The $800 million tower, planned for 7 Hoff Boulevard, will rise 67 storeys and deliver 673 apartments, with COX Architecture drawing on both Japanese design principles and Australia’s natural landscape to shape the building’s identity. A rectangular grid aesthetic defines the building’s exterior, with COX drawing design cues from New York high-rises and Tokyo’s skyline.

Aura builds on a growing trend in high-density living, where wellness is no longer an add-on but central to the product. OSK unveils AURA, the latest stage in Southbank's $3.5 billion Melbourne Square precinct

National developer Time &amp; Place appears to have settled on a design for its long-anticipated Potts Point project.

After several years of back and forth with local council and the NSW Government, the developer, which has spent seven years targeting the former The Chimes site on Macleay Street, has now progressed its plans.

Following a concept design submission last year by SJB, Time &amp; Place has lodged a full State Significant Development Application with the NSW Government, this time for a scheme designed by Kerry Hill Architects.

The 16-storey proposal includes 44 apartments, 21 of which will be build-to-sell. These will comprise 19 three-bedroom apartments and two four-bedroom units.

More than 50 per cent of the development will be dedicated to affordable housing, with 23 studio apartments to be delivered in line with the NSW Government’s Housing SEPP.

Kerry Hill Architects said the proposal is driven by a strong response to place.

“Our proposal for a new residential building for Potts Point in Sydney is driven by a deep consideration of place,” the practice said in its submission.

“This operates on multiple levels, including a landscape approach that reinstates endemic flora of the Sydney peninsula and provides a ground-floor garden for residents, reconnecting the site to its pre-European history. A brick podium further strengthens this relationship to context, integrating planting and fine bronze detailing that references the predominant material language of Macleay Street.”

The three-level podium will be topped by a communal resident space, featuring a covered pool designed to receive direct afternoon sun in winter, a neighbouring reflection pool, dining and event areas oriented to maximise sunset views, and an outdoor exercise zone.

The design also incorporates highly crafted shopfronts and a clearly defined residential entry to activate the street. Juliette balconies to the podium residences will provide passive surveillance and a strong sense of habitation.

“The tower steps back in a series of gently curved volumes that reference the rich Art Deco context of Macleay Street,” the architects said. “Carefully calibrated vertical fins frame the views while providing privacy and a sense of refuge.”

Time &amp; Place has been one of the most active developers nationally in the last 12 to 24 months. Late last year they completed&nbsp;The Queensbridge in&nbsp;<a href="https://www.apartments.com.au/developments/southbank-vic-3006">Southbank</a>, a mixed-use tower with 353 apartments and a hotel. They are currently selling Park Modern, 246 apartments near the famous Botanic Gardens in South Melbourne.

The developer has approval for The Burke, a mixed-use project in&nbsp;<a href="https://www.apartments.com.au/new-apartments/glen-iris-vic-3146">Glen Iris</a>&nbsp;being delivered in partnership with Woolworths. The 60 apartments, positioned above a new Woolworths supermarket, are expected to launch in the coming months. Time &amp; Place is also progressing plans for the redevelopment of&nbsp;<a href="https://www.apartments.com.au/developments/northcote-vic-3070">Northcote</a>&nbsp;Plaza, and have recently submitted plans for a <a href="https://www.apartments.com.au/news/vic/time-place-unveils-plans-22-storey-south-melbourne-tower">22-storey tower</a>, another in South Melbourne.

<a href="https://www.apartments.com.au/developers/develotek">Develotek</a> is joining the likes of TOGA, Deicorp, and One Global Capital, betting on a boom in Five Dock ahead of the 2032 mooted opening of the Five Dock Metro Station.

Develotek, which is currently developing Bianca on the Drummoyne waterfront and has plans approved for a tower in Chatswood, has filed a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/79-81-queens-road-five-dock-nsw-2046">two-building project in the evolving Kings Bay precinct</a>.

The buildings, one more boutique just five storeys and the other 26 storeys, will rise from an 3,158 sqm site across&nbsp;79–81 Queens Road and 2–8 Spencer Street, will home 134 one-, two-, and three-bedroom apartments, above ground-floor retail and five basement levels of parking.

A key component of the proposal is the inclusion of 15 per cent of residential floor space as in-fill affordable housing, unlocking additional height and density under the Housing SEPP.

Designed by <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>, the scheme adopts a podium-and-tower configuration, with a five-storey street wall along Queens Road transitioning to a 26-storey tower set deeper into the site. The ground plane prioritises activation and permeability, with retail frontages and a new through-site link connecting Queens Road to Spencer Street.

