The $800 million tower, planned for 7 Hoff Boulevard, will rise 67 storeys and deliver 673 apartments, with COX Architecture drawing on both Japanese design principles and Australia’s natural landscape to shape the building’s identity. A rectangular grid aesthetic defines the building’s exterior, with COX drawing design cues from New York high-rises and Tokyo’s skyline.

Aura builds on a growing trend in high-density living, where wellness is no longer an add-on but central to the product. OSK unveils AURA, the latest stage in Southbank's $3.5 billion Melbourne Square precinct

National developer Time &amp; Place appears to have settled on a design for its long-anticipated Potts Point project.

After several years of back and forth with local council and the NSW Government, the developer, which has spent seven years targeting the former The Chimes site on Macleay Street, has now progressed its plans.

Following a concept design submission last year by SJB, Time &amp; Place has lodged a full State Significant Development Application with the NSW Government, this time for a scheme designed by Kerry Hill Architects.

The 16-storey proposal includes 44 apartments, 21 of which will be build-to-sell. These will comprise 19 three-bedroom apartments and two four-bedroom units.

More than 50 per cent of the development will be dedicated to affordable housing, with 23 studio apartments to be delivered in line with the NSW Government’s Housing SEPP.

Kerry Hill Architects said the proposal is driven by a strong response to place.

“Our proposal for a new residential building for Potts Point in Sydney is driven by a deep consideration of place,” the practice said in its submission.

“This operates on multiple levels, including a landscape approach that reinstates endemic flora of the Sydney peninsula and provides a ground-floor garden for residents, reconnecting the site to its pre-European history. A brick podium further strengthens this relationship to context, integrating planting and fine bronze detailing that references the predominant material language of Macleay Street.”

The three-level podium will be topped by a communal resident space, featuring a covered pool designed to receive direct afternoon sun in winter, a neighbouring reflection pool, dining and event areas oriented to maximise sunset views, and an outdoor exercise zone.

The design also incorporates highly crafted shopfronts and a clearly defined residential entry to activate the street. Juliette balconies to the podium residences will provide passive surveillance and a strong sense of habitation.

“The tower steps back in a series of gently curved volumes that reference the rich Art Deco context of Macleay Street,” the architects said. “Carefully calibrated vertical fins frame the views while providing privacy and a sense of refuge.”

Time &amp; Place has been one of the most active developers nationally in the last 12 to 24 months. Late last year they completed&nbsp;The Queensbridge in&nbsp;<a href="https://www.apartments.com.au/developments/southbank-vic-3006">Southbank</a>, a mixed-use tower with 353 apartments and a hotel. They are currently selling Park Modern, 246 apartments near the famous Botanic Gardens in South Melbourne.

The developer has approval for The Burke, a mixed-use project in&nbsp;<a href="https://www.apartments.com.au/new-apartments/glen-iris-vic-3146">Glen Iris</a>&nbsp;being delivered in partnership with Woolworths. The 60 apartments, positioned above a new Woolworths supermarket, are expected to launch in the coming months. Time &amp; Place is also progressing plans for the redevelopment of&nbsp;<a href="https://www.apartments.com.au/developments/northcote-vic-3070">Northcote</a>&nbsp;Plaza, and have recently submitted plans for a <a href="https://www.apartments.com.au/news/vic/time-place-unveils-plans-22-storey-south-melbourne-tower">22-storey tower</a>, another in South Melbourne.

First look: Time & Place settles on design for The Chimes, Potts Point redevelopment

<a href="https://www.apartments.com.au/developers/develotek">Develotek</a> is joining the likes of TOGA, Deicorp, and One Global Capital, betting on a boom in Five Dock ahead of the 2032 mooted opening of the Five Dock Metro Station.

Develotek, which is currently developing Bianca on the Drummoyne waterfront and has plans approved for a tower in Chatswood, has filed a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/79-81-queens-road-five-dock-nsw-2046">two-building project in the evolving Kings Bay precinct</a>.

