For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

<a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a> Executive Chairman Greg Huxley said the structure offers buyers a level of certainty that is difficult to replicate.

Residents also have access to a range of shared amenities, including two rooftop barbecue areas, a swimming pool, children's playgrounds, secure building access, storage cages, and visitor parking.

The location continues to be one of the project's strongest drawcards. Castle Hill Metro Station sits virtually on the doorstep, providing direct connections across Sydney's expanding Metro network, while Castle Towers offers extensive retail, dining, entertainment, and service amenities within walking distance.

The building, now named after its location at 9 Gay Street, comprises a diverse mix of one-, two-, and three-bedroom apartments starting from just under $600,000.

Equitifund National Sales Director Ben Hamblett said demand in the Hills District continues to be driven by buyers seeking convenience and connectivity.

"Interest from both owner-occupiers and investors in Castle Hill remains exceptionally strong, with buyers consistently prioritising developments in close proximity to the Metro station and Castle Towers Shopping Centre," Hamblett said.

"There is a clear trend in the market, with purchasers seeking convenient access to transport and lifestyle amenities that support a seamless, low-maintenance way of living."

On top of the long-term protection afforded by the remaining $7.2 million bond, Equitifund is offering a limited-time stamp duty rebate on selected apartments.

Eligible purchasers can also secure finance options, including a 3.99 per cent two-year variable rate, loan-to-value ratios of up to 90 per cent, and interest-only lending options through EquitiCredit.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

We are creating a legacy building that will further enhance South Yarra’s rich architectural heritage 100 years from now.” 

Balfour had Rob Mills Architecture design the boutique project of seven apartments.

"One Adams Street Apartments sculptural form challenges the senses and enlivens South Yarra's streetscape," Rob Mills says.

There was also plenty of interest from the judges in the two residence development in Armadale, with each 538 sqm property asking $12 million.

Each whole floor residence is set to have two separate studies and two living spaces.

Considered Sydney’s largest urban renewal project, will house 23,000 office workers, 2,000 residents, a six-star hotel and 80-plus cafés, bars, restaurants and retail outlets across more than half a million square metres of space upon its expected 2023 completion.
Barangaroo South took also won the WSP Award for Best Sustainable Development – New Buildings, the Liberty Steel Award for Best Mixed Use Development, and the Eagle Lighting Australia Award for Best Workplace Project.
“Barangaroo South is a truly iconic international project which has recalibrated the way Australians think about precinct-scale urban renewal,” says the Property Council’s Chief Executive, Ken Morrison.
“Lendlease has combined iconic buildings designed by acclaimed architects with world-leading sustainability initiatives that have transformed entire supply chains and challenged large tenants to embrace green business practices.”
“Barangaroo South also throws down the gauntlet to governments around Australia by showing when density is done right, it delivers.”
Other winners included:

<li>Quantity surveying firm Slattery took home the PwC Award for Diversity for companies with less than 250 employees;</li>
<li>Cushman &amp; Wakefield won the the Moulis Legal Award for Diversity for companies with more than 250 employees;</li>
<li>Rebecca Fitzgerald, a senior mechanical engineer with WSP, was awarded the du Chateau Chun Award for Future Leader of the Year. </li>
<li>The S4B Studio Award for Best Heritage Development was taken out by the Old Clare Hotel in the Sydney suburb of Chippendale. </li>
<li>The Equiem Award for Best Project Innovation was presented to Project REDDA, an end-to-end real estate due diligence solution that automatically detects key risks in leases.</li>
<li>The Tonsley Innovation District in South Australia was presented with the KONE Award for Best Development Innovation for cultivating high-value manufacturing, leading-edge research and emerging industries.</li>

