Sydney developer Deicorp is set to officially open its <a href="https://www.apartments.com.au/new-apartments/hills-showground-village-castle-hill-2-mandala-parade-castle-hill-nsw-2154">Showground Village</a> precinct in Castle Hill.

NSW Premier Chris Minns will attend the opening on Sunday August 31, alongside&nbsp;Minister for Planning and Public Spaces Paul Scully, The Hills Shire Council Mayor Dr Michelle Byrne, Landcom CEO Alex Wendler, and Deicorp Founder Fouad Deiri.

Located just moments from Hills Showground Metro Station, the centre spans 9,500 sqm across four levels and features 26 specialty retailers as well as a 1,400 sqm public plaza, creating a new community meeting point for shopping, dining, fitness, and everyday convenience.&nbsp;

Showground Village forms part of the Hills Showground Station Precinct, an urban renewal initiative led by Landcom and Sydney Metro that will provide for around 2,300 new jobs over the next 20 years and around 9,000 new homes.&nbsp;

Deicorp was recently approved for another new development next door to Showground Village.

ASX-listed developer Cedar Woods is progressing its plans for its Southbank arts precinct site.&nbsp;

The developer has filed plans, which are now with the&nbsp;Department of Transport and Planning, for a new 20-level tower at&nbsp;<a href="https://www.apartments.com.au/new-apartments/141-151-sturt-street-southbank-vic-3006">141–151 Sturt Street</a>, a 2,718 sqm block opposite the Habitat Filter sculpture.

The proposal seeks to demolish the two-level&nbsp;commercial building, including a small supermarket and medical tenancies, and create a new building with 180 apartments and a focus on an&nbsp;active public realm and arts integration.

There will be a full mix of apartment configurations, including 28 studio apartments, 16 one-bedroom, 104 two-bedroom, and 32 three-bedroom units.

Retail, creative arts, and residential amenity functions are integrated across the lower levels. A food and drink tenancy is planned to front Dodds Street, while a retail tenancy fronting Sturt Street will be accessed via an elevated walkway. The first floor includes a substantial 734 sqm creative arts space, envisioned to support Melbourne’s growing cultural and digital industries.

Architecture firm <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has put together the plans. In their&nbsp;Urban Design Report they highlighted the project’s ambition to embed itself within Southbank’s evolving cultural fabric.

A central feature of the design is a through-block link connecting Sturt and Dodds Streets, landscaped with native plantings and embedded with universal access ramps.

“The ramp has been thoughtfully integrated as the primary access point, ensuring universal accessibility for all users,” the report noted, with the link offering “a direct response to the urban planning scheme of creating more green spaces within our communities”.

The building’s podium form responds to the mandatory height limits along Dodds Street and maintains a fine-grain interface to adjoining developments. Above the podium, the tower is articulated with recessed balconies and a focus on views toward the CBD and surrounding arts institutions. A communal rooftop recreation deck and indoor lounge are positioned on level four, adjoining seven apartments and providing over 900 sqm of resident amenity space.

Vehicle access and loading will be provided via Dodds Street, with 155 resident car spaces located across two basement levels and the first three above-ground floors. Bicycle storage is more generous, with 226 spaces distributed across resident, staff and visitor needs.

Rothelowman describes the architecture as “humanist,” with ground-level interfaces designed to encourage social interaction and provide a dignified entry for both residents and passers-by. “All street interfaces are crafted to invite and nurture human connections,” the design report states. “The façade transitions to a human scale, providing an approachable and engaging streetscape”.

Cedar Woods, while well-known for its large communities it develops outside of Australia's capital cities, they have recently developed in Melbourne's inner-ring before. They are approaching completion at <a href="https://www.apartments.com.au/new-townhouses/88-leveson-north-melbourne-88-leveson-street-north-melbourne-vic-3051">88 Leveson</a>, just 15 townhouses in the heart of North Melbourne.

Cedar Woods progresses with new apartment plans in Southbank arts precinct

Brisbane developers Core Property Partners and Vector Property Australia has teamed up for Brisbane's newest apartment development.

The duo identified <a href="https://www.apartments.com.au/developments/east-brisbane-qld-4169">East Brisbane</a> as their preferred suburb, on the fringe of the Gabba Precinct, where they've just revealed BANKSII, 72 apartments opposite Raymond Park.

The one-, two-, and three-bedroom apartments will sit in a glass-wrapped building that will also feature a rooftop with an&nbsp;infinity-edge pool, a BBQ area and alfresco dining spaces, sun lounges, and a sauna, as well as a resident-only gym and a ground-floor cafe.

