S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

The approval follows several years of planning, including a rezoning process that enabled significant uplift in height and density across the site. With determination now secured, Crescent Parklands is positioned to play a major role in delivering new housing supply within Greater Parramatta’s growth area.

The 29-year-old Irish national, from Point Cook, was arrested at a Melbourne airport on Sunday about 9pm.
He was remanded in custody and will appear at Melbourne Magistrates’ Court tomorrow.
The arrest follows the shooting of a 53-year-old Sydney estate agent, Sid Morgan on Thursday 21 February in which detectives are still appealing for public assistance.
Investigators are trying to locate two vehicles, both white Toyota Hilux Rugged utilities, believed linked to the shooting with investigators believing they could be anywhere in the Melbourne metropolitan area or possibly as far north in the state as Nagambie.
Two men arrested in Broken Head, NSW on 27 February in relation to the shooting have each been charged with one count of attempted murder.
The 30-year-old and the 26-year-old, both from Point Cook, were remanded in custody and will appear again at Melbourne Magistrates’ Court on 27 May 2019.

Prosecutors in Melbourne Magistrates Court said Sid Morgan remains in an induced coma.
Mark Dixon, 30, and Jack Harvey, 26, were arrested in NSW near Byron Bay last Wednesday over the Point Cook shooting on February 21.
Dixon and Harvey were extradited to Victoria.
Both have been charged with attempting to murder Mr Morgan, 53, in the middle of a street after an argument in the western Melbourne suburb.

Since this article was posted Victoria Police have advised two men have been charged on warrant with one count of attempted murder following the shooting.
Homicide Squad detectives yesterday charged the 30-year-old and 26-year-old men from Point Cook.
They are due to appear at Byron Bay Courthouse later today.

In 1995, Morgan, who previously went by the name of Said, was a detective in NSW police force in the 1990s.
He became aware of allegations that his brother-in-law, Mansour Suha, had been molesting three young girls, two of them his young relatives. He then shot Suha, shooting the man six times.
In 1996 a jury rejected the Crown argument that it was a revenge shooting, finding Mr Morgan instead acted out of fear for the girls' safety.
A jury took 33 minutes to decide his actions were justified. 
He was however refused reinstatement into the NSW police force.

Harvey is described as having a slim build, short brown hair, a goatee beard and also speaks with an Irish accent.
Anyone who sees Dixon or Harvey is urged not to approach them and to call Triple Zero (000).

Irish accented pair sought by Victoria Police after Sid Morgan's Point Cook shooting

Security cameras captured a ute rushing from the cul de sac.
Three white cars were dusted for prints. 
Police have not yet revealed the motive of the crime. 
Investigators have spoken to a 29-year-old Point Cook man, located at Nagambie, north of Melbourne, and a 30-year-old man in Point Cook.
They were later released pending further inquiries.
Members of the police search and rescue team were set to search the lake at Sanctuary Lakes as part of the investigation.
Morgan promoted himself as <a href="https://www.realestate.com.au/agent/sid-morgan-1907894" target="_blank">The Hills number one agent</a> having been an estate agent since 1997.
His website profile suggests Sid has personally held records in five different suburbs at the one time.
He prompted himself as an agent with a 'Never Say Die' attitude.
His record prices have included a <a href="https://www.realestate.com.au/sold/property-house-nsw-bella+vista-126245378" target="_blank">2017 Bella Vista sale at $3,335,000</a>.
His last sale according to the realestate.com.au website was at Cherrybrook last September.
Throughthe years he has secured sales ranging from a $4.5 million sale at Newport on the northern beaches to $3.35 million at Sylvania Waters in Sydney's south.
The Sunday Herald Sun reported he had been travelling between Melbourne and Sydney where he was still working as a real estate agent. 
Property Observer saw Morgan two weeks ago at a Lane Cove open for inspection of a $8 million seven-bedroom home which was targeting the Chinese buyer, by keeping as many lucky number eight's as possible.
The price guide has been dropped from $8.8 million, which it was when listed last year, to $8,088,000.
The home previously sold at a suburb record when paying $4.25 million three years ago.
The late 1980s home, built from double brick and suspended concrete slab construction, has been opulently renovated throughout.
It has five bedrooms, five bathrooms, a fully self-contained guest quarters and a five car, auto entry garage.
It sits in 1,810 sqm of private resort style grounds which feature a floodlit, championship size tennis court with incorporated basketball court, a solar heated swimming pool and a gym.
The tennis court is one of only a few in the whole suburb.
The marketing says the process of obtaining council approval to turn the property into four luxury three level townhouses with internal lifts is well underway.
Sid Morgan operated Morgan One Stop Realty at Castle Hill, then Morgans.
He launched an innovative virtual office at Castle Towers in 2006.
His virtual office was set to consist of a centralised administration office which Sid Morgan refers to as the mother ship, and satellite offices.
Morgan says each satellite office will consist of a four-workstation unit which can be located in any high pedestrian traffic area.
He had won a Hills Excellence In Business Award for his interactive real estate displays at the front of his office.
The machines, about the size of an ATM, was able to provide buyers with a complete interactive tour of the property.
"I was one of the first agents in Australia, and the first in the Hills district to start using this technology,'' he noted in 2005.
His website noted he ran Morgans Foundation of Hope a charitable organisation having publicly commit 8% of the companies gross turnover to the foundation.
Morgan was a former detective acquitted of murder.
Said Morgan was a detective in the New South Wales police force, and had become aware of allegations that his brother-in-law, Mansour Suha, had been sexually molesting three young girls, including two of Morgan’s relatives. 
Morgan, then known as Said Morgan, was accused of the shooting murder of his brother-in-law, Mansour Suha, on 26 May 1995 at a home at Oakhurst.
 He was not convicted for the killing, because he believed the lives of the children who had been molested were in danger.
