Repeat buyers are one of the strongest measures of confidence in any apartment development.

Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The Melbourne-based developer, ICD Property, are readying a second mixed-use hotel and apartment tower in the Sydney CBD.

The project at 372 Pitt Street, toward the Haymarket end of Pitt Street near World Square, will be&nbsp;a joint venture between ICD and&nbsp;Belingbak, who appear to be a development arm of new investment firm Belingbak Capital Partners.

Woods Bagot has put together the plans for a 54-level tower,&nbsp;subject to change as the stakeholders continue to work through the architectural design and optimisation process.

The top two levels are set to&nbsp;home two full-floor, four bedroom penthouses.

There&#39;s expected to be around 288 hotel rooms, running at nine per floor from level seven to 38.

ICD, led by Matt Khoo, are working on another mixed-use hotel apartment development <a href="/news/nsw/sydneys-city-tattersall-redevelopment-gets-sign-off-for-apartment-and-hotel-project">just up the road at the popular City Tattersall Club</a>.

That will see the scales tipped toward apartments over the hotel room component, with 241 apartments and 101 hotel rooms to be developed at the 194-204 Pitt Street address.

The 50-storey tower is another joint venture, this one&nbsp;alongside the Singapore-listed First Sponsor. Late last year the project, designed by BVN Architecture with fjmt studio overseeing all heritage designs, received the green light from the&nbsp;Central Sydney Planning Committee.

Oxford Properties Group (&lsquo;Oxford&rsquo;) and Investa today announced they have received development approval from the Independent Planning Commission (IPC) for the first build to rent building in the Sydney CBD, a new residential development above the South entrance of the Sydney Metro Pitt Street Station.

The development will deliver an innovative, sustainable, purpose-built build to rent residential building that will create an unmatched rental experience for residents in the Sydney CBD. The approval is a major milestone for the project and is the first step in Oxford&rsquo;s strategy to create a leading build to rent platform in Australia and to attract co-investment from like-minded and strategic investors. The platform is being created in partnership with Investa, which is Oxford&rsquo;s local operating and development partner for its office portfolio and growing build to rent business.

The building is targeting a 5 Star Green Star rating, with 30% Basix energy targets and 40% water targets.

Development approval locked in for Sydney CBD's first build to rent development

The stage two development application for the 50-storey mixed-use redevelopment Sydney&#39;s City Tattersalls Club has been lodged with the City of Sydney council.

The Melbourne-based developer ICD Property is handling&nbsp;the development alongside a consortium led by the Singapore-based First Sponsor Group.

The 50-storey building towering&nbsp;above Pitt Street has been designed by BVN and will home a 101-room hotel and 241 residential apartments, as well as&nbsp;new club facilities including&nbsp;ground floor retail, an upgraded lower bar and grill, new restaurants, a commercial fitness centre and event spaces.

The base of the tower&nbsp;transitions into a podium, creating a connection between the ground-floor club facilities and the newer tower above.

If given the green light, the project will begin construction in 2022 and be complete in 2026, if the stage two approval is granted by the end of this year.

BVN have designed the tower after winning an international design competition ahead of architecture firms Hassell, Bates Smart, SJB, Candalepas Associates, and DP Architects back in August 2020.

Matt Khoo, managing director of ICD Property, said the development submission&nbsp;is an extremely exciting milestone for the project and the result of many months of hard work by the entire project team.

If the development&rsquo;s Stage 2 DA is approved, premium apartments will occupy the top floors of the tower offering impressive views over Sydney&rsquo;s CBD and harbour. Below the residential apartments, hotel conglomerate IHG has recently signed on to operate the upper-upscale hotel which will comprise circa 101 rooms and its own collection of amenities for guests, with its boutique Hotel Indigo brand.

