Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Melbourne’s property market growth is currently led by apartments. Hung-Hoi’s clinic, which he sold more than 10 years ago, is still an acupuncturist practice.  It was sold under instructions of the estate executor John Halkett.
Hung-Hoi's patients included Kerry Packer. “He had the status of professor in China but also ran classes on Chinese medicine in Australia," Halkett said.
He bought unit 28 as a residence and unit 22 for his practice.
It sits on the north east corner of the seventh level in the 1920s Wintergarden block of 36 units.
The two bedroom, 60 sqm apartment with study nook has been untouched.
The building was  designed in the Chicago style skyscraper by John Burcham Clamp.

Jenny Fagg, the expat returning from to take on one of the most unenviable jobs in Australia, has emerged as the $10.15 million buyer of a Kings Cross penthouse.
Fagg is the new chief risk officer at the embattled bank AMP. 
The penthouse was sold by the media veteran turned cryptocurrency boss Steve Askew who paid $4,045,000 in 2003 when he bought The Elan penthouse from hotelier Richard Wynne.

The former Sapphire Lounge venue in Sydney's Kings Cross, now known as The Carlisle Bar, is up for lease.
This 400sqm split-level <a href="https://www.propertyobserver.com.au/https://metrocommercial.com.au/property/rental/2185" target="_blank">venue</a> has three bars, VIP area, indoor showpiece tree, birdcages and white decor.
It features a 24 hour liquor license (currently trading until 3am), 300 patron capacity, a full commercial kitchen and designed to cater for large corporate functions, product launches and special events.
The property is up for lease through Metro Commercial agents Jerry Leis, Dillon Frain and Nik Simonovic.
It has been an on off operation over the past decade, among the premises caught amid the lockout laws.
According to a News Ltd report last October, several Kings Cross club owners were intent on joining forces to amalgamate and then sell the adjoining properties on the infamous strip to a developer.

Sapphire Lounge owner Charlie Saleh told The Sunday Telegraph he began collecting signatures from the 65 property owners.
“It took a long time and a lot of money but we finally got the last landowner on board that we needed,” Mr Saleh said.
“This is a huge parcel of land that we think has great potential. You have the train station across the road, the CBD is 20 minutes away and you have views of everything from the Blue Mountains to Bondi and Manly.
“I think it’s the last great pocket of city land that hasn’t been redeveloped and if it’s done the right way I think it could transform Sydney.”

He said the area will never again be what it once was, due to the lockout laws, driving the decision of landowners to sell.
The lockout laws, introduced in 2014, state venues in the CBD and nearby Kings Cross close by 3am with last entry at 1.30am.
The nearby former nightclub and music recording studio known as “Studio X”, the 1200 sq m floor span immediately under Kings Cross’ famous “Coca Cola” sign, is for sale.
Colliers International’s Miron Solomons is marketing the property with Gunning Commercial’s Daniel Gunning.
Solomons says the property has been priced to sell at $13 million to $14 million. It is in two strata lots so it can be sold in one line or two separate areas. 
The expressions of interest close Wednesday 26 July. The two empty lots have total outgoings for rates, strata, land tax and water of $116,476.
Solomons says the listing typifies the changing use of Kings Cross/Potts Point from the old bar and nightclub scene to a work and lifestyle environment.

Iconic Kings Cross venue up for lease

The retail outlet underneath the landmark Coca Cola sign in Sydney's Kings Cross has sold to a private trust for $37.3 million, netting the seller a 57% capital gain in two years.
The Kings Cross Centre, 82-94 Darlinghurst Road, currently has 98.5% tenancy, with Coles leasing until 2022.
LJ Hooker Commercial Sydney chief executive officer Warren Duncan said when the Kings Cross Centre was sold in 2013, it transacted on a passing yield of 8.3%, and this week it sold at 6.9%.
"We’ve seen yields compress dramatically over the last 24 months in Sydney," Mr Duncan said.
"The centre was well positioned for capital growth, and tenants were following the changing demographic of the Potts Point area.
