A long-stalled Mermaid Beach development site opposite Pacific Fair, previously earmarked for a twin-tower project, is set for a fresh development push with plans for a major mixed-use residential tower.&nbsp;

Billionaire garbo Ian Malouf's development company, REMI Residences, is proposing Project Elegance, a 44-storey tower with over 270 residential apartments and 88 short-term accomodation units at&nbsp;2065 Gold Coast Highway, Mermaid Beach, on the corner of Mermaid Avenue.

Malouf paid $23.76 million for the 3,783 sqm site in 2022, six years after it traded for $34.1 million when it was bought by Hubei United Investment Group.

The design statement by DKO says Project Elegance "represents a holistic response to its coastal and urban context. They say the subject site&nbsp;occupies a distinctive island parcel with three street frontages and prominent visual exposure to passing visitors.

"This unique position allows the development to form a panoramic dialogue with water and city, setting the foundation for a climate-responsive, site-specific architectural expression.&nbsp;The podium base, inspired by the region’s sandstone headlands and coastal setting, and adopts a sculpted and grounded character that provides a stable counterpoint to the slender tower above."

Residents and guests would have access to multiple communal recreation levels. Plans include a shared recreation deck on level six, with a pool and three padel courts. There will be a residential-only pool on level seven, and an upper-level communal space only accessible by those buyers towards the top of the tower.

Ground-floor commercial spaces are proposed to operate between 5am and midnight, contributing to an activated street frontage along the busy Gold Coast Highway corridor.

The site sits within the High Density Residential zone and a Light Rail Urban Renewal Area, where planning policy encourages higher-density development close to transport infrastructure and services. The planning report states the project aims to “ensure the efficient reuse of this centrally located property” and support the transformation of inner-city areas into “more vibrant, compact, interesting, connected and active” precincts.

The proposal marks the latest attempt to unlock the high-profile parcel, which previously carried approval for the “Elegance” twin-tower development, a project that included more than 500 apartments but ultimately stalled after sales activity ceased in 2019.

REMI Developments has been increasingly active in the Gold Coast property market, with the Malouf-led group positioning itself around premium residential and lifestyle-focused projects as the region continues to attract both interstate buyers and international interest.

Malouf is one of Australia's most impressive entrepreneurs, having sold his waste business fore more than $500 million, having started only with a small truck at 18 years old.

A State Significant Development proposal from Ecove Group could see two high-rise residential towers developed above an ALDI-anchored retail podium in Gordon.

The 28-storey towers, dubbed Eight 10, would become the tallest in the sleepy Upper North Shore suburb, which has been stirred by changes to the Low to Mid-Rise Housing Policy aimed at triggering greater density around transport hubs.

Ecove Group’s plans for 810 Pacific Highway, a 2,357 sqm site around 400 metres from Gordon railway station, include 180 apartments, 39 of which would be dedicated as affordable housing.

Architecture firm PBD said in its Design Report the site "presents an exciting opportunity to positively contributes to the surrounding context, enhances the overall urban experience."

The site previously received approval for a development comprising 56 apartments above retail in 2018.

PBD noted in its report that the planning&nbsp;context for the site has "evolved significantly since the original consent was issued."

In April 2024, the Department of Planning, Housing and Infrastructure (DPHI) identified the site as being located within a Transport Oriented Development (TOD) precinct. In parallel, Ku-ring-gai Council progressed a preferred planning framework for Gordon Town Centre, including proposed amendments to the Ku-ring-gai Local Environmental Plan 2015 (KLEP 2015).

PBD said the proposed development "responds to the amended KLEP 2015 and, in addition, seeks to utilise the floor space ratio and height incentives available under Chapter 2, Part 2, Division 1 of the State Environmental Planning Policy (Housing) 2021."

Late last year the first project in Gordon through the NSW Government's Housing Delivery Authority was approved. That was for 106 apartments across two connected seven to eight-storey buildings.

<a href="https://www.apartments.com.au/developers/graya">Graya</a> has set its sights on one of Brisbane’s scarce remaining riverfront development opportunities.

They have spent $17 million on an 810 sqm site across 16-18 Sandford Street, where it is planning SILK, a 15-storey apartment tower with just 22 apartments.

Planning documents outline a single tower designed to take advantage of the site’s northerly outlook toward the river and Brisbane CBD.

There will be eight two-bedrooms and 14 three-bedroom apartments on offer, each either half- or full-floor.

According to the Town Planning Assessment, the proposal "showcases a high quality architectural and landscape design outcome that is enhanced by the amenity of the Brisbane River… and provides a subtropical design response that celebrates Brisbane’s climate and lifestyle.”

Ground level includes landscaped communal areas facing the river alongside a gym and outdoor garden space, while the rooftop terrace will feature multiple leisure amenities like swimming pools,&nbsp;dining and barbecue facilities, as well as outdoor relaxation and yoga spaces.