At the upper levels, the tower façade has been conceived using a modular system to support prefabrication and reduce construction waste, while improving build efficiency. The splayed form draws on the geometry of surrounding industrial rooftops, reinterpreting the area’s heritage in a contemporary expression while also helping to reduce solar heat gain to east and west-facing apartments.

“This project aspires to transform a former industrial site into a connected, resilient and people-focused urban community, grounded in Country, shaped by history, and designed to enrich everyday life within the evolving Kings Bay Precinct,” said John Walsh, Principal at Plus Studio.

The proposal reflects the broader transformation of the Kings Bay Precinct under the Parramatta Road Corridor Urban Transformation Strategy, marking a shift from its industrial past to a higher-density, mixed-use urban neighbourhood.

Develotek is emerging as an active participant in the state’s affordable housing-led uplift pathway. The developer recently secured approval for a 34-storey mixed-use tower in Chatswood, where it similarly leveraged the in-fill affordable housing provisions to increase scale and deliver a 101-unit scheme with dedicated affordable apartments.

Their entry into Five Dock places them alongside a growing list of developers targeting the suburb ahead of its anticipated transport uplift, with Sydney Metro set to extend into the area. Major players including TOGA, Deicorp, and One Global Capital are all progressing large-scale precinct-style developments nearby, collectively reshaping the low-rise industrial fabric into a higher-density mixed-use corridor.

The Five Dock site sits within the Kings Bay Precinct, a key renewal area under the Parramatta Road Corridor Urban Transformation Strategy, where planning controls support significant uplift tied to affordable housing delivery. The consolidated 3,158 sqm site is currently occupied by low-rise industrial uses, including warehouses and vehicle workshops, earmarked for transition.

First Look: Develotek joins in Five Dock apartment boom

Ascot’s Racecourse Road continues to be a hive of activity for Brisbane developers.

Following Fortis and GRAYA, which are both preparing new projects along the key strip connecting Kingsford Smith Drive and Eagle Farm Racecourse, local developer <a href="https://www.apartments.com.au/developers/skyhold">Skyhold</a> is the latest to lodge plans for its own development.

The group is proposing One One Two Residences, a boutique project comprising just seven apartments, named after its address at 112 Racecourse Road.

The proposal outlines a five-storey building on an 810 sqm site. The built form slightly exceeds the four-storey expectation under the neighbourhood plan, aligning instead with the emerging character of the strip. As the planning report notes, “the locality is characterised by a transition toward medium-rise residential development, with a number of recent developments… above the stipulated height limits.”

A rooftop terrace will provide communal amenities including a pool and landscaped recreation areas. The design prioritises privacy, natural ventilation, and greenery, with planting integrated across all levels to soften the building form and contribute to the public realm.

Later this year national developer Fortis will launch its own boutique development, which, pending council approvals, will be 16 apartments designed by Koichi Takada Architects, just down the street.

“Racecourse Road is going through a massive revitalisation and we’re proud to be a part of that transformation,” said Fortis's QLD General Manager, Dan Boman.

Nearby, GRAYA is advancing its larger-scale The Gallery, a mixed-use shop-top housing project designed to act as a “catalytic project for Racecourse Road.”

The Faculty of Education and QUT’s Aboriginal and Torres Strait Islander Oodgeroo Unit are housed in the state-of-the-art, six-level building, spread across 10,500 sqm. 
Designed by Wilson Architects and Danish firm Henning Larsen Architects, the project is a model for educational precincts internationally and sets a new benchmark for contemporary and sustainable design. 
The development of the new precinct involved the demolition of two existing 30-year-old buildings, project managed by Turner &amp; Townsend under the direction of QUT’s Facilities Management Department

The space between the existing Campus Library and the new Education Precinct has been transformed into a new internal garden and forms a central focal space within the building. It incorporates lush landscape planting, responding to the sub-tropical climate of Brisbane. The escarpment, formed between the upper campus and the newly pedestrianised Ring Road, is funneled into the atrium where the plants cascade through a series of terraced platforms.
The precinct is a key aspect of QUT’s strategic objective to enhance the Kelvin Grove Campus and position the university at the forefront of educational tertiary academia through interactive and flexible facilities.

