S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

The landscape strategy underpins the project’s identity, with a network of pedestrian connections, landscaped corridors, and open spaces linking the site internally and to its surroundings. The design prioritises permeability, delivering “increased uninterrupted flow between spaces for pedestrian access” and improved connections through to the adjoining parklands.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

The approval follows several years of planning, including a rezoning process that enabled significant uplift in height and density across the site. <a href="/developers/keco">Keco City Development Group (Keco)</a> has started construction on its $145 million <a href="/buildings/seymours-residences-989-1015-pacific-highway-roseville">Seymours Residences</a> mixed-use project, comprising 112 prestige apartments at the gateway to <a href="/developments/chatswood-nsw-2067">Chatswood</a> and <a href="/developments/roseville-nsw-2069">Roseville</a>, in Sydney&#39;s North Shore.

Architecture firm&nbsp;<a href="/architects/bvn-architecture">BVN</a> has designed the project, in collaboration with&nbsp;Marchese Partners International. The seven storey development features a mix of apartments and five commercial spaces on the ground level.

There are eight manicured gardens throughout the development, with an additional&nbsp;two roof top gardens on level five complete with barbecue facilities.

<a href="/builders/ceerose">Ceerose</a> has been appointed to build the project. Edward Doueihi, Managing Director of <a href="/builders/ceerose">Ceerose</a> comments.

<a href="/buildings/seymours-residences-989-1015-pacific-highway-roseville">Seymours Residences</a> is located within a short walk from <a href="/developments/chatswood-nsw-2067">Chatswood</a> (900m) and <a href="/developments/roseville-nsw-2069">Roseville</a> (650m) train stations as well as the future Sydney Metro which has trains heading to the CBD every four minutes. Ten of the top 70 NSW HSC ranked schools are within a seven kilometre radius. The second largest retail centre in Sydney with nearly 500 stores combining Westfield Chatswood and Chatswood Chase is a short 950 metres away.

One hundred and twenty-six residential car parking spaces are available for residents, 24 visitor bays, including 5 with EV charges, and 22 car spaces for the commercial area.

Completion is anticipated mid-2022. The on-site display suite is located on the corner of the Pacific Highway and William Street, Roseville.&nbsp;

Roseville trophy home sold for $3.4 million

In the past 12 months, Sydney’s North Shore has seen over $1 billion of sites sold as anticipated demand for apartments overtakes supply.
Developers have been focusing on high density opportunities in the Lower North Shore along the current North-West Sydney Metro station, which include suburbs such as North Sydney, Crows Nest, St Leonards, Chatswood and Macquarie Park.  
Major projects to be delivered include:

And now investors are scrambling for a piece of the action, with Roseville on the Upper North Shore smashing records this month, with 14 individual buyers snapping up 14 brand new luxury townhouses in just one weekend, with prices ranging from $2.5 million to $3.58 million with internal areas ranging from 122 – 173sqm internally. Interestingly the higher value townhouses in excess of $3m were the first to sell. 
Local developer Mayrin Group purchased the 6,778 square metre amalgamated site at 130-138 Archer Road and 10a, 12 and 14 Boundary Street in Roseville in 2017 from Savills Australia for north of $35 million.  
With an estimated end value in excess of $110 million, The Archwood Residences, designed by highly acclaimed architectural firm DKO is a limited collection of four bedroom townhouses with a stunning central garden retreat designed to include luxe lobbies, private lifts, marble bathrooms and natural stone kitchens.  
The homes feature fully integrated home automation systems, with the technological options including car licence plate recognition, biometric keyless entry and automated lighting and smart blinds. 
With only 20 townhouses released in Stage 1, 26 expressions of interest were received with a total of 14 lots sold on the day of the launch.
According to Stuart Cox, Director, Residential Site Sales at Savills Australia, Roseville remains one of the most hotly contested Upper North Shore suburbs, situated just 12 kilometres north-west of the Sydney CBD bound by Lindfield to the north, Castle Cove to the east, Chatswood to the south and Chatswood West to the west."
“Not only is this development of the highest calibre, it also boasts excellent access to public transport and is in the catchment area for Roseville Public School and Chatswood High School. Other private schools close by include Roseville College, Ravenswood School for Girls,  Pymble Ladies College, Knox Grammar School, Barker College and Abbotsleigh” he continued.

