A Glanmire, NSW, has sold for $7.1 million – a significant amount over reserve, according to its selling agency.

Mooney said the property is approximately 95 per cent arable, the property is suitable for lucerne or other fodder crop production, livestock fattening, breeding, and as a farm stay or B&amp;B-style accommodation.
“For a block that size being so close to town to be available really is rare and it came down to two parties that really wanted the property,” Crampton said. “There was strong enquiry throughout the campaign. We had in order of 40 email enquiries and about the same number of telephone enquiries resulting in 20 inspections of the property.” Kenda Park was purchased by a husband and wife who had been living in the local area for years. “Bathurst is really popular with local and Sydney buyers, and being just over the mountains, it’s perfectly placed for city and tranquility,” Crampton said. “We’ve also had some good recent summer rain so the property was looking great and presented well with good feed on it.”

Rural NSW farm Kenda Park sells for $7.1 million under the hammer

The historic New England high country property, Prestwick has been sold prior to auction.
Meares &amp; Associates had been scheduled to auction the property today.
It sold to a Sydney investor with other rural interests.
The farm had been initially listed in autumn by Roger Grant, the Tamworth-based cattleman who had $5 million to $5.5 million hopes.
With a history dating back to the 1840’s when botanist and explorer Cunningham took up the land grant at Prestwick, it was marketed as a well managed and improved cattle breeding property enjoying all the features of the high country, including strong principally trap and basalt soils, normally high rainfall, with over 50% established with well improved pastures, including a mix of phalaris, cocksfoot, rye and clovers.
Located 55km southwest of Walcha and 53km from the regional centre of Tamworth, the 1,171 hectare (2,893 acres) property has traditionally carried 450 Angus breeding cows and heifers, with the progeny regularly topping the Tamworth premium weaner sale in January, at 8 – 10 months of age.
Prestwick has seen an extensive development program over the past three years with now approximately 565 ha (1,250 acres) of well developed pasture country and a further 60 ha (150 acres) recently cleared and being prepared for new pasture sowing next autumn. 
There is also a potential to develop a further 160 ha (400 acres) with minimal timber clearing and pasturing. The property has also enjoyed a good top- dressing history in recent years with super applied again as recently as April this year.
The property includes a series of sheltered valleys, with excellent generic features including the principally rich trap and basalt soils.

New England farm, Prestwick sold pre-auction

The southern New South Wales farm, Pejar Park, located just north of Goulburn, is being offered for sale by Sydney rural property specialists Meares &amp; Associates.
The offering is via Meares Online Auction to be conducted on 17 and 18 December this year.
Located 25 kilometres north of Goulburn adjoining the village of Woodhouselee, Pejar Park comprises 573 hectares (1,416 acres).
Meares says it could be regarded as a classic high country property (710 metres to 900 metres ASL) with its 75% basalt soils; the balance being granite and loams, its easterly aspect running to a 6 kilometre frontage to the large Pejar Dam.

Former Captains Flat mining site to go under the hammer

The long-held Kumbada farm at Jindivick has been sold by the Carnegie brothers after 72 years before its scheduled auction on December 8.
The sale price was not disclosed but is believed to be around $4 million.
The property spans 228.5 hectares and is one of the largest farm holdings in the district. It is located just to the north of the Princes Highway-Jindivick Road junction and close to the Drouin-Warragul area.
The selling agent was Rodwells Ruralco Property’s Damien Minogue.
A local beef cattle farmer is the new owner and has plans for a 300 cow-and-calf operation.
Originally purchased by the Carnegie brothers’ parents as a small dairy operation the acquisition of neighbouring holdings over the years created the sequence of long ownership and now presents the property in four titles.
“The Carnegie family dairy-farmed for many years but more recently Peter and John Carnegie converted it to livestock grazing with recent light stocking,” said Minogue.
“Over the years the Carnegie brothers have topped the Korumburra and more recently Leongatha markets many times with bullocks and vealers with their top quality grass-fed animals”.
The property has an eleven paddock subdivision.
“The improvements comprise the original three-bedroom homestead, plus a manager’s cottage plus another old cottage in need of renovation,” he said.
There are a number of support buildings including machinery sheds, an old dairy and the property has sealed road access.
“Good stock water resources are another feature with a creek frontage and a number of spring fed dams while this property is in a 900 mm annual average rainfall area”.
“I always considered it would be something of a signature sale as no comparable scale property has been offered in this area, nor will one probably be seen again and it is great to see it purchased by a local farming interest.

Woodlands, located at Bungendore on the edge of the ever expanding Canberra, has been listed for online sale.

Bungendore's Woodlands for online auction

A circa 4,000 hectare rural landholding in Queensland’s premium cattle country has been listed for the sale via auction on July 20, the first time the land has been offered in more than 150 years.  
Located in Mundubbera, in Queensland’s Wide Bay-Burnett region, Lot 1 and 4 of Deepbank Station comprise two freehold titles covering nearly 4,187 hectares. 
The grazing land, comprising a mix of cleared and improved soil types, is being sold by the McCord family, which have a connection with the region spanning six generations. 
The listing is through CBRE Agribusiness’ Thomas Warriner, Geoff Warriner and Chris Holgar. 
“Properties in this area do no change hands often, which is testament to the productive nature of the region,” said Holgar. 
The property was originally timbered to Brigalow, Box and Ironbark trees, while grass types including Buffel, Creeping Bluegrass, Green Panic, Urochloa and Rhode support a productive cattle operation. 
The property’s major selling factors include the secure stock water resources, which include six bores, six dams and three creek systems, said Warriner.
Holgar said the areas timbered with Narrow Leaf Ironbark and Spotted Gum were also ideal for harvest as an additional source of income.

Family held cattle grazing land in Queensland up for auction

The world class winery Sweetwater, located in the rolling hills of the Hunter Valley, was withdrawn when listed to been auctioned today.
It was marketed at half the earlier price expectations.
Inspired by southern European vineyard estates, the<a href="https://jurds.com.au/listings/rural_sale-319321-pokolbin/" target="_blank"> 48 hectare Pokolbin holding now comes with $12 million plus hopes</a>.
Chinese buyers have heard of the repricing which triggered a spate of recent inspections by international visitors. But listing agent Alan Jurd said it was withdrawn because he didn’t have anyone willing to bid under auction conditions.
<div>"The vendor is very realistic however and has just given me instructions to reduce the price to above $12million," he said.</div>
Cabernet Sauvignon and Shiraz vines cover a third of the estate which dates back to the colonial 1840s.
Not just a winery and olive grove, the main residence is a stunning Mediterrean style construction that features private and guest wing accommodations.
Duncan Hardie's Sweetwater Wines purchased the land in 1997 with most of the vineyards dying or being grazed by cattle.
Hunter Valley wine veteran Brian McGuigan provided early advice on the layout and planting, having worked on the vineyard when he was about 18 years old.
It is being marketed by Alan Jurd of Jurds Real Estate as the "most significant country vineyard estate in Australia."
Alan had initially been asked to list it at over $30 million last year, then $15 million plus in the lead up to the auction.
Sweetwater Wines, part of the Hardie Holdings group, purchased the land in 1997 in Belford from Belford Pastoral Company, which was originally granted to the pioneering Richard Jones, a merchant and pastoralist.
In 1829 Jones had received 10,000 acres at Singleton in the Hunter Valley from where he established one of his finest vineyards in the Patrick Plains Shore at Sweetwater Creek off Old North Road. 
In 1844 from Jones’s first plantings, his vineyard produced a total of 2,000 gallons of wine.
