Early 1800s Macquarie farm at Bathurst listed for July auction

Alloway Bank, the historic NSW Bathurst district estate of the colonial ­customs collector, Captain John Piper, has been sold.
After spending just short of three years on the market, the property fetched $2.15 million, within its steadfast guide of $1,995,000 to $2.4 million.
It was sold by Century 21 Bathurst agent Tom ­Clyburn, who took on the listing earlier this year.
The buyers are a family from Bondi Junction whose forebears, George (pictured) and William Suttor, were the second owners of the Eglinton residence.
The house, rebuilt in the 1870s with Flemish bond brickwork, sits on 11 hectares.
Its European settlement dates back to an 1827 land grant from Governor Thomas Brisbane to Piper who relocated to the farm after losing the Point Piper harbourfront, Henrietta Villa.
After the 1838 drought, the wool slump and 1840s depression, Piper was also forced to sell Alloway Bank to the pastoral Suttor family in 1845. It last sold in 1995 for $580,000.

Leading NSW regional hotel in Bathurst set for auction

Around three quarters of all residential sales in Bathurst are between $300,000 and $500,000, according to Herron Todd White’s latest monthly market report.
The property advisory firm noted a correlation between the sale price and the average income in the area.
It advised the majority of home owners are able to service mortgages at these prices.
The size to which dwellings can be built is determined by this limitation in relation to the cost of construction.
In this bracket properties range from slightly dated 60 year old three bedroom, one bathroom dwellings to modern brick veneer four bedroom dwellings with an en suite.
At $500,000 such a dwelling could comprise over 200 square metres of living area alone.
An example would be a four bedroom home at <a href="https://www.realestate.com.au/property-house-nsw-bathurst-123592886" target="_blank">6 McLean Street</a> (pictured above) that is for sale for $519,000.
HTW noted a new limitation is then reached in that there is a point when a dwelling can be too large for practical purposes.
"That corresponds with why the majority of properties at $600,000 or more comprise small acreage," the report said.
At the moment anything under $300,000 is being snapped up as soon as it is available. The reason that there are not as many sales in this price bracket is because fewer become available. Although new dwellings continue to comprise a large percentage of sales, this is influenced by the lack of listings that are currently becoming available in established areas.
"This would also skew the areas of higher activity, but not necessarily the level of change in value," the HTW report said.
"This is further influenced by the personal circumstances of purchasers determining the time frame available to allow location to be as important a determinant as the need for accommodation."

NSW's centres of Bathurst/Orange have been a rising market for houses while units are at the start of the recovery cycle, according to valuation firm Herron Todd White's property clock -- a simple broad brush means of suggesting where property prices are and what direction they're headed. 
Like Sydney, the larger centres of Bathurst and Orange include a collection of suburbs. Surrounding the established areas and retail districts, the suburbs have their own characters as a result of previous, current, and planned development.
Google Maps shows the localities around Bathurst including Gormans Hill, Kelso, Robin Hill, Llanarth, Windradyne and Eglinton. Around Orange there is Glenroi, Warrendine, Calare and Bletchington. Neither of these is an exhaustive list.
The suburbs compete and can exceed in terms of land value with central localities, particularly if they have, or plan to have, large modern houses and good amenities. The variability, and sometimes the inferiority, of older central development can hold those areas back. In addition the market power of families who on average prefer a modern house and surroundings, as opposed to the relative market power of retirees and students who, for example, prefer to be closer to town, evens out the market.
In terms of investment, student-specific accommodation has reduced the demand and volatility for central accommodation in the general market, while incomes are a determinant of what can be achieved in the suburbs. 
Property Observer looked up recent sales in some of the fringe suburbs such as Gormans Hills (Bathurst) on www.realestate.com.au.
1. The median house price in Gorman Hills is $295,000, according to CoreLogic RP Data. No data was available for units. Fringes of Bathurst and Orange can compete with central locations on land value: HTW

NSW’s Bathurst (postcode 2795), one of Australia's oldest inland settlements, sits on the list of the most-searched suburbs in Australia in 2015 by rent.com.au.
The median rent for all rental properties advertised in Bathurst in the 30 days till February was $312 per week, up 4.17 percent or $12.50 from the previous quarter. 
The surrounding suburbs of Gormans Hill, Kelso, Mitchell, South Bathurst and West Bathurst, however, had a median rental of $350 in the 30-day period, and showed no change over a 90-day period too.
The average days on market for all rental properties advertised in Bathurst within the 90 days monitored was 29 days, nine days shorter than the previous quarter and 11 less than surrounding suburbs.
The price range was relatively narrow for properties advertised in the 30 days, with the lowest at $160 per week for a one-bedroom place and $440 pw being the highest for five-bedroom dwellings.

Bathurst has a total of 1,389 rental properties, making up 48.9 percent of all properties in Bathurst (ABS, Census Data, 2011).
