Mark and Roy Makari are expanding their presence in Sydney’s South West with a second major proposal for Leppington, this time envisioning a 900-dwelling mixed-use development just 850 metres from their previously lodged tower trio on Fifth Avenue.

The latest application seeks approval for a multi-building project at <a href="https://www.apartments.com.au/new-apartments/230-rickard-road-leppington-nsw-2179">230 Rickard Road, Leppington</a>. The project will be assessed through a future State Significant Development Application, with the Scoping Report indicating the team will seek design excellence via a competitive process or through an expert design review panel. Early massing diagrams suggest a series of mid- to high-rise buildings framing a central landscaped spine, with emphasis on pedestrian permeability and public space.

The proposal follows in the footsteps of the Makaris’ nearby Fifth Avenue site, where they’ve submitted plans for three towers comprising nearly 500 apartments, with 10 per cent dedicated to affordable housing. That project features commercial podiums, a childcare centre, and a new public park that would occupy more than a third of the site.

Both developments are situated within walking distance of Leppington Train Station and fall under strategic precinct plans promoting higher density housing. Seven home owners in Sydney’s inner west suburb of Burwood are putting up their homes on the market later in October with the combined sale expected to fetch $40 million.

The 1,311 square metre site at 3 and 5 – 15 Shiel Street, North Melbourne, was purchased with an existing permit for 65 homes from Spec Property in early March.
Along with design collaborator Elenberg Fraser, Fridcorp is working on modified plans for about 120 one and two-bedroom apartments, and will submit them to Melbourne City Council over the coming months.
Fridcorp founder and director Paul Fridman said the company is looking at opportunities in Melbourne inner-city areas such as North Melbourne.
“We believe there is strong demand for apartments in prime locations that provide a genuine alternative to a home without compromising on design and lifestyle," he said.
Elenberg Fraser will deliver both the architecture and interiors for the project. 
Fridcorp expects to launch the project in early 2017, with construction scheduled to start from mid-2017.
The developer has nearly $1.5 billion worth projects in Albion, Brisbane, South Yarra, Melbourne and Erskineville, Sydney. They are expected to bring 1700 additional apartments to the market this year.

Developer Fridcorp acquires North Melbourne site for apartment project

A development site with a three-bedroom house in Glen Waverley sold for a record $6 million at weekend auction.
The 1538 square metre knock-down at <a href="https://www.domain.com.au/sold/17-marriott-parade-glen-waverley-vic-3150-2011885791" target="_blank">17 Marriott Parade</a> was advertised as a "great opportunity for a four-storey apartment complex". 
Documents from the Victorian land titles office show the property last sold for $4.71 million on June 19, 2015, to Marriott Pty Ltd, with Fen Gao listed as the director.
"The gentlemen bought and either changed his mind or had other projects in mind he wanted to focus on and put it back on the market," Barry Plant agent Tony Ievoli told Fairfax Media.
 Tony Ievoli said the recent approval of a major redevelopment of The Glen shopping centre nearby may have added impetus to the bidding.
