Not only is growth in Brisbane’s unit market lasting longer, it’s also getting stronger.

In August, unit values climbed a further 1.3 per cent, one of the strongest monthly results the Queensland capital has recorded in 2025, pushing the median unit value beyond $740,000, according to Cotality’s latest Home Value Index.

Over the rolling quarter, unit values surged 3.9 per cent, and are now 11.1 per cent higher year-to-date,&nbsp;making Brisbane the strongest-performing capital city unit market in the country.

The city’s apartment sector is also comfortably outpacing detached housing in 2025. House values rose 1.2 per cent in August to reach a median of $1.04 million, but quarterly growth was softer at 2.9 per cent, with an annual gain of just 7.3 per cent.

This widening divergence highlights the relative affordability of apartments and the intensifying demand for medium-density housing amid constrained supply,&nbsp;a trend reshaping Brisbane’s property market.

It was a busy month in Brisbane's off the plan property market, with new projects coming to the market, new projects and approved, and some hitting major construction milestones.

City Beat August 2025: Brisbane unit values surge again in August, as two new apartment developments launch to market

Summit &amp; Ridge, the fourth stage of Sekisui House Australia's Sanctuary in Wentworth Point, secured a flurry of sales at its recent launch.

Plans to transform the former VicRoads site in Kew are progressing with four shortlisted developers invited to submit their proposals for the site.

Developers shortlisted to deliver housing in Kew

Builder-developer ALAND has drawn back the curtain on its first city-focused new apartment development.

REMEMBER this is the greatest single natural animal disaster to ever happen in history.
These farmers, their families, the employees all loved and cared for these cattle. Think long and hard about them.
We as proud Australians must continue to keep this event from being swept under the carpet. This northern part of QLD is a long way from any major city, but the people and the land is still AUSTRALIAN. So lets never forget that.

Set on the Carpentaria Highway at Borroloola, it comes with a carrying capacity of 6,500 with scope for expansion.
It was marketed as strategically located to service both domestic and export markets.
It came with highly secure water resources including Limmen Bight River and October and Lansen Creeks.
Its unique natural features include the renowned sandstone “Lost City” suitable for eco-tourism.

Tom Brinkworth, one of Australia's wealthiest graziers, is reportedly casting his eye over the country's largest land holder, S. Kidman &amp; Co.
Tom Brinkworth, who owns 100 rural properties across Australia for the production of cattle and sheep, has frequently been compared to the famous cattle king Sidney Kidman.
The S.Kidman &amp; Co business, which covers almost 11 million hectares of cattle stations – including the world's largest, Anna Creek in SA, was placed on the market in April this year with accounting firm EY.
The Australian Financial Review reported Tom Brinkworth would not be drawn on details, but had said the overall portfolio of properties may be too big for him.
"It would be a very big undertaking," he told the Financial Review whose Street Talk column say the Kidman company has enlisted independent corporate advisory firm Leadenhall to value the business after CBRE valued the properties.

S Kidman is said to be worth at least $325 million.
Ernst and Young Adelaide is running the sale sending the information memorandum to prospective buyers last month.

Meanwhile Macquarie Group's Paraway Pastoral and the Menagazzo family's Stanbroke Pastoral have both submitted bids for an entire portfolio of agricultural land owned by BG Group's Queensland Gas Company.
The 40 properties in Queensland's coal seam gas country, from west of Chinchilla to south-west of Dalby, is a  67,000-hectare portfolio offered on a long-term lease basis.
