hill Road, on the corner of Garthowen Crescent and within walking distance of Castle Hill Metro Station, an area identified for higher density under both local and state strategic planning frameworks.

Designed by <a href="https://www.apartments.com.au/architects/studiosc">Studio SC</a>, the tower would rise from a brick podium base, accommodating one retail tenancy and communal open space, before transitioning to a slender glazed residential form above. Six basement levels are proposed beneath the building to house parking and services.

“Castle Hill is undergoing a significant transformation, evolving from a traditionally low-rise suburban centre into a true metropolitan destination anchored by the Sydney Metro Northwest," the Architectural Design Report prepared by Studio SC noted.

The majority of apartments (194) will be two-bedrooms. 90 one-bedroom apartments are planned, 83 three-beds, and four four-bedroom apartments.

Studio SC’s design adopts a podium-and-tower composition, with warm-toned masonry at the lower levels intended to anchor the building within its streetscape context.

"At the podium, the architecture is anchored through solid brickwork in warm, earthy tones, reflecting the local sandstone formations and the natural colour palette of the surrounding hills," Studio SC added.

Above, the tower transitions to a lighter glass expression, articulated with fins and tonal variation to reduce visual bulk and respond to changing light conditions.

Urban Property Group is one of Sydney's most active developers. They have projects currently under construction in Little Bay, Penrith, and Macquarie Park, with future projects earmarked for Wollongong.

Castle Hill has been one of the most popular suburbs for development across Sydney in the last five years, as developers scramble for land around the newly extended Sydney Metro.&nbsp;

Kassis Homes kicked it all off with Grand Reve, along with Deicorp who has delivered over 1,000 apartments in the area and continues to develop. Ellipse launches Lily Lane, stage two of Carrington Place

<a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a>, a Sydney-based global property development and investment firm, is set to transform a 1.4-hectare site in Five Dock into a $1.5 billion mixed-use precinct.

Time spent visiting her sister-in-law, who owns in Arrowtown, along with regular stays at Millbrook Resort, had already shaped a strong personal connection to the region.&nbsp;

The March settlement shows Panozza paid $3.9 million for the five bed, five bathroom home.
Set on 1794 sqm of <a href="https://www.propertyobserver.com.au/%20https:/www.realestate.com.au/sold/property-house-qld-hope+island-123846430" target="_blank">landscaped waterfront land</a>, the two level residence comes with an alfresco entertaining area with heated swimming pool.
The home had only been on the market for 20 days before Amir Main at Prestige Property Agents Paradise Point found a buyer after asking $4,495,000.
Panozza founded SalesForce Australia in 1993 that went on to become the largest provider of outsourced customer contact solutions in Australia and New Zealand. 
He sold the company in 2005 and left his chief executive role in 2007. 
Pazzone has stepped up the campaign to sell a his Brighton trophy home Marama, with a revised price guide of $6 million, down from $7 million when first listed last October.
The landmark 1880s mansion with five bedrooms, wine cellar and heated pool had been renovated by Melbourne architect Bruce Trethowan.

It was sold by Wendy and Barry Turnbull who paid $815,000 for the home in 1993.
The 1917 home designed by Marco Linardi sits amid 2309 sqm of Paul Bangay-designed gardens on Blinking Billy Point.
The grounds meander down to the water with a lawn overlooking Long Beach.
The home spanning 693 sqm has five bedrooms, including two on the fully self-contained first floor that also comprises a lounge, kitchen and bathroom. 
The master suite with separate dressing room overlooks the river and there's a 15 metre indoor pool in a conservatory inspired room.
The ground floor features a grand dining room, lounge and stately staircase crafted from Huon pine with bespoke iron balustrades.
Early Australian aviator Charles Kingsford Smith visited when he honeymooned in Hobart with his second wife Mary in 1931.

Snappy sale for Tasmanian mansion Sentosa

Former Macquarie banker Sandy Lockhart and wife Susan have sold their Kirribilli waterfront.
Christie's International agents Ken Jacobs and Darren Curtis secured the sale having asked $8.5 million for the home upon its March listing.
The couple paid $7.2 million for the Susan Rothwell designed home in 2010.
It was built for John and Eve Molyneux who owned the historic Sunnyside next door.
They sold the home for $6.1 million in 2003 after its rebuild.
Set on 363 sqm, the <a href="https://www.realestate.com.au/sold/property-house-nsw-kirribilli-122177298" target="_blank">contemporary waterfront</a> has three bedrooms, five bathrooms, a climate-controlled walk-in wine cellar and a plunge pool.
There's a lift access to all levels and a shared jetty and berth. 
Lockhart is a founding partner of private equity manager Next Capital.

The former Morgan Stanley and Merrill Lynch head of fixed income Neale Muston has sold his Mosman home.
Set overlooking Chowder Bay home on Sydney's lower north shore it was bought for $14.5 million by a Chinese-origin buyer with residency. 
It was sold on its second time marketing campaign this year. And in 2015 it was listed with $17 million hopes.
The architecturally designed <a href="https://www.realestate.com.au/sold/property-house-nsw-mosman-123591030" target="_blank">Morella Road four-bedroom home</a> features minimalistic styling. The sale affirms that the Chinese buyers are attracted to the “prestige” of Clifton Gardens.
It was sold by McGrath agents Michael Coombs and John Melville with a price guide of $14.5 million to $15.5 million. The property last traded for $6.15 million in 2008 when bought by Muston who is now a director of Excalibur Trading, a private capital fund specialising in the global futures markets.

For the first time in 60 years a prime beachfront parcel in Coalcliff fetched $2.1 million at weekend auction.
Advertised with potential to build a new home on the 645 sqm block, <a href="https://www.realestate.com.au/property-house-nsw-coalcliff-123069470" target="_blank">34 Paterson Road </a>came with little more than the original foundations of a home.
The property sold through Simon Beaufils and Mattias Samuelsson at Ray White Helensburgh.

Oceanfront Coalcliff building block sells at $2.1 million

Ten waterfront allotments, fronting the north-facing beach at Funnel Bay and surrounded by national parks on three sides in North Queensland’s Whitsundays, are up for sale.
The development, called “The Beaches”, recently launched with individual allotments bearing the names of famous beaches like Bondi, Cottesloe, and Waikiki rather than lot numbers.
Prices start from $825,000, with the average being under $900,000.
The marketing is being handled by PRDnationwide.
The site was previously owned by a Resort Corp and approved for 174 apartments as a 6-star lush tropical resort.
A group of local investors and developers have since secured the site and modified the approval to produce 10 waterfront allotments of 1000 sqm and five garden view allotments (each with direct access either to the beach or to the private pool area).
The beachfront lots have an additional 700 sqm or more of landscaping area on each title.
Each allotment is fully serviced but has the feel of a deserted tropical island, with sweeping views across Funnel bay and out to the Great Barrier Reef.
Despite being only six minutes from the main street of Airlie Beach, The Beaches are hidden behind a low ridge giving residents the feeling of being a million miles from anywhere.

A $4.8 million Blakehurst home sale topped weekend auction sales across Australia, according to Australian Property Monitors.
The beachfront Princes Highway sale was through McGrath Estate Agents.
With views across Kogarah Bay, the waterfront residence sits on an under utilised sprawling 1,365sqm block.
"While the LEP has not yet been gazetted by council (possibly March next year) the site is proposed by council for units and while some buyers thought there was too much risk we had three bidding," agent Matthew King said.
