For Draycon Building Managing Director Howard Dabit, the appeal of the site was immediate.

“I knew it was a good site as soon as I saw it,” Dabit said.

Sydney developer <a href="https://www.apartments.com.au/developers/deicorp">Deicorp</a> has secured planning approval for a $300 million residential development in Lindfield, marking the company’s second project on Sydney’s North Shore and its first on the Upper North Shore.

Located on Beaconsfield Parade and designed by DKO Architecture, the state significant development comprises three buildings of up to 10 storeys and will include 399 residences, including 59 affordable homes and 40 adaptable homes.

Residences will range in size from one, two and three bedrooms, with two-bedroom apartments accounting for over 60 per cent of the product make-up. Residents will have access to a broad suite of amenities, including a wellness area, indoor and outdoor recreational spaces, a pool, a gym, a community room and a golf simulator.

In line with Deicorp’s long-standing focus on creating transit-oriented communities, the project is located just 260 metres from the Lindfield Train Station, reinforcing its role in delivering well-connected housing close to established infrastructure, retail and local services.

The inclusion of affordable and adaptable housing supports greater diversity within the local market, while the mix of apartment types responds to demand from downsizers, young professionals and families seeking access to the Upper North Shore.

In a joint venture with The Trump Organization, Australia developer Altus Property Group has announced plans to bring a Trump International Hotel &amp; Tower to the Gold Coast, marking the first Trump-branded project in Australia.

Trump Hotel heads for the Gold Coast to become Australia's tallest building

More than a century after the Corrimal Coke Works first opened in 1912, the industrial landmark that helped shape the suburb is being reinterpreted as a walkable residential neighbourhood, with Stage One of <a href="https://www.apartments.com.au/new-apartments/the-works-stage-one-27-railway-street-corrimal-nsw-2518">The Works</a> now underway at 27 Railway Street.

For 102 years, the site was central to <a href="https://www.apartments.com.au/developments/corrimal-nsw-2518">Corrimal</a>’s economic and social identity before operations ceased in 2014. Rather than erasing that legacy, developer Legacy Property has embedded it into the masterplan, retaining and reinterpreting elements such as the iconic 1912 brick chimney and sections of the original C1 Coke Oven Battery, alongside the adaptive reuse of the former powerhouse building.

Stage One will introduce 181 apartments across low-rise buildings, offering predominantly two and three-bedroom residences with completion targeted for mid-2027. The building features terracotta brick, soft cream masonry, and exposed metal detailing, giving it a tactile presence that is intended to weather gently over time.

Internally, the focus on lasting quality continues, with two and three-bedroom residences anchored by sculptural stone kitchen islands, natural light, and clearly defined transitions between living, dining, and outdoor spaces.

The layouts have been carefully designed. Stones Corner, a fringe suburb of Woollangabba in Brisbane, wasn't even a suburb until 2017, it was officially a "precinct" within the suburb of Greenslopes.

It became a suburb in 2017, but sat on the sidelines to the Wooloongabba. But since the announcement of the&nbsp;2032 Brisbane Olympics, developers have started to&nbsp;purchase sites, submitting applications, and launching new projects.

Veteran Brisbane developer Stockwell is the latest to take advantage of the area's location, albeit with an asset they've owned for over 15 years.

They're looking to redevelop Stones Corner Village, its 3,395 sqm retail and dining precinct just off Hanlon Park.&nbsp;

They've proposed a new mixed-used precinct at 405 Logan Road, which will incorporate 209 apartments across two towers, dubbed Logan and Cleveland, which will sit above 3,000 sqm of retail.

Logan will have 110 two, three and four-bedroom apartments, and Cleveland will comprise 99 one, two and three-bedroom units. Both towers have been designed by MK Architecture.

Stockwell have owned the 5,709 sqm site since 2006, which currently homes 20 retailers and is anchored by an Aldi. Over 500 new car parking spaces will be provided, and 252 bicycle spaces.

Archipelago Architects were commissioned to create a Suburban Renewal Opportunities Analysis, which noted there were a number of major landholders in the Stones Corner precinct, who have ownership of consolidated properties.

"These consolidated landholdings present opportunities for catalyst development within the precinct," the report noted.

"Many of these properties span the width of blocks between different streets and present opportunities to improve connectivity."

The report said Stones Corner was once a busy retail strip where the factory outlets were situated, however since early 2000, a chain of events have led to a large number of vacancies along the once bustling strip.

Stockwell's project not far from Hanlon Park, which has recently been transformed into "an attractive and versatile public space that supports the growing Stones Corner Precinct – creating a vibrant urban oasis with more to see and do”.

