A Moroccan-bathhouse residential tower has been unveiled for Budds Beach, with Australian developer <a href="https://www.apartments.com.au/developers/homecorp">Homecorp</a> announcing plans for a $260 million resort-style project in one of the Gold Coast’s most tightly held waterfront precincts.

A development application has been submitted to the Gold Coast City Council for a 27-storey tower at 8-10 Acacia Avenue and 25-27 Oak Avenue, Surfers Paradise, marking one of the few new large-scale residential projects proposed for the precinct in more than a decade.

The project will comprise 156 two- and three-bedroom residences, anchored by a residents-only Moroccan spa-inspired wellness sanctuary featuring private treatment rooms, a traditional Nordic sauna and steam room, hot and cold plunge pools and a curated juice bar. There will also be a resort-style rooftop precinct, complete with a heated infinity pool and spa, a residents’ lounge with a private kitchen and bar, a contemporary fitness centre with a yoga and Pilates studio, and outdoor BBQ areas with entertaining lounges.

Central Equity unveils Palmera on Garfield Terrace, Surfers Paradise

The idea of a low-maintenance forever home located close to the city were the two driving factors behind a recent purchaser’s journey at Murcia, the under-construction East Brisbane apartment development by Sarazin.

Last year, Lois and her husband purchased a two-bedroom plus multi-purpose room (MPR) apartment in the new building, which is being constructed by Hutchinson Builders and is on track for completion in late-2027.

The couple’s number one priority was to remain within easy commuting distance of the city for work. Murcia is positioned alongside the new Cross River Rail, with Woolloongabba Station just 300 metres from the front door.

They are currently living in their Annerley unit, which they have owned for several years, after recently moving out of their inner-city apartment, located on the very same street as Murcia.

“We had watched the development for a long time, and when construction activity began, that’s when we felt confident to buy,” Lois said.

The timing also made sense. By moving back into their Annerley unit, they are able to save money ahead of settlement, while looking forward to returning closer to the city once Murcia is complete.

“We see Murcia as a forever home, as opposed to an investment, or something we need to appreciate massively in value and move on from in a few years,” Lois said.

“We secured an apartment large enough to grow a family, so we’re expecting to call Murcia home for a very long time.”

The couple plan to grow their family, but without the added maintenance demands of owning a standalone house further from the city. Working with Sarazin and architect HAL, they were able to slightly tweak the floorplan, converting the two-bedroom plus MPR layout into a functional three-bedroom apartment.

An added bonus was the recently revised communal space plans, which now incorporate a dedicated working-from-home area, complete with work pods, and shared desks.

“It means the third bedroom doesn’t have to become a part-time office and part-time bedroom,” Lois said, adding that residents have the benefit of working from home without actually being inside their apartment.

The rooftop wellness amenity was another standout compared to living in an established complex or a house. A signature feature of Sarazin developments, the rooftop will include a full gym, hot and cold plunge pools, a steam room and sauna, and a hotel-style pool with cabanas.

Buyer journeys can vary significantly, from purchasing in the established market to buying new, or choosing between houses and apartments. Lois said they knew immediately that buying off the plan was right for them.

“We wanted something new, with less maintenance, and we weren’t quite ready to make the full financial leap straight away. The timing and deposit structure gave us the flexibility we needed.”

Designed by HAL Architects and inspired by the Spanish city of Murcia, the development takes a Mediterranean-influenced approach to architecture and landscaping, with a strong emphasis on shared spaces.

“The design feels considered, the amenities support how we actually live, and the location keeps us connected to the city without feeling right in the middle of it.”

Murcia is Sarazin’s second development in the area, following the completion of Silk One just up the road in 2022. They have several more projects coming to market in Woolloongabba ahead of the 2032 Brisbane Summer Olympics.

The collapsed apartment developer Caydon Property has filed plans for a massive 36-level tower in Harris Park, bordering Parramatta, just days after listing the prime development site for sale.

The 1,818 sqm site at 114-118 Harris Street is just 850m from Parramatta Train station, 750m from the Parramatta Ferry and 240m from the new Parramatta Light Rail stop.

The documents submitted to the Parramatta City Council are dated across May and June, a month before it was announced the Melbourne-based developer collapsed.&nbsp;

MHNDU, led by Brian Meyerson, won the Parramatta City Council’s Architectural Design Excellence Competition for the project, dubbed Clay Cliff Point due to its&nbsp;location adjacent to Clay Cliff Creek, an important water way for the Burramattagal people of Parramatta.

"As part of our overall concept, we are devising a re-naturalisation of the nearby Clay Cliff Creek. By investing in the regeneration of this ecosystem, we envisage that our development will enhance the ecological condition of the waterway and provide public amenity for the broader community. "

There are 203 apartments planned, a mix of 38 one-beds, 142 two-bedders, and 23 three-bed apartments. There's also a marked effort for public artworks to engage the wider community.

"The heritage of Parramatta is perhaps amongst the richest in the State, but struggles with the primacy of change and that change sometimes overwhelms the scale and nature of the 18th, 19th &amp; 20th century heritage and its fabric," Cracknell &amp; Lonergan Architects noted in the documents submitted.

"The three proposed visual artists, Brendan Van Hek, Justene Williams and Gemma Smith are all contemporary Sydney based artists with nationally recognised public artworks/ installations. Through a public art proposal these stories can be retold in a contemporary and didactic manner to inspire and educate occupants of, and visitors to the building."

The plans include a large ground floor retail space and four commercial spaces on level one, which will within a red brick podium.&nbsp;The communal facilities will be located on level four, with a pool, gym, sauna, steam room and function room proposed.