MAS has interpreted this throughout the building’s curved form, façade detailing and interior palette.&nbsp;

The building’s flowing geometry and natural tones are complemented by large balconies and floor-to-ceiling glazing, maximising cross-breezes, daylight and views over the city, parklands and river.

“Having a strong narrative for a building helps us architecturally,” MAS noted. "We can choose colours that come off that species of flowers. The trunk and the trees and the flower elements all are now visible in our joinery on the inside and in our architectural finishes on the outside."

Apartments will feature timber floors, soft porcelain tiles, brushed bronze fittings, and stone benchtops with warm veining.&nbsp;

BANKSII sales launch in booming East Brisbane apartment market

The Minns Labor Government will deliver Sydney’s first new heavy rail station in more than a decade – enabling up to 10,000 new homes by rezoning land around Woollahra and Edgecliff stations, right next to the CBD, to tackle the housing crisis and rebalance growth across the city.

Recent reports by the NSW Productivity Commission have warned that Sydney is losing twice as many young people as it is gaining, while also finding that Woollahra is the most feasible Local Government Area (LGA) in New South Wales to build new housing.

Despite this, housing approvals in Woollahra consistently lag well behind other LGAs, and the population has declined by 11 per cent over the past 50 years while Greater Sydney as a whole has grown by 74 per cent.

The new station that will be an eight-minute trip from Sydney CBD, will be located on the Eastern Suburbs train line in Woollahra, where a station build was started in the 1970s but never completed.

To enable the delivery of new homes the NSW Government will lead a rezoning of Woollahra and Edgecliff stations similar to other state led rezonings to allow additional homes to be built around the stations.

Affordable housing will also make up a proportion of development on the site with the final amount of affordable housing required, to be determined as part of the rezoning process.

The area surrounding the new station is within walking distance of major green and recreational space including Cooper, Trumper, Rushcutters Bay and Centennial Parks.

The Eastern Suburbs train line between Bondi Junction and Sydney CBD also has the lowest passenger usage rates during the AM peak of any line on the Sydney network, with only 43 per cent of operating capacity during the AM peak currently being utilised by passengers.

Sydney Water and Infrastructure NSW have confirmed there is capacity in the water and wastewater systems to accommodate the proposed 10,000 dwellings without major upgrades.

The rezoning is expected to take around two years and will further support the Government’s housing targets that rebalance the delivery of new homes around existing infrastructure.

Pradella release Cascade Residences in The Lanes, West End

Billionaire John Van Lieshout is putting down a marker on Brisbane's residential real estate market.

His development firm, Unison Projects, has just lodged plans for two very different apartment developments. One is for a boutique project on a recently acquired site in Herston, the other a striking Rothelowman-designed tower in the heart of West End.

The West End tower, dubbed Bank &amp; Mollison due to its prime 2,074 sqm amalgamated site straddling Mollison and Bank streets, sits next to Sekisui Australia's award-winning West Village.

Rothelowman, who also designed the towers in West Village, have taken into consideration the future towers in West Village when designing Banks &amp; Mollison.

They've cleverly staggered the three-structured tower. Its 18-level peak notions toward West Village, and descends toward Bank Street to the smaller 14 level and 10 level buildings.

They said each&nbsp;facade of the building takes a different approach to capturing its natural assets, protecting from the harsh elements of the environment and ensuring privacy between their urban neighbours.

The apartments will sits atop an inverted podium which will home a tenancy which could suit retail,&nbsp;commercial, or community use. A separate food an drink outlet is also planned, along with a landscaped foyer entrance to the building and extensive work from home space for residents.

"The lowest level of apartments has been lifted to create a voluminous subtropical, light filled parkland for the public", Rothelowman added.

There's a gym on level 11, which spills onto an outdoor gym and wellness lawn, complete with a cold plunge and magnesium spa. Level 12 will home a lap pool and pool deck, and a lounge and dining space.

There will be 101 apartments in the development, designed to target the owner-occupier. The majority of units have three-bedrooms (76). There are 24 two-bedroom units, and a single four-bedroom penthouse.

Rothelowman said Bank and Mollison presents an opportunity to create place, place based on need, and a vision for the potential future of our subtropical city.

"It seeks to be aspirational and progressive in its attitude towards community, inclusivity and generosity whilst seeking influence from the rich, layered and diverse history of the suburb in which it is situated.

