Gold Coast developer Drew Group is fast approaching sell-out at its Main Beach apartment development, Lagoon Main Beach.

In the last nine months, Drew Group and sales partner Pezet Matheson have secured 31 sales totalling over $75 million, as the two-tower development advances towards completion under the expert eye of Hutchinson Builders.

“Today's buyers are more discerning than ever," Drew Group Managing Director Jon Drew says.

Just over 50 per cent of recent&nbsp;sales have been to local buyers, reflecting the deep trust and connection within the Gold Coast community that Drew Group has developed over the years.

Demand has been particularly robust at the top end, with two of the three exclusive penthouses already sold, alongside five sub-penthouses. Only seven apartments remain in Lagoon's Signature Series — one&nbsp;penthouse and six sub-penthouses.

Drew Group has also removed the much-maligned sunset clause from all contracts at Lagoon. The sunset clause — although rarely invoked, yet on occasion known to have been — allows developers to take back contracts on apartments should the building not be completed within the timeframe specified in the contract.

Pezet Matheson Co-Director Jayde Pezet says the fact Lagoon is&nbsp;within a year of completion, and has no sunset clause in contracts, provides certainty to buyers.

"This is paramount in the current market," Pezet says.

National apartment developer Abadeen has topped out its debut Gold Coast apartment project,&nbsp;<a href="https://www.apartments.com.au/new-apartments/villea-palm-beach-26-mawarra-street-palm-beach-qld-4221">Villea Palm Beach</a>.

Buyers will move into the $120 million development in early 2026, with builder Emicon now focusing its attention towards the fitout stage of the apartments.

It comes with $10 million price hopes through Elders.
The 378-hectare Thornton property is near the township of Alexandra in the Yarra Ranges.
It has operated as a renowned Hereford Poll stud farm since the late 1970s. There's two cattle yards, a machinery shed and workshops.
Its modern homestead complex offers views over the Rubicon Valley at 1235 Taggerty-Thornton Road.
It features a 20 metre solar-heated swimming pool.
The listing comes after the death of Berkeley in 2017, aged 88.

The rural property trust, Rural Funds Group has bought Cobungra Station for $35 million.

Cobungra Station – one of Victoria's largest and most prestigious high-country beef breeding enterprises – was offered for sale last April.

It was for only the third time in 100 years.

The $35 million deal secured the 6486-hectare alpine beef property at the foot of Mount Hotham, plus more than 24,000 hectares of adjacent grazing licences.

Cobungra Station has a history and reputation as a grower of high quality Australian beef stretching back to the 1800s.

In 2001 a comprehensive full blood wagyu breeding programme commenced, starting with a herd of 70 cows descended from Michifuku bloodlines. Since then the Cobungra full blood wagyu herd has developed substantially.

At between 1000m and 1500m above sea level, the altitude and clean mountain air, combined with abundant clean water makes a naturally healthy place to raise cattle.

Rural Funds Group buys Cobungra Station for $35 million

The general southern New South Wales and northern Victorian market continues to display signs of strength and resilience, according to the latest rural report from Herron Todd White (HTW).
The valuation firm stated that recent positive rainfall outcomes across the Albury and northern Victorian areas has also served to allay any concerns that were beginning to appear because of the extended dry period.
"With regards to recent transactions, we are aware of a property approximately 50 kilometres north of Albury that has just gone under contract," the HTW valuers noted.
"This property is all open, mostly arable, improved grazing country, typical of the area and has transacted at approximately $8,300 per hectare, excluding the added value of the buildings in place.
"This is in line with recent agents comments about the area which indicated that the area to the north of Albury has been achieving $3,000 to $4,000 per Acre ($7,400 to $9,800 per hectare)."
Recently, a number of valuations in the far western New South Wales area to the north and north east of Broken Hill have been undertaken.
There has been a change in what the market has been prepared to pay on a dollar per dry sheep equivalent (DSE) rate for typical open grazing country in the area.
Previously, (up until late 2016) DSE rates in the $200-$350 range would have been expected, however, now all of the sales analysed indicate rates in the $400 to $500 range.
The valuers discussed that while initially this was "concerning" when the rates were reviewed in comparison to the rates paid for higher rainfall inside tablelands country to the east, "it became apparent that the relative ratio of dollars per DSE rates paid between the tablelands country and the far western country is still similar to what it has been".
"Now that far western country is at $400 to $500 per DSE, we see that the tablelands country is now $600 to $700 plus per DSE, whereas previously, rates were mostly in the $450 to $600 range."
These elevated rates equate to significant strengthening in the corresponding underlying land value.
The exact dollar per hectare rates vary with the carrying capacity of the country involved however, in general we would expect country to the north of Broken Hill to be in the $90 to $100 per hectare range.
HTW reported despite the deteriorating seasonal conditions that the Buckanbe offering has gone under offer.
Buckanbe is a 40,000 hectare, very well located grazing property on the Darling River just downstream of Tilpa.
"Whilst we are not aware of the negotiated outcome, we would expect it to achieve approximately $150 per hectare overall," the valuers concluded.
