OSK unveils AURA, the latest stage in Southbank's $3.5 billion Melbourne Square precinct

National developer Time &amp; Place appears to have settled on a design for its long-anticipated Potts Point project.

After several years of back and forth with local council and the NSW Government, the developer, which has spent seven years targeting the former The Chimes site on Macleay Street, has now progressed its plans.

Following a concept design submission last year by SJB, Time &amp; Place has lodged a full State Significant Development Application with the NSW Government, this time for a scheme designed by Kerry Hill Architects.

The 16-storey proposal includes 44 apartments, 21 of which will be build-to-sell. These will comprise 19 three-bedroom apartments and two four-bedroom units.

More than 50 per cent of the development will be dedicated to affordable housing, with 23 studio apartments to be delivered in line with the NSW Government’s Housing SEPP.

Kerry Hill Architects said the proposal is driven by a strong response to place.

“Our proposal for a new residential building for Potts Point in Sydney is driven by a deep consideration of place,” the practice said in its submission.

“This operates on multiple levels, including a landscape approach that reinstates endemic flora of the Sydney peninsula and provides a ground-floor garden for residents, reconnecting the site to its pre-European history. A brick podium further strengthens this relationship to context, integrating planting and fine bronze detailing that references the predominant material language of Macleay Street.”

The three-level podium will be topped by a communal resident space, featuring a covered pool designed to receive direct afternoon sun in winter, a neighbouring reflection pool, dining and event areas oriented to maximise sunset views, and an outdoor exercise zone.

The design also incorporates highly crafted shopfronts and a clearly defined residential entry to activate the street. Juliette balconies to the podium residences will provide passive surveillance and a strong sense of habitation.

They are currently selling Park Modern, 246 apartments near the famous Botanic Gardens in South Melbourne.

The developer has approval for The Burke, a mixed-use project in&nbsp;<a href="https://www.apartments.com.au/new-apartments/glen-iris-vic-3146">Glen Iris</a>&nbsp;being delivered in partnership with Woolworths. The 60 apartments, positioned above a new Woolworths supermarket, are expected to launch in the coming months. <a href="https://www.apartments.com.au/developers/develotek">Develotek</a> is joining the likes of TOGA, Deicorp, and One Global Capital, betting on a boom in Five Dock ahead of the 2032 mooted opening of the Five Dock Metro Station.

Develotek, which is currently developing Bianca on the Drummoyne waterfront and has plans approved for a tower in Chatswood, has filed a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/79-81-queens-road-five-dock-nsw-2046">two-building project in the evolving Kings Bay precinct</a>.

The buildings, one more boutique just five storeys and the other 26 storeys, will rise from an 3,158 sqm site across&nbsp;79–81 Queens Road and 2–8 Spencer Street, will home 134 one-, two-, and three-bedroom apartments, above ground-floor retail and five basement levels of parking.

A key component of the proposal is the inclusion of 15 per cent of residential floor space as in-fill affordable housing, unlocking additional height and density under the Housing SEPP.

Ascot’s Racecourse Road continues to be a hive of activity for Brisbane developers.

Following Fortis and GRAYA, which are both preparing new projects along the key strip connecting Kingsford Smith Drive and Eagle Farm Racecourse, local developer <a href="https://www.apartments.com.au/developers/skyhold">Skyhold</a> is the latest to lodge plans for its own development.

Kyneton home featured on Grand Designs Australia sells

Kyneton's modular flat pack house has been listed for sale.
It featured in the Grand Designs Australia series in 2012.
It was mid-2010 when Di Foggo and Rod Moore stepped into the offices of Melbourne-based architecture firm Intermode to enquire about them building their house.
They wanted to build a home in Kyneton, Victoria's spa district in the Macedon Ranges, north of Melbourne, a town increasingly a magnet for those in the creative industry.
Foggo had called architect Nick Carr, director of Intermode, after seeing one of his house designs nearby. 
They'd been weekending in the Kyneton since 2006, where they restored a Federation home which allowed Foggo's green thumb to work on the gardens.
It was the 29th garden she had brought back to life.
Having completed the project, the couple decided they wanted to relocate to Kyneton permanently as they concluded their business commitments, and warehouse-style living, in the city.
Foggo was a commissioner at Fair Work Australia, while Moore worked in education at Victoria University.
This time they wanted to build a house.
"We knew we wanted modern, minimalist architect design," Moore recalled.
A 6,200 square metre block on Scotsman's Hill, the site of a former bluestone quarry overlooking the Kyneton race course, township and Mount Macedon, came up for sale, and the couple snapped it up in 2012.
"They were particularly interested in building a new home that would explore the idea of connecting indoors with the outdoors, more fully than historic dwellings allow," Intermode's Nick Carr said. 
The result was a factory-built modular home, what Intermode call a flat pack house, built in a simple T-shape configuration.
The configuration offers the choice on entry of heading to the kitchen and dining area to the right, a courtyard enclave to the rear of the lounge to the left.
The living spaces are separated with glazed internal walls.
Two bedrooms, a bathroom, study, ensuite and master bedroom sit off the hallway.
"Intermode's credo is all about simplicity, modernity, environmentally sustainable design and materials - simple process and a quick build," Di said.
The couple wanted to have excelling climate control, which was achieved by an in-floor, gas fuelled, hydronic heating system under the polished concrete waffle-pod slab floor, which also provides the benefit of thermal mass (capturing warmth from the winter sun).
There's an ultra-efficient Apricus evacuated-tube solar hot-water system, as well as a gas boiler incase of a lack of sunlight.

Kyneton's modular flat pack house house hits the market

The Kyneton property market has returned steady price growth for both house and vacant land leading up to the final quarter of 2016, whilst still presenting itself as a more affordable market, PRDnationwide has found.
The median house price is currently held at $495,000 and $235,000 for vacant land, representing an annual price change of 5.4 percent and 15.2 percent respectively.
Over the same period of time, the median house price in the surrounding Shire of Macedon Ranges grew by 12.2 percent to $575,000 and vacant land median price grew by 14.3 percent to $240,000.

The average amount of days to sell in Kyneton has improved since the beginning of 2016 and at the end of the final quarter sits at 70 days for houses. The average time spent on the market for rental properties are currently 40 days for houses and 39 day for units. Positively, investors in the Kyneton market are benefiting from higher house and rental returns than properties in Melbourne, with returns of 3.8 percent and 5.9 percent, respectively. Median rents in Kyneton have remained stable for house and units over the past twelve months, currently at $368 and $290 per week respectively. The vacancy rate is recorded at a low 1.6 percent which continues to demonstrate the high demand for rental property in the area, especially when compared to Melbourne (2.0 percent). The Kyneton Structure Plan introduced in June 2013 estimated that the Kyneton township will grow by an additional 2,900 residents by 2036.

Kyneton can expect approximately $16.7M worth of new development projects commencing in late 2015, through to the end of 2017.
Of these new developments, residential projects accounted for the majority, with an estimated value of $15.5M. 
This is followed by industrial projects valued at $1,000,000 and infrastructure which accounted for $200,000 worth of development. A main residential project in 2017 is the Simpson Street Residential Development. The project is estimated at $14.5M and plans to construct 69 dwellings. The project is due to commence in November, with anticipated completion in 2019.
