On the fringe of Flagstaff Gardens: Aspire Melbourne's prime location

The onset of the pandemic was a tough time for developers across the country.

In Western Australia, development came to a grinding halt.

“There had been little to no increase in the cost to build for about 12 to 13 years before the pandemic,” Gavin Hawkins, Executive Director of <a href="https://www.apartments.com.au/developers/edge-visionary-living">Edge Visionary Living</a>, one of Perth’s premier developers, told Apartments.com.au.

“Everything then went up overnight. Costs escalated, and so did the prices buyers had to pay. Pair the cost increase with the lack of available builders, and any project worth upwards of $100 million had to be paused because it wasn’t feasible to deliver.”

There were also a series of builder insolvencies, while many tier-one firms shifted their focus away from residential towers. “A lot of the large builders had taken on major government contracts for hospitals, schools and transport infrastructure, which offered lower risk and steadier returns. That left very few willing or able to deliver large-scale apartment projects in WA,” Hawkins said.

As a solution-driven business, Edge decided they would bring construction in-house.

“The builder-developer model is a more common model in the eastern states, but it hasn’t really been done in WA before,” Hawkins says. In the middle of 2023, they established Edge Construction, hiring senior staff members from reputable tier-one builders.

“We showed them our pipeline of projects, which de-risked the process somewhat, and now we have a 45-strong construction team working across our six projects currently under construction.”

In a bid to improve housing supply and affordability, the Western Australian Government further built on the states rebates for off the plan apartments back in May this year.&nbsp;

Conceived as part of the state’s largest budget, the new $50,000 rebate is in place for purchasers of off the plan apartments until the end of October 2023.&nbsp;

There is a sliding scale for concessions for a pre-construction contract entered into between 1 June 2022 and 24 October 2023.

Buyers will see 100 per cent of the duty paid by the WA Government if the property is&nbsp;valued at $500,000 or less, capped at a maximum of $50,000

There will be between 100 per cent and 50 per cent of the duty paid if the property is valued at more than $500,000 but less than $600,000.

Then from $600,000 plus, 50 per cent of the duty is paid, capped at a maximum of $50,000.

Western Australia Premier Mark McGowan said the budget measure was focused on lifting housing supply while addressing unaffordability.&nbsp;

The family members of Australia's sixth largest wine company, McWilliams Wines, are being asked to provide $15 million in a rights issue to bolster the company's weak balance sheet.

McWilliams chief executive Jeff McWilliam said raising equity was a practical route because banks were still wary of the wine industry.
"I think their confidence in the wine industry is not there yet," he told the Australian Financial Review.
"We've had to become less reliant on debt funding".

McWilliam’s is one of the pioneering wine entities within Australia which has been perfecting the winemaking craft since 1877, when founder Samuel McWilliam first planted vines on the banks of the Murray River in New South Wales.
With over 140 years of history, six consecutive generations of the McWilliam family have strived to be at the forefront of Australian wine innovation.
The Mount Pleasant winery was named Winery of the Year in the James Halliday Wine Companion 2017, and its 2011 Maurice O’Shea Shiraz was named Shiraz of the Year in the 2015 edition.
McWilliam’s is also the exclusive Australian distributor for Champagne Taittinger, Henkell, and Mionetto prosecco.