Barangaroo South wins development of the year award at PCA ceremony

Victorian developments have done well at a national property awards ceremony. 
The 2018 Property Council of Australia / Rider Levett Bucknall Innovation &amp; Excellence Awards bestowed honours upon the refurbishment of the former Caulfield Rifle Range and the Caribbean Park business park.
The Hill PDA Award for Government Leadership was presented to VicTrack for its redevelopment of the Bang Bang Rifle Club at 294 Glenhuntly Road in Elsternwick (pictured above).
“The former rifle range building, which had laid vacant for 15 years, presented a range of development challenges – including legacy contamination and heritage protections,” says the Property Council’s Chief Executive, Ken Morrison.
In association with Glen Eira City Council, VicTrack integrated the restored building into Elsternwick Station plaza and the club is now a Indochine-inspired café and bar.
“By collaborating with the private sector and local government, VicTrack has transformed an underused heritage asset into a high-quality retail offering with broader community benefits,” Morrison says.
Caribbean Park (pictured below), owned by the Caribbean Group, took home the LJ Hooker Commercial Award for Best Business or Industrial Park.
In Melbourne’s south-east, the site encompasses industrial, logistics and commercial spaces overlooking a 15-hectare lake. Caribbean Group has held the land since 1942.
“The open spaces and water vistas overlooking Lake Caribbean create a unique setting for business,” says RLB’s Managing Director NSW, Matthew Harris.

Under a comprehensive masterplan, 40 three-to-five storey office towers are in the pipeline, which will ultimately provide more than 230,000 square metrs of office space.
“Incorporating a fresh produce market, Wi-Fi enabled parkland and transport connectivity, the latest phase of Caribbean Park is innovative, adaptable and sustainable,” Harris says.

Victorian developments perform well at national property awards

Coronation Property’s ‘PS I Love You’ marketing campaign for its mixed-use tower in Parramatta, 8 Phillip Street, has been recognised by REA Group at its annual excellence awards (AREAs) for New Home Marketing Campaign of the year.
The awards were held in Melbourne late last week and recognise outstanding innovation and success in the real estate and media industries, according to REA Group Executive General Manager – Residential, Andrew Rechtman.
The campaign for Coronation Property’s 8 Phillip Street project, created by Frost* Collective, also took out the Marketing Award at the 2017 UDIA NSW Awards for Excellence in August this year.
P.S I Love You was a hugely successful eight-week campaign launched in late September last year which eventually saw around 150 apartments snapped up within hours of their release in November.

Coronation Property’s Managing Director Joseph Nahas said the recent award was the icing on the cake following an incredible sales campaign for the project, which will start to come to life early next year with the start of construction.
“With a ‘dream team’ in place comprising the very best international collaborators, such as Domenic Alvaro of Woods Bagot for building design and Jamie Durie of Durie Design for landscaping, amongst others, we knew that the campaign did not really need to ‘sell’ the offering as much as showcase it,” Mr Nahas said. 
“The tagline and campaign for ‘P.S I love you’ conveyed this perfectly, in terms of what it will mean to be a resident at 8 Phillip Street and the lifestyle that you can come to expect and love at the address.” 
These outstanding lifestyle offerings include a rooftop bar on the 55-storey building’s upper floors, a QT boutique hotel on the lower levels and the finest of dining options on offer, with Neil Perry’s Rockpool Dining Group having signed with the developer to open two restaurants on site - Saké and Rockpool Bar &amp; Grill. 
In addition, the imagery for the PS I Love You campaign included the visionary, ‘cut away’ component of the building above the QT Hotel which features an open-air pool and spa.

The tagline for the campaign arose organically from the popular saying, “Love the life you live. Live the life you love,” which Mr Nahas said resonated particularly strongly with local purchasers, who have comprised over 70 per cent of buyers into the development to date. 
8 Phillip Street’s marketing came to life across signage, social media, online and print advertising, as well as skywriting and a 5-storey onsite mural by renowned street artist Steen Jones, while locals embraced the hashtag #PSILoveYou on social media. 
Due for completion in 2020, the 55-storey 8 Phillip Street development will comprise 314 residences, with apartments to include one, two and three-bedroom configurations, as well as studio and penthouse options. 
The project will also successfully integrate adjacent heritage-listed buildings - St Andrew’s Church and St Andrew’s Hall - into its design, with the development poised to sit atop the existing hall, and its internal structure to be the feature of a stunning new residential entrance.
