Gold Coast developer&nbsp;<a href="https://www.apartments.com.au/developers/big-projects">Big Projects</a> has secured approval for its second Mermaid Beach project.

The developer, currently selling <a href="https://www.apartments.com.au/new-apartments/the-frederick-mermaid-beach-2265-gold-coast-highway-mermaid-beach-qld-4218">The Frederick in Nobby Beach</a>, has secured approval for its next project just 1.5 kilomnetres up the road.

The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

Big Projects secures approval for Glenelg Residences in Mermaid Beach

Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for <a href="https://www.apartments.com.au/new-apartments/flourish-viver-87-griffith-street-coolangatta-qld-4225">Flourish Viveré</a>, a new $350 million project in Coolangatta.

The move comes after the group’s $27 million acquisition of the 2,029 sqm site on the corner of Griffith and Warner Street, last year.

They will develop 194 apartments across a 26-storey tower, which will become Sherpa’s largest project to date.

Viveré will be the next chapter in the Flourish story, following closely behind Amargo, Oasis, and the Avenues in Palm Beach, as well as Symphony in Brisbane, all designed to deliver affordable housing in lifestyle-rich locations, giving locals a real chance to secure a residence close to the beachfront.

The HAL Architect-designed project will offer a diverse range of residences, from one-, two, and three- bedroom apartments to the premium Canopy range to luxury penthouses.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

Lantona entrusted Red Door Architecture and interiors practice Luma Design Co with delivering the Japandi brief. The approach blends Japanese minimalism with Scandinavian functionality, emphasising warm, restrained interiors, natural materials and clean lines. Drawing on the Japanese concept of wabi-sabi (beauty in imperfection) and the Scandinavian principle of hygge (comfort and cosiness), it creates serene, uncluttered and sustainable living environments.

These design principles are expressed throughout the Josling Street development, both in its exterior form and across the 40 one-, two- and three-bedroom residences within.

Aussie Home Loans founder John Symond said the government is putting too much pressure on lenders over stringent customer living expense checks.
He said the housing recovery may be at risk because lenders are "running scared" with about a fifth of customers who would previously have been given loans now being denied for fears if being pursued by regulators.
"I think regulators are going too hard. I think government's got to get involved and say that look we just want to have responsible lending, we don't want to make conditions so easy that anyone can get through," Mr Symond told the Sydney Morning Herald.
"It’s got to the point where lenders and credit people are running scared, you’ve just got to be a bit careful here. We’ve got a very brittle economy, we’re still travelling OK, housing has taken a hit, it’s getting off the ground. Lenders have all been in the firing line of the royal commission," he added.
The remarks come as the Australian Securities and Investments Commission (ASIC) is consulting with the banking industry on responsible lending laws.
The chief executive of the Australian Banking Association, Anna Bligh, said she thought ASIC was "going to a great deal of care to get it right" when she commented on responsible lending.
"We need to have strong customer protections, but we don’t want to lock down access to credit to the point where harms the economy,” Ms Bligh said.

John Symond says the banks should ease the stringency of checks on home borrower expenses

For the tenth consecutive quarter, property experts identified tight credit as the biggest constraint on new housing development in the country, according to the latest NAB Residential Property Survey.
Moreover, they said it was causing more concern than at anytime since mid-2011.
Clearly, intensified lending scrutiny by banks and APRA-inspired tighter credit policies has played a key role.
Tight credit was also singled out as the biggest constraint for new housing development in all states - particularly in NSW where it was viewed as a ‘very significant’ constraint.
The overall level of concern over rising interest rates also grew. It was seen as being most problematic by property professionals in NSW and SA/NT and least problematic in VIC.
Property professionals overall were less concerned about all other factors, especially around lack of development sites and labour availability.

Access to credit remains the most ‘significant’ impediment for buyers of existing property as well according to surveyed property professionals.
It was also seen as a much bigger issue than in the last survey and more so than at any time since the Survey began. In fact the property experts surveyed in all states considered access to credit to be the most ‘significant’ issue in their state.
Rising interest rates replaced employment security as the second biggest issue for buyers of existing property in Australia - and in all states expect VIC (house price levels) and WA (employment security).

Heightened concern about interest rates is consistent with NAB’s view of the market.
The author's of the survey stated:
"We expect growth to remain above trend which should see the labour market tighten, wages growth lift and inflation more broadly begin to rise.
"As spare capacity is reduced, and inflationary pressures become more evident, the degree of accommodation in monetary policy will be gradually reduced, with the RBA starting a process of rates normalisation towards a more neutral setting."

Constraint on credit a growing concern for new and established housing: NAB

People's Choice Credit Union’s conservative policy of not lending to buyers of apartments in high-density developments more than six storeys high will prove right if there is a property market downturn, according to its chief executive.
Steve Laidlaw, CEO of Australia's second-largest credit union, said the ban on lending for high-density apartments had cost the group business in the boom times, but would ultimately be a big plus.
"There is a bigger credit risk when it comes to high-density apartment living," he said on Monday, The Australian Financial Review reported.
Laidlaw’s statement came during the results announcement. 
People's Choice Credit Union increased its home loan book by about 8 per cent to $6.3 billion in the 12 months ended June 30, 2017, with owner-occupier loans making up 81 per cent and investors 19 per cent. It has 47 branches. Loans to customers in Victoria make up about 9 per cent of the residential lending book.
The group’s net profit after tax slipped 7.98 per cent to $33.1 million for 2016-17, with net interest margins falling as customers shifted to lower rate package products in a highly competitive market. Laidlaw said net interest margins were expected to stabilise in 2017-18.
The credit union has been expanding in Victoria from its traditional base of South Australia and the Northern Territory. 
On the risks of a downturn, Laidlaw said that he didn't think there would be a short-term slide in the apartment market in Australia, but if a downturn did happen, it would likely start with the high-density apartment market."
"Our risks to that space are pretty well mitigated," he said. "We've always been pretty conservative."
However, he expects residential property prices to remain strong and isn't predicting a price slide. 
Laidlaw expects the next movement in official interest rates from the Reserve Bank of Australia to be up, but borrowers have plenty of breathing space. 
"I think the next move is up. We probably think around mid next year at this point in time," he said.
According to him, the RBA will only raise rates in small increments and that most home loan customers across the financial services industry had built in sufficient buffers in the loans to still be able to service them in a higher rate environment.

Ban on loans for high rise apartments right choice, says credit union CEO

The Commonwealth Bank of Australia plans to introduce restrictions on lending to first-home buyers and investors for property purchases in greenfield housing estates.
The bank has advised brokers that the approval of finance for buyers of land lots would be delayed until all preliminary work on the project has been completed.
Developers now worry that the plan will have an adverse impact on the housing sector in the outer suburbs of Australia’s capital cities.
The Commonwealth Bank of Australia plans to tighten conditions for loans to new housing developments, where in a presentation to brokers, seen by The Australian Financial Review.
It noted presentation to brokers, marked "confidential", will restrict pre-sales of houses and likely put further pressure on prices by limiting the supply of houses.  
Currently many developers have to pre-sell many lots on a planned site before a bank will lend money needed to start earthworks and install water, sewerage and electricity services.
The AFR says investors account for as much as 45% of buyers in new housing developments.
"There is no justification for cutting off the credit tap for new residential development," said Harley Dale, the HIA's chief economist.
"It would be very concerning at this point in time if it became more difficult for people to get into a new home, which is the end issue here."