The Archwood in Roseville is the North Shore's latest residential development

In a move reflective of a number of RSL decisions in recent years, the Roseville Memorial Club has chosen to development its premises at 62-66 Pacific Highway.

A development agreement between the club and Hyecorp Property Group was conceived during 2017, culminating in last week's lodgement of a development application for the dual fronted 1,375 square metre site. Working under the project name <a href="https://www.newrose.com.au/">New Rose</a>, a new ground floor 759 square metre RSL club would be incorporated under the plans devised by PBD Architects.

Identifying the need to refresh the club whilst also taking advantage of Ku-Ring-Gai's favourable planning controls, the development application seeks 33 apartments above a rejuvenated club space.

A mix of one, two and three bedroom apartments are proposed, as are 3 basement levels incorporating 51 spaces.

The redevelopment whilst maintaining a presence onsite is a palatable outcome in the eyes of many Sydney RSL clubs, given 31 of the institutions within New South Wales <a href="https://sourceable.net/property-development-imperils-sydney-rsl-clubs/">reportedly closed</a> during 2000-2010 timeframe.

The Kogarah RSL site is well into construction with the final outcome to include 220 apartments and a 2,000 square metre home for the Club. Bondi RSL's is currently at planning with the intend of creating a $200 million project over 13 storeys containing 124 apartments.

Developer Capital Bluestone will partner with the Bondi branch as it did with kogarah's.

Other intended projects around Sydney include Petersham RSL's transformation into approximately 300 apartments and Merrylands RSL pursuing 401 apartments across multiple buildings at their <a href="/buildings/10-15-military-road-merrylands">Military Road</a> address.

Most notable is Grocon and Fairfield RSL's partnership which created a residential opportunity on the site of club land at 7 Railway Parade. A $50 million residential project containing 83 apartments dubbed Greenwich Fairfield is now under construction.

Williamstown's RSL has been sold off with intentions for an early learning centre, replacing earlier plans for an apartment development which also involved Grocon. The latter's intentions were scuppered due to heritage overlays.

Roseville reinforces the RSL development trend

The new chief of Bauer Media in Australia, Nick Chan and wife Peggy have sold their 1930's Roseville home.
More than $5 million was likely secured pre-auction by the couple who have owned the property for 16 years.
They paid $1.7 million in 1999 for the 2083 sqm holding. The family home has four bedrooms, a wine cellar, full sized tennis court and an in-ground pool.
The Mosman-bound Chan was made Bauer CEO earlier this month following his departure as chief operating officer from Seven West Media last year.
<a href="https://www.realestate.com.au/property-house-nsw-roseville-122333470">The Clanville Road property</a> sold through Philip Waller of McGrath Linfield who had a price guide of between $5 million and $5.5 million.

Bauer boss Nick Chan sells in Roseville

The Chinese developers Longton Group and Chiwayland have joined forces to develop a $200 million apartment project in Sydney's Roseville.
Their 220-apartment project The Uptown will be built on 1.37-hectares at 1-31 Victoria Street, opposite Roseville College.
It is a two minute walk from Roseville Railway Station.
Longton is known for two futuristic developments at Mascot, Futra and Avantra, which have pioneered such technological breakthroughs as MyiButler and iCommunity. 
But Chiwayland is new to Australia, with both companies having a good relationship in China.
The Uptown will have six buildings in individual garden settings designed by architect Brent Marvin of MD+A.
“We’ve provided deep landscaped setbacks from the street and retained the concept of private gardens for each apartment,” said Mr Marvin. “As well as the large apartment balconies we’ve set aside resident-only areas for socialising.”
Apartment interiors by Archer + Wright will have stonework, broadloom carpet and wide-plank timber floorboards.
Each apartment comes with an iPad that can control the lighting, blinds, television and surround sound system. The iPad is also loaded with Longton’s patentedMyiButler app, a concierge system for ordering goods and services. 
Another feature of The Uptown will be Longton’s social media platform, iCommunity, which allows neighbourhood information and residents’ messages to be displayed on interactive, electronic noticeboards in the lobbies of each building.
The multi-stage development is releasing 61 apartments in May, comprising:

<li>one-bedroom units (50sqm) from $698,000</li>
<li>one-bedroom units plus study (61-70sqm) from $785,000</li>
<li>two-bedrooms (70-85sqm) from $990,000 and</li>
<li>three-bedrooms (97-104sqm) from $1,290,000</li>

All apartments have one or two security car spaces and lock-up storage rooms.