The Melbourne-based apartment developer Caydon are the latest southern developer branching out in to Queensland.

They&#39;re starting on the popular Gold Coast, but aren&#39;t building in the heart of the popular tourist hub.

Their first project will be in Miami, just south of Mermaid Beach at the quieter, northern end of the Gold Coast.

Caydon, who always use their in house design team, has lodged plans for a boutique 18-level apartment tower with just 51 apartments, a maximum of four apartments per floor, on the Miami dress circle The Esplanade.

The front facade is the host of fins that represent the sunrise from the ocean, with the fins located on the opposite facade telling the story of shadows rays to fall, the design statement submitted by Caydon to the Gold Coast City Council read.

The proposed building, at 266 The Esplanade, has been articulated to maximise ocean views.&nbsp;

There will be 35 two-bedroom apartments and 14 three-bedroom apartments, some of both configurations coming with a study, and a sprawling sub penthouse and penthouse.

The penthouses will span the entire level and will each have&nbsp;three bedrooms, each with their own walk-in-robes and ensuites, three balconies, two studies, and a walk in pantry behind the open plan kitchen, living and dining area.

The&nbsp;penthouse starts at level 17 and has two levels, with stairs leading up to a private rooftop terrace with a lap pool and spa, outdoor kitchen, and lounge and dining areas.

The Miami - North Burleigh area is undergoing a new wave of&nbsp;urban regeneration and gentrification, according to the town planning report by Zone Planning Group.

The Esplanade itself has two new developments, 112 The Esplanade approved and under construction,&nbsp;and ALBA at 264 The Esplanade,&nbsp;currently on the council planning approval desk. Both have been designed by bureau^proberts.

The report also cited developments on First Ave and Goodwin Terrace, which are all contributing to the regeneration.

“The property market has not traditionally recognised or followed seasonal spending habits in line with the consumer retail calendar, so the prospect of making significant savings in every price bracket for new apartments has been virtually non-existent until now,” Williams told The Australian.
Caydon chief executive Joe Russo said the Black Friday initiative would provide an opportunity for buyers, noting it had becoming increasingly challenging for first-home buyers, downsizers and investors. 
Caydon will cut prices in eight Melbourne projects including a $100,838 discount for a three-bedroom apartment at The Malt District development in Cremorne.
Its website shows a three-bedroom apartment in the development priced at around $1.24 million.
Caydon says 57 per cent of Australians are expected to make a retail purchase in a store or online this Friday.
Over the year to date, Melbourne apartment prices have declined 1.5 percent, according to CoreLogic.
Capital Economics suggest the declines could reach eight percent this year.
Its chief economist Paul Dales has noted "units look much more vulnerable than single dwellings, while Melbourne appears to be the most exposed of the eight capital cities."

Caydon's $1 billion redevelopment of Melbourne’s landmark 1960s Nylex clock site is a step closer after the developer secured Victorian Civil and Administrative Tribunal approval for its second stage.
It includes a revised plan for a 15-storey apartment building to be erected at the Gough Street Cremorne mini-suburb site.
A 14-storey building will also be built, with the total redevelopment to consist of three significant buildings.

Nine of the site’s original 16 silos will be retained as part of the redevelopment, including adaptation for use as a hotel, art gallery, wellness centre and a visitor centre.
The iconic Nylex clock will tell the time once again after it is restored and reinstated over the new development with what has been dubbed the Malt District.
Caydon's Joe Russo has welcomed the decision.
The VCAT decision referred to the proposal as a “seductive, sophisticated and subtle design."

It was 2014 when the set was purchased by Caydon for $38 million.
Caydon owned next door, once occupied by Beaver Plastics, taking their holding to around 1.6 hectares.
The site has been part of Melbourne’s brewing history since the late 1800s.
The 11,340 square metre site had previously attracted interest from developers when restoration projects were proposed in 2002 and 2004. 
The Nylex Clock featured in Paul Kelly’s late 1980s song 'Leaps and Bounds', with the band filmed performing on top of the tower.

This week the City of Yarra Mayor Daniel Nguyen said it was disappointing that Council’s concerns about the scale of the Nylex site development were not reflected in VCAT’s final decision.
Stage one is progressing with prices in the <a href="http://maltdistrict.caydon.com.au/coppins-corner/" target="_blank">Coppins Corner</a> building starting from $496,000 for its one bedroom apartments; two bedroom apartments from $660,000, three bedroom apartments from $1,242,000 and SOHO apartments from $1,570,500.

Nylex site finally gets chance to proceed in leaps and bounds

Heritage Victoria has approved further developments to the former Richmond Maltings site mixed-use development in Cremorne, Victoria.
Caydon Property Group has proposed a two-stage residential and commercial development for Caydon’s Malt District.
The new plans include the restored and working Nylex clock above the extruded concrete silos.
The Victorian Civil and Administrative Tribunal (VCAT) approved stage one of the development proposal last year.
A major feature of the revised plans is the retention of a majority of the concrete silos under the Nylex clock that were previously earmarked for demolition.

“We’ve listened to Heritage Victoria’s concerns about the original plans, and through constructive dialogue and collaboration have a consensus that includes further heritage retention, whilst still delivering our vision for the Malt District and a viable urban renewal project," he said.
"We will continue to consult and work closely with Heritage Victoria and other government officials on the remaining aspects of our plans, and appreciate their ongoing collaboration regarding this state-significant project.
"Retaining and restoring the significant heritage fabric of this site has always been a priority for Caydon, as has been returning the famous Nylex clock to working order for Melburnians to once again enjoy.
"We are now an important step closer to the Nylex clock being re-lit as a focal point of a great new destination for people to live, work and enjoy.”