Following a five-week international design competition, award-winning Australian practice BVN has emerged as the winner to design the redevelopment of Sydney’s iconic 125-year-old City Tattersalls Club, located at 194 – 204 Pitt Street.
BVN’s innovative design was selected as the unanimous winner by a panel of six jurors after several weeks of careful consideration for what would respectfully integrate with the building’s heritage components and further improve Sydney’s city centre.
The winning design was commended for its well-considered podium that creates a sophisticated connection between the ground-floor Club facilities and the new tower above, resulting in a considered, elegant, and holistic overall composition to the project.
The scheme’s superior internal planning resulted in a highly effective floorplan, maximising the views and amenity of the apartments and hotel rooms, whilst drawing natural light deep into the tower’s public and common spaces. The apartment layouts resolve the complex structural requirements for building over the heritage Club whilst making wonderful places to live.
BVN’s proposed 49-storey tower produces a contemporary and calm facade that would add an elegant, landmark structure to Sydney’s iconic city skyline.
In their decision the jury noted the expressed intentions of BVN’s team to collaborate closely with FJMT, the nominated architect underseeing rejuvenation of the heritage components of the building, to ensure a rich integration of the tower with the existing structures below - an essential consideration of the site’s overall redevelopment.
When asked to comment on the winning BVN design, FJMT’s Design Director, Richard Francis-Jones, said, “This is a wonderful vision for the integration of city apartments, hotel, and the unique City Tattersalls Club in a sustainable and inspiring new urban complex. The building represents the first large scale build-to-rent project in Sydney’s CBD, and is part of Oxford’s wider development plans that also include a 39-storey office building at the Pitt Street north metro station entrance. The build-to-rent project marks the first step in Oxford’s strategy to create, over time, a leading multifamily platform in Australia, with a focus on Sydney and Melbourne.
Key features of the south building revealed in the DA include:

Construction on the south building is expected to begin in 2021 and scheduled to complete in 2023 with Metro services beginning in 2024. During construction, Oxford anticipates that around 350 jobs will be created through the construction of the south building over a 24-month period.
Pitt Street Project Background
Oxford Properties was named lead developer and equity investor for the office and build-to-rent residential buildings above the new Pitt Street metro station, announced by Sydney Metro in September 2019. Oxford’s consortium partners CPB Contractors are responsible for delivery of the station. Oxford is also working closely with Investa Property Group, which it has engaged as Co-Development Manager to assist in delivering the project.
Collectively, the Pitt Street north and south buildings will deliver approximately 65,000 sqm of new space and create a vibrant new commercial and residential hub around Pitt Street, between Park Street and Bathurst Street.
Oxford plans to lodge the DA for the north building, a 39-storey premium office tower and retail plaza on the corner of Pitt and Park Street, in July this year.

DA lodged for build-to-rent-building at Pitt Street south metro station

A property beloning to the Sydney Mechanics' School of Arts has come onto the market, with price estimates exceeding $50 million.
The 10-storey office tower at 280 Pitt Street covers 4300 square metres.
It is fully leased.
It is one block from Town Hall Railway station, and between the under-construction Pitt Street Sydney Metro North (150 metres) and South stations (50 metres).
There is reportedly also the potential to add an additional four floors or apply a further 2377 square metres, pending approval from the City of Sydney Council.
The building was purchased by the school in 1996, from a trust belonging to the Uniting Church of Australia, for $4.5 million.

Sydney Mechanics’ School of Arts set to sell 10-storey tower

Sydney’s Pitt Street Mall has remained as the world’s 7th most expensive retail precinct, with rents remaining steady at $14,000 sqm, according to the latest rankings from Cushman &amp; Wakefield.
The annual ‘Main Streets across the World’ report, released annually by Cushman and Wakefield, found that Pitt Street Mall has maintained its premium position despite relatively flat rental growth and an ongoing rise in online retail sales.
According to the report, strong foot traffic and the increased demand for experiential shopping is supporting rents and most retailers continue to trade strongly within the precinct, particularly in the high-end luxury category.
Rankings for the Asia Pacific region shows Pitt Street was third most expensive behind Hong Kong’s Causeway Bay and Tokyo’s Ginza district, with Melbourne’s Bourke Street Mall climbing the APAC rankings from 6th to 5th at $7,000 sqm.

