Holiday home buyers who have long gravitated to Queenstown’s alpine setting are increasingly looking for low-maintenance apartments that allow them to lock up and leave, while still generating income when they’re away.

Time spent visiting her sister-in-law, who owns in Arrowtown, along with regular stays at Millbrook Resort, had already shaped a strong personal connection to the region.&nbsp;

Rather than approaching the purchase purely as an investment play, Wendy’s starting point was lifestyle.

“We were more thinking about ourselves and where we could stay, and then the rental aspect was second.”

Mountain Oak Apartments, located within the masterplanned Remarkables Park precinct in Frankton, aligned with that thinking. The ability to secure the apartment with a deposit and settle on completion made the timing work.

“The fact that we could put a deposit down with the balance on completion was a bonus for us,” she explains.

Wendy selected a two-bedroom, two-bathroom penthouse, a configuration that supports both private use and guest flexibility.

“The two-bedroom, two-bathroom configuration appealed from both a rental viewpoint and for the ability to have friends stay while we are there,” she says.

Across the development, two-bedroom apartments range from 64sqm to 78sqm, with two-bedroom plus flexi options from 71sqm to 75sqm, each with an allocated car park. The flexi layouts introduce an additional space suited to work or hobbies, reflecting demand from buyers who split their time between leisure and remote work.

“Proximity to the airport and tourism being the main attraction all year round,” Wendy says, when asked what stood out from an investment perspective.

Mountain Oak sits just eight kilometres from Queenstown’s CBD and around a two-minute drive from Queenstown Airport.&nbsp;

For Wendy, that airport proximity carries practical value.

“The airport proximity is a bonus, we think that being so close will be an attraction for the convenience side.”

Residents are also a short drive from Coronet Peak, Jack’s Point Golf Course, New World Supermarket, Five Mile Shopping Centre, and the dining, medical, gym, cinema and library amenities within the town centre, as well as the seasonal Remarkables Market.

Although Wendy acknowledges the strength of rental demand, her approach remains long term.

“We asked around and Safari Group had a good reputation,” she says.

Eduard Litver's Capitel Group is seeking to redevelop Chatswood's Mandarin Centre in the heart of the burgeoning suburb.

Capitel Group, in a joint venture with Metis Group, has filed a State Significant Development Application (SSDA) to demolish the Mandarin Centre and construct a 32-storey tower designed by Skidmore, Owings &amp; Merrill (SOM) with 325 apartments.

The 3,524 sqm site at 61A-65 Albert Avenue will also home extensive retail amenity, both at street-level and across a four-level podium.

In its early stage Design Report submitted to the NSW Government's Housing Delivery Authority, SOM describes the ambition for the project as one that “aims to revitalise and reactivate an important corner of the Chatswood CBD.”

The architects note that the existing shopping centre “has a lack of vertical connection between its five levels of retail and a cumbersome pedestrian access from the street to the second-level transit connection,” framing the redevelopment as an opportunity to reconfigure circulation and better integrate with surrounding transport infrastructure.

The design adopts a single tower configuration, shaped through early testing to respond to neighbouring buildings and key public spaces.

Retail activation is concentrated at ground and lower podium levels, with a focus on food and beverage, lifestyle and wellness tenancies. The intent is to create a more permeable ground plane and improve connections between Albert Avenue, Victor Street and the Chatswood transport interchange, located within walking distance of the site.

The site occupies a prominent position on the southern edge of the Chatswood CBD core, bounded by Albert Avenue and Victor Street. It sits near the rail and metro interchange and within close proximity to Chatswood Chase, Westfield Chatswood, Chatswood Oval and a range of commercial office towers and residential buildings.

Chatswood has been one, and continues to be, of the most popular suburbs for developers in recent years. The most recent tower to launch is Hyecorp's Celine on Archer Street, which followed The Anderson by Changfa and Huirong.

Apartment development applications continue to tally up in Rose Bay following the NSW Gov's 2025 update to the Low and Mid-Rise Housing Policy.

Some $200 million worth of developments were filed in the space of four weeks at the back end of last year, with the likes of Fyve, HSN, Luxcon and Fortis all seeking to creating new apartment buildings.

The latest plans are for an amalgamated 3,105 sqm site across Conway Avenue, Fernleigh Avenue, and Carlisle Street. Developer Mathieson Property is planning <a href="https://www.apartments.com.au/new-apartments/dian-2-6-conway-avenue-rose-bay-nsw-2029">Dian</a>, 70 apartments across a new eight-storey building, perched on a ridgeline within walking distance of Rose Bay Town Centre.

The State Significant Development Application (SSDA), includes one-, two-, three- and four-bedroom configurations. Over 15 per cent will be dedicated as affordable, as per the NSW Government's push for affordable housing. The 17 apartments will be managed by a community housing provider for 15 years following completion of the building.

The site sits around 365 metres walking distance of Rose Bay Town Centre and around 312 metres from regular bus services on New South Head Road, meeting the accessible area criteria under the Housing SEPP.

In early 2025, the NSW Government implemented significant changes to its Low and Mid-Rise Housing Policy, altering planning controls to allow greater density for new apartment projects within an 800-metre walking distance of stations and town centres in the&nbsp;<a href="https://www.apartments.com.au/developments/woollahra-nsw-2025">Woollahra</a>&nbsp;Local Government Area, overriding existing local controls. Buildings are now permitted to rise up to six storeys within 400 metres of a station or centre, or eight storeys where affordable housing is incorporated, and up to four storeys within the 401 to 800 metre radius, which can increase to six storeys with affordable housing.

