The edge of Double Bay village is set for a new apartment building designed by one of Sydney's most sought-after architects.

<a href="https://www.apartments.com.au/architects/luigi-rosselli-architect">Luigi Rosselli </a>is behind the designs of the latest plans on the desk of the Woollahra Council for a new block of 20 apartments across two adjoining sites at 351 and 353 New South Head Road, on the slope down towards the village from the south.

Levels one and two of the new eight-storey building will be dedicated affordable housing.

The unit mix incorporates one-, two-, and three-bedroom configurations. Each apartment will be provided with private open space through balconies or terraces. A communal rooftop terrace is also planned.

Architecturally, the design is informed by a desire to bridge the transition between the commercial character of New South Head Road and the lower-scale residential areas behind. The proposal steps back from the street with landscaped setbacks and features a refined material palette.&nbsp;

“The architectural character of the building is contemporary in style and articulated to provide visual interest and respond to the surrounding context,” the Design Statement notes.

The project includes basement parking with 23 car spaces, including two accessible bays and dedicated spaces for affordable housing units.

The site sits near significant heritage items, including the State Heritage-listed Overthorpe building next door. Dating back to the early 1900s, Overthorpe was initially&nbsp;part of pastoralist and politician&nbsp;Sir John Hay's garden before being converted into apartments.

Double Bay Village is undergoing a transformation with several new developments, both commercial and residential, under construction and in the pipeline. First look: Luigi Roselli designs latest plans for Double Bay Village

This time, they’re breaking into the booming Lower North Shore market for the first time with the launch of <a href="https://www.apartments.com.au/new-apartments/falcon-alexander-crows-nest-8-alexander-street-crows-nest-nsw-2065">Falcon &amp; Alexander</a>&nbsp;in Crows Nest.

Gold Coast developer <a href="https://www.apartments.com.au/developers/sherpa-property-group">Sherpa Group</a> has made a strong market debut in Brisbane by selling nearly three-quarter of its recently launched South Brisbane apartment development, Symphony.

Sherpa fielded over 3,000 expressions of interest for the development which forms part of Sherpa's burgeoning Flourish brand, aimed at offering a more affordable entry point for first home buyers than what else is on the market.

Sydney-based integrated property group, Top Spring Australia, has received official approval&nbsp;for a&nbsp;masterplanned community in St Leonards, on Sydney’s upper North Shore.

The project will be known as The Newlands, across 1.26 hectares&nbsp;at 21-41 Canberra Avenue and 18-32 Holdsworth Avenue, and will see&nbsp;330&nbsp;new residences built across five buildings, one for each of the site’s five ‘superlots’.

The project is consistent with the Lane Cove Council’s St Leonards South Masterplan, gazetted in 2020, which allows for increased residential densities in the area south of the Pacific Highway and west of the North Shore rail line.

The project’s Bates Smart-designed scheme integrates with the topography of this part of St Leonards, and sees the five buildings graduated in height to allow for the site’s significant gradient, while also providing residents with outlooks over the adjacent Newlands Park.

The Newlands’ three parkland facing buildings will be eight, nine and ten storeys in height, with some storeys part levels, due to the site’s steep incline, while the two rear buildings will reach eight and eleven storeys in height.

In addition to the pocket park, the proposal will deliver a central 2,500sqm green spine that celebrates the transition from St. Leonards’ urban centre along Berry Creek and down to Sydney Harbour’s shore. The green spine plays on the dense forest planting of the gullies along Berry Creek, giving The Newlands community an immersive landscape journey and a new type of backyard for apartment dwellers.

Meanwhile, rooftop terraces with large entertaining spaces and lushly landscaped frontages will grace all buildings.

Top Spring secure The Newlands, St Leonards masterplan approval

The&nbsp;integrated property group, Top Spring Australia, has spent $94 million buying the Double Bay Plaza, with plans to go through with the approved mixed-use development by Luigi Rosselli Architects.

That will see 18 large apartments sit across a five level building, above four large format ground floor commercial and retail spaces at&nbsp;19-27 Cross Street, or the corner of&nbsp;Cross Street and Transvaal Avenue, the suburb’s most exclusive shopping enclave.

The 1,334 sqm site&nbsp;is&nbsp;directly adjacent the InterContinental Sydney Double Bay.

The plan also includes a north-facing plaza to connect potential food and beverage operators with the existing dining spaces in the unique heritage conservation area along Transvaal Avenue.

Top Spring Australia's Managing Director, Sydney Ma, said the company aims to cement its reputation for delivering high-end residential living with the Double Bay project.

Top Spring secure $94 million Double Bay apartment development site

St Leonards is set for a new mega-development, with the integrated property group&nbsp;Top Spring Australia lodging plans for 329 residences as part of a 1.26 hectare masterplanned community.

The site,&nbsp;at 21-41 Canberra Avenue and 18-32 Holdsworth Avenue, will see the apartments built across five buildings, three fronting Canberra Avenue and Newlands Park, and the other two buildings with a frontage to Holdsworth Avenue.

The three buildings facing the parkland will be eight, nine and 10 storeys in height (some storeys will be part levels due to the site&rsquo;s incline), while the two rear buildings will be eight and 11 storeys.

The Bates Smart-designed buildings will include a mix of one, two and three-bedroom apartments, two-storey townhouses, as well as several penthouses. They have been designed to be stepped in height, to maximise views of the surrounding green spaces.

The plan provides public access to Newlands Park from Holdsworth Avenue via a six-metre-wide site link, as well as a 2,500 sqm communal garden at the centre of the project for a mix of public, private and communal uses.

The end of Holdsworth Avenue is to be closed by Council and turned into a pocket park. Three of the buildings will feature communal rooftop terraces providing sunny outdoor spaces, and all buildings will have landscaped setbacks from all street frontages.

&ldquo;Inspired by the local Cammeraygal creek corridors, our fa&ccedil;ade approach interprets the contrasting conditions of the rocky fern gullies and vertical eucalypt forest. This is achieved with the bases of the buildings having a heavily planted sandstone plinth, above which vertical fa&ccedil;ade columns contrast with floating horizontal edge beams.

&ldquo;The buildings will sit comfortably within the urban environment of St Leonards, as well as the bushland quality of the surrounding area, with the material palette using a natural, robust, earthy selection of materials and finishes.
