Lower North Shore developer <a href="https://www.apartments.com.au/developers/abadeen-group">Abadeen</a> has secured development approval for its ultra-luxury residential project on the <a href="https://www.apartments.com.au/new-apartments/34-burran-avenue-mosman-nsw-2088">dress circle Burran Avenue</a>.

The project, just&nbsp;50 metres from Balmoral Beach within Mosman’s prestigious Golden Triangle, will commence construction in early 2026,&nbsp;following the successful completion of its nearby Hampden Mosman project.

Lodged in April 2025 and approved in September 2025, the development will comprise three whole-floor residences, each designed to capture panoramic harbour views through Sydney Heads.

Founded in Melbourne in 1853 by Joseph Reed, the firm began as Reed &amp; Barnes and has evolved through various partnerships before adopting the Bates Smart name in the 20th century. With a continuous presence spanning more than 170 years, the practice has played a pivotal role in shaping Melbourne’s architectural identity.

In the 19th century, Bates Smart designed several of Melbourne’s enduring landmarks, including the Royal Exhibition Building (1880), a UNESCO World Heritage site, and the Melbourne Town Hall. The firm’s influence continued into the 20th century with notable works such as Ici House (1958), considered Melbourne’s first modern skyscraper and a milestone in post-war Australian architecture.

One of their landmark designs was&nbsp;The First Church of Christ, Scientist, at 336-340 St Kilda Road. The building, which is listed on the Victorian Heritage Register, was designed by Bates, Peeble and Smart with construction completed in 1922. Architecturally, the building is significant as a rare example of early twentieth century classicism applied to a religious building. Historically, the building is significant as the first church of the Christian Science movement.

Melbourne developer Time &amp; Place decided to bring Bates Smart back to the area to design their next residential apartment project, Park Modern.

100 years on, Bates Smart returns to South Melbourne's Domain Precinct to design Park Modern

One of the most significant beachfront projects ever proposed for the small suburb of Miami on the Gold Coast, has taken a major step forward.&nbsp;Monaco Property Group has secured approval for <a href="https://www.apartments.com.au/new-apartments/nalu-miami-122-marine-parade-qld-4220">NALU</a>, a $500 million development comprising just 45 ultra-luxury residences on the iconic former Nobby’s Outlook site.

Acquired by <a href="https://www.apartments.com.au/developers/monaco-property-group">Monaco Property Group</a> in 2024 for $70 million, the rare 7,238 sqm Marine Parade parcel boasts more than 80 metres of uninterrupted ocean frontage.

With approvals now secured, Monaco Property Group will move NALU into its delivery phase. Her East Ivanhoe home (above) secured $3.15 million for the member of Jagajaga.
Macklin has now has bought in Parkville.
She's spent $2,075,000 on an upper level apartment in <a href="https://www.realestate.com.au/sold/property-apartment-vic-parkville-128876606" target="_blank">the Fender Katsalidis-designed Arcadia block</a> (below) with her partner Ross Turner.

A sizeable piece of land with three Uniting Church buildings in Melbourne's Ivanhoe East has been acquired by an aged care provider for $11.05 million at a strong land rate of $2,030 per sqm, underscoring the desirability of the location.
The 321 Lower Heidelberg Road site had been listed by Colliers who had expected interest from developers.
The site has an area of 5,441 sqm and comprises two former church halls and an additional recreation/dining hall building.
It is zoned General Residential 2 under the city of Banyule planning scheme.
The selling agents were Colliers International’s Jeremy Gruzewski and Ted Dwyer, who marketed the site through an expressions-of-interest campaign.
“The sheer size and zoning of the property make it perfect for high-end residential, aged care or other development, subject to council approval,” Gruzewski said.
Other features include tennis courts and a house.

As at November 2016, the median house price in Ivanhoe East was $1.75 million, which Gruzewski said raised the scope for residential development promising solid return.
“Being one of Melbourne’s better areas, Ivanhoe East is never going to go out of fashion.”
The East Ivanhoe church was earmarked for disposal in 2013 when the Uniting Church set out on a sales plan to help foot the bill from the failed Acacia College private school, but its listing was delayed till late 2016 due to a review of operations by a network of congregations in the Banyule area, according to a report to the Uniting Church Synod made by the church's property board, Fairfax Media noted.
The newspaper also said that no Uniting Church congregation has worshipped on the site for more than 20 years although the independent Bread of Life Church currently uses one of the three buildings there.

The Melbourne suburb of Ivanhoe East is set for two sizeable land parcel sales with one 15,000sqm site having been 'collected' for 26 years.
On parcel of land, 14 Ivanhoe East, bordered by The Boulevard, Wamba Road, Wilfred Road and Cedric Street, is expected to sell at around $30 million.
According to title records they are owned by Stuart Morris, QC, and his wife Jennifer who purchased the land over 26 years.
In 2006 he attempted to develop eight blocks into a $21.5 million 92 unit retirement village which was met with a backlash from residents.
Colliers International’s Jeremy Gruzewski and Ted Dwyer have the listing.
Mr Gruzewski said the land parcel is rare, not only for its substantial size, but also because it is not affected by registered single-dwelling covenants, significant landscape overlays, or heritage controls, which affect much of this highly regarded suburb.
“With so much of Ivanhoe East under these planning controls, this supersite is an exception and represents a significant parcel of land ripe for redevelopment,” he said.
“With a median house price of $1.7million, Ivanhoe East is regarded as one of Melbourne’s finest suburbs and any redevelopment is bound to achieve premium prices.
“The four street frontages and parkside locale, just moments from East Ivanhoe village, make this a tantalising prospect for high-end apartment, townhouse or even retirement living.
“It is hard to put a value or a price on such a rare and unique offering that is probably never to be repeated.”