The 30% of Australians who live outside a capital city are experiencing a period of rapid change. A new era of food and crop production prosperity is being driven by technological disruption and farm business consolidation. This is occurring alongside ballooning unemployment, poorer health outcomes, and social dislocation in regional communities. We need to find long-lasting solutions to this disparity.
Last financial year, agriculture was the largest contributor to Australia’s GDP growth and the fastest-growing sector in the nation. Meanwhile, in October 2017, youth unemployment in outback Queensland hit 59.2% at a time when employment rates in inner Brisbane for 15-24 year-olds were hovering at 6%. Youth unemployment sits around the 20% mark in many regional areas across Australia.
The challenges facing regional Australia will not be solved by a single new mine, a quick job-creation scheme, or a flurry of bus tickets to the city. Instead, we need sustainable solutions that give regional Australians the chance to leave welfare behind, transform their job prospects and contribute to society as skilled workers. The best first step would be to give regional Australians better access to tertiary education.
A problem for everyone
The majority of Australia’s 40 universities operate regional campuses. From Broome to Burnie to Bundaberg, 25 Australian universities have them. There are 68 regional campuses in total, located in every state and territory, with the exception of the ACT. Most of these campuses undertake research in areas like precision agriculture, organics, aquaculture, medicinal cannabis production, plant genetics and plant science. They’re building expertise relevant to our agriculture-driven economic prosperity. Yet the people living around those campuses don’t all benefit from them.

Australia’s regional campuses educate 20% of the nation’s tertiary students – more than 280,000 people. They could enrol many more, but proposed federal government policies would shut the door on many promising students. For example, proposals to make students pay for enabling places would act as a strong disincentive to take up study in the first place.
The goal of providing university access to 40% of the population has largely been met in metropolitan centres. But most regional areas are well below that participation target. Often, they are barely halfway there.
Since budget loadings, benefitting all regional campuses, were introduced in 2004, reviews have recommended extra funding for students enrolled at a regional university. This was proposed in recognition of the extra costs of delivering appropriate learning and teaching and the need to deliver career opportunities to regional people. These loadings were applied but have been successively wound back since that time.
The whittling away of regional loadings means such universities are at a substantial disadvantage. The current tertiary funding formula is too uniform. Students receive the same base level of funding for their degree in almost every case. This may suit a university with 50,000 students in a capital city. But it simply doesn’t cover the cost of many courses on much smaller campuses outside urban areas.
Regional universities also find it hard to attract international students, who provide important additional revenue to many metropolitan universities.
These factors mean it’s essential to prioritise the promise of economic sustainability and opportunity over the notion of higher education policy equality. Regional students merit more specific, targeted support across a range of degrees.
A new regional deal
A new approach to regional higher education would address many of these problems. Based on our research at Southern Cross University, I’ve suggested such an approach to the current federal government review into regional, rural and remote education. It would include:

As the Regional Universities Network (the RUN group) has advocated, regional university campuses need a new policy approach. Only regional universities can provide education at a reasonable cost without forcing people to face the upheaval of moving hundreds of kilometres, leaving family members behind and competing in the unaffordable housing markets of Sydney and Melbourne.

A new funding approach will empower regional campuses to create more opportunities for the people they serve. It will help reduce inter-generational welfare dependence among a significant cohort of families, and bring additional income into communities. It will enable regional universities to educate more teachers, nurses, engineers and small business-people to work productively in their own backyards. Above all, it will translate that talent in the backyard to the front yard and then to the rest of the world.

The University of Melbourne has placed the waterfront campus of the Melbourne Business School, Mt Eliza, up for sale through an expressions of interest campaign by CBRE.
The 8.9ha (89,300sqm) campus, Moondah includes exclusive beach frontage of approximately 190m. It also features around 302m frontage to Kunyung Road, conference and training facilities, meeting rooms, office space, four dining facilities plus bar, vineyard, tennis court, volleyball court, 11 mixed-use buildings and a 95 bedroom accommodation facility.
Marc Flipo, chief operating officer of Melbourne Business School said the sale of the Mt Eliza campus, and subsequent expansion of our Carlton campus, will ensure Melbourne Business School continues to deliver world class business education.
CBRE’s Bianca Butterworth said the opportunity for a buyer to immediately expand educational programs in well-appointed and established school facilities should be a key factor in attracting international education institutions to the Mt Eliza site.
“Despite strong potential for the property to remain as an educational institution, we believe the site also offers an exceptional opportunity for a strategic buyer to re-imagine the property for the next generation,” she said.
 “This site has the ability to appeal to a wide range of buyers and we could see the end use being anything from a boutique hotel to a grand private residence, subject to approval from relevant authorities."
CBRE will be negotiating the sale via an international Expressions of Interest campaign, closing Wednesday 10th August.
The original opulent 42-room mansion has been demolished, though the gatehouse on the property built in 1888 by James Grice remains.
The red-brick gatehouse is similar in design to the gatehouse in Parramatta Park in Sydney.
The property was later owned by Sir Reginald Ansett and used as the Hotel Mayung from 1947.
From 1957, the building was occupied by the Mt Eliza Business School and since 2004, the Melbourne Business School, following the merger of the two schools.