Brisbane’s Queen Street has maintained it's 8th place spot in the APAC region, with retail rents averaging $4,500 sqm.
Matt Hudson, National Director of Retail Leasing, Cushman &amp; Wakefield Australia and New Zealand, said “Australia has firmly maintained its position as host to one of the world’s top ten most expensive retail streets, encouragingly, demand for large stores has been strong."
"A number of key locations are under development and currently seeking large scale flagship tenants, which is providing heightened competition for key shopping malls which do not offer the street or brand exposure of a flagship location.”
“In Sydney, there are also a minimum of 6 new retail precincts under development in and around the CBD, providing opportunity for retailers," noted Mr Hudson.
Michael Di Carlo, Director of Retail Leasing, Cushman &amp; Wakefield Australia and New Zealand, added, “while rents have remained at stable levels, with continued growth in online sales and uncertainty in consumer confidence, there has been a general increase in retailer requests for break clauses and/or shorter leases.
He said, "this is evident in the rise of small businesses opting for ‘try before you buy or lease’ options via pop up retail licenses as well as increased levels of landlord incentives."
Despite a small decline in average rents, Hong Kong’s Causeway Bay area took the number one spot, with a figure of USD$2,671 per square foot/year. 
This is primarily due to a a decline in New York rents which has seen Upper 5th Avenue slip back to second place globally, with average rents at USD$2,250 psf/yr compared with USD$3,000 in the previous 12-month period.
London’s New Bond Street meanwhile is the most expensive European location, in third place globally, with rents broadly flat year-on-year at USD$1,744 psf/yr.
Tokyo’s Ginza is the highest-ranked Asian street, with rents on average costing (USD$1,219 psf/yr).
According to the report, streets in emerging markets in Africa and Latin America account for most of the locations at the other end of the rankings, with rents as low as USD$20-30 psf/yr.

Plans for 49-Storey Pitt Street Tower Lodged with City of Sydney

There are $100 million-plus hopes for Washington H Soul Pattinson's Pitt Street Mall headquarters which has been listed by JLL.
The head office and pharmacy of the company, now known as WHSP, has operated at 160 Pitt Street since 1885, after it was rebuilt following a fire to the 1870s building.
The company - managed by the family - has evolved into an investment house with $5.5 billion in assets under management.
One of its best-known assets is the Victorian Italianate retail and office building in the heart of Sydney, one of the select properties with prime Pitt Street Mall.
"It unquestionably is a highly unique, super strategic and really a 'one-off' opportunity to secure an absolute prime foothold in Australia's strongest retail strip," said JLL's Simon Rooney, who has been appointed to sell the property with colleague Rob Sewell.
Pitt Street Real Estate Partners is advising WHSP on the divestment.
The property has a gross lettable area of 1290sq m.
"As a result of the high retailer demand for presence along Pitt Street, it now commands some of the highest rents in the world, with recent evidence showing rates of $12,000 to $15,000 per sq m annually," Mr Rooney said.
According to JLL’s Australasian Retail Investments head, Simon Rooney, Pitt Street Mall is the most productive retail in Australia with estimated sales of approximately $1.4 billion or productivity of around $14,000/sqm and exposure to exceptionally high pedestrian traffic with 65,000 visitations a day, which has drawn high profile international retailers to Pitt Street Mall in recent years such as H&amp;M, Zara Home, Topshop, Sephora, Forever 21, Uniqlo and Microsoft.
There are limited options for contiguous space in Midtown. Vacancy has compressed to 6.4 percent - well below the 10 year average of 8.1 percent. 
There is tangible evidence that rents are rising in Midtown.
"Multiple capital sources are subscribers to the Midtown investment thesis and investor expectation of above trend effective rental growth is reflected in under-writing assumptions," Rob Sewell said.
"This was evidenced by the recent sale of Fortius’s 75 percent share in MidCity Centre to Hong Kong based NGI Investments for $320 million, Brookfield’s 50% share in World Square to ISPT for $285 million and the sale of the Telstra Discovery store at 396 George Street for $26.25 million, representing a record sale rate per square metre of lettable area of $262,500,” said Mr Rooney.
