Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

"We actually catch up more as a family now," Aimee says.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

The great Australian dream of a home on a quarter-acre block has taken a hit in Sydney due to the affordability crisis and need for low maintenance living. 
Small-lot housing, identified as the “missing middle” amid the affordability crisis, is gaining popularity with buyers leaning towards a minimalist trend.
Developer Creation Homes (the home building arm of Metro Property Development), says it is witnessing a rapid uptake of its smaller size lots in Southwest Sydney projects. 
Fifty small lots of the 250 between Creation Homes’s Catherine Field and Spring Farm projects have been snapped up in the past four months, it said.
Two-bedroom homes starting at $480,000 and spanning 120 sqm are the most popular along with the three-bedroom designs priced from $565,000 for 225 sqm. 
“We are seeing a lot of people opting for smaller blocks which suggests a trend towards minimalist living in the house and land sector,” said David Mann of Metro Property and Creation Homes. 
“Obviously the smaller price tags are a big draw card but people also have the opportunity to declutter and make better use of their space with the added bonuses of spending less time maintaining the property, cleaning and mowing huge lawns are rarely used.” 
Some small lots are available at its recently released Orchard Heights estate in Spring Farm, with land sizes starting from 300 square metres. 
The first release of the smaller models at the site includes six lots under 350 square metres and prices range from $627,100 to $677,900. 
“Since it proved to be so successful we’ll definitely continue to roll-out the smaller lot model, initially focusing on our projects in North-West and South-West Sydney and eventually to other areas across Sydney as well,” said Phil Leahy. 
According to Creation Homes, another emerging trend for buyers is to forgo the traditional full model home inspection before purchasing, an approach similar to off-the-plan apartment sales. 
“We’re noticing that people are now more than happy to commit to buying after seeing finishes boards and part-models of kitchens and bathrooms like you’d most commonly see with off-the-plan apartment sales,” said Phil Leahy. 
The Melbourne developer started building homes in 2010 and has delivered more than 1,000 dwellings in the last 12 months. It was recognised in 2013 with a BRW Australia’s 7th Fastest Growing Business award. 
Metro Property Development is a wholesale homebuilder and has delivered more than 5,000 homes and apartments across Australia and has a future development pipeline valued at more than $3.1 billion.

Small lots growing in popularity with Sydney buyers: Creation Homes

Iris Capital’s new residential project in the Hunter Valley is all set for a July public launch.  
The $60+ million project, Wyndham Ridge Estate, is nestled amongst green fields and towering gums in the picturesque Hunter Valley. 
The master plan consists of subdivided lots which range from 600 sqm–2000 sqm and are priced from $190,000-$280,000.

Newcastle is close and Sydney’s CBD is a 1.5-hour drive, according to Iris, making it a perfect getaway or an opportunity to live. 
Other nearby major upgrades include Newcastle’s new university campus and the Newcastle International Airport. 
The newly created Huntlee also offers a Coles supermarket, specialty shops and education facilities just a 5-minute drive from home.

Iris Capital to launch land lots in Wyndham Ridge, Hunter Valley estate

The latest UDIA-sponsored State of the Land Report has revealed that the national supply of lots rose to a new high of 57,000 in 2016 and sales hit a record 53,000.
But supply barely matched buyer demand in Sydney and Melbourne, sending median lot prices 10 per cent annually to $287,000.
Median lot sizes fell more than 10 per cent in Sydney to 396 square metres and by 5 per cent in Melbourne as shrinking lot sizes reflect rising land prices and increased taxes and charges placed on developers.
According to the report, almost 40,000 lots are needed on the eastern seaboard to bridge the gap between the land supplied over the past five years and housing needed to match population growth and planning targets.
"Sydney, Melbourne and Brisbane need to increase supply, in accessible locations, and governments need to reduce the imposts and taxes being applied to new housing, to allow the new supply to be viably delivered at an affordable price," said UDIA president Michael Corcoran.
Perth lot prices fell sharply last year with Adelaide and Darwin's land markets also subdued, according to the report based on the National Land Survey Program conducted by Charter Keck Cramer and Research4.
In Sydney, the median lot price fell slightly to $465,000 despite supply rising 30 per cent to almost 11,000 lots in 2016.
However, prices rose sharply on a per sq m basis. A 508sq m Sydney lot – the median size in 2012 – would have cost $585,000 in 2016 compared with $295,000 four years ago.
Charter Keck Cramer director Robert Papaleo told The Australian Financial Review high land prices in Sydney were a factor in developers releasing half as many lots than in Melbourne.
"Availability of supply is going to be reflective of the capacity of purchasers to access that supply at the available price point," Mr Papaleo said.