Architecturally, the tower form draws inspiration from the movement of water along the river edge. Design documentation describes the building as “a form sculpted by flow, shaped by shifting water,” with curved forms, varied materiality, and sculptural elements used to soften the building’s visual bulk. Sandstone, an iconic material throughout St Lucia, is reinterpreted through a mix of refined and split-face textures across the façade.

The Sandford Street frontage is intended to present an articulated façade featuring vertical landscaping and sculptural architectural elements, helping the tower integrate with the evolving high-density character of the riverfront strip while maintaining visual interest from both the street and river corridor.

Graya has continued to expands its footprint across South East Queensland, with projects under construction across both Brisbane and the Gold Coast.

Since the onset of COVID-19, there's simply not been enough apartment stock on the Gold Coast.

The Coast was well placed in the lead up to 2019, but an influx of demand, both locally and interstate when COVID-19 grabbed hold of the local market in mid-2019, demand has heavily outstripped supply.

The lack of stock has seen a new trend emerge. Established stock has been commanding similar prices to off the plan stock. It's a trend that&nbsp;Evan Raptis, the joint managing director of longtime Gold Coast developer Raptis, believes won't change for the next three to five years.

"We’ve never seen the gap close like this on the Gold Coast before," Raptis says.

"The trend has come about because there's not enough finished stock coming to market between Coolangatta and Hope Island.

"Southerners who have relocated to the Gold Coast post-COVID have had to look to resales to get into the market, and that’s pushed up the price of established stock."

Two-bed apartments under 100 sqm have been selling in some of Broadbeach's better towers for $1.2 million, which Raptis says is&nbsp;comparable to what developers are taking deposits on for planned and under construction projects.

Broadbeach is where Raptis will be turning their focus to next, while they complete Pearl at Main Beach.

In early 2023 they'll be launching The Sterling at 6-8 George Avenue. Raptis has just gone back to the drawing board however to amend the application, with the aim of wanting to meet market demand earlier than they previously forecasted. The tower has been&nbsp;designed by the prominent architect Koichi Takada, who only has a handful of Gold Coast developments to his name.

Raptis says Broadbeach has&nbsp;evolved heavily since 2007, when he followed in the footsteps of his father Jim, co-founding developer Emandar Group alongside Aniko Group's George Mastrocostas.

"Broadbeach has seen a lot of regeneration with Star Entertainment Group’s opening of The Dorsett hotel and the light rail now allowing people to travel to Surfers Paradise and Southport via the light rail network, as well as south. The new Langham Hotel has opened up as well which will bring more global travellers to the suburb."

Raptis are currently developing Pearl in Main Beach, and have sold 80 per cent of the two and three-bedroom apartments.

Apartments have been snapped up largely by owner-occupiers, both locals who are looking to downsize from their family home, and interstate couples who are pre-retirement age.

Two sub-penthouses have sold, and Raptis will be releasing more to the booming penthouse market soon.

Raptis has now reached level 17 of construction of the 29-level building at 3550-3552 Main Beach Parade.

Raptis says Main Beach will feel like Australia's own version of Monaco, with the future $480 million redevelopment of Mariners Cove which will include a new superyacht marina and a Ritz-Carlton hotel.

Despite the country working its way back to normal in the post pandemic world, Raptis says there's still strong&nbsp;interest in the Gold Coast lifestyle and the desire for new premium apartments with premium amenities in desirable locations.

Raptis has considerable faith in the Gold Coast market, suggesting the city is&nbsp;in a better position to manage national price moderations than it has been in previous cycles.

"The city’s economy has matured significantly with investment in health and knowledge, film and creative industries, sports and digital industries," Raptis notes.

"The Work from Home movement has enabled professionals to hold national roles and still live on the Gold Coast. You can even have a role in a global team with the international terminal at Coolangatta Airport opening recently."

Raptis says the 2032 Olympics and Paralympics will further promote the Gold Coast lifestyle, with considerable planned infrastructure to transform the wider South East Queensland location.

"The coastal strip will be beamed around-the-world and we’ll see a new wave of global hotel brands wanting to establish themselves here."

The surging transformation of Hope Island on the Gold Coast is set to continue.

The&nbsp;Aniko&nbsp;Group, who are behind a number of residential developments at the gateway to Hope Island, has&nbsp;acquired another waterfront site on Sickle Avenue, with plans for more waterfront apartments.

The 9,280 sqm site at 10-12 Sickle Avenue, with an 80-metre frontage to the Hope Island Canal, is&nbsp;Aniko&#39;s fifth on the Gold Coast island.

It was announced in July that Brisbane would host the 2032 Olympics, which is expected to give even further momentum to the property market in South East Queensland

The veteran Gold Coast developer Raptis has launched sales at its latest Main Beach apartment development, the $160 million Pearl, Main Beach.

The 30-level tower at 3550-3552 Main Beach Parade will have 80 apartments, including&nbsp;a luxury two-level penthouse.

Pearl, Main Beach, is the first foray in to the Main Beach market by Raptis, headed by founder Jim Raptis who started the company in Sydney&nbsp;back in the mid 1960s.

Raptis&nbsp;said they&#39;ve been waiting for the right site to enter Main Beach.

