Builder-developer ALAND has drawn back the curtain on its first city-focused new apartment development.

The North Sydney development, <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-173-179-walker-street-north-sydney-nsw-2060">The Walden</a>, is the first time the company has ventured this close to the city, having previously completed thousands of apartments predominantly in Sydney's west, and more recently in Gosford.

<a href="https://www.apartments.com.au/developers/aland">ALAND</a> acquired the prime North Sydney site, spanning Walker and Hampden Streets just down the road from the Victoria Cross Metro station, for $240 million in June.

Now they've unveiled the new project, a mix of one-, two-, three- and four-bedroom apartments across a 30-level building designed by Rothelowman.

The Walden will capitalise on the site’s front-row position on the eastern fringe of the <a href="https://www.apartments.com.au/developments/north-sydney-nsw-2060">North Sydney</a> CBD, which offers uninterrupted Sydney Harbour views stretching from the Sydney Harbour Bridge all the way to Sydney Heads.

The main tower will be flanked by a small four-level amenity building known as The Pavilion, offering exclusive resident-only amenities including a dedicated concierge service, a sauna and private wellness studio, a gymnasium and fitness studio, a resort-style rooftop pool and sundeck.

There will also be a&nbsp;residents’ lounge, private dining and a wine cellar, and co-working facilities with an on-site meeting room and boardroom.

ALAND Founder Andrew Hrsto said the company knew they could create something "iconic" with The Walden when they saw the site.

ALAND unveils The Walden, North Sydney's latest luxury apartment development

<a href="https://www.apartments.com.au/developers/toga-group">TOGA</a> has opened sales for the final building in Macquarie Rise, its latest mixed-use development in Macquarie Park.

Since launching its <a href="https://www.apartments.com.au/new-apartments/macquarie-rise-122-herring-road-macquarie-park-nsw-2113">Macquarie Rise</a> in late 2023, TOGA has secured over 125 sales in the Herring Road development, to a range of purchasers, from first home buyers to investors and downsizers. Sunshine Coast-based <a href="https://www.apartments.com.au/developers/devcon-property-group">Devcon Property Group</a> has acquired one of Maroochydore’s most prominent development sites for $12 million unlocking the potentialfor a mixed-use project in the Cotton Tree precinct.

The 4,178 sqm site at 41–43 Aerodrome Road—well known locally as the former home to one of Australia’s last Sizzler restaurants—was sold via an off-market expressions of interest campaign by Colliers agents Nick Dowling and Baydn Dodds. More than 70 targeted buyer groups were approached, resulting in multiple competitive offers for the property.

Devcon Property Group Managing Director Michael Kain said the acquisition was a strategic move in line with the company’s focus on delivering high-quality projects in prime coastal locations.&nbsp;

“We’re excited about the possibilities this site, in one of the Sunshine Coast’s most iconic beachside &nbsp;communities, offers for a broad range of development outcomes,” Kain said.

The developers charged over the illegal demolition of the Corkman, a 160-year-old Melbourne pub have been fined $1.325 million plus costs, after pleading guilty to breaching building and planning laws.
The Corkman Irish Pub in Carlton was illegally demolished in October 2016.
The magistrate Ross Maxted said only a big penalty would deter others.
Last year they were also fined nearly $600,000 by the EPA for illegally dumping asbestos debris from the demolition on a construction site surrounded by homes at Cairnlea, in Melbourne's north-west.
Developer Raman Shaqiri and his company 160 Leicester Pty Ltd pleaded guilty in May last year after knocked down the Corkman without building or planning approval. 
The company's other director, Stefce Kutlesovski, pleaded guilty to charges in January this year. 
Magistrate Ross Maxted fined the company $850,000, while Shaqiri and Kutlesovski were fined $220,000 and $255,000 respectively. 
Magistrate Maxted described the pair's behaviour as "reprehensible." 
The Corkman Irish Pub last sold for $4.76 million, $1.56 million above its 2014 auction reserve.
Located at 154-160 Leicester Street in the inner city fringe suburb of Carlton, the historic two storey pub, formerly the Carlton Inn, is located on a prime 456 square metre corner site.
The pub is directly across the road from the University of Melbourne law school. 
There were five bidders vying to buy the Corkman Irish Pub which is a traditional food and beverage venue with public bar, bistro dining, courtyard and first floor hostel accommodation.
The pub had been with the same owner since it last traded in 1987 for $900,000.
 
"The penalties will be imposed to deter such speculative and base mercantile thinking and behaviour."
 
After the demolition the developer duo committed "unequivocally" to rebuild the pub in a 2016 letter to planning minister Richard Wynne.
 
But the magistrate noted no building application had been lodged. 
 
"The company has not taken steps to honour that," Magistrate Maxted noted.

Carlton's Corkman Irish Pub owners fined $1.325 million for illegal demolition

Hazardous asbestos waste from an illegally demolished heritage-listed pub in Melbourne’s Carlton has been found at a property in the city’s western suburbs.
The Environment Protection Authority officers reached the site after a tip-off by the public, according to media reports.  
EPA officers say the asbestos found at 93 Furlong Road, Cairnlea is from the demolished Corkman Irish Pub, which was destroyed without government approval, said separate reports in the Herald Sun and The Age.
“EPA officers took samples of the waste at the Cairnlea site (on Tuesday) and test results have confirmed asbestos is present,” authority metro manager Daniel Hunt  was cited as saying by the Herald Sun.
It is believed that the Cairnlea residency is in the name of one of the developers thought to be responsible for the pub’s demolishing on October 15, which sparked a public outrage.
Those responsible are facing fines of more than $700,000.
The 159-year-old pub stood at the corner of Leicester and Pelham streets before it was destroyed.
There was no demolition permit allowing the pub’s destruction, or a planning permit for a new building.
Hunt said the owner of the site must receive clearance from a “suitably qualified asbestos consultant to assess the premises and produce an asbestos management plan that details both the on-site management and the safe removal of the asbestos”.
The asbestos was transported from the Carlton site without the knowledge of authorities, and was driven all the way through suburban streets to the Cairnlea property, according to environmental authorities.
The Cairnlea site is owned by Stefce Kutlesovski and Raman Shaqiri's Cairnlea Pty Ltd, said the Age. The pair's company took ownership only 10 weeks ago.
They also owned the Corkman Irish Pub, paying $4.76 million for it last year - before demolishing it illegally. 
The demolition has sparked community anger, with a petition demanding its reconstruction now with almost 18,000 signatures.
