Strategic government planning will be crucial in addressing the ongoing supply/demand imbalance in Brisbane’s residential market, as new supply continues to lag.

That’s one of the conclusions from a new CBRE market analysis, which highlights positive fundamentals but ongoing challenges for both the Brisbane and broader South East Queensland residential market.

While 5,600 apartments and townhouses are projected to be completed in Brisbane this year – up from an average of 3,500 in the five years to 2024 – CBRE Research Director Craig Godber said this figure had been somewhat inflated by project delays, which had shifted some anticipated 2024 completions into 2025.

Godber noted that recent completion levels were also well below the peak period in 2016 and 2017 when annual additions averaged around 12,500 units and townhouses.

“Brisbane's residential market is experiencing unprecedented growth, with demand outstripping supply," Godber said.

"Strategic planning by the State Government is crucial in addressing this imbalance and ensuring sustainable development."

Godber noted that low supply levels had translated into an extended period of low vacancy rates, with Brisbane’s metropolitan vacancy being at or below 1.5% since early 2021 and hitting 0.9% as at March this year.

These tight market conditions are evident across all city precincts.

Looking ahead, adjusted additions between 2025 and 2029 are forecast at 23,200 dwellings, or 4,600 per annum, with 60% of these expected to be concentrated in Brisbane’s inner city.

“Brisbane’s low vacancy rate highlights the urgent need for additional residential supply and the forecasted growth in dwelling completions is a positive step towards meeting this demand,” Godber said.

CBRE Metropolitan Investments Director Will Carman said Brisbane’s population expansion and strong demand fundamentals were driving interest in city development sites, but he noted that developer attitudes were shifting.

“As construction pricing continues to climb, developers are becoming more discerning. The focus has shifted toward delivering high-quality, well-located residential communities that can withstand market pressures and meet long-term demand,” Carman said.

He also noted the issue of affordability, with Brisbane’s median house price having crossed the $1 million mark.

“This reflects not only the city’s strong fundamentals and sustained demand, but also the growing challenge of affordability - particularly for first-home buyers. This price growth underscores the importance of strategic planning and quality development to meet evolving market expectations,” Carman said.

Not only is growth in Brisbane’s unit market lasting longer, it’s also getting stronger.

In August, unit values climbed a further 1.3 per cent, one of the strongest monthly results the Queensland capital has recorded in 2025, pushing the median unit value beyond $740,000, according to Cotality’s latest Home Value Index.

Over the rolling quarter, unit values surged 3.9 per cent, and are now 11.1 per cent higher year-to-date,&nbsp;making Brisbane the strongest-performing capital city unit market in the country.

The city’s apartment sector is also comfortably outpacing detached housing in 2025. House values rose 1.2 per cent in August to reach a median of $1.04 million, but quarterly growth was softer at 2.9 per cent, with an annual gain of just 7.3 per cent.

This widening divergence highlights the relative affordability of apartments and the intensifying demand for medium-density housing amid constrained supply,&nbsp;a trend reshaping Brisbane’s property market.

Plans to transform the former VicRoads site in Kew are progressing with four shortlisted developers invited to submit their proposals for the site.

A preferred development partner will be confirmed in 2026, following a thorough assessment of proposals.

Developers shortlisted to deliver housing in Kew

Builder-developer ALAND has drawn back the curtain on its first city-focused new apartment development.

Modernised Coasters Retreat cottage with $1.7 million asking price

The Pittwater trophy home Ventnor, one of the oldest buildings on the northern beaches, has been listed for sale.
Dating back 155 years on one of the peninsula’s biggest blocks, the 1860's residence in Elvina Bay was built around the American Civil War.
It was first owned by William Oliver, who was granted 12 hectares of land in 1842. He cleared the area for an orchard.
The home features a cast-iron combustion stove, sandstone verandas and Victorian-era fireplaces.
Realestate.com.au found historic reports that said Oliver cut oak timber, favoured as fuel for bakers’ ovens, and created orchards in the area.
Oliver and his wife Mary held the land until 1882 and were buried in the cemetery behind the church they helped build in Church Point.
Their son Frederick, who died in 1867 after falling off his horse, is buried further inland from the Elvina Bay house and his sandstone gravesite is still in place, beside a popular walking track.