Raptis believed the current property cycle offered unique opportunities for buyers to secure a sought-after Main Beach lifestyle.

The two-bedroom, two-bathroom Pearl apartments that span 85 sqm start from $749,000. The three-bedroom, 140 sqm&nbsp;apartments are priced from $1,345,000.

Residents will have access to the rooftop swimming pool and recreational facilities with skyline views. On the same level is a dining area with wine cellar, available for private bookings.

A super penthouse crowns the top two levels. It will have over 700 sqm of living space with four bedrooms, its own private pool, multiple living areas and an opulent library. The whole floor apartment will have 360-degree views from the beach to the hinterland.

The price is yet to be finalised, however it is expected to&nbsp;to rival the Soul penthouse which recently sold for over $14,000 per sqm, suggesting a sale of the Pearl penthouse at around the $10 million mark.

There will be&nbsp;two further skyhomes with 550 sqm of living space and&nbsp;12 sub-penthouses, priced from $1.975 million.

Construction is underway and is expected to be completed in August 2022.

Raptis launch Pearl, Main Beach apartment tower amid booming Gold Coast market

The Gold Coast developer Raptis has officially lodged plans for its newest Gold Coast tower.

They've secured a prime development site in Broadbeach at 6-8 George Avenue, next to the Pacific Fair Shopping Centre in the heart of the coastal hotspot.

The busy Sydney-based architecture firm Koichi Takada Architects, who have taken on a number of projects on the Gold Coast in recent months,&nbsp;have designed the 40 storey building.

Takada referenced their Sydney project Infinity Square, delivered by Mirvac at Green Square, in the design statement. It&nbsp;had similar lush greenery toward the top end of the tower.

The tower will comprise 134 apartments, made up of 64&nbsp;two beds and 64 three beds. There will be four sub penthouses and two penthouse apartments.

The resident amenities on level three will feature a 20 metre pool met with outdoor lounges, a gym and sauna,&nbsp;resident's lounge, kids club, and a communal dining area.

Koichi Takada Architects has been designing more and more apartment developments across&nbsp;coastal Queensland. There was huge success at the luxury FORME development The Norfolk at Burleigh Heads.

FORME&nbsp;managing director David Calvisi&nbsp;said the building has quickly become an icon, with the architecture flooding social media. Even the popular beach photographer&nbsp;Aquabumps have prints available of the iconic facade.

They've signed Takada on again to create <a href="/news/qld/tower-reveal-burleigh-heads-set-for-new-koichi-takada-apartment-tower-by-forme">their newest project at 96 The Esplanade</a>, also in Burleigh Heads. The The new development will home 23 half-floor apartments of around 220 sqm, as well as three full-floor residences with around 440 sqm of space.

6-8 George Avenue Design Statement

The proposed development at 6-8 George Avenue, Broadbeach aims to create a landmark architectural feature, highlighting the characteristics of its natural context and enhancing the Broadbeach skyline. Located less than five minutes walk from the nearby Kurrawa Beach and Parklands, this building is ideally located to take advantage of the Gold Coast lifestyle.

The site enjoys easy access to shops, restaurants, transport hubs and night life both in Broadbeach and nearby Nobby Beach and Surfers Paradise. The site is also well connected to schools and public facilities. In seeking to address this context, the proposal has taken cues from the nearby beach parklands. The green walkways, rolling banks and leafy dunes of Kurrawa Parklands are mirrored in the development. The tower is treated to the east and west with dense, leafy terraces and planters, creating a visual extension to the parklands below.

The repetition and regularity of these green terraces echo the tree lined, beach front pathway that connects Broadbeach to its neighbouring suburbs. A sculpted, green finial caps the tower, tapering away from the parkland below and lends the building the form of the Norfolk Pine. This appeal to the local context is further addressed in the materiality of the tower. At street level, the podium is characterised by lush planting, offset with a soft palette of natural finishes and materials. Natural stone cladding and paving at the ground level hint at the neighbouring beach.

These tones are offset with soft white render and white batten screening to the podium, while the cascading planting above provides movement and colour to the façade. Recessive elements are treated with dark finishes to further emphasise the natural palette. This materiality and form has been continued into the private spaces of the building. The apartments have been designed to maximise access to natural light and ventilation. To the east and west, operable glazing can be opened to the perimeter planters allowing for seamless views over a green verge to the surrounds.

This proposal also seeks to be sympathetic to its local built form. The site is neighboured primarily by residential buildings of varying scale and character. To the north, the Broadbeach centre features several prominent residential towers, most notably the 40 and 50 storey Oracle towers. Immediately north-east of the site, opposite the parkland is the iconic Carmel by the Sea and the recently constructed Elysian Broadbeach.

To the south-east is Ultra Broadbeach, a 32 storey hotel. Generous tower setbacks maintain the form and amenity of the area, while the tower significantly enhances the public realm. 6-8 George Avenue has been designed to enhance and protect the natural and built character of Broadbeach. It is hoped this development will be a landmark enjoyed by all Gold Coast residents and become a catalyst for quality development to come.