"The project examines the challenges of rapid transformation and urbanisation whilst seeking to maintain the “casual suburbaness” that typifies the culture of living in Brisbane."

Planning consultants Mewing said the proposal showcases a high quality architectural and landscape design outcome, which provides an exemplar subtropical design response that celebrates Brisbane’s climate and lifestyle.

"The design concept pursues a high quality architecturally designed and landscaped outcome over the site, to establish a public benefit for the locality, together with creating a very liveable and sub-tropical design exemplar.

"The proposed development responds to and addresses the site and contextual characteristics, together with all relevant planning, design and technical provisions of the planning framework, to create a positive and suitably balanced development outcome."

Mewing said&nbsp;South Brisbane and West End have observed a notable gentrification and evolution over the recent decades, creating a weaving of old and new local stories.

They note however that many of the outcomes are done in isolation.

"There are, by comparison, some infill sites that provide the ability to reflect upon the evolution and stitch together the fabric that has evolved. The subject site at Mollison Street and Bank Street, West End is one of those valuable infill opportunities to be pursued."

Unison secured the 2074 sqm corner site in late 2021 for $7.4 million.

It was a big 2021 for Unison. They also spent&nbsp;$8.2 million on a 5,623 sqm site on Fleming Road in Herston and $9.4 million on a seven-lot amalgamation, some 1.3 hectares, in Labrador on the Gold Coast. In 2021 Unison also contracted from Stockland two adjoining 3,004 sqm sites in Birtinya which now have development applications.

Also in their pipeline is the <a href="/news/qld/newsteads-federal-boot-factory-apartment-development-plans-get-refresh">Newstead Federal Boot Factory</a>, which was bought for $5.7 million in 2020. Unison amended the Joe Adsett plans that came with the sale, calling on Ellivo Architects to amend the density down from 52 apartments to 41.

Unison now have a pipeline of over 430 apartments with an end value in excess of $450 million.

Earlier this week Unison lodge plans for their recently acquired Herston project, a boutique 38-apartment block designed by Ellivo Architects.

There's a certain magnetic vibrancy at Sekisui House Australia's multi award-winning West End community, West Village.

The $1.2 billion community, which is heading towards its final stages having kicked off way back in 2016, is well and truly thriving, with most of the retail precinct completed, packed full of specialty retailers, fresh food grocers, cafes, and restaurants.

Community events are taking place in the numerous communal spaces, everything from Creative Kids to Metro Arts performances. A day spa, Soak Bathhouse, opened on the site a few months ago, and Ippin Japanese, a fine dining restaurant, will open its doors in April.

A number of residents have already moved in to their apartments, which were built in the earlier stages of the redevelopment of the landmark Peter's Ice Cream Factory site.

Time is fast running out to secure an apartment in the sought-after precinct, with the penultimate residential phase, The Allere Collection, now 75 per cent sold.

Two towers, Uno and Duo, make up The Allere Collection. They both kicked off construction in November and are expected to be finished by late 2024.

One of the five-bedroom penthouses made headlines earlier this year when it sold for $7,016,000, a record for West End.

The penthouse, one of four&nbsp;planned for the Allere Collection, features a huge entertainer's kitchen with Carrara stone and a butler's pantry, kitted out with either premium Miele or V-Zug appliances. The penthouse neighbour is for sale for just under $7 million.

The configurations and design of The Allere Collection lends itself to the family buyer, either young growing families, or multi-generational families. Empty nesters and grandparents are also finding the residences cater for what they require, given the extensive family friendly precinct and amenity on their doorstep.

The three-bed flex residences, which have two full bedrooms and a multi-purpose room, have an internal living space of 100 sqm, is attracting both growing families and the downsizer, given the limited opportunity for new, three-bedroom residences in the area.

The three-bedroom apartments from $1.95 million

It's the same case for the limited selection of four-bedroom residences. According to property data firm CoreLogic, there's only a handful of four-bedroom apartments in the whole of South Brisbane.

To cater for the family buyer, The Allere Collection offers a vertical community lifestyle with shared access to two rooftop pools, exclusive to just the residents of Uno and Duo. The building is also pet friendly. The Paw Pavilion, an off-leash grassed area, crowns the Uno building. There's also a dog grooming room on the lower floor of Duo.

There's only a few one and two-bedroom apartments left, after they were snapped up within weeks of launching.