The newly appointed BHP Billiton director Grant King, and his wife Jenny, have sold their Pittwater weekender, at Coasters Retreat for around $1.3 million.
It was a fairly humble weatherboard cottage when the couple bought it in 1995 for $307,500, then <a href="https://www.realestate.com.au/sold/property-house-nsw-coasters+retreat-124029470" target="_blank">doubling it in size and renovating throughout</a> with high-end finishes.
The two-storey house, accessed only by boat or ferry service from Palm Beach, came with initial hopes of $1.7 million back in 2015 when King was the boss of Origin Energy.
The Kings now have a $4 million Palm Beach retreat and a $6.2 million CBD penthouse after selling their Neutral Bay mansion for $16.5 million.

Mackerel weekender designed by architect Bruce Eeles sold

Celebrity landscape gardner Jamie Durie didn't stay away from Avalon for long, having quietly bought a $2.275 million waterfront.
The original 1960s Pittwater cottage has four bedrooms, a retro kitchen and a self-contained accommodation on the lower level.
Each floor includes a deck or terrace overlooking Pittwater and a sandstone pathway leads directly to the foreshore. The 1000sq m property was listed for $2.45 million.
The property replaces the hillside home the Manly-born Durie sold early last year. It was his whale-themed home that fetched $3.75 million.
He had teamed up with architect Walter Barda to create the home, which was designed to look like a whale. Planning and construction took three years.
The result is a complete original — topped off by an observation deck in the shape of a whale’s stomach, surrounded by a zinc roof designed to look like a whale’s tail.
Durie is no stranger to major renovations, having pioneered the ongoing renovation series, The Block in 2003.

The Pittwater home of Laurence Eastwood, one of Australia's most distinguished production designers, and wife Deborah has been sold.
There's unconfirmed whispers on the fast offshore Pittwater property rumour mill that the buyer may be Justin Hemmes, the hotelier who will be spending plenty of time up that way given his recently opened The Newport by Merivale venture. He will no doubt fly in with his new sea plane.
The Eastwood couple bought the block of land overlooking Morning Bay at Lovett Bay for $510,000 in 1996.
Built in 2006, around the time he returned to his architectural work, the <a href="https://www.belleproperty.com/buying/NSW/North-Shore-~-Upper/Morning-Bay/House/77P1528-32-bona-crescent-morning-bay-nsw-2105" target="_blank">three bedroom Bona Crescent home</a> won him a number of design awards. The house, a post-and-beam design with a vast floating roof and huge stainless steel box gutters that feed rainwater into a 50,000-litre tank, took five months to construct.
The house was designed to take full advantage of both its water and bush views, with wide decks at the front and rear of the living area. He once noted most people build for the water view only but their house was also open at the back to look at the bush.
Belle Property Avalon agent Phil Bell was looking for $3 million.
He had studied architecture in London before taking up theatre design and production.
In 1970, he emigrated to Australia where he joined John Bell, Ken Horler and Richard Wherrett in the formation of the Nimrod Theatre Company at the now Stables Theatre where he designed and production managed many productions including The Removalists.
Laurence worked on Newsfront, Crocodile Dundee II, A Town Like Alice and Phar Lap.

The clifftop concrete sculpture, Mystere, over looking Pittwater from Bayview Heights, has returned to the market.
<a href="https://www.realestate.com.au/property-house-nsw-bayview-122159046" target="_blank">The noteworthy four-bedroom house</a> - which would not be out of place in a James Bond movie - was built in the early 1960s to a design by the architect Stan Symonds. 
Symonds is known for his six futurist designs, including the Schuchard House in Seaforth, with this organic modernist design the first of his landmark designs.
The starkly white house is easily spotted from Pittwater but the Ilya Ave neighbours don't get a peek given its set on a 4182 sqm holding.
The residence was initially nicknamed The Egg And I, after it was built for Carl and Irene Jobson.
It has 540 sqm internal space, with Noel Nicholson at LJ Hooker Palm Beach seeking $10 million. There has been an extensive renovation since it was listed with $6 million hopes unsuccessfully in 2009.
Vendors Lloyd and Jane Anglicas bought it from the seminar co-ordinator Ross Marlow with it last trading in 1993 for $925,000.