Stockwell have also submitted a development application for another 96 apartments in West End, on a 1,986 sqm site at 399 Montague Street.

MK Architecture have again handled the designs. There will be&nbsp;32 one-bed apartments at 50 sqm, 48 two-bedders between 71 sqm and 83 sqm, and 16 three-bedroom apartments with 110 sqm of space.

That unnamed tower will be crowned with a rooftop amenity level with a swimming pool. A podium will feature 584 sqm of retail space and 1,290 sqm of commercial.

RPS wrote in the town planning report that over the&nbsp;coming years, South Brisbane will emerge as a vibrant new urban community, confident of its place in Brisbane’s heart.

"A short walk from the CBD, South Brisbane will be a new sub tropical inner-city community with a mix of contemporary apartments, state-of-the art offices and world-class cultural venues, educational facilities and accommodation.

"It will be a place to learn, shop, dine, visit and celebrate mixed within a urban forest. South Brisbane will capture the rhythm and spirit of Brisbane’s outdoor lifestyle, opening up subtropical boulevards, laneways and pocket parks to the people for play, relaxation and civic events."

As one of the tallest buildings in Stones Corner, Oakridge Property Group's Lumina project is set to take full advantage of its unencumbered views back to Brisbane.

The 12-level project, located above Hanlon Park, will offer gun-barrel views to the city from a number of apartments, but the best will be enjoyed from the resident rooftop.

That will feature a rooftop terrace with a resort-style pool and a number of alfresco areas, surrounded by lush landscaping.

Residents will also have access to an on-site movie theatre and a resident lounge, a communal herb garden, a health club with a sauna, and a co-working space with a meeting room.

The amenity doesn't stop inside Lumina, with the development strategically located in one of Brisbane's most connected address.

Oakridge secured the Cleveland Street site of the Freemasons building in May 2021, shortly before Brisbane was announced as the hosts of the 2032 Olympics, something which Oakridge development manager Sam Clarke was handy timing.

"Maybe had we have bought the site a few months later, the land value would be considerably more given its&nbsp;location to the Olympic hub," Clarke said.

The old brick lodge, which hasn't been used for a number of years since the Freemasons moved in to the city, has been demolished.

Lumina, Stones Corner to capture unparalleled Brisbane skyline views

Plans have been filed for a twin tower project in Brisbane's south side suburb of Stones Corner.

Peter Gartshore from the family-ran Idec Group are behind the plans on the 3,846 sqm site at 73-85 Cleveland Street, which will feature a striking skybridge connecting the two recreational rooftops designed by NMDS Architecture.

&nbsp;

The submitted town planning report highlights the strategic importance of the proposed site in Stones Corner, stating that it falls within a growth node on a selected transport corridor identified under the City Plan. It emphasises that areas within these nodes offer opportunities for more intense urban forms that cater to the needs of the local community.

Despite exceeding the prescribed eight-storey height limit, the report argues that the proposed development is appropriate for the site and aligns with the desired outcomes of the high-density residential zone.

The report also emphasises the housing crisis in the southeast Queensland region, with low rental and housing stock levels, and states that the project will provide 226 additional housing opportunities in close proximity to centres, community services, and transport options.

Stones Corner, located just over two kilometres from Woollongabba, the home of the 2032 Olympic Games, is undergoing significant urban transformation with the aim of residential and mixed-use densification.

The towers will boast a design incorporating extensive use of planter boxes adorned with climbing and cascading plants.&nbsp;&nbsp;NMDS Architecture have designed the project.

The skybridge, spanning the gap between the north and south towers, will link a spacious 1273 sqm of communal rooftop recreation space. The recreational area will include amenities such as a pool, spa, terrace area, gymnasium, sauna, showers, change rooms, alfresco and indoor dining areas, a theatre, community garden, and a dedicated dog walking area.

The proposed development will prioritise green spaces and landscaping. The landscaping design by Wild Studio includes vertical green walls extending the full height of the building, feature trees at the main entrance on Cleveland Street, raised garden beds, and planter boxes with climbing and cascading plants.

The integration of greenery aims to create a vertical, subtropical micro-climate that enhances the building's appearance, provides cooling to residents, and contributes to the overall streetscape.

The development will include three basement levels with space for 330 cars. While the area is well-serviced by public transport, alternative transportation options will also be provided to residents. A car share system will enable those without vehicles to access ten electric vehicles, and there will be ample bicycle parking spaces, 283 in total, supported by an on-site bicycle workshop.