The one-bedders, which span a generous 62 sqm of internal space and a further 12 sqm of balcony, start from $505,000*. The two-beds, with 85 sqm internal and 12 sqm external, start from $825,000*.&nbsp;Limited three bedroom residences with 135 sqm internal and 14sqm are available from $1,950,000*, and incredibly spacious 4 bedroom residences with 194 sqm internal and 28 sqm external are selling from $3,316,499*.

Since kicking off the development seven years ago, West Village has won more than 50 awards, the most recent being the&nbsp;internationally renowned 2022 ULI APAC Award for Excellence.

Last October, Sekisui House Australia submitted plans for the eighth and final residential offering in West Village.&nbsp;Dubbed Callista on Park, the residences will have just 74 apartments, with the majority being three and four-bedroom configurations, with a small handful of spectacular penthouses.

Why young families and downsizers are drawn to Sekisui's home-sized West Village residences

The private Brisbane property developer, Stockwell, is continuing to expand its footprint in the inner Brisbane suburb of West End.

They&#39;ve submitted plans to the Brisbane City Council for an eight-level development in West End, around the corner from their HQ. The apartments will follow Stockwell&#39;s extensive investment in the suburb, which has seen them previously develop Virtuoso West End, Muse West End, and Encore West End.

&quot;This development continues Stockwell&rsquo;s vision of creating high-standard apartment living in West End through providing larger apartment types and configurations for owner occupiers and families,&quot; a Stockwell spokesperson told Urban.

The proposed project, at&nbsp;10 Kurilpa Street,&nbsp;on the corner of Kurilpa and Baile​y Street, will see 78 one, two, three and four-bedroom apartments built on a 2,365 sqm site.

The local architecture, Mode, has put together the plans, orienting apartment&nbsp;living space and balconies&nbsp;towards unobstructed views. The&nbsp;north-east apartments capture the Brisbane River and beyond to Mt Coot-tha, while the east facing apartments have open views of the CBD and the leafy low rise residential part of West End.

There will be a maximum 11 apartments per floor.

There&#39;s nine&nbsp;different configurations on offer for buyers. The two-bedroom apartments will start from 82 sqm, the three beds from 112 sqm and the larger four-bedroom apartments starting. from 147 sqm.

Stockwell, which was founded in the early 1950s as a construction company, are also behind Cremorne on Fish Lane and Croft on Fish Lane, in the popular new precinct in South&nbsp;Bri​sbane.

The development of The Montague Markets precinct in Brisbane&#39;s West End kicked off some 15 years ago.

Now, the awarded Queensland property developer Pradella, has announced the final development in the masterplan that has breathed new life in to the West End area.

The Lanes at West End, which follows the sell-out success of Montague Markets and Enclave, is set to&nbsp;be the crown jewel in the $1.3 billion masterplan. Part of The Lanes will be Wave Residences, which will feature 138 apartments.

There will be a mix of one, two and three-bedroom apartments plus media rooms on offer, as well as an exclusive&nbsp;Penthouse Collection.

Future residents of The Lanes will have the added convenience of the rest of the masterplan being complete, with the already&nbsp;thriving Montague Markets retail precinct on their doorstep. The retail precinct features&nbsp;an array of dining options, services and stores including a full-line Woolworths.

Crown Group appoints Japanese architect Kengo Kuma to design luxury Brisbane residence

World-renowned Japanese architect Kengo Kuma will design his first ever residential project in Brisbane, to be delivered by the Crown Group.

The highly acclaimed architect, known for creating the Suntory Museum of Art in Tokyo, Tokyo's Olympic Stadium for the 2020 games and Bamboo Wall House in China, will work alongside Plus Architecture on the $500 million development at West End.

Crown Group CEO Iwan Sunito said he was honoured Kengo Kuma had agreed to work on a project with Crown Group again.

“The West End development has the potential to become the largest residential development that [Kuma] has designed to date, in terms of its expansive floor area”, Sunito said.

Set on 1.25-hectares of prime waterfront land, the West End development will also be the Crown Group’s first in Queensland, offering luxury apartments, terraces and penthouses.

Amenities set to be delivered alongside the project include barbecue and poolside facilities, gym, pool, community room and lush tropical gardens.

The development aims to create strong physical, cultural, and emotional connection between the Brisbane river and the residences, according to Kuma.

“A large open space component will provide a place where people can connect with one another while enjoying the views, sounds, and atmosphere of this beautiful river,” Kuma said.

The design concept is expected to be completed early this year, with revised designs to be lodged with Brisbane City Council in mid-2021.