Peter Higgins, the entrepreneurial mortgage broker and his wife Rebecca, have sold a small part of their Richmond Lowlands polo estate.
The sale was finalised just before the World Polo Championships, which kicked off on the weekend  at spectacular riverfront location.
There's speculation the UK Royals could turn up as Higgins, has remained in touch since he played polo with the princes in the UK.
Teams from Argentina, United Kingdom, New Zealand, India, Chile and Spain, and Australia will be competing.
The recently sold home, dubbed <a href="https://www.realestate.com.au/property/7-ridges-lane-richmond-lowlands-nsw-2753" target="_blank">Hawkesbury House</a>, has been bought by champion polo player Hugh Parry-Okeden and his wife, Gendy, who are returning to the riverfront lane after about a decade's absence. 
They paid $4.3 million for the 12.3 hectare estate.
Given the timber master craftsman Parry-Okeden established the hardwood building company, Giddiup and his wife, Gendy was co-founder of Hickory Hill Home, the sleepwear and lifestyle brand,gthey no doubt they will makeover the five bedroom homestead.
It looks over the park-like surroundings and grazing paddocks which come with an Argentinian inspired stable block of eight. 
Higgins, who started playing polo in the early 1990s, starred 12 years ago on the entrepreneurial television investment show Dragons Den.
Higgins, a co-founder of Mortgage Choice, began to buy in the Windsor district in 2002, consolidating arounds 50 hectares of alluvial land overlooking the Hawkesbury River during the following six years.
In 2010 he was seeking $20 million for much of the estate when it was offered by veteran agent Bill Bridges in conjunction with Ryan Watsford.
He subsequently endeavoured to hold weddings on the expansive holding but in 2015 Hawkesbury City Council were taken to court by the nearby Marshall Rural Pty Ltd, aka as Kurri Burri Polo Club. 
The country estate with polo fields at the base of the Blue Mountains were featured in the opening scenes of Australian made blockbuster, The Great Gatsby.
No doubt holding of the world championship on the estate would enhance its cache among Chinese trophy estate acquirers. 
Cutcliffe Properties agent Paul Cutliffe sold Hawkesbury House which spent nearly 300 days on the market.
The Parry-Okedens had recently sold their heritage-listed home Ukamurra at Cattai on the Hawkesbury River.
The sandstone home, which was bought for $1.5 million run down in 2008, fetched $7.3 million last year when sold to a company headed up by a syndicate of Chinese buyers.

Marshall White Armadale selling agent Justin Long secured the sale of <a href="https://www.realestate.com.au/sold/property-house-vic-toorak-124683646" target="_blank">106 St Georges Road</a> at an undisclosed, but it’s understood to be in the vicinity of $9.5 million. 
A family bought the five- to six-bedroom house, which boasts its own private jetty at the foot of the 1750 sqm block.
It is one of just 22 or 23 Toorak homes to border the Yarra River, according to Long.
The house was designed to offer river views from its two levels, with each room opening to north-facing balconies, overlooking lush gardens and a riverside pool.
CoreLogic records show the property’s last sale before this was in 2015 for $7.5 million.

Riverfront Toorak trophy home sold

Vailele, one of Sydney's most tightly held riverfront homes, has been listed for sale by the Salter family.
The historic sandstone home in Woolwich has only had five owners since its 1892 construction. It last traded for $3 million, when it was 1993's top price on the North Shore water's edge, and before that in 1979 when bought by abattoir owner Trevor Wadland for $375,000.
It is long remembered as the location of scenes from the Network Ten mini-series, Return to Eden, the 1983 television drama starring Rebecca Gilling, James Reyne and Wendy Hughes.
Steeped in history, the three storey home once hosted Scottish novelist Robert Louis Stevenson as its guest, who lived out some of his later days in the garden cottage while based at Samoa.
Stevenson even gifted two of the heritage palm trees that sit in the garden.
Ken Jacobs at Christie's International is seeking around $24 million to $26 million for the home which he says offers the most magnificent example of late 19th century sandstone architecture.
Under its slate roof there's original fireplaces, ornate ceiling roses and stained glass windows along with intricate turned timber posts on the marble tiled verandahs still intact after its two year restoration.

Victorian horse racing owner/breeder Peter Carrick and wife Trish have listed their award winning Noosa riverfront home through Adrian Reed at Dowling &amp; Neylan Real Estate.
The contemporary house by award-winning designer Chris Clout cost them $3.45 million in 2010.

Cate Blanchett sells Hunters Hill riverfront

Thomas Muster, the former Austrian tennis champion, has spent $6.6 million on adjoining Noosa riverfront homes.
The dearer of the two cost $3.6 million on Weyba Creek which was less than its prior $3.75 million paid some 10 years ago. Both blocks were 620 square metres with early 1980s homes. 
Thomas Muster returns regularly to the Queensland town because his former wife, Jo Beth Taylor, the former Australia's Funniest Home Videos host, resides on the Sunshine Coast with their son.
The 35-hectare hinterland property, Cintamani, was Muster's first house in 1994 as a home away from his then Monte Carlo base, which was sold in 2002 for $7.6 million to Collection House founder Stephen Walker. 
It was in 2006 when Thomas Muster bought back into the Noosa property market spending $3.5 million on one of six luxury houses on the steep slopes of Noosa Hill. Set in the Viridian Noosa complex, overlooking Noosa Heads and Laguna Bay, the house is virtually wrapped around the trees.
Viridian Noosa was a joint venture between Leighton Properties and Ariadne Australia, designed by Noosa resident John Mainwaring. The long-time owner of the then 19.8-hectare banana plantation ended up in the High Court after a decade-long battle with Noosa Shire Council, which constrained the land's development potential.
