Red & Co to launch debut Gold Coast development Como Varsity Lakes as construction commences

Longstanding Gold Coast developer Raptis has acquired a prime development site on Surf Parade for its next Broadbeach apartment project.

Progressing towards completion of <a href="https://www.apartments.com.au/new-apartments/the-sterling-broadbeach-6-8-george-avenue-broadbeach-qld-4218">The Sterling Broadbeach</a>, 90 apartments on nearby George Avenue, <a href="https://www.apartments.com.au/developers/raptis">Raptis</a>, led by second-generation family man Evan Raptis, has picked up a block on the corner of Surf Parade and First Avenue.

The site had been earmarked for a luxury apartment project with 33 full-floor apartments across a 37-storey tower. Raptis will go back to the drawing board and create a building more appropriate for the site. The development application will be lodged later this month.

Evan Raptis told Apartments.com.au the site ticks all the boxes.

"Broadbeach is a suburb we've developed several buildings over the years. Surf Parade ticks all the boxes for the type of apartment development we want to deliver."

Raptis had several pre-lodgement meetings with council to ensure they are aligned in the development.

Surf Parade has emerged in recent years as one of the most popular streets in Broadbeach for development.

South East Queensland developer Mosaic Property Group kicked it off with Marella by Mosaic. Bassar Group sold out Infinity on the street, while for its&nbsp;first Gold Coast development, Polycell grabbed a Surf Parade site for <a href="https://www.apartments.com.au/new-apartments/the-rochester-broadbeach-143-surf-parade-broadbeach-qld-4218">The Rochester</a>, which is nearly sold out.

Melbourne-based developer Hirsch &amp; Faigen recently launched its fourth Gold Coast project on the exclusive strip. The Eveleigh Broadbeach will have 100 apartments across a 31-storey building designed by Rothelowman.

GV Property Group site development specialists Antonio Mercuri and Luke Reaby, who both amalgamate sites and sell shovel-ready sites to developers up and down the Gold Coast, sold Surf Parade to Raptis.

Hirsch & Faigen unveils The Eveleigh in Broadbeach

Two years after securing development approval for the final stage of its award-winning Thornton Precinct on the doorstep of Penrith Station, Urban Property Group is set to launch <a href="https://www.apartments.com.au/new-apartments/mayfair-on-penrith-172-lord-sheffield-circuit-penrith-nsw-2750">Mayfair on Penrith</a>, around 400 apartments designed to reflect two of Sydney’s most iconic structures.

Rocklea Westpac investment hits the market

An industrial property in Brisbane, put on the market for the first time in 30 years, has been snapped up before it had a chance to go to auction. 
The multi-tenanted investment at 7 Shettleston Street in Rocklea, 10 kilometres from the CBD, was sold two days prior to a scheduled auction for $3.325 million.
The deal was negotiated by joint agents Lachlan Hateley and David Knox of Knight Frank and Paul Flego of Raine and Horne Commercial Brisbane Southside. 
The 4,248 square metre property, which has a net lettable area of 2,576 square metres, is fully tenanted.
The anchor tenant is GPC Asia Pacific (owners of Repco), backed by a Fortune 500 company, Genuine Parts Company (NYSE:GPC). Other tenants include Gleemans Truck Parts and Superior Wheels. 
The sale reflected a yield of 7.95%. 
Mr Hateley said the vendor had held the property since 1988 due to the strength of the investment, and prior to the property hitting the market, buyer demand was expected to be strong. 
“Going into the campaign we expected significant interest, and this came to fruition, with 35 enquiries received and 15 parties inspecting the property before the deal was done,” he added.

Industrial property in Brisbane Rocklea snapped up pre-auction

The Brisbane-based, ASX-listed house and land package company Tamawood has cut its profit outlook for the year, after credit delays were holding back construction starts.
Tamawood advised shareholders its net profit after tax for the year to June would be down by $800,000, an 8.8% decline on the $9.1 million reported last year.
The company reported more than half of that the result of delays in construction resulted from customers who couldn't get confirmation of bank loan approvals.
The company makes around 85% of its sales in south-east Queensland, through the Dixon Homes brand.
It said the delays were the result of the Royal Commission into Misconduct in the Banking, Superannuation and Financial Services Industry.
"It's quite a bit," Tamawood executive chairman Robert Lynch told The Australian Financial Review.
"It's just pushing out the profits into next year. It's a slowdown rather than anything else." 
Tamawood is Queensland's seventh-biggest builder with 598 home starts last year.
"The banks are being very careful about every loan," he said.
"The reason for that is they're going through and checking everything again. It's all due to nervousness created by the royal commission."
It also advised its setup costs for its Sydney expansion was above initial expectations.
Tamawood shares closed up 4¢, or 1%, on Friday at $4.04, pointing out there had not been a drop in its dividend over the past 18 years.
The company, listed on the ASX in 2000, has its head office in Brisbane’s south which was recently sold in a $8.5 million deal.
The property at 1821 Ipswich Road, Rocklea (pictured above), sold on an initial yield of 7.4%, with a head lease to Dixon Homes in a 10-year leaseback arrangement.
The property was sold by Rainrose Pty Ltd – an entity linked to Lev Mizikovsky, the founder of Tamawood Limited.
It acquired the Rocklea complex in 2012 for $5.4 million.
The property – once occupied by an indoor go-karting track – is positioned to enable staff to access Dixon Homes’ construction projects and estates throughout south-east Queensland.