The buildings, one more boutique just five storeys and the other 26 storeys, will rise from an 3,158 sqm site across&nbsp;79–81 Queens Road and 2–8 Spencer Street, will home 134 one-, two-, and three-bedroom apartments, above ground-floor retail and five basement levels of parking.

A key component of the proposal is the inclusion of 15 per cent of residential floor space as in-fill affordable housing, unlocking additional height and density under the Housing SEPP.

Designed by <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>, the scheme adopts a podium-and-tower configuration, with a five-storey street wall along Queens Road transitioning to a 26-storey tower set deeper into the site. The ground plane prioritises activation and permeability, with retail frontages and a new through-site link connecting Queens Road to Spencer Street.

At the upper levels, the tower façade has been conceived using a modular system to support prefabrication and reduce construction waste, while improving build efficiency. The splayed form draws on the geometry of surrounding industrial rooftops, reinterpreting the area’s heritage in a contemporary expression while also helping to reduce solar heat gain to east and west-facing apartments.

“This project aspires to transform a former industrial site into a connected, resilient and people-focused urban community, grounded in Country, shaped by history, and designed to enrich everyday life within the evolving Kings Bay Precinct,” said John Walsh, Principal at Plus Studio.

The proposal reflects the broader transformation of the Kings Bay Precinct under the Parramatta Road Corridor Urban Transformation Strategy, marking a shift from its industrial past to a higher-density, mixed-use urban neighbourhood.

Develotek is emerging as an active participant in the state’s affordable housing-led uplift pathway. The developer recently secured approval for a 34-storey mixed-use tower in Chatswood, where it similarly leveraged the in-fill affordable housing provisions to increase scale and deliver a 101-unit scheme with dedicated affordable apartments.

Their entry into Five Dock places them alongside a growing list of developers targeting the suburb ahead of its anticipated transport uplift, with Sydney Metro set to extend into the area. Major players including TOGA, Deicorp, and One Global Capital are all progressing large-scale precinct-style developments nearby, collectively reshaping the low-rise industrial fabric into a higher-density mixed-use corridor.

The Five Dock site sits within the Kings Bay Precinct, a key renewal area under the Parramatta Road Corridor Urban Transformation Strategy, where planning controls support significant uplift tied to affordable housing delivery. The consolidated 3,158 sqm site is currently occupied by low-rise industrial uses, including warehouses and vehicle workshops, earmarked for transition.

Ascot’s Racecourse Road continues to be a hive of activity for Brisbane developers.

Following Fortis and GRAYA, which are both preparing new projects along the key strip connecting Kingsford Smith Drive and Eagle Farm Racecourse, local developer <a href="https://www.apartments.com.au/developers/skyhold">Skyhold</a> is the latest to lodge plans for its own development.

The group is proposing One One Two Residences, a boutique project comprising just seven apartments, named after its address at 112 Racecourse Road.

The proposal outlines a five-storey building on an 810 sqm site. The built form slightly exceeds the four-storey expectation under the neighbourhood plan, aligning instead with the emerging character of the strip. As the planning report notes, “the locality is characterised by a transition toward medium-rise residential development, with a number of recent developments… above the stipulated height limits.”

A rooftop terrace will provide communal amenities including a pool and landscaped recreation areas. The design prioritises privacy, natural ventilation, and greenery, with planting integrated across all levels to soften the building form and contribute to the public realm.

The proposal sits within the Racecourse Road precinct, a key mixed-use spine in Ascot that continues to attract renewed development interest.

Later this year national developer Fortis will launch its own boutique development, which, pending council approvals, will be 16 apartments designed by Koichi Takada Architects, just down the street.

“Racecourse Road is going through a massive revitalisation and we’re proud to be a part of that transformation,” said Fortis's QLD General Manager, Dan Boman.

Nearby, GRAYA is advancing its larger-scale The Gallery, a mixed-use shop-top housing project designed to act as a “catalytic project for Racecourse Road.”

