Sydney developer Deicorp is set to officially open its <a href="https://www.apartments.com.au/new-apartments/hills-showground-village-castle-hill-2-mandala-parade-castle-hill-nsw-2154">Showground Village</a> precinct in Castle Hill.

NSW Premier Chris Minns will attend the opening on Sunday August 31, alongside&nbsp;Minister for Planning and Public Spaces Paul Scully, The Hills Shire Council Mayor Dr Michelle Byrne, Landcom CEO Alex Wendler, and Deicorp Founder Fouad Deiri.

ASX-listed developer Cedar Woods is progressing its plans for its Southbank arts precinct site.&nbsp;

The developer has filed plans, which are now with the&nbsp;Department of Transport and Planning, for a new 20-level tower at&nbsp;<a href="https://www.apartments.com.au/new-apartments/141-151-sturt-street-southbank-vic-3006">141–151 Sturt Street</a>, a 2,718 sqm block opposite the Habitat Filter sculpture.

The proposal seeks to demolish the two-level&nbsp;commercial building, including a small supermarket and medical tenancies, and create a new building with 180 apartments and a focus on an&nbsp;active public realm and arts integration.

Retail, creative arts, and residential amenity functions are integrated across the lower levels. A food and drink tenancy is planned to front Dodds Street, while a retail tenancy fronting Sturt Street will be accessed via an elevated walkway. The first floor includes a substantial 734 sqm creative arts space, envisioned to support Melbourne’s growing cultural and digital industries.

Architecture firm <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has put together the plans. In their&nbsp;Urban Design Report they highlighted the project’s ambition to embed itself within Southbank’s evolving cultural fabric.

A central feature of the design is a through-block link connecting Sturt and Dodds Streets, landscaped with native plantings and embedded with universal access ramps.

“The ramp has been thoughtfully integrated as the primary access point, ensuring universal accessibility for all users,” the report noted, with the link offering “a direct response to the urban planning scheme of creating more green spaces within our communities”.

A communal rooftop recreation deck and indoor lounge are positioned on level four, adjoining seven apartments and providing over 900 sqm of resident amenity space.

Vehicle access and loading will be provided via Dodds Street, with 155 resident car spaces located across two basement levels and the first three above-ground floors. Bicycle storage is more generous, with 226 spaces distributed across resident, staff and visitor needs.

Rothelowman describes the architecture as “humanist,” with ground-level interfaces designed to encourage social interaction and provide a dignified entry for both residents and passers-by. “All street interfaces are crafted to invite and nurture human connections,” the design report states. “The façade transitions to a human scale, providing an approachable and engaging streetscape”.

Cedar Woods, while well-known for its large communities it develops outside of Australia's capital cities, they have recently developed in Melbourne's inner-ring before. Brisbane developers Core Property Partners and Vector Property Australia has teamed up for Brisbane's newest apartment development.

The duo identified <a href="https://www.apartments.com.au/developments/east-brisbane-qld-4169">East Brisbane</a> as their preferred suburb, on the fringe of the Gabba Precinct, where they've just revealed BANKSII, 72 apartments opposite Raymond Park.

BANKSII sales launch in booming East Brisbane apartment market

The Minns Labor Government will deliver Sydney’s first new heavy rail station in more than a decade – enabling up to 10,000 new homes by rezoning land around Woollahra and Edgecliff stations, right next to the CBD, to tackle the housing crisis and rebalance growth across the city.

Recent reports by the NSW Productivity Commission have warned that Sydney is losing twice as many young people as it is gaining, while also finding that Woollahra is the most feasible Local Government Area (LGA) in New South Wales to build new housing.

Despite this, housing approvals in Woollahra consistently lag well behind other LGAs, and the population has declined by 11 per cent over the past 50 years while Greater Sydney as a whole has grown by 74 per cent.

The new station that will be an eight-minute trip from Sydney CBD, will be located on the Eastern Suburbs train line in Woollahra, where a station build was started in the 1970s but never completed.

To enable the delivery of new homes the NSW Government will lead a rezoning of Woollahra and Edgecliff stations similar to other state led rezonings to allow additional homes to be built around the stations.

Affordable housing will also make up a proportion of development on the site with the final amount of affordable housing required, to be determined as part of the rezoning process.

The area surrounding the new station is within walking distance of major green and recreational space including Cooper, Trumper, Rushcutters Bay and Centennial Parks.

The Eastern Suburbs train line between Bondi Junction and Sydney CBD also has the lowest passenger usage rates during the AM peak of any line on the Sydney network, with only 43 per cent of operating capacity during the AM peak currently being utilised by passengers.

