The Mid North Coast continues to ride out the COVID-19 pandemic well from both a residential property and a health perspective, according to the July Herron Todd White (HTW) residential report. 
The valuation firm took a look at how a budget of $700,000 could be invested in property markets across the nation.

"From a property standpoint, median price levels have remained steady over the past few months while stock levels are down dramatically," the valuation firm said. 
The reduction in stock levels is mainly due to potential vendors holding off listing until full confidence returns to the market.
Agents advise that appraisal numbers are high but are not yet flowing through to listings.
"The reduction in listings has meant that there are fewer properties for potential purchasers to choose from which we believe is one reason prices have held steady over this period. We anticipate that listing numbers will grow over the next few months as confidence returns and more investors re-enter the market.
"Some investors have been staying out of the market due to a lack of confidence and owner- occupiers are the mainstay at the moment, but with current interest rates so attractive, we believe investors will return as confidence returns," the valuation firm said.

"On the rental side we have seen a dramatic reduction in listings over the past few weeks as restrictions relax and interstate travel returns and many investors return their properties to short term accommodation stock, rather than retain them as longer term rentals," the valuation firm said. 
This will see vacancy rates returning to more normal long term levels after steep increases during the lockdown period as the reverse was happening, the report noted. 
"We believe that the market along the Mid North Coast should recover well after this COVID-19 induced slow down and perform well in the back half of this year as more city dwellers see the appeal of our beautiful slice of paradise."

Median price levels remain steady in NSW Mid North Coast: HTW residential

The strongest locations on the NSW mid north coast for residential markets are generally the larger regional towns including Port Macquarie, Wauchope, Forster and Tuncurry, according to Herron Todd White’s latest report.
The property valuation firm says that pockets within the Port Macquarie region include established coastal areas as well as coastal villages immediately south such as Lake Cathie and Bonny Hills.
These areas are a mixture of older homes that have been either renovated or not and new homes either constructed or under construction (especially in the southern villages).
All of these areas are within close proximity of the beaches and local services.
HTW states investors can expect three bedroom homes to cost half a million dollars.
“Entry points for houses within these areas range from $500,000 for a standard 3-bedroom home to $750,000 for something that may have ocean or golf course views or is above average.

This is well above prices in 2014 when the entry point would have been in the low $400,000 range.
Land sales within the new residential subdivisions on the outer fringes of Port Macquarie at Sovereign Hills and surrounding areas are being sold quickly with demand outstripping construction at present.
With the current fast paced rate of sale and no further large scale residential developments for release in the immediate future, land and house prices are expected to continue to increase.
This domino effect will also fuel demand and most likely increase land prices in other subdivisions in other regional towns as people look to these areas for more reasonable pricing,” the report advised.
HTW notes that unit sales are increasing, perhaps to allow investors or first home owners an opportunity to enter the market.
“The most keenly sought after properties are family friendly dwellings, either houses or large villas, either renovated or un-renovated in areas throughout the mid north coast.
However as house property prices increase we have noticed an increase in unit sales, allowing the investor or first home owner the opportunity of entering the market at the lower end,” the report stated.
HTW says that lack of stocks and low interest rates are the primary drivers of the market.
“Strong demand, lack of available stock for sale and low interest rates appear to be the major drivers of the local real estate market and are causing rising housing prices throughout most of the mid north coast,” the report stated.
Is it sustainable asks HTW.
“That is the key question at present.
As banks increase interest rates for investment property loans we may see a slight slowing in this sector.
However it is likely that owner-occupiers will take up any slack in demand, thus keeping the market moving.
Barring any major downturn in the overall economy, the continuing rising demand and increasing prices should allow the mid north coast market to remain strong over the coming months,” the report stated.

There is a steady volume of property sales with the region's market starting to recover.

Balanced industrial market in NSW's mid north coast: HTW

The mid-north coast of NSW is seeing an increase in dual occupancy style developments, according to Herron Todd White’s (HTW) latest market report.
The property advisory firm states that they have noticed a recent significant increase in dual occupancy style developments.
Its become very popular with the small investor predominantly in the new and developing residential areas, particularly within Port Macquarie around the new University and Base Hospital, the report stated.
Investors are generally purchasing off the plan within these new subdivisions and constructing a variety of styles of development.
These range from two attached villa style properties, two attached townhouse style properties or a single dwelling with attached (or detached) granny flat.
These developments are permitted by most councils as part of the original development application.
The price range for this style of development is from about $550,000 to $750,000 depending on the style, size and quality of the construction.
The initial outlay and good rental returns resulting in a good yield are the major benefits of this type of development.
Other fringe benefits include lower stamp duty and higher tax depreciation offsets compared to, for example, buying two older investment properties.
"Another positive feature of these types of properties are that most are able to be strata titled in the future if required," the report said.
"This provides the developer flexibility with their investment, allowing them to sell off one and reduce the mortgage and enjoy the return from the other or sell both off generally for a healthy profit."
The HTW report noted another small project that is becoming more popular with the mum and dad developer is the purchase of an existing dwelling on a larger than average lot within the major towns in the region, and then adding a granny flat (under 60 square metres) to the rear.
"This has the great appeal of a significant return on investment for the flat, with the starting price for flat construction from $100,000 and likely rental in excess of $250 per week," the report stated.
"When this rental is combined with the rental on the original dwelling it can make for a great yielding and generally positively geared investment property.
"We have also noticed an increase in small to medium villa and townhouse developments (four to 10 plus units) and consider that these are best left to developers with experience in these types of developments and not novices, because if these products are not tailored to the specific market or the sales rates are not as expected, there can be expensive holding costs that can erode profits and cause financial pressure on those without extensive cash reserves to call on."