Job advertisements down 34% in COVID-19 pandemic: SEEK

Recent debates about prominent advertising in Melbourne and Sydney have highlighted public concerns about the commercialisation of public space. The sense that our cities have become increasingly vulnerable to commercial forces is premised on the assumption that advertising has no place in our cities.
However, historical images of our cities challenge this view. They reveal advertising and commercial signage to be an ever-present part of our cityscapes and urban life.
A recent controversy in Melbourne over a proposed billboard has echoes of 19th-century debates over billboards occupying prominent city sites. Projections of animated images onto the wall of 231 Swanston Street will turn it into one of the largest advertising billboards in the city. Described as a “<a href="https://www.theage.com.au/business/companies/visual-clutter-mega-billboard-approved-for-swanston-street-20190327-p5185w" target="_blank">mega-sized 305 square metre display</a>”, its size is a key issue, but the controversy does not end there.
Melbourne City Council had at first rejected the sign, <a href="https://www.theage.com.au/business/companies/visual-clutter-mega-billboard-approved-for-swanston-street-20190327-p5185w" target="_blank">arguing</a>: "[…] digital billboards beaming high-rotation advertisements into the public realm are creating an unprecedented level of visual clutter that detracts from our city streets."
Lumen Billboards challenged the decision through the Victorian Civil and Administrative Tribunal. <a href="https://www.propertyobserver.com.au/http://www6.austlii.edu.au/cgi-bin/viewdoc/au/cases/vic/VCAT/2019/308" target="_blank">VCAT upheld the appeal</a>, deeming that the sign’s size and illumination was appropriate for the site and that it had little impact on the area’s heritage.
Some see VCAT’s decision as yet another example of big business overriding public interests. <a href="https://www.theage.com.au/business/consumer-affairs/mega-billboard-on-swanston-street-will-add-nothing-and-only-take-away-20190403-p51aav" target="_blank">Writing in The Age</a>, Nicola Philp attacked the perceived commercialisation of public space. Readers’ comments echoed her sentiments. One reader lamented: "Melbourne is becoming an advertisers [sic] paradise with gaudy flashing signs everywhere. The beauty and elegance that Melbourne once had is slowly being eroded."
Another took aim at advertising, fuming: "I hate the idea of more intrusive advertising being forced down our throats."
Concerns about the commercialisation of public space were similarly expressed in response to the use of the Sydney Opera House as a billboard to promote the Everest horse race last October. The Opera House’s chief executive opposed the highly controversial decision by the New South Wales government. More than <a href="https://www.change.org/p/defend-our-opera-house-support-louise-herron-9a97d417-bb75-4737-b572-049aaf357ccf" target="_blank">310,000 people signed a change.org petition</a> against the decision.