Sydney Water and Infrastructure NSW have confirmed there is capacity in the water and wastewater systems to accommodate the proposed 10,000 dwellings without major upgrades.

The rezoning is expected to take around two years and will further support the Government’s housing targets that rebalance the delivery of new homes around existing infrastructure.

A Chermside property has been sold for $3.5million in an off-market deal to Centennial Industrial &amp; Logistics. 
The partially leased property had a new 10-year lease.
There was also an additional vacant building and a parcel of land for development at 594 Rode Road.
Totaling 10,860sqm, the site features two warehouses of 703sqm and 1,060 sqm at the rear of the site and a 270 sqm showroom.  
JLL Industrial agents Gibson Leembruggen and Fraser Power secured the sale.

$3.5 million for Chermside warehouse property

The top searched Queensland location in August by property developers through development site portal Development Ready is Chermside, followed by Surfers Paradise and Broadbeach.

Nick Materia, Development Ready Managing Director said the data indicated the real action lies with units that are in proximity to the city’s central business district, as key demographic data across the top five searched suburbs told similar stories about attributes of high unit dwelling approvals and median price growth.
“Dwelling approvals for units far outweighed dwelling units for houses in Chermside,” he said. 
“There were five house approvals in the 12 months to June 2017, as opposed to 202 unit-based dwelling approvals.”
According to the findings by District Data, Chermside’s average resident is aged around 35 years, with 60% of residents’ household tenure classified as renting.
Daniel Slomoi, District Data Managing Director said with an average of two people per household, what we are seeing in the most searched suburb in Queensland is a trend towards developments catering for young professionals and downsizers who are choosing to rent units that are close to the Brisbane CBD.
"This is likely a sign of affordability constraints," he said.
“It is also interesting to note that three of the top five most searched for suburbs are on the Gold Coast as opposed to Brisbane, hinting at a possible resurgence of apartment developments in that market following a somewhat subdued period."
“With median sales price for units at $420,000 and median annual rent for units at $19,240, it shows there’s a great opportunity for developers and investors to find success responding to the needs of buyers who are looking for affordable dwellings that suit their needs and are close to the city’s offerings, like employment opportunities,” Mr Materia said.
Surfers Paradise revealed new dwelling approvals for units reached 618, while yields for units achieved a high 5.2% in the suburb, reflecting the strong local rental market. Renters made up 56% of the total households within Surfers Paradise.
 “The data reveals outlying suburbs within reasonable travelling distance to employment and amenity is highly sought after by on-the-move metropolitan professionals looking for a smaller, more affordable – but reasonably sized – dwelling that will help meet their urban needs,” Mr Materia said.
'Broadbeach, Southport and Windsor completed the list all with a similar trend towards a strong investment market for units. 
"District Data also said indicative rental yields for units, while varying in difference, were typically higher than houses. 
"Rental yields in Chermside, for example, were at 4.6% for units while sitting at 3.6% for houses."
Owners and mortgage payers contributed little to the suburbs’ household tenures, with renters in Broadbeach, Southport and Windsor making 56%, 56% and 53% of the residential households respectively.
In total, all five suburbs totalled 1302 unit-related new dwelling approvals, while approving only 59 houses in the 12 months to June 2017.

Forecasts from Resolution Research Strategists tip an increase of more than 8,500 residents between 2016 and 2036 in Chermside.
Resolution Research Strategists director Diane Howe said the growth can be attributed to a high level of connectivity with the CBD, major employment, health and education nodes.
"Chermside is one of the top performers in Brisbane's northern CBD and the population is tipped to reach more than 18,500 by 2036," she said.
"It's considered to be one of the biggest employment regions on Brisbane's northside with the Australian Tax Office, Prince Charles Hospital and other auxiliary hospitals and government departments based there. 
"Employment figures are set to grow even more when the redevelopment of Westfield Shopping Centre is completed next year.”
360 Residential Project Marketing sales director Amanda Malady said there is a principle demand for apartment dwellings, particularly from professional workers, university students, young families and retirees.  
"Younger professionals are attracted to the area's proximity to major institutions, workplaces, retail infrastructure and the CBD,” she said.
“There's a 45 luxury apartment project in Woodstore, which is due for completion shortly and is already 95 percent sold.
“Harper on Hamilton (above), a 52 apartment project is due for completion mid 2017 and is 80 percent sold, whilst the boutique 23 apartment development Hallmarque, which is set to commence construction next month, is 85 percent sold.”
It is estimated Chermside has more than $154 million worth of residential building approvals underway.
