Sydney developer <a href="https://www.apartments.com.au/developers/deicorp">Deicorp</a> has secured planning approval for a $300 million residential development in Lindfield, marking the company’s second project on Sydney’s North Shore and its first on the Upper North Shore.

Located on Beaconsfield Parade and designed by DKO Architecture, the state significant development comprises three buildings of up to 10 storeys and will include 399 residences, including 59 affordable homes and 40 adaptable homes.

Residences will range in size from one, two and three bedrooms, with two-bedroom apartments accounting for over 60 per cent of the product make-up. Residents will have access to a broad suite of amenities, including a wellness area, indoor and outdoor recreational spaces, a pool, a gym, a community room and a golf simulator.

In line with Deicorp’s long-standing focus on creating transit-oriented communities, the project is located just 260 metres from the Lindfield Train Station, reinforcing its role in delivering well-connected housing close to established infrastructure, retail and local services.

Images: Supplied</figcaption></figure>The centrepiece of the revamp is the indoor/outdoor contemporary beer garden which sits between the original structure and Acland Street, enclosed in fully operable glazing and robust steel framing, providing patrons with a comfortable drinking environment across summer and winter. TILT Industrial Design collaborated with Technē Architecture + Design to produce the custom 200 sqm glass operable roof. The huge operable roof draws ample natural light into the beer garden, while enabling climate control throughout changing weather and seasons.

TILT’s design greatly increased the headroom clearance possible in large, open areas of the garden. This could only be achieved through custom design, by decreasing the roof’s pitch below that of an off-the-shelf product. The TILT team also worked closely with acoustic consultants to develop specific design features that would provide adequate noise reduction for the surrounding residential area. TILT and Technē have retained the heritage building’s character, meanwhile creating a contemporary addition with climatic control that ensures the comfort of patrons.

The ability to control a building’s micro-climate is becoming increasingly critical with strategies such as maximising ventilation, managing solar access and minimising overshadowing now reflected in the Building Code of Australia as well as both State and Local government policy.

Overshadowing concerns are becoming an increasing issue for city councils and developers.

Implementing a heliostat system can address these concerns. Using this technology to mitigate overshadowing can result in increased tower heights, increased yield and smoother approvals processes.

Heliostats are also very effective in providing solar supplementation where access to sun throughout the day is considered valuable, such as retail precincts, beer gardens, cafes and public space.

For example, if you’re limited to developing beyond 10-storeys due to council objections (based on a lack of solar access), heliostats may be the answer. Heliostat systems have the ability to alleviate overshadowing by providing extra sunlight to public spaces, increasing your building’s height and floor space potential.

Additional light provided to public spaces is acknowledged as a positive by councils, particularly during the planning stage.

The benefits of heliostats are site specific, but developers around Australia are exploring the potentials with significant Return on Investment (ROI) opportunities already evident.

<h2>Opportunities to increase building height</h2>

Building tall is only becoming more relevant, particularly in our progressively dense urban centres.

Maximising building heights whilst increasing ventilation and solar access can be achieved by introducing skylights on a development.

Our team has recently designed automated skylights and hatches that open up opportunities for roof terraces to become seamless extensions of the home, and for new (often spectacular) vistas to be unveiled and heights maximised.

The skylights respond to Australia’s temperate climate and provide easy access to comfortable outdoor living throughout the year. They also create an opportunity for tiered developments that don’t impact on neighbours’ views.

The skylights enable developers to differentiate their properties, add value to rooftop terraces, and secure their ROI, beyond the constraints of traditional construction methods.

TILT's Tim Phillips talks design innovation with Urban.com.au

Four years after a fire tore through the Stokehouse, the popular venue has reclaimed its prominent location on St Kilda's foreshore. The new design which reimagines the Stokehouse’s exterior, is the result of a collaborative effort between Sydney-based Industrial Design studio TILT, Robert Simeoni Architects and owners, the Van Haandel Group.

The building doesn’t try to imitate its predecessor, instead, the design draws on cues taken from the site's beachside context, paying homage to the jetty via a blackened timber-clad façade. Raw elements such as leather, concrete and brick form a connection between the building and the artificial sand dunes. The dunes conceal the ground floor from street level, while also raising Stokehouse and creating the sense of a floating volume.

The new precinct also houses casual bar and grill Pontoon, and fish-and-chip kiosk Paper Fish. TILT undertook the façade design, manufacturing and installation process which is expressed as a series of horizontally bi-folding screens located outside the restaurant’s windows. The screens provide protection from the sun, and can be raised to encompass unobstructed bay views.

TILT and Robert Simeoni Architects have created a new identity and recognisable aesthetic for the Stokehouse, with the operable screen, which has a practical application that considers and ensures the comfort of patrons.