Such numbers did not deter the state government, which had several prominent figures supporting its decision. Among them was Prime Minister Scott Morrison, who described the iconic building as “<a href="https://www.propertyobserver.com.au/https://www.abc.net.au/news/2018-10-07/pm-says-sydney-opera-house-biggest-billboard-sydney-has/10348398">the biggest billboard Sydney has</a>”.
The PM’s crude description is, strictly speaking, correct. Despite its policy forbidding “logos, corporate identities or colours”, the Opera House sails have been regularly used for promotional purposes. Unofficially, it has also served as a canvas for various protest slogans. However, the Everest uproar was as much about commercial promotion as it was about the power of the city’s political elites.
Concern about commercialisation is an old one
Concerns about the commercialisation of city streets and landmarks are nothing new. In 1880, Brisbane’s Telegraph newspaper took aim at billboards “occupying two of the most prominent sites in the city”, labelling them “terrible eyesores”. Sydney’s lord mayor expressed similar sentiments in 1907 when he was <a href="http://nla.gov.au/nla.news-article112641786" target="_blank">reported as saying</a>: "It was an outrage in a civilised community that every square inching of land abutting on the public streets should be made hideous by posters."
Significantly, one of the first items printed in Australia was a playbill from 1796 promoting a theatrical performance. Like government orders, the playbill and other commercial notices were posted in prominent locations in city streets. Retailers added their mark to city streets by employing signwriters to adorn their premises and promote their wares.
The significance and impact of such commercial signage was formally recognised in 1830, when the governor of New South Wales <a href="http://nla.gov.au/nla.news-article2195232" target="_blank">decreed</a> that it was illegal to “keep up any Sign, Writing, Painting, or other Mark, on or near to his House or Premises” that falsely gave the impression a house was licensed.
As commerce duly grew, so too did the amount of advertising on city streets. By the early 20th century, commercial signs and advertisements were an entrenched and inescapable aspect of urban life. They permeated walls, hoardings and all parts of public transportation systems. Electricity and neon lighting extended outdoor advertising’s reach into the night-time hours.
In recent times, sports grounds have added another commercial layer by selling their naming rights. Melbourne’s <a href="https://en.wikipedia.org/wiki/Docklands_Stadium#Naming_rights_history" target="_blank">Marvel Stadium has previously been known as Colonial Stadium, Telstra Dome and Etihad Stadium</a>. More confusingly, <a href="https://en.wikipedia.org/wiki/Queensland_Sport_and_Athletics_Centre" target="_blank">Brisbane</a> and <a href="https://en.wikipedia.org/wiki/Stadium_Australia" target="_blank">Sydney</a> have both been home to ANZ Stadium (formerly known as QE II and Stadium Australia/Telstra Stadium respectively).
And then there are the signs we love
Our relationship with commercial signs is not static. Some signs have taken on a life of their own. The <a href="https://en.wikipedia.org/wiki/Coca-Cola_billboard" target="_blank">Coke sign in Sydney’s King’s Cross</a> and the <a href="https://en.wikipedia.org/wiki/Skipping_Girl_Sign" target="_blank">Skipping Girl in Melbourne’s Abbottsford</a> have become a part of the respective cities’ cultural heritage.
The interest generated by the uncovering of a long-hidden <a href="https://www.smh.com.au/business/companies/the-new-ghostly-attraction-in-wynyard--catch-it-before-it-is-spirited-away-20170917-gyizkj" target="_blank">“ghost sign” for Peapes menswear</a> near Wynyard Station in Sydney similarly reveals that commercial signs and advertising are less utilitarian than critics suggest.
Commercial advertising is a part of our city’s fabric and heritage. While the VCAT decision certainly raises legitimate concerns about processes and the values we apply to public space, the approval of the giant billboard is entirely consistent with our past.

Selling out the city to advertising? Nothing new to see here

The Australian Competition and Consumer Commission (ACCC) has begun an investigation into the outdoor advertising sector.
The goal is to assess whether the use of rebates and discounts are breaching parts of the Competition and Consumer Act (CCA), according to a report on Mumbrella.
Numerous businesses and organisation have had information requested regarding discounts in specific areas or regions.
Under the CCA, corporations with a large degree of power are not allowed to operate in a way which would lessen competition in the market. 
The Act also prohibits corporations from giving or allowing discounts, allowances, rebates or credit on their services, on the condition the person will not acquire the same services from another competitor.
Investigations of the first assessment kind take roughly three months, after which it will be decided whether a full investigation is required.

ACCC launching investigation into outdoor advertising

As promotion for the launch of its new product ANZ Sell Ready™, ANZ recently conducted a competition where owners of a residential property for sale in the Sydney area could win a prize of billboard advertising.
The winners had to be creative with their pitch for selling their home and write a caption which was then promoted. 
There were 12 winners, with the winners getting advertising on a major billboard or on the back of scooters, driving around your local neighbourhood to help sell their home.  
The competition ran between February 29 and April 8.

David and Amy, Thornleigh NSW (who townhouse is listed for $830,000)
and Natalia and Alex at West Pennant Hills NSW (whose five-bedroom house, has price expectations not disclosed).
The campaign by ANZ suggested selling a property can be stressful, besides the fact that one has to have access to the knowledge and tools to sell wisely.
